I counted 81 stories and including the spire it would be equivalent to about 90.
So this is assuredly a 300+ metres tower and it is quite likely to be nearer from 400m than 300m.
It does look very nice, on the render it seems a bit mismatched with Shung Hing square but well, that's only a render :-)
Actually Shung Hing Square is a really sleek and sensational building, just that those photos don't give him justice :-) A second world-class supertall would be really cool for Shenzen and I hope this one goes forward !!!

I read the first few pics you posted wrongly and thought the building would be next to SEG Plaza, but from the older renderings now I understand it will be very near to Shung Hing... In fact I would have prefered the former... SEG Plaza is not a bad building but it would look better in a supporting role... If you know what I mean ;-)

Terry Farrell and Partners to design tallest building in Shenzhen
Thursday 14 Dec 2006
Won in an international competition featuring some of the world’s best known architects, London based Terry Farrell and Partners have been commissioned to design the 439m tall Kingkey Finance Tower. Scheduled to begin construction late 2007, it will be Shenzhen's tallest tower as well as one of the world’s tallest mixed use buildings when completed in 2010. The 97 storey tower comprising over 210,000m2 of accommodation, is part of their master plan design for a 2-phase, 355,000m2 mixed use development. There are two floors of basement retail connecting directly to a new metro station; 5,500 m2 of banking trading halls slated for two prestige banks; 167,000m2 of Grade A office space over 68 floors; and, 30,000 m2 over 22 floors of “6 Star” business hotel complete with state-of-the-art conference and business facilities. A variety of fine dining options are contained within the crowning sky garden feature on the top 4 floors. Rational and efficient planning principles combined with the gently curved profile result in a desirable variety in the plan form at each floor. Situated on Hong Kong's doorstep with a population of over 6 million Shenzhen is perhaps the fastest growing city in the world and China's biggest port. Located in the city's prime district of Luohu, the tower’s position and orientation will give panoramic views over all of Shenzhen as well as views to Hong Kong. The tower's fluid, elegant shape and reflective skin is an allusion to a fountain that connotes the wealth and prosperity springing forth from the economic success zone that is Shenzhen.

I just noticed how thin it is...
Shun Hing Square broke the record to become the thinnest supertall in the world when completed in 1996. The ratio of its width of main structure against its height was something like 1:7.
I measured that ratio for Kingkey, it was almost 1:10! Maybe another record breaker...
Unlike most 300+ skyscrapers which are boxy and start the main structure with a balanced regular shape,(mostly square , some times circular shapes) Shenzhen's skyscrapers are forming their own styles.

================================
KINGKEY FINANCE & CULTURE CENTER,
SHENZHEN
The Kingkey Finance & Culture Centre is set within what is currently a very densely developed area within the centre of Shenzhen. The existing urban fabric of the site is defined by a semi organic agglomeration of small scale development packed tightly onto every available piece of land. TFP's masterplan was designed to re-organise the site into an efficient and considered use of the land, enhancing both the aesthetic quality of the area and its long term sustainability as a productive land area within the heart of the city. The scheme, composed of a landmark tower, serviced apartment building, and retail mall, successfully incorporates this 21st Century mix of development into highly efficient and flexible spaces. And through its use of human scale volumes, landscape and natural light, the office landmark tower provides a pleasant and enjoyable working environment of the highest quality.

williamhou2005
May 22nd, 2007, 12:15 AM
The original design was a really elegant tower and everyone likes it.
The new design is just...normal, and it looks shorter as well. I guess the reason for the new design maybe lower construction cost and higher profit because the original design was so thin( with a width/height ratio of 1:10 ) that it may not provide enough total floor area.

I am not completely sure whether they have changed the design or not. I just found the renderings and description of the project on the Terry Farrell and Partners (Kingkey's designer) website. It can be that the projects on their website is not updated and this is an old design of Kingkey.
Let's hope the "original one" is the final design. We need more information on that btw...

It will not be rejected because of that pink house, sooner or later those residents will be either booted or forced out for hampering development. My mum who's a fellow citizen of Shenzhen says it's commonplace for residents who have been given notice to vacate premises but there are people who will protest, but won't the government rehouse them.

The Chinese government do require developers to rehouse the residents with comparable property. These people are usually given brand new apartments in another location of the city.
It is legal in China for the government to mandate a move, because land in China are always possessed by the government. People who buy houses/apartments only purchase the building it self, but the building is still sitting on government land, which is given out as a lease.
Which is why the Chinese government can legally remove the residents from their home, given that the people are provided proper compensation of samiliar dollar value. Not everybody wins in this, but it's a price you have to pay for redevelopment.
The person who lives in the pink building will surely loose the case. But they will not be arrested for protesting, nor will they bulldoze through the building while the home is still situated in side of it. Common law in China states that any invasion of a person's property or safety can be retaliated with force necessary to halt the invading action. Which means if they drive a bulldozer towards the buidling, the residents of that building can legally destory the bulldozer with a RPG. However the process of acquiring that RPG may not be legal, which will have consequences.

Oh, at least you can find "something" about this project. Other firms constructing supertalls in China don't have the project listed on their website. For example, NBBJ is building a 384m tower (http://www.skyscrapercity.com/showthread.php?p=15459241) in Dalian, but its profile (http://www.nbbj.com/#work/projects/dalian-center) wasn't added until this week, I've been checking. SOM hasn't listed this (http://www.skyscrapercity.com/showthread.php?t=467059) one yet, and it is u/c too.
On the other hand, other firms such as John Portman are listing supertalls like this (http://www.portmanusa.com/work_in_progress/w_north_bund.html) one as "work in progress", but it was rejected many years ago.
It is even more complicated when the project is being designed by a Chinese firm, often you wont be able to find any kind of information excepting some unclear press notes, no matter how big the project is.
This is why China is so freaking uncovered on Emporis, ssp, etc :D

A couple in south China's Guangdong Province have ended their one-year battle to protect their house from being razed by developers after receiving compensation. The old couple, Cai Zhuxiang and Zhang Lianhao, from Shenzhen, refused to reveal details about the compensation but it is believed to be between a staggering 10 million and 20 million yuan (US$1.3 million to 2.7 million). The couple's seven-storey brick building lies in the booming downtown area of Shenzhen's Luohu district.
A photo on China's portal website Sina.com shows it is erected on a bare excavation site as large as 63 football fields against the backdrop of a forest of fancy buildings. Cai, 57, received the notice ordering him to move this April, when the compensation offered by developer was only 5,000 yuan per square meter. "Apartments near my house were all sold at a price above 16,000 yuan," he said. He noted that the building, which was built ten years ago, cost him one million yuan. The site is expected to be turned into a financial center including a 439-meter-tall skyscraper, according to the developer Shenzhen Kingkey Group.

On Monday, our reporter tried to call Cai Zhuxiang's telephone at the Caiwuwei, but it was impossible to get through. Finally, the reporter called the mobile telephone to offer congratulations. But Cai's was complaining instead: "As soon as the news got out that I received compensation, the home telephone has been ringing non-stop. More than one hundred something calls! All of them were extortion calls. They said that they wanted to split the money with me! So I took the telephone off the hook."
The reporter then proceeded to his home and indeed saw that the home telephone was unplugged. "I tried reconnecting it this morning, but the telephone calls came back immediately." Since the reporter looked skeptical, Cai reconnected the telephone and within one minute, the telephone was ringing.
"Fuck your mother! Why did you hang up the telephone? ..." A stream of obscenities came over the telephone. The reporter asked the caller to identify himself, but the caller would only yell: "What do you care who I am? Where the hell is that Cai Zhuxiang? You tell me to listen carefully -- has he done what I told him yesterday? If he does not want to die, then he better do that!"
By that point, Cai Zhuxiang could not stand it and took over the telephone: "What do I have to do? What should I give you 10 million yuan? Why don't I burn it for you? (note: this refers to paper money that the Chinese burn in order to deliver to their ancestors for spending in the nether world) I only have my life. If you want it, come and get it!"
57-year-old Cai Zhuxiang said angrily that these extortion calls all want me to go to the bank to withdraw several million to ten million in cash. "They told me to withdraw the money and bring it home. They said that they will come and get it in a few days." Although different male voices were calling, they all came from the same mobile telephone number. Therefore, this must be the same group of people, except Cai does not know who they are.
There was even an extortion call from an "official" who claims to be a Luohu district tax collector. "He called and asked me how much compensation that I had received. He told me to pay my taxes." It was Zhang Lianhao, the wife of Cai Zhuxiang who took that call. She said: "We signed the compensation agreement in court. If they really want to collect taxes, then the government must know the amount of the compensation. Obviously, someone is wading in to extort us."
The two have filed a police report in Shenzhen, but it was futile because the telephone calls kept coming. "If I were kidnapped or murdered, then this group of people must have done it. At that time, you can track down this telephone!" Cai smiled at the thought that he gained this bitter 'victory' after fighting hard for one year, but he ends up living in fear.
Actually, it was no ordinary real estate developer that was working to rebuild Caiwuwei. The real estate developer is the Kingkey Group, which is among the top groups in Shenzhen. The Kingkey Group specializes in developing up-scale residential buildings and five-star hotels. The CEO of the Kingkey Group is Zeng Baobao, the niece of State Vice-Premier Zeng Qinghong, and that political background allowed the group to develop rapidly. More than two years ago, the Kingkey Group set its eyes on Caiwuwei because this was a commercial district with many tall buildings including the 69-story highest building in Shenzhen. The Kingkey Group planned to invest 3 billion yuan to build a 400 meter 88-story financial center that will become the new landmark in Shenzhen. According to the architectural plan, the center of this skyscraper is located exactly at the spot of Cai Zhuxiang's 6-story building.
Cai Zhuxiang smuggled into Hong Kong when he was young and he eventually obtained a Hong Kong ID. He was a cement worker. But he has been living in Shenzhen for the past few decades, preferring to commute to Hong Kong every day. "I was a cement worker for decades. Since become a nail house owner, I could not work. I used to earn 700 yuan a day. I have suffered economic losses because I did not work for more than one year. Who is going to compensate me?"
When Cai Zhuxiang learned that the Kingkey Group was going to build there, he waited for compensation. The proposal from the real estate developer wanted him to sell his house and land for 6,500 yuan per square meter. Cai Zhuxiang's 6-story-house has 780 square meters of area, and he would have received just over 5 million yuan.
Cai Zhuxiang thought that the real developer's proposal was absurdly low. He figured that Caiwuwei was in the middle of the Shenzhen financial center and right next to Shenzhen Theater subway station. Therefore, his building should be worth at least 18,000 yuan per square meter for a total of 14 million yuan. "I am a Caiwuwei resident, and my lot was leased to me for 75 years by the government. In 1995, I took out more than 1 million yuan in personal savings in order to construct this building, where I was hoping to live out the rest of my life. They cannot just take it away like that."
Cai Zhuxiang could see that his neighbors were selling out one by one, but he refused to budge. When the case came to be known, the local media called it the "most persistent, most awesome and most expensive nail house." "There was no point for the developer to drag this out. I am not afraid and I will not compromise. I am also a Hong Kong resident, so they don't dare do anything to me!"
As a nail house owner, he has been frequently harassed and threatened: "Every single window in my house has been broken. Periodically, someone splatters feces and urine on the house. They also cut off the water and electricity."
During that period, Cai Zhuxiang and Zhang Lianhao locked themselves up by 6pm each evening. They never got out. They locked all their doors because they were afraid of being robbed at night. They were cursed at by the security guards when they came and went. When the reporters came to visit them, the security guard stopped them: "What are you doing here? This place belongs to the real-estate developer. You have no right to be here. Scram!" Even if Cai Zhuxiang came out to receive the reporters, the security guards would still said: "Why the fart are you so important? Nobody would know if I killed you!"
He related his experience to the city government, but an official threatened him: "You better be careful if you want to be a nail house owner. According to Guangdong province statistics, 98% of all nail house owners die in car accidents."
In April this year, the Kingkey Group issued a final notice to him to move out or else they would send in the demolition teams. Cai moved some stones from the worksite and stored half a dozen gas canisters at this part. He was ready for a fight when the demolition teams came. At the same time, he filed an appeal at the local court and asked for government mediation for a reasonable compensation.
At the end of last month, there was a breakthrough. According to information, the Kingkey Group was anxious to start construction as quickly as possible and minimize any losses due to delay. The Chinese government is also enacting the Property Right Law this month. So an agreement was reached. Although Cai did not disclose the amount, it was estimated that the amount was at least 12 million yuan. Cai may not gained victory, but he will still have to face a new round of extortions. Cai could still smile because of his new wealth: "I will use the money to buy four apartments. One for me, two for my children and one to rent out."

Wow, some of the comments here scare me. Doesn't anyone understand the concept of property? The guy OWNS that building, and regardless of the state ownership of the land in actuality the government owns nothing. You can't (i.e is evil) to force someone out of their property for the sake of "development." Thankfully this case came to a happy ending.

Well, I have been living there for nearly 20 years and from my experience it is not "dangerous" unless you are at the wrong place at the wrong time, i.e. the part of Luohu district bordering Hongkong, where I heard there are lots of illegal activities going on at night, and I heard them from Hongkong media and Hongkong friends, which I have never witnessed.
A shame that most foreign visitors and many ppl from HK only go to the bordering area

from the news, it seems as though those thieves have a knack at stealing cellphones and other small electronic devices.
And as for the Shun Hing Building, I have been inside there before and went up to its observation floor, I wouldn't say that its interior design is the best, not even in Shenzhen. Surely hope that Kingkey will design a better interior.

Yeah, visitors are their target. Every time I pass the border area with luggages there are ppl trying to sell me stuff or offering me a ride, etc. Simply ignore them.
PS: Shunhing square area is pretty close to the border area as well. That area is alright, with Mixc, one of the most profitable and successful shopping malls in China. It gets messy if you head south to the border area tho.

The tower was designed by Terry Farrell and Partners in late 2006. Following the end of "China's incredible holdout story" this past week, the developer announced construction was re-scheduled to commence in October 2007 and completion is now set for April 2010.

How can that be 'greed' how many of you own a 6 story house? I tell you if I had a 6 story house where I live it would go for over 5 million us$ at least. The person had to completely give up his house and got compensated. There is something that the USA supreme court has to learn from this remember the Kelo vs. new london the people were basically booted out and compensation was insufficient. I am happy for the guy, at least it is all not bad. The extortion crap is ridiculous though. This guy should move to somewhere else like Dandong to be far away and just buy another house like 6 story house or 7 story house.
As for '63 football fields' is it USA football (egg game) or English football (Soccer) the 'Soccer' field is much larger.

You have to think in Chinese terms tho. For what it's worth he got way more than what his building deserved. The main basis for that amount was punitive and examplary, I believe, coz this is the first case testing the new law from the central gov't. In simpler terms it was the gov't first dabble into property rights.
Also, in terms of standard of living, that amount would equal to quite a comfortable rest of his life, even if he moves to nearby HK. Good for him tho I hope he's a prudent investor.
