Damn, this is getting hard to follow. I think we should limit the updates to 5 pics a person. People are already not too interested in this project (at least it seems like they aren't) and now you have to wait like 5 minutes for a page to load. Any of the Dutch members with me on this?

Oranje Strijder

I agree. :) it doesn't take 5 minutes for me to load a page on here (more like 10 seconds) but still... it's a bit too much. ;)
I think in general people get turned away by the big load time this thread could give.

Perhaps pick only the photos that are truly pretty and give a substantial update when compared to the previous one. Now it's a bit much of the same...

I do not click on Rotterdam threads that are more than halfway through a page because they basically decimate my computer. If a poster wants to put a ton of pictures maybe they should space them into multiple posts. In fact, just writing this comment is giving me problems, the rest of the page has been loading for a while!

I was just thinking the same - too many pictures and most of them of the same stuff... so I didn't wait around.

I think we'd better reduce the number of pictures ie just select the best 3 - 5 and post them.
I could post 20 pics in separate posts but then you still would have to open 20 pics. :|

It's not about the number of pictures as much as that they just stack up on 1 page. Theoretically, if you split those 20 pics into 3 posts instead of 1, then each page would only have 1/3 the total pictures. Either way works, I am definitely interested in these buildings, but we don't all have state of the art computers over here :)

De Rotterdam must have been proposed back in 2002 at the latest. I didn't like it much then, but it's grown on me since. What has caused such a long delay in construction?

Eric Offereins
June 16th, 2011, 10:54 PM
^^ Basically its huge size and poor economics meant that it was hard to get enough occupants for this tower.
The city coucil then decided this development was so important for this area that they would lease a huge part of the office space.
A hotel will lease one of the 3 towers and the remaining space (1 tower) will be apartments.

Well, that depends on how you look at it. Rotterdam is part of a metropolitan area of approximately 1.2 mill. Quite big:), and part of the Randstad Metropool, with a population of 7 million people. Its situated in the most densely part of the Nederlands.

Here are some proposed claddings. Which one will be chosen is not clear yet, probably the last one

Mijn Theorie:

http://img850.imageshack.us/img850/3460/dsc0002lj.jpg

Definitieve gevel:
http://i56.tinypic.com/30nhd0h.jpg

Ik denk dus dat het gehele gebouw de gevels krijgt met de grijze horizontale streepjes, en dat de gevel van Dummy van het kantoordeel is. Persoonlijk had ik de zwarte oplossing veel mooier gevonden denk ik.

I think the cladding/facade quality will make the difference in this project. Otherwise, it could just look either too heavy or too wide. Or both things. I still don't like the fact that such a massive and yet high building is being built in a highrise scenario, turning out to be one of the highest towers in the area, the other towers looking tinier and smaller than they actually are as a consequence. I would have prefered a more vertical tower, but let's wait for the final result.

What is that project promoted on the "2020" billboard?

That's this render, showing as the tallest building Baltimore, designed by Foster & Partners, 178m tall. That project will not start before 2017 since there will be build a temporary parking garage in 2012 for 5 years on the location. :( Good chance that whatever is going to be build here will be another design, the project changed from develloper recently. Hopefully it will be at least the same height!

Though it is massive, the design looks very good. I wonder if there will be a user. Who needs so much office space these days?

Thx Skyscrapercitizen! Don't worry, it's not Toronto, everything they will build at that location will be of good quality.

Well, that has been the problem with both de Rotterdam (rescued by the municipality of Rotterdam) and the Baltimore tower.
I think that with a new developer of Baltimore, it should become a mixed use tower, or even residential only.

I don't see why a building in Rotterdam, designed by a Dutch architect, developed by a Dutch developer is "un-dutch"

We've created a country out of the sea, protected it by a massive infrastructure of dams and dikes, host the largest port of Europe, are at the heartland of the European economy, et cetera. We can be proud of ourselves, and should not use terms as "un-dutch".

Next to that, we founded New York :) Manhattan should become a Rotterdam on the Hudson ;)

De Rotterdam is not only office. Two blocks are residential, 3 blocks are office, 1 block is 4 star hotel by NH.

Because it isn't New York here, it's hard too find enough tenants and it's very expensive. Especially now in the crisis.

A really amazing tower which would be breathtaking if it was 100m taller - but I am really afraid that it is MUCH too short to look good when finished. This thing is so insanely broad that even now, with more than 70m and almost half of the final height, it looks like a short lowrise-block. I think that it will always look somehow unfinished, like a supertall on hold.

matt_12
February 18th, 2012, 05:21 PM
I could perceive what you mean Malyan.. albeit its already a pretty good height for Rotterdam and in general. We'll see once its done ;)

It will look bulky from most perspectives. Only if you stand right in front of the building you will see the "6 blocks".

I'm not saying bulky is bad btw, this building is gonna be awesome when finished.

Oranje Strijder

looks like some kind of "old school cladding family"... in spite of that the project itself is not very attractive, it would be quite fine addition to the skyline. I just hope, that it would be soon hidden by other higher and nicer skyscrapers...

... but still ... I used to say, that every skyscraper = good skyscraper :-) higher = better

I think we need more (bulky) towers here because the density is not big enough to create a dense skyline here.
At the moment, the gaps between the towers are too big.

Rotterdam needs a building like this. Without a massive tower like De Rotterdam the skyline is not that exciting to look at. Maybe it can compete with the Warsaw skyline after De Rotterdam is finished.
