Marina 101 (yellow core between Pinnacle and Sulafa)

this tower has one of the most awesome designs ever but it will never see the daylight because it is surrounded by monster towers :ohno:

It's over 150m taller than one of them and over 125m taller that the other.

then we will see at least the spire :cheers:

Again, the density of this location is worrying me. From the aerial view, you can clearly see that there isn't much provision to extend the lanes if required. Why isn't anyone else more concerned about this?

Nice speed, although the varying floor height doesn't help I guess.

These buildings are horrific. Even worse than the wall of towers on SZ.

This is a classic case where the masterplan is entirely to blame for the disastrous consequences. These towers are far too close to one another!!!! These building setbacks would have been appropriate for buildings of G plus 20. Not bloody G plus 80+.

Its moving up 2 storeys a week cause its the cheapest/simplest/easiest/most pants method of construction.

These buildings are horrific. Even worse than the wall of towers on SZ.

these renders look fabulous, very classy and elegant. When the material used for cladding will be high quality we could see a real beauty here, a contrast to the cheap-looking Princess Tower.

I've one curiosity ! Is there any possibility to see the "SEA VIEW" above 40th floor of Marina 101 ? I believe, this so called sea view must be completely blocked by ELITE / MAG.

^^ Yes will be blocked by Elite Residence but also Marina Crown and Le Reve towers. If you were on the 60th floor only Elite Residence would be in the way so you might get a sea view on either side.

I am very much impressed with the rapid construction procress of the structure. But I am also wondering why they have not started with the cladding yet (compared e.g. with the Infinity Tower). Isn't that strange? Or am I overworried here and it is not that unnormal ? Does somebody have an opinion ?

Don't think so, the progress meter is very deceiving. Only the structure is complete not much else has even started.

I agree TB, when 23 Marina continues at its current speed, those two might have a handover at about the same time. However a comparison to Elite Residence is also realistic.

yes, not exactly a correct description. I guess they will first speed up with the cladding and internal electrical and plumbing works so they can force money from investors. The completion of the crown would hardly bring them money I guess.

^^ I don't think apartments here were ever offered locally, dunno what the Russian investor is doing (i.e. selling) in Russia, though a considerable part of the tower is a Hotel (Crowne Plazza) and hotel apartments anyway.

Great find! I believe the cladding is under some protection layer, hence the color.

yep, we have seen the true colors already (on Imre's pics from months ago).

Sheffield Real Estate, a Dubai-based property developer, is going all out to complete Marina 101, by 2011-end, despite the default rate being as high as 60 per cent.

Abu Ali Malik Shroff, Chairman, Sheffield Real Estate, told Emirates 24/7: “Marina 101 is almost 75 per cent complete and is expected to be completed by 2011-end.”

Although default rates by bulk investors in the tower are as high as 60 per cent, the company has not yet terminated a single contract.

“We are trying to discuss with the buyers ways and means to come to a mutual understanding but we at the present time are not looking at terminating their contracts. We haven’t finalised on what action we will take against the defaulters in the future.”

Marina 101 comprises 101 floors, rising approximately 432-metres along with the crown and covering a total built up area of 1.68 million square feet. The first 32 floors will be dedicated to a 5-star hotel, while the rest floors from 34 to 100 will be furnished apartments.

Retail space will only be on the ground floor. Apart from five restaurants in the hotel tower, there will be 252 one-, 204 two- and 42 three-bedroom apartments with eight penthousesfrom the 97th to the 100 floor.

Sheffield, which had guaranteeing up to 75 per cent return on the net income in the first three years after possession of the unit in the tower, still intents to keep its promise.

“The rent plan, offered to the initial investors, still stands,” he added.

Although Marina 101 was proclaimed to be the world’s tallest hotel and furnished apartments at the launch in June 2006, the developer now said they do not want to comment on anything till such time they get an official status of the project as being the world’s “tallest hotel and furnished apartment.”

According to Shroff, they have cancelled five projects in Dubai where no sales were registered.

“So technically, we haven’t’ cancelled any project since we did not register any sale in these projects. So we haven’t paid any compensation nor have we issued any credit notes.”

Sheffield currently has a land bank of two million square feet, but has no intentions of selling any.

“We plan to hold on to it till such time we are sure that the market will accept new projects,” Shroff added.

Some of the rest of that article does not read true, I'm sure Sheffield are developing a plot near Trident Waterfront in the marina which is part built and stalled. This would have been started before the requirement to register sales and is therefore below the radar. Playing on words for most of it!!
