Why do all the towers at this end of the marina look the same ?

but all got this blue classic design so i am fine.

interesting to see the exact location, since this will be a bit dense there...

I like these futuristic looking towers, as opposed to the mundane commie-block JBR look and the pretty much mono-dimensional Emaar offerings.

Modern towers with high performance cladding will last for decades. Some cladding systems are even self cleaning! JBR and others will need repainted about every 5 years.

I'm afraid I disagree! It is a disappointing looking dressed up 60s tower block from Russia, (or Britain).
I suppose, with proposed design, it will be ready in 12/18 months.

Agent is www.dubaipremier.com. Units are selling quickly so you might wanna hurry. I will post the payment plan tomorrow but basically it's 15% every 4 months with last two payments being 20 and 25%

AS far as I understand only 2beds and villa (7bed) and penthouses have Marina view the 1beds are at the back of the building advertised as "partial seaview" so that probably means you might see the sea or more likely you will see concerete.

I am interested in buying an off plan apartment in marina wharf 2 and the developer claims that the piling work has commenced sometime ago. Now we all know that it is diffcult to trust developers when it comes to timing and specifications and hence my query. Any help will be much appreciated

looking at the floor plans, the 2and 3 beds are kind of small anyway...:ohno: it could be a good trade off to increase the sizes of the apartments and reduce the service areas...

Dubai: UAE developer Dheeraj and East Coast (DEC) yesterday announced that it has awarded a Dh250 million contract to construct Marina Wharf I and II projects in Dubai Marina to Gammon & Billimoria, a company statement said.

Piling and shoring work on the 230,000 square foot project Marina wharf I and 250,000 square foot project Marina Wharf II which began in April 2007, has been completed and construction work on this project is expected to begin soon. The development value of the two towers is Dh525 million.

"Gammon & Billimoria, which is promoted by two Indian construction majors and which has significant local experience, perfectly fitted the bill and we are confident that they will achieve the desired results within the given timeframe while maintaining our high quality standards," Dheeraj Wadhawan, managing director of DEC, said

The contract envisages completion of construction work within a 21-month period by mid-September, 2009.

Marina Wharf I and II is a freehold residential project comprising of two self-contained properties that combine luxury with affordability alongside exclusive sports facilities like a six-lane bowling alley, speedball court, spacious squash court and top-of-the-line billiards room, besides a fully-staffed cafeteria and 24-hour security.

N. Mukesh, general manager, Gammon & Billimoria said" "We are delighted at being given the opportunity to work on this project. We are looking forward to beginning construction and are confident of delivering the project on schedule to our clients."

I have been to the Marina Wharf site several times over the last week and noticed that absolutely zero progress has taken place. The core wall is up to the 3rd floor but the slabs and columns have not been cast for over three weeks.

I have tried contacting DEC, but just get all the usual bull does anyone else know of a particular problem there?

From what i think they are facing some difficult to store materials "if u can look at previous construction updates they were using MARINA WHARF2 plot " but if u can see the point site i think they have good area to manipulate this problem ...wanna to confrom what iam talking about look at edge of ground level of marina wharf 1 ...

Its is supposed to be ready in 2 months and there is at least 18 months of construction left!

if u think like this all developer in dubai will be bad choice for sure ... this delay coming from alot of reasons ... but if u think this developer can't finish it in time ( it's the second project for them not the 10th one ) + prime market at growth stage u should think of problems first not everything will be alright specially if everything gettin update for whole real estate market (everything not stable).. who can any developer work with all that procedures tell me .. of course delayed n delayed or maybe at the end cancelled is best choice . trust me all developers is like us ( investors ) what we are facin they are !

Bizzy, your points are very valid, most developers are facing delays. My personal feeling though is still that anything over 12 months is unacceptable.

The problem being that cheap ass developers like to try and save money by hiring poor Contractors and then wander what is causing the delay? DEC have hired G+B as the Main Contractor for Marina Wharf - how mant towers have G+B built, I can tell you exactly - Zero.

Then the developer will tell the investor "we are doing all we can to recover delays." The response "No you are not" You are not paying additioinal money to your Contractor to work night shift etc. etc.

I for one will not complain at all if the developer completes up to 12 months after his Contractual completion date, but any longer..... Come on!

The same as you busy I hope they finish before this; and it is definately possible considering it is only a 25 storey tower!

I suppose the only thing we can measure against is the poor performance of DEC to complete their first towers across the Marina (DEC Towers). Hopefully they have learnt some lessons since then.

Hi Bizzy, From my observations the slab for L18 is complete and the core structure to L19-20. We should see L19 slab cast this week.

That's so great progress , the most main thing is who they can stabilize of progress to slow down at the end with luxury finishing ...

as you said our realistic completion date by early 2010 but the handover it depend on who the finishing is ... let's hope so much better then DEC Tower .

Waow progress is good here. Very busy site. Last night when I drove past at 11.45 pm there were 4 cement-lorries waiting to get in and 1 or 2 other big trucks.
They almost blocked the roads.
