Which Beirut Central District (BCD) project(s) are you most excited about? I'm interested in seeing what the most popular project is here among forumers... sorry I was bored...but it will be nice to see how they rank. If you aren't familiar with them, please check related threads.

^^ I like the souks because of the whole concept behind it and its historical significance, and its nice how they are modernizing it, but its just not that appealing to me - Im more into the high rises!

Nadini, this poll is only for the major BCD projects, most of these you posted are not located in the solidere area or are not major ones. Also buildings that are already completed do not count, this is for under-c or approved projects that we are looking forward to.

I chose Phoenician Village, Beirut Gate and Souks of Beirut because I want more action in the downtown area.

Marina Towers in the Hotel District because it would be a landmark. This does not mean that I dislike the others but...

I think we've discussed about this topic already jayme, I don't think they will renovate the Al Murr building (dull brown building) because it has foundation problems and other problems in the tower. I think they will demolish it and build it from scratch

ok guys i know i promised some photos(but my husband is getting chemo and we had a tough weekend).. he is feeling better tonight ,so i will go tomoro downtown..and i will look for the beiurut souks and get some photos of the area. ..if anyone else want photos in the downtown region of something specific let me know before morning please :)

Just found out that a 250-room Ritz Carlton hotel is to be built on Rue du Port in the Beirut Central District. I think I have an idea where it may be coming up.

Also, supposidly a JW Marriott is in the planning, but I have not been able to find any details.

Starco is a building where offices are located. In the past, cinema complex used to exist, currently non-operational (I wonder why).
Also, there are some shops.

$27 Million residential development for MECG in Ashrafieh

Beirut, May 19, 2005 - Middle East Capital Group SAL (MECG) announced today that its Lebanon Real Estate Development Fund has made its first land acquisition in Ashrafieh - Beirut to build a $27 million residential project. The Lebanese special purpose company created to develop the project has been incorporated under the name of Park Hill SAL and is owned 66% by the Fund and 34% by co-investors. The project total equity amounts to US $8 million and debt financing has been arranged with Bank Audi.



Located on the hill top of Ashrafieh in the prestigious area of Sassine, the 25-storey Park Hill tower will accommodate 23 luxurious apartments of 640 m2 each with a duplex penthouse of 800 m2 and a ground floor villa of 600 m2. The building will be designed to maximize energy efficiency and will feature high standing amenities, including a private SPA and health Club, a swimming pool and ample parking.



“MECG continues to be highly confident about the Lebanese real estate market” said Walid Musallam, CEO of MECG. “We anticipate the project will yield high returns to our investors.”



“We consider this project to be a strong start for the Fund in view of the sustained demand in this residential and elegant neighborhood”, added Diab Chidiac, the Fund manager.



The location of the project presents several advantages including its close proximity to the ABC mall, major schools and hospitals and the city center. The project is only few kilometers from Beirut Airport and other major commercial areas. It enjoys sea and mountain views on the North façade as it overlooks the Beirut Central District, the Port of Beirut and the Sannine Mountain with a view on several parks on the South façade.



The Lebanon Real Estate Development Fund is a Jersey-based limited partnership with total capital commitments of US$ 20 million and managed by MECG. MECG Development SAL will act as the development manager. The Park Hill project is the Fund’s first project and several other projects are currently in the pipeline and expected to be implemented over the next 18 months.

makes sense.koz it's now a one year old u/c tower.
besides,the middleeast capital group is building also the "park clemenceau"tower.21 floors and costing 22 million$.
