Christendom December 11th, 2011, 06:23 AM Is that SanParq Tower (spell check)? From this shot, Bacolod's economy is getting more and more vibrant. Padayon sa pag asenso City of Smiles!
you got it right bro,,,a shortcut name from San Antonio Park Square...that building is Two SanParq Tower. there is a series of development; from One Sanparq bldg., SanParq Drive bldg., and now Two SanParq tower, and also there is a rumored high rise building that is soon to rise just at the back of SanParq Drive or One SanParq buildings...am glad also that CDO is now sprawling up of some highrises buildings...go the city of golden people and the city of smiling people!!!
btw,,,this is the closer looks of the SanParq's three buildings where Convergys invaded the complex...(photo by SUV111)

Fraulein December 31st, 2011, 03:35 AM PH’s most anticipated projects of 2012
By: Charles E. Buban
Philippine Daily Inquirer
http://business.inquirer.net/37791/ph%E2%80%99s-most-anticipated-projects-of-2012
http://business.inquirer.net/files/2011/12/gramercy-residences-300x173.jpg
With 2012 just one more day away, perhaps, it’s time to raise our champagne glasses and offer a toast to all the wonderful new structures as well as residential developments we will be anticipating in the coming months.
These are no ordinary projects as they are set to become iconic if not meaningful for a country that seeks solutions to sustainability challenges as well as international acclamation.
While there are several grand projects that will see completion or turnover in 2012, these four are perhaps worthy of our attention.
1 Philippines’ most eco-responsible high-rise building. The bamboo-and-flowing-water-inspired Zuellig building located at the corner of Makati Avenue and Paseo de Roxas in Makati City is scheduled to be completed in 2011.
Within this 33-story building lie several innovative technologies that enabled it to become the country’s first to be precertified as Gold level under the Leadership for Energy and Environmental Design Core and Shell (LEED-CS) program of the United States Green Building Council.
Upon completion, the Zuellig building is even aiming for the LEED Platinum certification, the highest level granted by the USGBC.
Compared to other conventional Prime and Grade A buildings in the country, tenants of the Zuellig building are set to enjoy cost savings of at least 15 percent in energy consumption or a minimum of 4.3-million kilowatt hours saved per year.
Productivity of employees working in “green” buildings may increase by up to 18 percent, considering that in the case of Zuellig, 90 percent of the tenants’ interior spaces will use natural daylight and that the structure will employ carbon dioxide monitoring system (pump fresh, conditioned air whenever necessary) that could ensure occupants’ health and safety.
As a result, tenants are set to gain from a boost in their image and branding, which may even contribute to stronger business in the long run.
2 The country’s tallest building. Towering near the intersection of Makati Avenue and Kalayaan Avenue is the newly crowned tallest building in the Philippines.
Launched in 2007, The Gramercy Residences at Century City rises 73 stories or 302 meters beating the previous title holder, the 52-story- and 259-meter Philippine Bank of Communications Tower on Ayala Avenue.
The Gramercy Residences at Century City, which is the first residential tower to rise at the 3.4-hectare mixed-use Century City, is set to be completed and turned over to its residents in 2012.
John Victor Antonio, COO of the building’s developer, Century Properties, is specially proud of the structure considering that the topping off of Gramercy Residences at Century City early in January 2011 coincided with the company’s 25th anniversary.
Aside from the prestige that the building offers its future residents, Gramercy Residences at Century City will feature three floors of hyper-amenities called the Skypark.
Located 36 stories above the ground and traversing the entire width of the building, the breathtaking Skypark will feature waterfalls, infinity pools, a designer restaurant, health club and more.
3 Philippines’ latest international caliber indoor arena. With a full house capacity of 20,000, the SM Mall of Asia Arena is 5,000 more than the current benchmark in sports and concert venues, the Smart Araneta Coliseum.
Set to open in May 2012, the SM MOA Arena is set to become the new home of the University Athletics Association of the Philippines and the National Collegiate Athletic Association.
The MOA Arena in Pasay City features world-class standards of operations and premium facilities—considering that it even plans to invite teams of the National Basketball Association to hold its games here—including seats that feature cup holders and those that could be retracted.
The MOA Arena also offers 40-room corporate suites that could accommodate 20 persons (each room has its own mini-bar, couches, restroom and viewing area).
It is connected to a 2,000-capacity car park.
4 The country’s most exclusive yet affordable enclave. For a minimum of just P2.3 million and with payment terms of up to 48 months, The Grove by Rockwell is perhaps the best offer that emerging professionals, newlyweds and starting families may be able to enjoy as they aspire for the most luxurious and most exclusive life.
Located on E. Rodriguez Jr. Avenue (C5) near the corner of Ortigas avenue in Pasig City, The Grove by Rockwell is the first foray in the upper middle-income market of high-end real estate developer Rockwell Land Corp.
Early buyers must be celebrating as Rockwell Land is set to turn over the two of the six 24-story towers in June 2012. These two towers will feature units made up of a mix of garden units, flats, lofts and Z-lofts.
Designed to bring the Rockwell lifestyle to Ortigas, The Grove by Rockwell is designed for those who demand luxury and comfort.
Seventy-five percent of 5.4 hectare property was devoted to open space and landscaped greenery. Rockwell Land Corp. even partnered with Dallas-based architect Don Wilder and world-class landscape artist Karl Princic to create secluded pocket gardens, winding trails and landscapes that will give its residents the feeling of being far away from the city (despite the fact that the place is just right across shopping mecca, the Tiendesitas.

InformaticIAN January 6th, 2012, 01:18 PM so, upon completion of the 9 tower - 22 storeys Wind Residences and the upcoming Alveo Residences, Tagaytay city will have the most number of high rise buildings (excluding MM) after Cebu ?
abosuletly yes :banana: not to mention monteluce also has upcoming towers to be constructed.
InformaticIAN January 6th, 2012, 01:23 PM marami pang proposed
1.wind r 3,4,5,6,7,8,9,etc
2 prime 2,3,4
3.monteluce 2 etc +an iconic tower

yes TITA the third tower of Wind is actually on its ground level, also Alveo of Ayala has plan to construct their own.
i dunno with Prime, as what i saw, its already 4 towers but since they were built with the same heights you cannot notice that there are actually 4 towers already. (nahilo ako )

tagaytay on the other hand, has the most number of highrises even compare to Davao and CdO as of now and for the next 2 years not unless those cities has 9 Buildings with 22 floors on going construction. Davao has only 10 highrises so far (if im not mistaken) CdO has around 4 or something. Tagaytay has 13 (4 towers of Prime). Still, even they have the propose buildings constructed, by that time Tagaytay has already more or less 20 highrises, still in number 2 slot after Cebu (excluding MM).

Chances of a skyscraper boom in Angeles City are pretty freakin bleak. :ohno:
There's this MOU with CDC and DMIA that no buildings above 12 storeys (not sure about actual figure) is to be built in Angeles City especially the areas surrounding Clark (which are by the way home to the most economically progressive districts of the city) because of the long-term plan of the government to turn Clark into the premier gateway of the country.
Even in the master plans for future development both in Clark and Angeles City, it's all low to mid-rises. Booo.

San Fernando nalang ang pag-asa. But San Fernando is more like an administrative capital than an economic capital of Pampanga.
frustratedarchitect January 7th, 2012, 12:29 AM Outside of MM, in luzon, baguio is the most densely packed with midrise bldgs 12 flrs and below. with the recent lifting of the height limit imposed in the city, hopefully that would spur the development of high rises. this is also to preserve the remaining pine forests in the city.
tagaytay definitely holds the spot for the most high rises outside mm in luzon. it has great potential to be the mountain enclave of the philippines rising middle class.

13 are finished projects, though 3 buildings are in its way to finishing since they already topped off. there are still 7 buildings soon to rise as part of Wind Residences, and some for Monteluce and Alveo.
finished projects
1-2 Wind Residences 22f (2 towers topped off) (1 under construction ground level)(6 more to come)
3-6 Prime Residences 25f? (4 towers topped off)
7-8 Monteluce 12f (2 towers topped off)
9-10 Windridge (Highlands) 10f (2 towers finished)
11 Splendido 12f
12 Summit Ridge 11f
13 One Tagaytay 10f

Davao has 10 finished highrises as of now, there will be another 10 in the next 5 years, Cebu has already 30 plus highrises and probably will reached more than 50 after 5 years. I've been to Davao, but not yet in Cebu but as far as list is concern, Davao need more than 30 highrise projects in just 3 years to surpass cebu.

skyion January 7th, 2012, 04:43 PM Davao should prioritize planning tree-lined streets, more green parks, buffer zones along rivers, drainage, the Environmental aspect that address in neutralizing urban pollution and blight and maintaining its quality of livability, as well as in anticipation for Climate Change impact.
Highrises may be later priority and until it's practical to build one as its downtown spaces get inevitably denser and demands require it. Davao should also minimize sprawling use of land esp on lowcost housing, or it should have provision for more green spaces together with such development. At least midrise structures should be encouraged when utilizing spaces near and along downtown to maximize land use (with provision for greens by default) and minimize excessive sprawling.

frustratedarchitect January 8th, 2012, 12:37 PM couldnt care less about high rises if the town has nothing much going on anyway. it also depends on the sort of people who inhabit them. great cities like london, paris etc., are steeped with culture, history, museums and elegant architecture-the things that make them interesting. i have spent days on vacation in new england, hiking, walking along secluded beaches, strolling past clap board houses reminiscent of the white frame american colonial houses in baguio, trying clambake. id rather have that than rushing about in a dirty crowded city packed with concrete and tower blocks. but thats just me
im quite happy high rises are now making their marks on the cities of the philippines as it is a sign of a developing economy. but the mindless comparison just bores me.
well anyway, thats my rant done, i came here to see how towns in my homeland look like now so keep them pics coming please:)

agrees what's the point of highrises when other more important aspects are not addressed that holistically define a city.
As example, some of it are yet to be seen in Davao. Despite Mayor Sarah's attempt to prevent it a large coal fired power plant of yet to be proven technology to address Climate Change resumed construction, lacking in discernment by some pro-coal sectors this may trigger otherwise almost typhoon-free Davao to be threatened on a new typhoon path as coal plants are proven to increase Sea Surface temperature (SST) that in turn proven to affect typhoon tracks and even intensify its destructiveness. Unwittingly such a huge coal plant will also virtually monopolize (the real corporate greed agenda behind putting numerous coal plants in Mindanao) power needs not only of Davao but of Mindanao leaving no more room for cleaner, Renewable Energy investments that our planet really needs and will cause exorbitant electric bills nationwide due to Peak Coal, and whose alarming consequences on general safety and the Environment (Davao has among the most diverse and unique ecological wealth) stubborn minds would rather be deaf to anticipate.
Davao is a melting pot of cultures such that its diversity is also part of its character. It actually has a very rich history but the national mainstream history had not focused much on the legacy of the Indigenous Peoples that from my personal research actually offered very, very rich pre-colonial history that will virtually rewrite what we perceive of this colonial mentality country. With regards to Art some people here don't know how to appreciate while some merely exhibit shallow partisanship. there was a local surrealist who's ignored locally but when he was able to expose his work in New York the International Community raved about it such that he was dubbed among the 7 best surrealists in the World. Society here may be diverse but there seem to be cause for concern. My friend was a victim of some abusive Davao employers and agency where he received way below minimum wage after excessive work (he collapsed out of exhaustion). His foreign employer always wanted to increase his workers' wages to at least minimum but his pnoy and pnay associates insisted that in Davao, local workers get that low amount (kaya dapat buwagin ang pasaway na 60-40 ownership ng pasimuno ng mga Oligarchs at baguhin ang Cory constitution dahil mga pnoy mismo umaabuso). We also witnessed in Toril (a town 15 kms from downtown) how an old man who fell down struggled to get up while some people merely stared at him (some students nearby even laughed). We were inside the car on tight traffic that time and we decided to pull over kasi sa dinami ng mga tao duon walang tumulong, until finally minutes later a lady helped him up.
What's with highrises indeed if these kinds of things are happening. I just told my friend Davao is a diverse place and that it can't generalized just because of some of those incidents. Despite him being alone in Davao as his relatives were mostly in Luzon he planned to stay here and still liked the place and he had found friends, except of course those negative things he witnessed.
wonders how other cities with emerging skylines also fared with regards to society there, whether some more valuable and priceless aspects are being sacrificed in the name of "progress".

Anyway, naungusan na nga ang Davao :okay: way waaaay behind na nga :)
Probably a hater lang yan siya Way..... hindi man ata eto contest dito dba... Davao's skyline looks great as it is right now. Not all concrete, but has wide open spaces and still got lots of green. Like this one...

al_kohol January 9th, 2012, 05:05 AM I think sun-tex is the nth account of makatiprime.. he's from manila.

frustratedarchitect January 9th, 2012, 07:19 AM davao imo looking at the photos has a very vast land area. the clusters of hi rises and mid rise buildings are not contiguous as they are spread out across the city.
BarPa January 9th, 2012, 07:45 AM ^^:okay: Kaya as of now mahirap maapreciate Davao skyline. Pero ang nauungusan na? Posible but now? I don't think so. Cdo has a respectable skyline and is also one of the exciting cities with growing skylines.

I notice in the Park, it's much breezier and cooler there compared to other parts of the city but definitely it will result to a cooler effect for the whole downtown in general. Ang ganda tingnan verdant na ang manmade forest, made the city look unique, the effort is really paying off :okay:
