King Abdullah Financial District now the world's biggest green development

Massive real estate project seeking green accreditation

Riyadh’s King Abdullah Financial District (KAFD) is now the largest project in the world that is seeking green building accreditation, MEED’s Saudi Green Buildings Forum 2011 was told today.

The project involves building 34 towers in a site with a total area of 1.6 million square metres. It will provide more than 3 million square metres of space for various uses, 62,000 parking spaces and accommodation for 12,000 residents. The KAFD aims to create 44,000 new jobs and to be the largest financial centre in the Middle East.

The LEED director for the project at the Saudi BinLadin Group, Whysal Numan said that the drive to achieve the highest standards in sustainability has involved a wide range of initiatives designed to lift environmental standards during the construction process and after the opening of the project. This is scheduled to take place in 2014.

The Saudi Binladin Group is the principal design and build contractor on the project.

Sustainability initiatives at the project include an erosion sedimentation control plan to reduce pollution from dust and to control soil erosion. “We have land-watering in the project each hour and every day and other measures to control dust coming from the site,” Numan said. Traffic speed within the project is controlled for the same reason.

“Our construction waste management programme aims to divert at least 50 per cent of our construction waste from disposal in landfill and incinerators,” Whysal said. “The indoor air quality plan is to reduce health risks for construction workers.”

The project will use alternative transport systems. “The KAFD is to have a monorail system with six stations that will connect with public parking areas. There will also be parking for bicycles and changing rooms for people who come the district by bicycle.

LEED requirements demand that water consumption must be reduced by 20 per cent. To achieve this, technology being used in the project includes dual-flush toilet systems and low-water flow fittings. Buildings within the KAFD will also make use of gray water.

“Energy performance is most critical,” Whysal said. “LEED requires a 10 per cent reduction in energy use. We have introduced a lot of strategies to achieve this and they include low ultra-violet materials; shading device systems; heat recovery systems and efficient light fixtures.

“We are aiming to use at least 50 per cent of the materials from recycled material,” Whysal said. This has involved using recycled steel and porcelain. “We are aiming that at least 10 per cent of the total cost will be in the form of recycled material and we could get to 20 per cent and more.”

“Building materials have been selected which are extracted and manufactured within 500 miles of the project site for a miniumum of 10 per cent of the cost of the total value of the materials used in the project,” Whysal said. “We are targetting 20 per cent.” Sustainable adhesives, paints, flooring and composite wood are being used to reach this target.

The client for the King Abdullah Financial District is the Rayadah Investment Company.

ويقع البرج الجديد لمجموعة سامبا المالية ضمن المنطقة المركزية في مركز الملك عبدالله المالي، والتي تشمل إلى جانب برج سامبا 4 أبراج أخرى عائدة لجهاتٍ وهيئات اقتصادية ومالية رائدة، وسيتم تجهيزه وفقاً لأرقى المواصفات المعمارية العالمية، وبما يراعي المعايير البيئية ليكون صديقاً للبيئة، حيث سيتم تدعيم المبنى بشرائح زجاجية عملاقة للاستفادة من الطاقة الشمسية في ترشيد استهلاك الكهرباء، ويشتمل المبنى كذلك على حدائق داخلية وصالات للألعاب الرياضية مخصصة للموظفين، فضلاً عن كافة الخدمات والمرافق الأساسية الأخرى، بما في ذلك موقف جانبي للسيارات يستوعب نحو 4000 سيارة.

KAFD MASTERPLAN NOMINATED FOR LEED
The new financial centre of Saudi Arabia, King Abdullah Financial District in Riyadh, is taking real shape.
The 1.6 million m2 masterplan comprising new buildings of more than three million m2 (above ground) has been designed to meet the requirements of one of the world’s most recognised green building certification systems, LEED.

Henning Larsen Architects is behind the masterplan as well as several distinctive buildings and plazas in the district – many of which have already been pre-certified for LEED. Now, the entire masterplan has also been nominated for the prestigious accreditation. Granted the certification, King Abdullah Financial District will become the world’s largest green development project and first LEED-certified district worldwide.

King Abdullah inaugurates the first buildings by November 2012, and 44,000 new jobs are expected to be created with the completion of the district. King Abdullah Financial District will become the largest financial centre in the Middle East.

For the City of Riyadh, the King Abdullah Financial District is a new development, being undertaken by the Rayadah Investment Corporation on behalf of the Pension Authority of the Kingdom of Saudi Arabia, consisting of over one hundred parcels, a new monorail system, as well as numerous civic and infrastructure projects.

Initially involved in the district master planning with Henning Larsen Architects, we are now currently working with Will Bruder Partners Ltd on the next phase of parcel development. Parcel 2.08 includes four levels of below grade parking, a 7-story office tower, and 16-story residential tower.

Services provided by us included structural engineering, mechanical, electrical, and plumbing (MEP) engineering, fire engineering, facade engineering, architectural lighting/ground engineering, and sustainability/LEED consulting, and security/information technology consulting.

Guided by masterplan requirements for dynamic facades for certain elevations of the parcel and reduction of cost and complexity to the overall installation, Happold Lighting proposed a low resolution abstract LED facade lighting scheme designed to give subtle movement across the vertical shade screen of the residential tower and the horizontal shade screen of the office towers.
Rather than produce a content driven media screen, requiring frequent updates and specific video mapping, Happold Lighting developed the active facade of randomly patterned arrays of linear LED pixels which utilizes several set videos derived from natural sky sources (blue-grey cloud, star patterns, sand drifting).

Upon completion in 2012, the project will achieve LEED Gold certification.

The contractors on the Crystal Tower in King Abdullah Financial District (KAFD) will begin the finishing work for the ground floor and its early levels at the start of next year despite ongoing difficulties with space.

Specialized Contracting Company has been working on the $160m twin-tower project since October 2010. The project is located between the Financial Plaza and the Wadi on the 50-tower business development in Riyadh.

The Jeddah company has already met two milestones, though progress is steady at best due to the tight space in which to work on the crowded construction site, home to many other tower projects. It is building a 22-storey tower on a 1,000m2 footprint, and the 33-storey tower over 1,400m2.

“We have the substructure completed, and are now on the fourth floor of the smaller tower, and the third floor of the taller tower,” said Joseph Felfly, project manager. “We have also finished the fit-out for the basement.”

He added that the company has had to be nimble through having to use the ground floor as the main storage point for equipment and materials.

“Logistics is still a problem, though everything is happening here on-site at once, including other towers and tunnelling,” he said.

The Crystal Tower, designed by architect Henning Larsen Associates, will be a grand entrance to the Financial Plaza in the heart of the KAFD, the two structures appearing to lean away from each other atop a mutual podium.

It is one of around 34 towers overseen by main contractor Saudi Binladin Group, the master planning company that has brought in a number of contractors for individual parcels on the site.

It is one of Specialized's first projects in the capital in a portfolio dominated by projects in Jeddah, Makkah and Madinah.

The construction of the Crystal Tower which will be located in the King Abdullah Financial District (KAFD) began in October, 2010. The contract of the construction of the $160 million towers was taken up by Specialized Contracting Company. The architect consultant for this project is Henning Larsen Architects.

The project consists of two towers leaning away from each other. But they will be connected at the bottom by a mutual podium. One tower is 22 storeys tall with a footprint area of 1000m2 and another tower is 33 storeys tall and has a footprint area of 1400m2. The tower is located between the Financial Plaza (financial centre of the 50-tower business development) and the Wadi, which is the pedestrian walkway.


The tower will have a mixed use. It has residential spaces, office spaces and multi purpose podium with a terrace overlooking the garden. It will also house a sky gym in the 22nd level and a swimming pool in the 33rd level.

The other features of the tower include the underground parking and its cooling system. The car parking is provided in 5 underground levels. These underground levels will also have the plant room, and serve other such purposes. The skywalks and other areas within the building are air conditioned to cool the building and protect it from the adverse weather conditions outside.

The project faced problems due to lack of space. Through our Innovation Incubator program, Yehia Madkour (Perkins+Will Vancouver) investigated the potential of parametric modeling to dynamically resolve and control a performative shading device responsive to a unique context and solar exposure. Yehia's proposal illustrates a new approach to computational design techniques where the focus is not on formal expression, but on performance-based configurations by coordinating complex relationships and conditions specific to context.

The result is an exploration of a parametric shading screen system for our King Abdullah Financial District (KAFD) Parcel 2.11, Riyadh, KSA. The proposed shading system aims to computationally coordinate its shape geometries relavant to its site and building context, sun path and the desired level of exposure. The proposed shading screen system uses computational techniques to automate its component configurations on all building facets.

Cascading Condos is a mixed-use building bordering the ring road surrounding the King Abdullah Financial District (KAFD). The building comprises a combination of residences and commercial spaces.

With its unique location, the building creates a transitional zone between KAFD and greater Riyadh, establishing a clear entrance to the district.

Cascading Condos is composed of three 'stacked' volumes, which create a dynamic terraced canyon with the lowest point in the centre of the plot. The design embodies the movement from the massive scale of Riyadh to the more protected interior and exterior spaces of the building.

The southern part of the structure - the tower - reaches an extreme vertical elevation, representing a monumental focal point in the financial district. The unique terraces create indoor and outdoor spaces for residents, employees and visitors. In the northern, lower part of the building, the offices are situated, while the tower is designed to comprise residences. In the base, the public functions are connected to the other buildings in the district via the sequence of footbridges, Skywalks.

Situated along the periphery of King Abdullah Financial District, The Butterfly marks the transition between the new district and the remaining part of Riyadh. The building comprises a mixture of residences, commercial and retail functions.

The recessed position of the buidling creates a leisure park and oasis amidst the bustling commercial activity and a convenient pick-up/drop-off area for local commuters. The two levels at the base are dedicated to retail and connect to the sequence of footbridges in the district, Skywalks. The next five levels are reserved for offices, while the top six floors comprise luxury residences.

Open cuts through the base create lush green courtyards and protection from the sun, encouraging visitors, employees and residents to congregate in comfort without being exposed to harmful radiation. The cuts also allow light to penetrate deeply into the building and provide the retail areas with spectacular views of the financial district.

The building is sheathed in louvers that prevent overheating and create a distinctive moiré effect along the facade. This effect mirrors the appearance of shimmering butterfly wings, animating the building for inhabitants and passers-by.

FXFOWLE releases latest images of Saudi’s KAFD

Latest construction images of the multi-billion-dollar King Abdullah Financial District, outside Riyadh, have been revealed by an architecture firm working on the project.

Master-planned by Danish firm Henning Larsen, the district contains many buildings designed by New York-based firm FXFOWLE.

A spokesperson for FXFOWLE told Middle East Architect that the practice is hoping to complete several projects and parcels by the end of 2012, including its gleaming marble mosque which won the Community Future Award at Cityscape Global in 2010.

It is also nearing completion on parcels 4.07 and 4.08, which contains two towers (88m and 133m-tall) connected by a retail podium across a shared landscaped plaza.

However, the spokesperson added that the buildings, even if completed in 2012, will not be occupied until a later date due to the state of development on the surrounding infrastructure.

He also revealed that excavation work is currently underway on the shimmering Museum of Built Environment, with construction to start in 2012.

أعلنت هيئة سوق المال السعودية عن إنشاء مقرها الرئيسي موضحةً أن عدد أدوار برج هيئة السوق المالية سيكون 77 دوراً بارتفاع 400 مترا، ويشرف البرج على منطقة الساحة المالية والوادي الاصطناعي، وسيصبح من بين أعلى الأبراج في العالم بمساحة مكتبية تبلغ 185 ألف متر مربع، وسيكون الجزء العلوي من المبنى مقراً لهيئة السوق المالية. وتضم المكاتب في هذا المبنى أحدث الخدمات المكتبية الذكية التي يمكن تكييفها بحسب الحاجة لتوفر بيئة عمل مناسبة للعاملين. أما المنطقة السفلية الملحقة بالبرج Podium فإنها تضم إضافة إلى منطقة الخدمات المساندة مناطق الاستقبال ومطعماً وقاعة محاضرات تتسع لنحو 500 شخص، ذات تصاميم معاصرة وتربطها بالمباني المحيطة جسور مشاة معلقة.

وروعي عند تصميم المبنى والمرافق اختيار العناصر والمواد والوسائل المناسبة، التي تلائم صناعة الإنشاءات المحلية مع الاستفادة القصوى من أحدث نظم البناء العالمية الحديثة المراعية لجميع الاعتبارات والضوابط البيئية . وفيما يتعلق بالطاقة روعي استخدام أفضل الوسائل والتصاميم لتوفير طاقة ذات كفاءة عالية تتماشى مع متطلبات المباني للطاقة والبيئة LEED.

وسيكون المبنى معزولاً عزلاً جيداً ضد الحرارة وأشعة الشمس، إذ استُخدمت ألواح زجاج من عدة طبقات مظللة بطبقة من الألواح الخارجية، يتم توجيهها بحيث تحد من حرارة الشمس وتخفف من أحمال التبريد الداخلية، مما يوفر في حجم الطاقة المستخدمة وتكاليفها. كذلك سيتم تعزيز الطاقة الكهربائية من خلال تركيب ألواح لتوليد الطاقة الشمسية على سطح المبنى والأسطح الخارجية.

ولتقليل الحرارة الداخلية المنبعثة ألغيت نظم التوزيع المعتمدة على الكابلات  النحاسية واستعيض عنها بتقنيات نظم اتصال لاسلكي وأسلاك ألياف ضوئية. وستضم البنية التحتية الذكية شبكات صوت وبيانات وفيديو تدار مركزياً مما يوفر في التكاليف ويضاعف الإنتاج. وتمتاز جميع النظم بوفرة العناصر البديلة التي تستوعب أي توسع مستقبلي وأي تقنيات حديثة. ويعد مركز الملك عبد الله المالي مركزاً متكاملاً و مؤهلاً لتقديم عديد من الأنشطة والخدمات المالية، وسيعمل على استقطاب الاستثمارات المختلفة، وتوفير الفرص الوظيفية للقوى العاملة السعودية، إضافة إلى أنه سيصبح مركزاً لتدريب وتطوير الكفاءات والخبرات المالية لتلبية حاجات القطاع المالي ومتطلباته من هذه الكفاءات المدربة المؤهلة.

The Science Museum and Geo-Climate Centre celebrate Saudi Arabia’s contributions to science and environmental education in a pair of buildings centrally located in the King Abdullah Financial District. C7A’s design is derived from the fragmented and faceted forms of giant crystals found in nature. Crystalline shapes appear to grow out of the Plaza, creating the fractal architectural character of each building. Visitors enter each of the Museums at the Wadi level through lobbies, which act as information/orientation foyers for visitors. The Geo-Climate Centre’s lobby provides access to the museum and IMAX Theatre :dj:while the Science Museum features a multi-level lobby providing access to and from the Skywalks, Monorail, and Underground Garage.

لكن المشكلة الأكبر هو أنه مشكوك في أرتفاعه أحد الأخوان في الصفحة السابقة يقول انه بيكون 200 متر

قال محافظ المؤسسة العامة للتقاعد محمد الخراشي ان الانجاز في مركز الملك عبد الله المالي وصل في المرحلة الاولى الى نسبة 85% ، بينما وصل في المرحلة الثانية المتعلقة بالبنية التحتية والتمديدات الى 67% ، اما المرحلة الثالثة فهي متفاوتة النسب ، الا ان نسبة الانجاز في المشروع بكامله وصلت الى 50% .

واضاف : نحن حريصون على الجودة قبل حرصنا على سرعة العمل وليس هناك أي مشكلة في ايصال الخدمات العامة للمشروع وقد قمنا بالتنسيق مبكرا ,وبالنسبة لخدمات الكهرباء فقد تم وصل الكايبل في كثير من المواقع وكذلك بالنسبة لخدمات المياه والصرف الصحي.

يضاف الى ذلك وصول جزء من مقطوراته التابعة للقطار الذي يتكون من ست عربات رئيسية منها اربع تعمل على مسارين وعربتا احتياط والعمل جار في سكة القطار ، كما اشار الى ان العمل يجري على قدم وساق وان 35 الف عامل يواصلون جهدهم ليلا ونهارا لانجاز المشروع مع الحرص على الدقة والجودة.وكان وزير الأشغال العامة والاسكان الاردني المهندس يحيى الكسبي ووزير الاسكان بالمملكة الدكتور شويش بن سعود الضويحي قد قاما امس بزيارة لمشروع مركز الملك عبدالله المالي وكان في استقبالهما محافظ المؤسسة العامة للتقاعد الأستاذ محمد بن عبدالله الخراشي وكبار المسؤولين في المشروع.وقد اطلعوا على مراحل تطور المشروع وما تم انجازه حتى الآن سواء للمساكن أو المكاتب أو أعمال البنية التحتية وأعرب معالي الوزير الاردني عن اعجابه الشديد بالمستوى الفني والإداري للمشروع والمدة الزمنية القصيره للانجاز متمنياً للمؤسسة العامة للتقاعد والمتقاعدين كل تطور ونجاح. من جانبه قال وزير الاسكان الدكتور شويش الضويحي ان مشروع مركز الملك عبدالله المالي والعمل القائم به يعد مفخرة لكل مواطن سعودي ونفى ردا على سؤال ل الرياض حول سعي وزارة الاسكان للحصول على قطعة ارض بالمركز المالي لبناء مقر لها قائلا هذا مشروع مالي وليس هناك نية للحصول على مقر فيه.

وشملت الجولة جوانب المركز وبعض المباني والانفاق كما تم عقد اجتماع في احد المباني شبه المكتملة.

يذكر ان وزير الأشغال العامة والاسكان الأردني يقوم بزيارة حالية للمملكة العربية السعودية يطلع خلالها على مشروعات الاسكان وتبادل الخبرات والتعاون في هذا المجال.

وقد اختار زيارة مشروع مركز الملك عبدالله المالي لما يمثله هذا الصرح الكبير من أهمية لاقتصاد المنطقة بشكل عام والدور الرئيس الذي سيلعبه في جذب واستقطاب الاستثمارات ، حيث يعد مركز الملك عبدالله المالي الأول من نوعه في الشرق الأوسط من ناحية الحجم والتنظيم والمواصفات التقنية ويضاهي أكبر المراكز العالمية.

Saudi Arabia: New financial centre going for solar "Made in Germany" with Conergy

The latest financial centre of Saudi Arabia, the King Abdullah Financial District (KAFD), will be reducing its dependence on the kingdom’s oil reserves and will be relying on solar technology from Conergy for a portion of its energy requirements. By installing a solar system on the roofs of towers A and C – the first solar rooftop plant in Riyadh – the KAFD is choosing sustainable architecture with the aim of achieving one of the most significant eco certifications in the world: the “LEED Gold” certification awarded by the US Green Building Council.

At close to 200 kilowatts, the solar plant will not only be the first but also the largest rooftop plant in Riyadh. In collaboration with its local partner Modern Times Technical Systems (MTTS), Conergy will be installing over 800 Conergy PowerPlus modules on some 1.7 kilometres of Conergy SunTop III mounting systems over a surface of 1,300 square metres. The 330 megawatt hours of clean energy generated each year – which could supply 1,500 computers in the financial centre – will be fed into the power grid of the metropolis via 14 string inverters. The solar plant will prevent the emission of 180 tons of the damaging greenhouse gas CO2 annually once it is connected to the grid by the first quarter of this year.

Conergy is providing support to companies in the Middle East on this new path towards sustainability. “The KAFD is no doubt an ecological pioneer, who we commend for playing this role,” says Alexander Lenz, Conergy President of South East Asia and the Middle East. “With its environmentally friendly architecture, the KAFD demonstrates how the Saudi financial sector can reduce its dependence on fossil fuels. With the first rooftop plant in Riyadh, the KAFD is setting an example – and simultaneously encouraging more green awareness and action in the Middle East.”

Currently, there are more solar plants under construction in Saudi Arabia with a total capacity of some 15 megawatts. Conergy has been contributing for many years now to the expansion of solar energy in the country: in 2010, the solar energy company erected the first, and at 2 megawatts also then the largest, solar plant of the kingdom on the roof of the “King Abdullah University of Science and Technology” (KAUST) in Thuwal. With its expansion into solar energy, Saudi Arabia is pursuing its goal of reducing its consumption of its oil and gas reserves that are intended for the export market. The Gulf state is instead planning to build their domestic infrastructure for renewable energy production. In June, the Saudi Minister of Petroleum and Mineral Resources Ali Al-Naimi commented on the situation by giving the following statement to news agency Bloomberg: “Saudi Arabia plans to generate solar electricity equalling the amount of its energy from crude exports.”

According to Green Alpha Advisors, Saudi Arabia exports approximately 2.7 billion barrels of oil a year. With one barrel of crude corresponding to around 1,700 kilowatt hours of electricity, the entire oil exports of the kingdom is equivalent to 4,590 billion kilowatt hours per year, a quarter of the world’s energy demand. To produce this amount of energy would require close to a quarter of a million solar PV plants with an installed capacity of 10 megawatts each. Compared to the solar capacity installed in Saudi Arabia and its neighbouring countries of approximately 100 MW, these targets appear rather ambitious. But they also show that sustainability is now on the agenda in the sun-bathed Gulf state – and that solar energy is part of their solution to create a sustainable future.

تتسابق أكثر من 200 رافعة؛ و 35 ألف عامل على إتمام بناء أبراج مركز الملك عبدالله المالي ، الذي يعتبر أكبر تجمع مالي يضم كبرى المؤسسات المالية الحكومية والخاصة في المملكة؛ وكذلك مقرات هيئة سوق المال .

وفي جولة ل"الرياض " على المركز التقت محافظ المؤسسة العامة للتقاعد محمد بن عبدالله الخراشي الذي كان يتابع العمل برفقة العديد من المهندسين في شركة رائد للاستثمارات وهي الذراع الاستثماري لمؤسسة التقاعد . حيث قال ان مشروع مركز الملك عبدالله المالي بمدينة الرياض والذي ينشأ على مساحة تبلغ مليوناً وستمائة ألف متر مربع من أحد المراكز المالية الرئيسية في العالم لوجوده بأحد أكبر اقتصاديات المنطقة وهو الأول من نوعه في منطقة الشرق الأوسط من حيث الحجم والتنظيم والمواصفات التقنية والتجهيز ويقع في منطقة مركزية بالرياض حيث يحده ثلاث طرق رئيسية .


واضاف ان الانجاز في مركز الملك عبد الله المالي في المشروع بكامله وصلت الى 50% . ووصل في المرحلة الاولى الى نسبة 85% ، بينما وصل في المرحلة الثانية المتعلقة بالبنية التحتية والتمديدات الى 67% ، اما المرحلة الثالثة فهي متفاوتة النسب ،يضاف الى ذلك وصول جزء من مقطورات التابعة للقطار الذي يتكون من ست عربات رئيسية منها اربع تعمل على مسارين وعربتا احتياط والعمل جار في سكة القطار ، كما اشار الى ان العمل يجري على قدم وساق وان 35 الف عامل يواصلون جهدهم ليلا ونهارا لإنجاز المشروع .


7 مساجد وتميز يسبق الافتتاح

وأوضح محافظ المؤسسة العامة للتقاعد محمد الخراشي أنه يتوفر في المركز 7 مساجد أمر خادم الحرمين الشريفين بإنشائها والاعتناء بها. وقد حاز أحد المساجد التي يتم تنفيذها حاليا في مركز الملك عبدالله المالي على جائزة التميز المعماري الإسلامي بسيتي سكيب دبي ضمن العديد من التصاميم للمشاريع المختلفة المطروحة للفوز بالجائزة . وهو تميز يسبق افتتاح المركز.

وأشار إلى أن مؤسسة التقاعد وجهت الدعوة ل22 شركة فنادق عالمية لتقديم عروضها لإدارة الفنادق وقاعات المناسبات التي سيحتضنها مركز الملك عبدالله المالي،وقد تلقت العديد من العروض فيما تعاقدت مع إحدى الشركات العالمية المخصصة لإعداد خطة تسويق ونظام التسعير.

تعمل هيئة سوق المال على انجاز المبنى التابع لها والمصمم بطريقة جميلة كما قاربت مجموعة سامبا المالية ضمن المنطقة المركزية في مركز الملك عبدالله المالي،على الانتهاء من المبنى التابع لها والتي تشمل إلى جانب برج سامبا 4 أبراج أخرى عائدة لجهاتٍ وهيئات اقتصادية ومالية رائدة، وسيتم تجهيزه وفقاً لأرقى المواصفات المعمارية العالمية، وبما يراعي المعايير البيئية ليكون صديقاً للبيئة، حيث سيتم تدعيم المبنى بشرائح زجاجية عملاقة للاستفادة من الطاقة الشمسية في ترشيد استهلاك الكهرباء، ويشتمل المبنى كذلك على حدائق داخلية وصالات للألعاب الرياضية مخصصة للموظفين، فضلاً عن كافة الخدمات والمرافق الأساسية الأخرى، بما في ذلك موقف جانبي للسيارات يستوعب نحو 4000 سيارة.

ورصدنا اثناء جولتنا عددا من المباني التي اصبحت شبه جاهزة انشائيا ، وتم استخدامها بالفعل كمكاتب لانجاز عمل المهندسين ،فيما لازالت بعض المباني تحت الانشاء حيث تشكلت بها خلايا من العاملين والرافعات الكبيرة وسيارات النقل ، وتخضع بوابات المركز الخمس عشرة على مدار الساعة لضغط من العمل وتنظيم العاملين والدخول والخروج للسيارات والشاحنات .

مركز الملك عبدالله المالي.. قطب النمو الجديد

خلال التاريخ المعاصر للعاصمة الرياض وبالذات في إطار الستين عاماً الماضية من عمر هذه المدينة يمكن لمن يرصد حركة النمو بها أن يلاحظ بسهولة تلك العلاقة بين القفز في معدلات هذا النمو السكاني أو الاقتصادي، والمشروعات المحورية التي تتبنى الدولة إقامتها في هذه العاصمة، من تلك المشروعات على سبيل المثال حي الوزارات الذي ضم أجهزة الدولة ومساكن موظفيها بداية السبعينيات من القرن الهجري المنصرم، وتأسيس جامعة الملك سعود في النصف الثاني من ذلك العقد، ونقل البعثات الدبلوماسية لحي السفارات الذي أقيم لهذا الغرض في التسعينيات، ونحوها من المشروعات التي لا زالت تتوالى على المدينة لنقف في الوقت الحاضر على أعتاب الأخير منها وهو مشروع مركز الملك عبدالله المالي، الذي يوشك أن تنتهي أعمال منشآته في نهاية العام الحالي والذي لن يقل تأثيره باعتقادي في نمو مدينة الرياض عن تلك المشروعات المحورية التي أشرت لنماذج منها، فهذا المشروع خطط لأن يكون مركزاً مالياً يعكس قوة المملكة الاقتصادية، لذا نراه وضع على موقع تبلغ مساحته أربعة أضعاف مساحة المركز المالي في كناري وورف بالعاصمة البريطانية لندن، كما صممت منشآته لتضم كبرى المؤسسات المالية الحكومية والخاصة في المملكة.

The communication issues involved between client, main contractor, client’s design consultants, main contractor’s design consultants and suppliers have been further complicated due to differing time zones, locations and languages.

With U.S. and U.K. designers specifying materials and processes unavailable or unheard of in Saudi Arabia we have been given great challenges to rework and adapt specifications to still meet with the client’s aspirations and yet be manufactured, on the whole, locally.

The signage is now being manufactured for the first buildings and our role in Riyadh will be to continue with the same process of construction and design prototyping as further works packages progress.

The client, Al-Rayadah Investment Company, is becoming an increasingly major player in the kingdom’s
construction sector. One of the largest developments that it is currently executing is the King Abdullah
Financial District (KAFD) project in Riyadh.

KAFD is located on a 1.6 million sq m site north of Riyadh and will offer commercial and residential districts
along with hospitality, retail and recreational facilities. The financial district is one of the largest
megaprojects currently under construction in the kingdom, with more than $6.2bn-worth of construction
contracts having already been awarded on the development.

Al-Rayadah is preparing to tender three new construction projects worth more than a total of $500m for the
KAFD scheme by the end of June in 2012.

The client is preparing to issue tender documents for the Saudi Stock Exchange (Tadawul) tower, a museum
and an aquarium :banana: project in the first two quarters of 2012.

Prequalified contractors have been asked to submit request for proposal for the estimated $266m Tadawul
project, with tender documents for the development scheduled to be issued by the end of January. The 40-
storey tower will cover a total area of 140,000 sq m. The UK-based Mace Group is the project manager and
Japan’s Nikken Sekkei is the architect for the tower (MEED 21:12:12).

تبدأ السعودية خلال الفترة المقبلة جذب استثمارات عالمية جديدة من خلال مركز الملك عبد الله المالي، الذي يعد الأكبر على مستوى منطقة الشرق الأوسط. وكشف لـ ''الاقتصادية'' محمد الخراشي محافظ المؤسسة العامة للتقاعد - خلال الجولة التي أجراها صباح أمس مع اللورد الدرمان ديفيد ووتن عمدة حي المال والأعمال في لندن - خطة تعتزم المؤسسة القيام بها لتسويق مركز الملك عبد الله المالي محلياً وعالمياً، يتم على أثرها جذب استثمارات قوية، ليكون ضمن أفضل عشرة مراكز مالية في العالم بحلول عام 2020، بالنظر إلى موقعه وما تضمنه من استثمارات تعزز من مكانة المملكة بين الدول العالمية. من جانبه، قال اللورد الدرمان ديفيد ووتن عمدة حي المال والأعمال في لندن: ''أنا هنا لبناء رابط بين حي المال اللندني ومركز الملك عبد الله المالي، والرياض تقوم بجهد جبار لتأسيس مركز مالي».

في مايلي مزيد من التفاصيل:

أكد لـ "الاقتصادية" محمد الخراشي محافظ المؤسسة العامة للتقاعد أن المؤسسة لديها خطة لتسويق مركز الملك عبد الله المالي محلياً وعالميا، وأن يكون ضمن أفضل عشرة مراكز مالية في العالم بحلول عام 2020، بالنظر إلى موقعه وما تضمنه من استثمارات تعزز من مكانة السعودية بين الدول العالمية.

وأشار الخراشي إلى أن تكلفة المشروع المتوقعة تبلغ نحو 28 مليار ريال، وأن الرقم النهائي سيتضح بعد الانتهاء من المشروع.

وقال الخراشي خلال الجولة التي أجراها صباح أمس مع اللورد الدرمان ديفيد ووتن عمدة حي المال والأعمال في لندن في مركز الملك عبد الله المالي في الرياض، إن مؤسسة التقاعد تعمل مع استشاري المركز لوضع سياسة خاصة بتسعير البيع، والتأجير، وتحديد فروقات الأسعار تبعاً للمواقع، مبيناً أنها ستأخذ حقها من الدراسة والمراجعة خلال الفترة المقبلة، وبعدها تتضح الرؤية الكلية للأسعار.

وفي سؤال لـ "الاقتصادية" عن الوقت النهائي للانتهاء مشروع مركز الملك عبد الله المالي قال الخراشي: "الخطط موجودة في السابق، ومواعيد التنفيذ أيضاً محددة مسبقاً، لكن هناك عوائق تتعلق بالمقاولين من حيث مواجهتهم لبعض الصعوبات والظروف سواء في جانب المواد أو العمالة أو بعض الترتيبات، لكن نأمل أن تكون في أقرب فرصة، وأشير هنا إلى أنه بالنسبة للبنية التحتية في المركز فستكون مكتملة خلال ثلاثة أشهر، كما إيصال الخدمات والكهرباء سيتم أيضاً في وقت قريب".

وأضاف: "نحن حريصون على الجودة والنوعية ولا نود أن يكون هناك أي أخطاء، ولدينا استشاريون مختصون في الجودة أيضاً يعملون على استلام كل عمل يتم إنجازه، وما تم يثبت أن الجودة محل اهتمام الجميع".

وفي شأن القطار الذي سيكون ضمن منجزات مركز الملك عبد الله المالي، أوضح الخراشي، أنه سيكون هناك ست عربات، على امتداد ستة كيلومترات داخل المشروع تنقل من منطقة المواقف المركزية وتدور على المباني لتوزيع السكان والموظفين، مفيداً بأن جزءاً كبيراً من معدات القطار وصلت للمشروع، وأنه ينتظر تمهيد الطرق الخاصة بسكة القطار لبدء عمله.

وفي تعليق له على زيارة عمد حي المال والأعمال في لندن لمركز الملك عبد الله المالي، أوضح محافظ المؤسسة العامة للتقاعد أن اللورد الدرمان ديفيد ووتن تساءل عن كيفية دخول المستثمرين البريطانيين في مشاريع داخل المركز، مبيناً أن المؤسسة رحبت بالتعاون مع الجانب البريطاني، وأنه تم الاتفاق على أن يكون هناك لقاءات مقبلة لبحث مدى استفادتهم من المشروع.

وأضاف: "الجانب البريطاني لديه مصالح كبيرة في السعودية ويهمهم أن يكون لهم تواجد في المشروع، واليوم كانت فرصة لزيارة عمدة حي المال والأعمال في لندن لمركز الملك عبد الله المالي، والزيارة تأتي تبعاً لما اكتسبه المشروع من سمعة طيبة، ومتابعتهم أيضاً لمشاريع السعودية خاصة المركز المالي".

وتابع: "تم اطلاع عمدة لندن على منجزات المشروع وما تم التوصل إليه وفي نفس الوقت العلاقة بين الشركات البريطانية التي تساهم في تنفيذ المشروع سواء كانت من حيث الموردون أو المصممون أو الاستشاريون".

وأشار الخراشي إلى أن عمدة لندن أبدى إعجابه الشديد بما تم التوصل إليه حتى الآن من أعمال إنشائية في مركز الملك عبد الله المالي، لافتاً إلى أن المركز يعتبر مفخرة وطنية كبيرة، وأن مؤسسة التقاعد بحكم إدارتها لحقوق المتقاعدين تأمل من هذا المشروع أن يعود بالخير على المتقاعدين.

من جانبه، عبر اللورد الدرمان ديفيد ووتن عمدة حي المال والأعمال في لندن سعادته بما رآه من إنجازات على أرض الواقع في مركز الملك عبد الله المالي، مؤكداً أن المركز يعتبر من المراكز المالية الضخمة، وأنه سيكون مهما جدا على مستوى العالم للاستثمارات التي ستدخل للمملكة.

واطلع اللورد ديفيد ووتن على مراحل تطور المشروع وما تم إنجازه حتى الآن من المباني الخاصة في هيئة سوق المال والمباني الخاصة بالبنوك والشركات المتواجدة في المشروع، إضافة إلى المباني المكتبية والمساكن وأعمال البنية التحتية، معبراً عن إعجابه الشديد بالمستوى الفني والإداري للمشروع والمدة الزمنية القصيرة للإنجاز متمنياً للمؤسسة العامة للتقاعد والمتقاعدين كل تطور ونجاح.

IHG signs 2 KSA hotels including region's first Indigo

InterContinental Hotels Group (IHG), the world’s largest hotel group by number of rooms, and the biggest international hotel company in the Kingdom of Saudi Arabia, has signed an agreement with the Rayadah Investment Company to open two new hotels in Riyadh’s King Abdullah Financial District (KAFD), including the first Hotel Indigo in the Middle East.

Hotel Indigo Riyadh KAFD and InterContinental Riyadh KAFD will be situated in the heart of Saudi Arabia’s new economic and financial hub. With easy access to the airport and in close proximity to the main business area of Olaya, the two hotels will be ideal for those people travelling for business who also want to explore the city.

InterContinental Riyadh KAFD will be the second InterContinental hotel in Riyadh, offering 218 rooms, including 57 suites. The hotel will have seven food & beverage outlets, four meeting rooms, two board rooms, a dedicated press room, a large ballroom, and an extensive fitness centre with lap pool.

Jan Smits, IHG’s chief executive for Asia, Middle East and Africa, said: “There’s no mistaking that the Kingdom of Saudi Arabia is critical to our success in the region. We first introduced the InterContinental brand to the Middle East over 50 years ago. Since then we’ve continued to innovate, opening new hotels in key locations and becoming the largest international hotel company in the country.

“King Abdullah Financial District is the latest in a series of outstanding new developments across Saudi Arabia, with a partner we know well, and it was important for us to be a part of such a landmark project. With this signing we will expand our well-established InterContinental brand and introduce Hotel Indigo to the Middle East market. Saudi Arabia, with its rich culture and heritage, is a great new home for Hotel Indigo, which is already proving to be very popular in other key cities including London and Shanghai. This is the first of a number of signings we anticipate for Hotel Indigo in the region,” he added.

In October 2011, the firm told Hotelier Middle East that expansion of the Indigo brand into the Middle East was “firmly on the agenda”, outlining KSA and the UAE as key target markets depending which one "kicked off" for the firm.

Hotel Indigo pioneers a new concept targeting upscale travellers who seek a unique hotel experience. Each hotel is inspired by its local neighbourhood and aims to represent its culture, character and history. Hotel Indigo KAFD, the first Hotel Indigo to open its doors in the Middle East, will feature 225 rooms, an all-day dining restaurant, a speciality restaurant and a lobby lounge café. The hotel will also include a business centre, three meeting rooms, fitness facility, swimming pool, secret garden and a double-height royal suite with a panoramic balcony that soars over KAFD.

Established in 2004, Hotel Indigo offers guests the individuality and personal service associated with boutique hotels, with the consistency and peace of mind they get from staying with the world's largest hotel group. No two properties are the same anywhere in the world, ensuring guests enjoy a different experience every stay, according to IHG.

King Abdullah Financial District (KAFD), announced in 2006, is a 400-acre development north of central Riyadh. The 32 million square feet district will be a major financial centre in the Middle East and is part of Riyadh's overall economic diversification plan. KAFD will include premier office space, housing, a financial academy, Saudi Arabia’s stock exchange, GCC Central Bank, seven museums and other recreational facilities.

IHG and Rayadah Investment Company are also due to open the Crowne Plaza Riyadh ITCC (Information, Technology and Communication Complex), which was signed in 2009 and is scheduled for a 2013 launch.

IHG has 22 hotels (5,000 rooms) open across Saudi Arabia, employing nearly 7000 people, including more than 2500 Saudi nationals. The company said in a statement that it will grow its presence in the Kingdom in the next three to five years by more than 50%, adding nine hotels (2700 rooms) to its portfolio.
