i think that its only a structural solution to span over the opening and support the remaining floors .

its simply there to satisfy the architect design. :)

Once a city known for just two iconic skyscrapers, Riyadh’s skyline will soon be a sea of them.

AECOM, Gensler, Goettsch, SOM and Foster and Partners are all among the firms that have tall towers under construction at the King Abdullah Financial District (KAFD) while a few miles away, the Burj Rafal is racing ahead, set to eclipse both the Kingdom and Al Faisaliah Towers on King Fahd Road.

The CTBUH recently announced that 2010 was the best year on record for tall towers, with 66 buildings of 200m or higher completed in 2010. China had 21 tall buildings completed in 2010, and the UAE 11, including the Burj Khalifa, which was one of eight supertalls (buildings over 300m in height) completed that year.

All this suggests that the trend for building tall in emerging markets like China, Saudi Arabia and the UAE is still going strong despite the financial crisis. At the same time, as Riyadh’s spate of tall towers shows, it is getting a lot easier to hit 200m or 300m when building new skyscrapers.

“The knowledge base in the profession has definitely changed. I think the idea of doing a tall building isn’t seen as being a particular challenge,” explains Duncan Swinhoe, Gensler principal and lead architect on the 300m World Trade Centre at KAFD. “There’s a lot of competent architects and engineers that have the knowhow to do these things.”

“I think we’re now into the next bracket up, which is into the super tall buildings, those that are 300m plus, that are still a technical challenge.”

Gensler’s WTC tower is one of two that the firm is developing at the KAFD, both commercial and both utilising a range of new technologies in order for them not just to be tall, but to be aesthetically interesting.

In the past, where the emphasis may have been on building tall for the sake of building tall, technology is allowing new towers to be both big and beautiful.

“The material we are using on the facade is glass reinforced plastic (GRP). It’s not a new thing but it’s very lightweight, very durable and very strong,” Swinhoe explains.

“As a structural element it is self supporting, so that has allowed us to create these very distinctive facade profiles. They’re made out of moulds so it gives you much more flexibility to create apertures that are much more architecturally interesting. It allowed us to mould to the facade to respond to the environment.”

Another key element to GRP, Swinhoe says, is that it allows an architect to use large windows without compromising on sustainable targets. At the KAFD, where green benchmarks are extremely strict, Gensler was able to protect the glass from excessive heat gain without overtly reducing the windows in the south and west facing facades.

“There are very few ways of accommodating a regular arrangement of windows that allows offices to be put into a commercial floor plate and create a usable workplace around the whole perimeter of the building, especially one that allows the interiors to work and allows you to have a relatively opaque wall,” he says.

“Using GRP allowed us to hit those numbers in terms of opacity and transparency but in a way that makes the building look much more fluid and dynamic and contemporary.”

Niall Mc Loughlin, senior vice president at Damac Properties, agrees that materials have come a long way in the last decade, but points out that cost and an aversion to the risk of using new products is keeping some architects away.

“Some innovations, such as photovoltaic glass, are likely to be increasingly important in the future, but right now are very expensive for the early adopters,” Mc Loughlin says.

He adds that while Damac uses new materials in its designs where there is a strong case for them, they are not reckless.

“We are not experimental with new technology, because the risks are too high if we make the wrong decision,” he says.

Materials isn’t the only area where technology has allowed architects to build taller, more aesthetically pleasing towers in recent years. Modelling too, both in terms of BIM and wind tunnel testing, has come on in leaps and bounds.

“Wind modelling has improved and, more importantly, there seems to be a greater acceptance amongst clients that they now recognise the worth of it. Before it was seen as a bit of an unnecessary expense,” says Mark Lavery, an associate director of tall buildings at Buro Happold.

He cites both the Burj Khalifa and the as-yet-unbuilt Nakheel Tower as examples of where wind modelling not only tested the strength of the buildings, but also had an effect on the design. The facades and other design elements were actively effected by how the models performed.

“The facade was integral to the structural design,” Lavery says. “The slots and the shapes and the angles and so on all had a huge impact and were studied at very early stages to try and define and overall external geometry that was optimised for wind.

“There is a real move towards that now,” he adds. “We can get earlier testing and earlier results. The earlier you get these results the more options we’ve got in the geometric design and addressing the geometric properties of the building and the facade and shape issues.”

And it’s not just in terms of design where modelling can have a major impact, Swinhoe adds, it’s cost too. At Gensler’s Shanghai Tower, due to be the tallest building in Asia when it is completed next year, wind modelling was able to save a great deal of money.

“The modelling that we carried out took 25% out of lateral structural stability system. It was aerodynamically tuned through the CFD modelling, and then eventually in the actual wind tunnel testing verified that we were able to fine tune the structural form and the architectural form to make the building cheaper,” he says.

It’s also aiding the construction process, according to Lavery.

“There is a more integrated platform that allows engineers and architects to fine tune the forms and structures to make them more efficient. This is allowing us to build tall with less risks involved,” he says.

But Lavery also feels that there still needs to be more testing of buildings, especially those that have already been built, to study how they are effected by factors such as seismic movements and wind.

The main body of the tower has laminated metal fins laminated externally fixed to a unitized curtainwall. Triple glazing is paired with a monolithic light to create a cavity system encapsulating operable internal blinds, all of which will make for a complicated Façade Access equipment solution.

SAMBA HQ Competition

This competition held on may 2009. SAMBA headquarter in KAFD (King Abdullah Financial District) is one of the most important tower in the district. It has strategic location. This gives nice view towards the financial plaza in the heart of the main 5 buildings in the district.

Omrania worked with HOK (USA) as joint venture. My Design was one of the 2 designs submitted to the final jury. it was a nice experience to work with experts. However, I wasn't too happy with design development since the main concept distorted a little bit.

The main concept is to have formal and elegant elevation toward the main entrance of the bank. Since this is what costumers see while they enter the building. And this formal elevation is holding behind it a crystallized atrium to break the formality and give comfort feelings to the employees inside the bank. Also to have refreshing view toward the financial plaza.

اندلع صباح اليوم السبت حريق في مركز الملك عبد الله المالي في مبنى رقم 28 لم ينتج عنه أية خسائر بشرية.

وقد أفاد المهندسون المتواجدون في المشروع لـ"الرياض" التي كانت متواجدة في موقع الحادث أن سبب الحريق يعود إلى اشتعال مواد بترولية قابلة للاشتعال نتيجة إلقاء سيجارة من قبل أحد العمال العاملين في المشروع (حسب رواية عدد من العاملين في المشروع)، حيث أن تلك المواد لم تغلق بشكل محكم بوسائل السلامة من قبل الشركة المستلمة للمشروع، كما كانت هيئة الهلال الأحمر و الدفاع المدني متواجدة في موقع الحدث.

يذكر أن هذه الحادثة ليست الأولى في المشروع منذ بدايته، وقد سبقتها العديد من الحوادث ما بين انهيار في السقالات وعدة حرائق.

Like many global design firms, FXFOWLE is finding fertile ground in Saudi Arabia. In Riyadh, the country’s capital, the New York-based firm has six active projects in the King Abdullah Financial District, a 55 million-square-foot, mixed-use development. Among them is the Museum of Built Environment, which aims to explore the role that social, economic, and environmental forces have played in the region’s constructed landscape, both historically and in recent times.

The 340,000-square-foot museum will be sited near a large plaza bisected by a sunken pedestrian parkway. It will house galleries for permanent and temporary exhibitions, a 150-seat auditorium, and a restaurant, in addition to a monorail station and a network of skywalks.

The museum’s lower levels will be largely transparent, while its upper portion will be more opaque, according to the architects. Resembling a chiseled rock and partly clad in prismatic laminated glass panels, the building’s design was inspired by two UNESCO World Heritage Sites in Saudi Arabia: Mada’in Saleh, an ancient city featuring rock-cut architecture, and At-Turaif, a 15th-century complex made of adobe.

Site excavation for the museum has begun, with completion slated for 2012.

Crystal Towers in the King Abdullah Financial District is driving ahead with construction despite being slowed by design changes and consultancy that is spread around the world, says the project manager.

The SAR600m $160m twin-tower project, situated between the Financial Plaza and the Wadi, the multi-billion riyal complex has been under construction since October, when Specialised Contracting Company began the main structural work following the dredging by Saudi bin Laden, the main contractor that hired Specialised.

The first tower will comprise 18 additional floors above the podium it shares with the second tower, which will have 26 additional floors.


“Bin Laden had also completed some of the raft and excavation, now we are about to reach ground level, hopefully by the end of June,” said the project manager to CW. “But the problem is that the project is design-build. The design is based in Jeddah and this is different for different parcels. The structural engineering is being done in England, the technical in Germany, as well as some in the US.”

Design changes had delayed the timescale for the project, he said, and sometimes there can “be too much revision”. The company, based in Jeddah, has also battled with the logistical challenge of delivering material o site amid a crowd of other tower projects.

“The logistical problem is very big, especially with concrete delivery,” he said, adding that the company was using three local concrete suppliers, including Saudi Ready Mix.

The coordination has also been a challenge, he said, and the company has been asked to store much of their materials in the basement of the structure.

I looked at the pictures countless times and I failed to see any resemblance to mentioned UNESCO sites :nuts: . am I missing something or is this just a load of BS ?

don't get me wrong, it looks modern and good and I like it but the last lines were unnecessary IMHO .

King Abdullah Financial District (KAFD) is an unprecedented development that seeks to transform the Saudi capital Riyadh into a major hub for Middle Eastern business.

The CMA Tower, at its ultimate height of 385m, is arguably the stand-out structure of the near-50 skyscrapers rising from the ground at the site.

It will also be the centre piece of the KAFD’s Financial Plaza, which incorporates the five tallest structures in the development, including the CMA Tower, over a space of 50,000m2.

“It is a focal point and a landmark, visible from the North Gateway to the city,” said Ramzi Nawfal, regional director of Cyril Sweett, the project and commercial manager for the tower, in a presentation at last month’s Construction Week conference in Riyadh. He added that the structure will “eclipse” the present tallest structure, the 302m Kingdom Centre.

The slim tower with the wavy glass façade in the dreamy artist renderings will be just one of the distinctive features of the building that will house the Capital Markets Authority(CMA), Saudi Arabia’s chief financial regulator.

The tower’s inner total floor area is 185,000m2 and will contain commercial and corporate offices, a 450-seat auditorium, dining areas, leisure facilities, with the CMA occupying 28,000m2 in the top section.

The first stand-out fact about the tower’s construction is that it is built with no piles and no dampers. Nawfal says it was a challenge to build the four basement levels in the solid rock excavation. After that there was the challenge of dewatering – with the foundation level being the lowest in Riyadh, approximately 11,000m3 per day flowed into the area.

The second stand-out fact about the CMA Tower’s construction is that it contained the biggest raft pour ever in the Middle East. Supervised by Cyril Sweett, Saudi Binladin poured 13,000m3 of concrete over a 36-hour period last October.

The concrete pour was scheduled to last 42 hours, but was successfully completed within 36 hours,” says Des Pike, project director at Cyril Sweett.

“Throughout the operation, mobile truck mixers were arriving on-site at an average of one every 90 seconds, a significant logistical feat in itself.”

The pour followed a 30m-deep excavation and more than 4,000t of steel reinforcement. Texas-based Walter P Moore, the structural engineering firm for the tower project, had thought long and hard about the materials needed for the structural system, and conducted a carbon emissions study to help the building to achieve its target of a LEED Gold rating.

Despite the huge order for steel, the company calculated that this choice would cut by 40% the amount of concrete needed in the composite structure, reducing emissions by 30%.

The inner structure of the building is perhaps the most substantially different element, and combines many engineering feats to be able to securely support the lofty building above.

The core wall, usually square or elliptical in most towers, is instead nine-sided, and the inside of this core is split into three sections to create a Y-shaped concrete shape looking from above.

Riyadh, Saudi Arabia The proposed design study for the Conference Center building and the surrounding plazas are expressed as extrusions of the scorched desert soil patterns with lush vegetation and running water elements that make up a Wadi. The structure is situated at a topographically important location in the King Abdullah Financial District along a bend in the Wadi. This iconic building serves as focal point at the crossroads of the Wadi, creating a sense of place and destination. A mono rail transit system that is part of pedestrian ring road throughout the KAFD runs through the conference center.

Design Inspired by the Ocean Currents



The National Aquarium of Saudi Arabia will be located prominently in the King Abdullah Financial District. C7A’s concept reflects the dynamic nature of ocean currents, extending this metaphor to create an architectural expression of sweeping, faceted building forms. The plan captures the energy and dynamics of ocean currents as the geometry of the floor plates sweeps on both sides of the building, containing a central Grand Hall for vertical circulation and creating a fluid sense of place for the exhibit experience. Visitors come to a central ticketing lobby and move upwards in dramatic fashion on glass elevators, bringing them to the top of the building and the terrestrial habitat. They then travel downward into the various living exhibits, crossing from one exhibit to another through the central space.

Parcel 1.11, part of the prestigious King Abdullah Financial District development, is a high-quality office building with retail spaces on the Wadi, Parcel Ground and Skywalk levels.

The Master Plan for the entire King Abdullah Financial District defines a set of precise design criteria for the project. Working within these parameters, the building’s massing developed in the form of two interconnected towers. The north tower achieves the maximum building height of 83 meters above the parcel ground level, while the lower south tower steps down toward the mosque. The separation of the two towers affords a unique and instantly recognizable building form and establishes important visual connections across the site.

Flanked to the South and the West by the Wadi – a generously planted public concourse that runs through the center of the entire development. The Wadi itself provides clues to the character and arrangement of the new building with abundant vegetation continuing to climb up between the two towers over a series of terraces, creating seasonal outdoor meeting spaces that serve as valuable amenities for the respective office suites. These high quality outdoor areas are complemented by lobby/reception areas, representative waiting areas, business lounges and conference room spaces that serve as the communicative heart of the building.

Each of the towers is served by its own bank of elevators. Various configurations of one, two, three and/or four suites per floor are possible to meet future tenant requirements. The modern, flexible and future orientated office building has the potential for tenant suites to expand horizontally and also vertically since tenants can occupy two or more interconnected floors. The floor plates are punctuated throughout the building by generous voids and stairs, creating representative double-height spaces, promoting collaboration amongst the workforce. In addition, the multi-story bridge spanning between the towers allows for office suites to spread across the north and south towers, or alternatively allows for the building to be occupied by a single tenant.

The envelope design is comprised of two unitized layers – a fixed shading elements and a simple, glazed thermal façade. The expressive form of the story-high, fixed shading elements lends the building a distinct appearance: the configuration of large-scale apertures responds to orientation and proximity to neighboring buildings in allowing for views to the outside, while importantly controlling solar gains.

For novelty and innovation, look no further than the Crystal Tower, also known as Parcel 1.10.

The scale and ambition of the King Abdullah Financial District in Riyadh has allowed room for not only new and fresh construction designs, but a variety of contractors and suppliers.

With around 50 buildings planned and many seeing swift progress, it seems a necessity for each designer and contractor to be distinctive, from superstructure to façades and interiors.

For novelty and innovation, look no further than the Crystal Tower, also known as Parcel 1.10. One of around 30 large structures to be built by the Saudi Binladin Group, the twin-tower project will serve as a substantial commercial offering to white-collar tenants and retail outlets, as well as constituting a gateway to the heart of KAFD, the six-tower Financial Plaza.

One tower will be 18 storeys, at 95m, and the second 26 storeys at 135m. These are relatively low in height compared to surrounding towers, but it is not on scale that the building is seeking to break new ground.

The walls of the towers that face each other lean away and narrow gradually as they go up, creating an unusual, asymmetrical architectural vision. Rather than the standard corporate walls of glass, the stone façade will be studded with what looks like scattered diamond-shaped embedded crystals in varied patterns, which in fact serve as regular windows.

“We wanted to carry on the crystalline tradition,” Jacob Kurek from designer Henning Larsen Architects comments on the outer design. He adds that the façade is very deep, with the crystal windows set as far back as 30cm. This technique, and the direction the building faces, both help to minimise the direct exposure to sunlight for the occupants behind the windows.

The building represents the entry point between the carefully-cultivated Wadi area and the Financial Plaza. The two towers are connected by a raised podium 70m in length that slopes from its higher point of entry to the 18-storey tower to the 26-storey tower.

This will link the two towers and, with the vertical, sloping tower walls, forms a frame for the Financial Plaza, which will contain the CMA Tower, among other structures.

This will create a dramatic entrance to the lobbies and allow a shaded meeting area and small shopping hub underneath, cooled by the breeze coming over the Wadi.

At the heart of construction is Specialised Contracting, a Jeddah-based company for whom Crystal Tower is its first project in the capital. Project manager Joseph Felfly says the company mobilised on-site in the first week of October last year.

Its first job was to complete the excavation started by Saudi Binladin, which technically is the main contractor on the project, but which has mandated Specialised with the construction in line with a wider government effort to involve Saudi firms.

“When we came [on board], some of the work was done in some areas, the raft work, but in some areas the excavation was not yet completed. So we came in and completed the job,” says Felfly. The dewatering, however, had already been completed – one of the benefits of working in Riyadh compared to a coastal development such as Jeddah’s Corniche.

At the time of CW’s visit, the company had reached the top of four basement floors, and was closing in on the ground floor by the end of June. Felfly explains that Specialised is also constructing two towers for what is currently known as Parcel 1.11.

The two projects have a combined value of $159.9m, he estimates. The company will carry out all structural, civil and architectural work on Crystal Tower. Structural engineering has been provided by Thornton Tomasetti, the US-based engineering firm that has a Riyadh office and helped design the record-breaking Kingdom Tower.

Hoare Lee Consulting Engineers, the UK company with an office in Abu Dhabi, also played a significant part in the MEP design.

Doka will provide the formwork throughout construction, with its Staxo 40 system used for the main slab. “It is a very flexible system,” says Felfly.

The contractor will use the climbing system for the two core walls. Despite steady progress, Felfly says the international mix of companies contributing to the design and engineering creates the occasional schedule challenge.

“The problem here is that the project is design-build,” he says. “And the design is going on in Europe, not here or in Jeddah. They have different designers for different parcels.

The structural designer is in England, the mechanical design is in Germany, some designers are in the US. Many times we are finding problems where the design is not ready, and sometimes too much revision of the design. We finish a slab, we are about to concrete, and then a modification comes.”

Felfly adds that this area of the KAFD presents some significant logistical difficulties. With so many construction projects ongoing in an increasingly crowded space, makeshift roads are often clogged with deliveries and heavy machinery.

“The roads are very bad here, and the subterranean sub-contractors are excavating tunnels. This is disturbing all parcels.”

Space shortage has meant that the company has had to be efficient and tidy moving the majority of its materials into the basement floors of the structure, at the request of the client.

At the same time the company has a hasty operation to also set up its site office in the basement. By June, the company was still looking to procure an air-con unit and septic tank for this office, among other items. The next two major issues are deliveries and sourcing materials.

Doka formwork, for example, needs to come a long way from Jeddah, where it receives the equipment from the port and has its major storage facility. However, Saudi Binladin has a specially-dedicated yard near to KAFD in which it manages all formwork inventory for the parcels it oversees.

A source at Saudi Binladin’s formwork yard explains that Specialised is only one of two contractors that are dealing with Doka directly for its formwork. The turnaround time between order, design and delivery is between six to eight weeks. Saudi Binladin, incidentally, has around $30.66m worth of Doka material for all its parcels on KAFD.

Felfly says that basic materials are easily sourced locally, but as a building aiming for a LEED rating, the requirements for more specialised products have been more difficult to fulfil – and more expensive. “All the materials like doors, some false ceilings, tiles, we can find in Riyadh, no problem. Concrete is nearby.

More related items like wood and steel are available here. But Parcel 1.11 specifies a false ceiling made of special stainless steel. Only one factory manufactures this, in Germany.

One square metre is around $2,133. This is very high specification; no one is using it in Saudi Arabia. This is a LEED project, so we need to get our materials from 500km away in Riyadh, and no further. But it is under review, our materials schedule; some materials come in from outside – maybe we will have to use some alternatives,” comments Felfly.

The project is scheduled for completion in 2013. Long before it needs to think about the interior materials, Specialised seems itching to be able to finalise the ground level, whereafter it can proceed with the more regular slab construction of the two towers.

Felfly seems to be relishing the construction and logistical challenge posed by the sloping sides of the two main tower structures, explaining that gradual adjustments of each slab mean that what seems like a highly complex task can be achieved with relative ease.

“The whole area is 7,500m2. After that, the smaller tower, the area is around 1,400m2 on average, as it reduces in area as it goes up. Working at the edge of the slab, there is essentially no problem, as you simply make it shorter with every slab. This is just a survey issue,” explains Felfly.

KAFD - Conference Center (Parcel A01)
Guided by the master plan by Copenhagen based Henning Larsen Architects, HM White has collaborated with FXFOWLE Architects in completing four of the first mix-use development parcels and responsible for designing the surrounding public spaces which reinforce the urban plan’s design principals. As Saudi Arabia’s first LEED certified buildings, each site adjoins a central meandering public park known as the ‘Wadi’ which serves as a central organizing public landscape that connects a sequence of smaller neighborhood districts. HM White’s designs for streetscape, building entrances and adjoining courtyards and plazas have been configured to increase the Wadi’s permeability and connectivity through transitional topographic landscape manipulations.
