View Full Version : Mid/Low-rise Development Thread
Bahraini Spirit November 8th, 2004, 05:15 PM Hi, well finally this plan is u/c:
http://tradearabia.com/source/2004-11/08/emirates.jpg
Construction has started on a new Dh700 million ($191 million) headquarters for the Emirates Group, with completion scheduled for the summer of 2006.
Staff will move in progressively over the next year.
The new Group's central office will be located on Airport Road, opposite the present Emirates Engineering Centre, and connected to Dubai International Airport via a tunnel. Its construction will be entirely self-financed by Emirates.
The ground has barely been broken but what is known of the new building that will house Dubai's biggest company and one of the world's fastest-growing airlines, already is turning it into an object of intense curiosity as well as an eagerly awaited architectural concept, a statement said.
Sheikh Ahmed bin Saeed Al-Maktoum, chairman of Emirates, said: 'Our new home has been designed to be both engaging and no-nonsense. It will be a statement about core Emirates values such as our constant quest for quality, innovation and a sensible balance of high-tech and user-friendliness.
'It will be a showcase building for the Emirates creativity that pulsates throughout the entire Group. It will break new ground as a corporate central office and will help us demonstrate our dedication to our customers and employees alike.'
The main design objective of the new Emirates central office was to offer an even more productive environment to staff and be efficient to visitors. It will be an expression of the Group's success, but more importantly, it will help to convey the company's confidence in Dubai's future and its own.
At 200 metres from end to end, the curved facade of the new building will be more than twice as long as the current headquarters and 100 metres across at its thickest point - again more than twice the width of the existing central office. It will have two basement levels, ground floor and nine upper floors, providing 700,000 sq ft of net office space.
Access at ground level will be via entry lobbies at each end of the building, with lifts and escalators to the first and second floors. A grand hall will soar from the second floor - the Atrium level - all the way up to the roof. The Atrium also will have a bridge at each end leading to multi-level car parks. Several meeting facilities will be accessible from the Atrium level, including an auditorium and 30 conference rooms.
Besides the group's management team, the building will house an estimated 3,500-strong staff. They will enjoy a workplace environment designed to alleviate stress and encourage creative thinking.
A huge central communal area will offer a host of support facilities that will include dedicated spaces for catering, retail and other services. Laid out and equipped to offer the highest professional office standards to staff, the building is also intended to extend to customers and visitors the trademark welcome-to-Emirates feeling characteristic of the airline's lounges and aircraft.
Parking space for 3,000 vehicles is planned, as well as two bus points and taxi rows. A high-speed monorail station at the back of the building is a possibility at a later stage, connecting it directly with points up to Jebel Ali. A bridge would enable staff arriving by monorail to have direct access to the Atrium level.
The many original solutions to be featured in the company's new headquarters will set a new, higher standard among the region's corporate offices, a spokesman said. Its massive but graceful proportions as well as the ingenious use of the space within will make it a new Dubai landmark, he said.
Trances November 8th, 2004, 11:07 PM has been under C for some time right ?
Bahraini Spirit November 8th, 2004, 11:19 PM I've seen the designs before, it's the same company that designed the tower owned by sheikh ahmed in the marina. If am not wrong, they just start constructing it.
Malya November 9th, 2004, 03:08 PM I also read this news in Gulf News do you know who is the consultant here and the contractors.
Dubai-Lover November 9th, 2004, 07:39 PM nice building

Bahraini Spirit November 9th, 2004, 09:23 PM I have no idea of the consultant really, maybe someone else knows?
SA BOY November 10th, 2004, 07:43 AM The one in a shape of a plane is the pilotss training and recreational centre

dubaiflo June 28th, 2005, 07:32 PM ;) dennis dennis....

Dubai-Lover June 30th, 2005, 12:31 PM in fact i recognised this one
but i already found a handful of these tiny 11 floor buildings for internet city
check emporis, this one is there already
i was not sure whether to create threads for any of these tiny buildings as well!
there are about 40 of these in DIC
Krazy June 30th, 2005, 12:36 PM This doesnt even qualify as a high-rise (<12 F)
AltinD June 30th, 2005, 12:48 PM Actually it seams to have some kind of penthouses or duplexes, so it mught be considered a 12 floor.
dubaiflo June 30th, 2005, 02:10 PM why... if the penthouse or duplex is for example spread over floors 10 and 11..?
dubaiflo July 12th, 2005, 09:30 PM how does this one look like now?
Face81 August 6th, 2005, 11:24 AM BUILDING NAME: SECRET EMAAR TOWER (?)
TYPE: ?
ADDRESS/PLOT: Next to the Clock Tower, opposite EMAAR Towers in Deira, Dubai
HEIGHT METERS : ?
HEIGHT FLOORS : ?
I just thought I would put this up as no one seems to have noticed it. The site, just opposite to EMAAR Towers in Deira, next to the Clock Tower, has been cordoned off by EMAAR recently and they have sealed off the area using their distinctive construction boards - navy blue and yellow.
No official news as yet, but if anyone knows anything, do share! :D
Could this be a Burj Deira??? or another boring EMAAR Towers II?
hmmmmm........... we will soon know! :D
SA BOY August 6th, 2005, 12:52 PM that corner has had emmar branded hoarding for years. Might be more to it though
Face81 August 6th, 2005, 01:28 PM that corner has had emmar branded hoarding for years. Might be more to it though
Thats true, I am aware of that, but recently, all of the hoardings have come down and the site has been sealed off using EMAARS signature construction boards. They have sealed off the area all the way from the Clock Tower to the Dubai Islamic Bank Building, so its going to be a biggy! :D
Have a look if you are in the vicinity and I will try and get a pic of the area as well.
I am almost certain that there is something brewing.... :D
Chad August 6th, 2005, 02:34 PM I really love the excitement for the waiting period of this kind of development, just excited!!
Dubai-Lover August 6th, 2005, 06:49 PM in this area i would be heavily surprised if it is anyhting taller than 20 floors
DUBAI August 7th, 2005, 01:03 AM well 3 years ago, if i said the worlds tallest building was coming up in the middle of the ministary of defence's compound...you would [should] have slapped me!
farnush August 7th, 2005, 03:06 AM well i knew abt it 3 years ago and so did dubai boy

DUBAI August 7th, 2005, 06:47 PM well i knew abt it 3 years ago and so did dubai boy
Do you want a prize?
AltinD August 7th, 2005, 08:00 PM Isn't there a board with a render of a 10 - 15 floors building and there's also a crane, if not wrong, by Khansaheb?
Or are we talking about two different places?
Face81 August 8th, 2005, 09:54 AM Isn't there a board with a render of a 10 - 15 floors building and there's also a crane, if not wrong, by Khansaheb?
Or are we talking about two different places?
Thats the plot that is just behind it, or infront of it, depending on the way you look at it....
There is clearly another EMAAR landmark in the making.... we just have to wait. :bash:
Face81 August 8th, 2005, 09:57 AM well 3 years ago, if i said the worlds tallest building was coming up in the middle of the ministary of defence's compound...you would [should] have slapped me!
I agree. Bring on the Burj Deira. 500m or more, thanks. :D
dubaiflo August 12th, 2005, 02:36 PM i would be satisfied with a 20F there..
DUBAI August 13th, 2005, 07:16 PM yes, but you are german afterall,
other people have higher expectations... ;)
Saif August 15th, 2005, 03:37 PM still in that area buildings wont go that high , my guess would be less than 40 F and more than 20 F
that because they are on the Airport and the safe hight for Airplanes bla bla bla..
that also means that Plam Deira wont have that high buildings and i think its in a very noisy location because of the "Air Traffic"
dubaiflo August 20th, 2005, 10:50 PM yes, but you are german afterall,
other people have higher expectations... ;)
yeah, i have to be more dubaiish.
Trances August 21st, 2005, 03:24 AM its the creek its hardly going to be 30 floors +
Jechtman September 16th, 2005, 07:03 PM Deira area will be ruined if somthing more than 20F was up in it
dubaiflo September 16th, 2005, 07:46 PM well one outstanding tower with 150m would be ok though. as long as it looks good.
Face81 October 11th, 2005, 04:54 AM well one outstanding tower with 150m would be ok though. as long as it looks good.
guess I have to agree there.....
I noticed lots of dump trucks and piling work on the site last week.
Has anyone got any pics or further info on this project?
AltinD October 11th, 2005, 12:01 PM I've seen the site, and I think it was a render on the board also (not sure)

DUBAI October 17th, 2005, 02:19 PM flow smells.... :runaway:
AltinD October 17th, 2005, 09:07 PM If this is the same plot as the one facing the road going from Clock Tower roundabout direction Citycenter / Airport, then there will be a Dubai Holding complex of 4 - 5 stories interconected boring townhouses. I saw the board and the render on it.
dubaiflo October 17th, 2005, 11:11 PM uhh wrong information face...
we cannot trust you anymore :D
obviously it must be this plot, it is quite wide as reported by face.
DUBAI October 19th, 2005, 04:39 AM so too conclude....

we cannot trust you anymore :D
obviously it must be this plot, it is quite wide as reported by face.
ahem! :p
Well, I was fooled by the navy blue construction boards... its not my fault that Dubai Properties uses the same navy blue that EMAAR uses. LOL
Town houses? That seem like a waste, especially since its prime land by the clock tower..... hmmmmm.....
I know that the young enterpreneurs zone is being developed on the large plat of land on the opposite side of the road, stretching from the Emirates Group Buildin to here Caravan Restaurant used to be, but I am curious about this DP venture....
Pics anyone? Pretty please. :D

Dubai-Lover February 17th, 2006, 01:28 PM 12

Dubai Duty Free to build US$68 million hotel
Dubai Duty Free (DDF) is planning to build a five-star hotel at the Aviation Club, an upmarket health and fitness club in Dubai. The duty free operator, which owns the club, said the new luxury hotel would have 247 rooms and was likely to open in December 2007.
"We are financing construction of the hotel, which will cost AED250 million [US$68 million] and work will start on building it early next year," said DDF managing director Colm McLoughlin. "We have not decided yet what we're going to call it and we haven't made a decision over whether we will have another group involved in it," he said.
Many of the rooms will command views of the Dubai Creek Golf Club and guests will have full access to all the facilities available at the Aviation Club, which hosts the annual Dubai Tennis Championships.
McLoughlin said the hotel was just one of a number of major projects designed to ensure continued growth of DDF.

Al Dana 1under construction
Tameer officials today announced that the construction of the sixth floor of Al Dana 1 (part of a twin building development) has finally been completed, with all apartments within the building sold. Located in Dubai International City, a prestigious residential and commercial development based in the heart of the Emirate and planned to be a world-class hub for international investors, the Dana project has become one of the most eagerly anticipated constructions to come to realization.
'We always endeavor to work swiftly and professionally with no lapse in the quality of our projects.' said Ali Al Khudairi, CEO of Tameer Holding. 'The Al Dana developments are luxurious projects and we are certain its residents will enjoy the quality of living and superior amenities that will be provided here. '
The growth of Tameer and their commitment to delivering world class property developments has earned the real estate company a popular reputation amongst investors from both in and outside of the region and have become famed for their quickness and efficiency in developing their projects. Since the beginning of 2006, the firm has already announced the 95% completion of the Emirates Industrial Area and the launch of the ambitious AlSalam City project based in the emirate of Umm Al Quwain.
With the Al Dana 2 building being launched in early 2005, the Al Dana 1 building has been officially scheduled for completion by the end of this year. Containing a large swimming pool, Al Dana 1 is comprised of a ground floor and 10 luxury residential floors that face the main center of International City.
'With this development, we are attempting to follow the ambience and style of Dubai International City, where it is based. This apartment building is equipped with a state-of-the-art design that features an exceptional level of workmanship which reflects Tameer's position as a firm that views all of their employees as artists in each of their given fields, from architects to contractors. For us, building is more than a profession, it's an art.
'Although the Gulf on the whole, has always been a place where you can find the most elegant and carefully crafted levels of design, we at Tameer like to go that extra mile and deliver more than the industry norm.' said Ali Al Khudairi.
Formed through a strategic partnership between Al-Rajhi Investment Group & Tameer Property Establishment, Tameer Holding had entered the thriving UAE property market with the world's tallest tower "Princess Tower", located in Dubai Marina, AlSalam City in Umm Al Quwain, Al Ameera Village in Ajman and Al-Ameera Tower: Sharjah's tallest residential tower. Today, the firm's investment portfolio in the market totals AED 40 billion.

Dubai: UAE-based Al Mulla hotels group that owns the Ramada Hotel in Bur Dubai will invest Dh100 million in building a new four-star Ramada property in Jumeirah.
The 252-room hotel in the Al Hudaiba area near Port Rashid will be ready next year.
The Ramada Jumeirah will be managed by Mohammad Obaid Al Mulla group's subsidiary Abjar International Hotels under franchise from Ramada International and US-based Cendant Hotel group.
Al Mulla Hotels chairman Saeed Al Mulla recently signed an agreement for the new property with Ramada International.
"Construction has already started and the hotel will be ready for opening in late 2007. It is ideally suited for business and leisure travellers," Ramada Hotel Dubai's executive assistant manager Dilip Waghaye told Gulf News.
He said Al Mulla group has launched the new property to serve the Shaikh Zayed Road area that attracts a large number of people attending conferences and trade exhibitions.
"There is a need for a four-star deluxe hotel in the area. Ramada hopes to fill this gap," Waghaye added.
The Ramada Jumeirah will have conference rooms, gym, spa and restaurants among its facilities.
It has been conceived by US-based architect firm SmallWood Reynolds Stuart & Associates and interiors have been designed by another American company Wilson Associates.
Other properties owned by Al Mulla group in Dubai include the Ritz Carlton, Sheraton Creek, Renaissance Hotel and American Hospital.

THE DUBAI GUYS June 20th, 2006, 02:45 PM Wafi enters hotel business with Dh60m property
UAE-based group Wafi has made its foray into the hotel business with a new brand and a three-star property in Dubai.
Wafi is investing Dh60 million in the first Arabian Park Hotel located in Jadaf.
With 318 rooms, Arabian Park is the biggest hotel in its category, general manager Mark Lee said.
The group will "study the success" of its first property before planning new hotels, Lee told Gulf News during a hotel tour organised for the media.
Owned and managed by Wafi, the hotel offers "an unbeatable choice of affordable accommodation with first-class service."
Lee said Arabian Park was launched to meet the shortage of affordable accommodation in the city, which is dotted with luxury hotels.
"The results of a feasibility study conducted by Wafi during the initial design stage indicated that there was exceptional demand in the emirate for affordable, short-stay business and leisure traveller accommodation," he said.
The period between concept and completion was 18 months, Lee said.
Since its soft opening in May the hotel has enjoyed high occupancy, said Irena Gabrowsca, head of sales and marketing.
Recognition
"Arabian Park Hotel achieved fantastic feedback from our participation at trade shows in Berlin, Moscow, India and the Gulf, and ensured international recognition for the hotel," she said.
Each floor of the hotel has its own multi-functional guest lounge equipped with a large plasma TV, reading areas, internet work stations and a secluded library-cum-meeting room.
Other facilities at the hotel include a business centre, gym and swimming pool.

Kingdom Hotel Investments acquires newly constructed apartment in Bur Dubai
[Sunday, September 17, 2006 9:47:00 am]
http://i10.tinypic.com/2mrcktc.jpg
Kingdom Hotel Investments (“KHI”), the leading hotel and resort Investment Company, chaired by HRH Prince Alwaleed Bin Talal, announces that it has acquired the neighbouring property to its Mِvenpick Bur Dubai hotel for US$24.9 million. KHI plans to spend US$4.4 million on furnishing, finishing and upgrading the facilities to match 5-star serviced apartments standards. The property will be named Mِvenpick Bur Dubai Residences and will provide additional capacity to this successful hotel through fully serviced apartments and facilities.
The Mِvenpick Bur Dubai Residences, will provide 63 hotel apartments (with an average apartment size of 110m2), a swimming pool, gym, retail outlets and underground parking, which will further build on the demand for accommodation in Dubai and the Bur Dubai area in particular. These apartments will be furnished by KHI and fully operational by the first quarter of 2007. The property will target the short to medium-stay guests, in particular the growing demand from overseas outpatients of the new medical facilities currently under construction in Healthcare City, as well as longer-term visitors to Dubai. The financing of the Mِvenpick Bur Dubai Residences has been completed with Emirates Bank International providing a US$27 million loan, and with US$2.3 million of equity provided by KHI, which translates into an attractive debt-to-equity ratio of 91.5%.
Additional development and room expansion is also currently in progress at the Mِvenpick Bur Dubai hotel. A new spa and fitness centre is in the construction phase on the first floor of the hotel, whilst a further 39 new guest rooms are also being added to the hotel. Following the acquisition of the residences and the completion of the hotel’s expansion, the hotel will increase its inventory from 232 keys to 324.
HRH Prince Alwaleed Bin Talal, Chairman of KHI, said: “The Mِvenpick Bur Dubai hotel goes from strength to strength and we are delighted to have the opportunity to extend its offering through the development of the Mِvenpick Bur Dubai Residences.”
Sarmad Zok, Chief Executive Officer of KHI, said; “Dubai is an area of ever-increasing business and tourism and we are confident of continuing demand in our prime location. The Mِvenpick Bur Dubai Residences are an example of our ability to actively asset-manage our properties, where we have reacted quickly to demand growth with the addition of capacity.”
and why has the business park thread been merged in here!!!!!!!!!!!!!! it deserves its own thread because it is a project!!!! I DEMAND A STICKY FOR IT!!!!! Just like all the other projects!

Dubai, 15 August 2007
Dubai Municipality has begun works of a new Dhs76.5 million premises for Dubai Central Laboratory (DCL) and its IT Network Operations Centre in the existing DCL compound in Al Karama.
According to Essa Al Maidour, Assistant Director General for General Projects Affairs, works of the new premises would be completed in one year and ready for possession by September 2008.
"The new premises would help Dubai Central Lab and the Network Operations Centre to have more and bigger facilities and, subsequently, serve their customers better," said Al Maidour.
He noted that the project would consist of two main buildings. The first building would include laboratories for testing electric appliances, toys and cosmetics; labs for checking weights, lengths and sizes of materials; and labs for food and environment. The building would also include administrative offices.
"The building would be provided with all safety criterion taking into consideration the nature of appliances and materials it is going to accommodate," Al Maidour said.
The second building would house the Network Operations Centre consisting of central servers, a remote control room, workshops and staff offices. It will be able to cover the future expansions in electronic services as well as new IT-related projects to be undertaken by Dubai Municipality such as the Building System, Customer Relations Management System….etc.

Dubai: Duty Free, the world's number one airport retailer has signed a management agreement with Jumeirah Group, the luxury hotel company based in Dubai and a member of Dubai Holding, to operate a five-star hotel at The Aviation Club.
The club is close to the airport on the north side of Al Garhoud Bridge, overlooking the Dubai Creek Golf and Yacht Club.
A company spokesman said the hotel was carefully designed in a contemporary style that projected understated luxury.
It would have 293 guestrooms, two restaurants, two bars and two lounges, as well as a spa and health club, and conference and banqueting facilities.
The hotel is in the grounds of The Aviation Club, the internationally known sports and leisure complex, home to the Dubai Tennis Championships and the award-winning Irish Village.
Commenting on the appointment, Colm McLoughlin, Managing Director of Dubai Duty Free said: "We are delighted to sign the management agreement with Jumeirah Group who have a great deal of experience in operating some of the most iconic hotels in Dubai and have expanded considerably in recent years.
"We are confident that the new hotel will be a valued addition to the business and leisure facilities in Dubai and compliment the successful Aviation Club," he said.
Gerald Lawless, Executive Chairman of Jumeirah Group, said: "We are honoured to have been invited by Dubai Duty Free to operate this exceptional luxury business hotel.
"It gives Jumeirah additional presence in the heart of Dubai and we look forward to delivering our promise of ‘Stay Different' at the property when it opens."
Proximity
The hotel's proximity to the airport and the wide range of sporting and leisure activities in the area is expected to make the hotel popular with high-end business and leisure travellers and local residents. The hotel is under development and is expected to open this year.
Jumeirah Group expects to open at least six other hotels in 2011, including Jumeirah Zabeel Saray in Dubai, and the Jumeirah Etihad Towers in Abu Dhabi, and in Shanghai, the Maldives, and Frankfurt.

Dubai: His Highness Shaikh Mohammad Bin Rashid Al Maktoum, UAE Vice President and Prime Minister and Ruler of Dubai, on Wednesday endorsed a collection of tourism projects to be built with a total cost of more than Dh2 billion by Wasl Asset Management Group (Wasl), a subsidiary of Dubai Real Estate Corporation (DREC).
The announcement comes following his visit to the headquarters of Wasl. He was accompanied by Shaikh Hamdan Bin Mohammad Bin Rashid Al Maktoum, the Crown Prince of Dubai, and Shaikh Maktoum bin Mohammad bin Rashid Al Maktoum, Deputy Ruler of Dubai and Chairman of DREC.
Shaikh Maktoum Bin Mohammad said that these new projects are in line with the comprehensive vision of Shaikh Mohammad Bin Rashid to enhance Dubai's position as a leading regional and international tourist destination as well as His Highness' directives to continue all development projects in accordance with the plans and strategies that are continuously reviewed to achieve best returns.
"Stop is not part of the vocabulary in Dubai, and success is a continuous process that never stops," Shaikh Maktoum said.
The new projects that were approved and endorsed by Shaikh Mohammad Bin Rashid are expected to help meet the rapidly growing demand from the increasing number of visitors to Dubai, as they will provide a further 1,500 new rooms in different parts of the Emirate.
One of the new projects is Al Maktoum Development, a cultural project that aims to convey pride in the UAE's tradition and culture by re-designing the area that hosted the first modern hospital in the Emirate, Maktoum Hospital.
Hesham Al Qassim, Chief Executive Officer of Wasl emphasised the importance of tourism as one of the main non-oil drivers of Dubai's economic growth.
"Since inception, Wasl's strategy has been focused on becoming a significant contributor to the success story and economy of Dubai. We are pleased to be able to continue to actively support the city's position as the leading business and tourism hub in the region by providing a growing number of quality commercial and residential properties," he said.
The focal point of the themed mixed-use master development will be a museum that will present the evolution of health in Dubai by displaying original instruments and historical documents from the hospital.
The development will also comprise a traditional Arabic souk with specially selected shops and restaurants and beautifully designed urban spaces which will help create a thriving multi-cultural environment.
The development will be supported by a hotel, a serviced-apartments tower, as well as commercial and residential buildings. The development aims to attract both tourists and residents looking for a unique community in which to live.
Shaikh Mohammad Bin Rashid has also viewed the plans for Jumeirah Beach Club Development. The beach-front club on Jumeirah Beach Road combines exclusivity and proximity to the heart of the City.
Designed to be one of the top beach clubs in the world, the project includes an exclusive beach club where members can enjoy a range of premium services and world-class facilities, including a private beach, renowned spa, themed swimming pools as well as sports and recreation facilities.
It will also include a luxurious boutique hotel with 78 signature rooms, 12 executive suites with terraces and private jacuzzis, five royal villas with private infinity pools overlooking the Arabian Gulf, and seven water villas that are each built on a private pier which has a small marina as well as exclusive features such as outdoor fireplaces and private butler services.
Other projects presented to Shaikh Mohammad Bin Rashid during his visit to wasl included; the new expansion plans for Le Meridien Airport hotel, which is already part of wasl's hospitality portfolio, and is very popular with leisure and business tourists; and the new Muraqqabat Development which comprises residential and hospitality buildings which aim to meet the increasing demand for quality hospitality and residential properties in one of Dubai's busiest districts.
Shaikh Mohammad Bin Rashid was also presented with a number of other projects that wasl plans to develop and which will support the strong growth witnessed by the tourism industry in Dubai in particular, and the UAE as a whole.

"One of the new projects is Al Maktoum Development, a cultural project that aims to convey pride in the UAE's tradition and culture by re-designing the area that hosted the first modern hospital in the Emirate, Maktoum Hospital.
The focal point of the themed mixed-use master development will be a museum that will present the evolution of health in Dubai by displaying original instruments and historical documents from the hospital.
The development will also comprise a traditional Arabic souk with specially selected shops and restaurants and beautifully designed urban spaces which will help create a thriving multi-cultural environment."
I'm not sure where all these proposed developments will be located but surely they should be in Culture Village!? If not, why not?
