Tower for old 'Tiser site

THE former home of Advertiser Newspapers will be demolished and replaced by a high-rise office tower.
The Tower 2 project at 121-129 King William St will be part of the $600 million City Central redevelopment transforming a city block.
Adelaide City Council has approved the Caversham Property Developments project on the site vacated by the newspaper in October. Tower 2 will be adjacent to the 21-storey Tower 1 project in Waymouth St, to be completed this year.
The latest artist impressions have been released for Tower 2, which will provide 13,000sq m of office space over 12 levels, with ground floor retailing.
The new building will be designed and built to achieve a five-star green rating from the Green Building Council of Australia and a five-star Australian Building Greenhouse Rating for energy efficiency.
More than 90 per cent of the demolished building will be recycled. Asbestos removal is under way at the site and demolition is expected to be complete by September.
Caversham investment, sales and leasing manager Ben Yates said potentially hazardous material would be completely sealed and contained within the Tower 2 site.
He said the second tower would provide advanced technologies and be a leader in sustainable development.
"The sheer scale of the City Central development will change the face of the Adelaide CBD forever," he said.
The City Central project also proposes to transform the landmark GPO building into an international-standard hotel and shopping complex. The hotel tower would be built behind the existing heritage-listed GPO building.

From Pants post of the Advertiser article. It was this quote down the end that is of interest. It looks as though Caversham are still interested in a hotel complex behind the GPO etc... If bentham goes up and this hotel too that part of town will look really good.
I bet in 10 years time not to mention 20 years Adelaide will look a different city. With City Central, SA Water, SANTOS and IAG on Flinders, some new buildings on King William and the City West project etc. Hope its just the start of better things to come.

No mate, the new Advertiser building's just west of the City Central 1 tower that's under construction on Waymouth Street.
This building's just a general office tower that will be built in place of the old Advertiser building.

Skeletor June 9th, 2006, 04:53 AM Most cranes seem to go up on a weekend, so I'm guessing tomorrow. I also noticed that the base seemed bigger but wasn't sure if it was or not. Thought I was seeing things!!!
Hopefully this building will be mostly demolished by say the end of winter with new construction being well underway by the new year.

Wrong. The MCL building still stands. That shot you have there is looking up Franklin from Flinders. You can see the GPO on the right in that shot.

UrbanSG July 23rd, 2006, 03:39 PM My God Pants they are excellent renders. I have never seen such quality renders for a project in Adelaide before! I am guessing they are the ones you couldn't show until now, they are fanatastic mate, great job. CC2 is terrific. I am glad they have lost the blank wall on the southern side and added the glass cube sections, this is going to be amazing visually from Victoria Square. I would say probably one of the best office buildings to come for Adelaide. Looks as though it is still in the concept stage but the 20 storey office tower above the GPO looks to have been cut down to around 8 or so in the 2nd render, maybe shade issues onto Victoria Square?

THIS is the first look at plans for an office tower to replace the former home of Advertiser Newspapers.
The old building, on the corner of King William and Waymouth streets, has been demolished, with work starting on its high-rise office replacement, City Central Tower 2.
The new images have been released to The Advertiser by developer Caversham which is selling Tower 2 for more than $70 million.
It will be sold with a 10-year pre-commitment from international chartered accountants Ernst & Young, who will take up 30 per cent of space.
Tower 2 will provide more than 12,000sq m of office space over 12 levels, with ground floor retailing.
It will feature landscaped open plazas, interconnecting walkways and a double-level basement with 56 on-site car parks.
Tower 2 will be next to the 21-storey Tower 1 project nearing completion in Waymouth St and should be completed by January, 2008.

Also, looking at the renders Pants posted, there's a big vehicle access ramp leading underground where there are trees in the render.

A record rate per square metre for Adelaide at $6,500 a square metre, average is between $3,500 and $4,500 in Adelaide. So good news. Goes to show you that the statement "Build it and they will come" actually
has some trueth to it, hopefully the developers will now be pressed to building the other office tower and the hotel tower on the site.

Looks as though it was taken from the old Reserve Bank building where an upgrade is currently occuring. As you can see it had just been raining too. Awesome yellow/gold tinge on Santos and CC1 that night which I saw from Vic Square where it was very obvious. Wish I had my camera then. :bash:

Looks cheap and nasty! Perhaps tint the glass!?

its hard to believe this building got a 5 star green rating if the glass is so transparent.
UrbanSG May 12th, 2007, 02:18 AM The more transparent glass means they don't need to have lights on at all in this building during large parts of the day. The lighting is in rows instead of squares blocks as well which allows for more felixibilty and less lighting. The shade features on the northern facade adequately shade the building in summer and allow sun in during winter. Highly reflective 80's glass is a thing of the past. Council's no longer allow it due to reflection issues. If you think this building looks like it was built in the 50's well :bash: :ohno:

This glass is for the small different coloured section that is meant to blend better with the nearby heritage building. Meant to be a square area over about two floors. The northern-most glass pane is green but if you look at the renders, the CC1 type, flush green glass will come one more pane north of this. Exciting to see glass on King William Street for a change. :)

eastadl June 3rd, 2007, 09:17 AM When I quickly rode past today I noticed they were dismantling the enclosed pedestrian thoroughfare that sticks out onto King William St. Just wondering if they will be moving it inwards to allow the extra lane in King W St. Anyone know?

UrbanSG June 12th, 2007, 04:13 PM Huge section in today's Advertiser about the City Central project, a lot of different articles. It was all fairly uplifting to read for a change. Here is the clearest, most up-to-date render I have seen for CC2, from today's Advertiser:

Another fact from the articles was that CC1 has been 100% leased now as well. That is a great effort. It shows the demand for modern, green office space is big in Adelaide. Sounds like they are still aiming for the CC3 office tower but it sounds like it will definitely be a re-design. The GPO hotel proposal is still a goer too by the sounds of the articles. A year or two before we see these though I reckon. Next one is the small-scale Electra House refurb and glass additions which will be good.

I like the way it isn't flush with the other floors, which keeps with CC1's design, this feature looks even better in person. Loving the tramline landscaping they have done so far. I was hoping they would plant that type of grass, as opposed to the original plants the ACC had to constantly change every month or so before.

UrbanSG December 8th, 2007, 06:14 AM CC2, hating the exposed concrete. Wish they would do something with it. Signage at the top may help but it looks like they may leave the rest exposed. They are also fixing the panles on CC1 which were put on incorrectly (too many lighter ones in the wrong spots I think, plus a broken one). Pic from today:

mkclassic December 9th, 2007, 08:27 AM The southern facade of CC2 has turned out quite a blunder. Whilst the E&Y signage would cover up the concrete atop, the concrete wall below is just drab. I would hope that one of the newer CC developments cover it up in some way, but not sure if thats possible because the Electra House and GPO are in the way, and there is no way they'll be demolished.
UrbanSG January 27th, 2008, 02:36 AM Very close to completion now. We should see some signage on it soon. All the floors were lit up last night and it looked great (lights are still on inside today). The top 3 floors for Ernst and Young have been fitted out and have furnture in them. The 2 floors below have not been fitted out and the floors below are fitted out with no furniture yet as yet. Trouble is with her southern appearance, could be better, but other then that she hasn't turned out too bad, hey.
The City Central project is a confusing one for me, but as far as I'm aware a small office tower will be built on the GPO, so her southern appearance will be blocked out anyway.
Can't wait for her ground floor tenancies to open up, and for signage to go up. Not long now. :D
Just like to add; Electra house will be looking fresh soon too.

The GPO is being converted into boutique retail. Its external appearance won't be altered in any way. We're stuck with this.

Indeed I was right in saying that tower 4 will block tower 2's southern appearance.
Tower 4 has been placed on the northern side of the GPO.
Further releases from Woods Bagot will clear things up I guess.

Got it in one. The reason the core was relocated to the southern side, is due to that very fact. The only southern view would be of this other tower, so in an effort to maximise floor space, the core was offset with external pods for the toilet, and to break up a flat wall. Plus they could build over the heritage listed Electra house airspace.
It'll take time, but the development needs to be looked at wholistically, rather than at individual towers. Trust me, once the whole site is developed in around 7 years time, CC2's wall, and the "plain" design of CC1 won't be an issue, don't forget that the "focal tower" hasn't even been released yet, and I'm sure Woods Bagot have something well worth the wait.

UrbanSG February 2nd, 2008, 01:17 AM Despite the exposed concrete wall there are parts of CC2 I like a lot. The new Ernst and Young signage looks good. The ground floor details for this building are looking great so far. For example the lift foyer area near Electra House which has access to King William Street has been opened and you can see the brick wall of Electra House which is a great mix between heritage and new. Also a walkway between Waymouth Street and the centre of the City Central block underneath CC2 is a nice touch. Great connections throughout the entire block will really make the whole City Central development very unique. Pics from today:

eastadl February 3rd, 2008, 01:21 PM Urban SG, in the skylines of Aus thread you wrote theres gonna be another 17 storey tower to the left of the ANZ . I had no idea about this is, I must have been daydreaming not to pick that up. Is this going to be CC4.
I thought the new Advertiser building was CC1, the ANZ tower was CC2, and the new building on the cnr was CC3. Can anyone explain it to me. Whats the one going in that gap on KWS between GPO and Ernst & Young. Im confused now.
AtD February 3rd, 2008, 10:15 PM West of ANZ is the new Advertiser HQ (Murdoch House). That's not considered part of City Central. CC1 is ANZ, CC2 is Ernst & Young.
The City Central project changes every five minutes. City Central 3 is the Electra House refit (3 levels) immediately south of CC2. The next tower will be 17 level office block, CC8, on Franklin Street.

So True!, There is still a high chance of their being a 100m+ or even a tower taller than Westpac House. There have been reports that their will be a 'landmark' tower and we there is huge demand atm (especially for apartments).
I think people on S-A have once again jumped the gun.
