This thread is about Lippo Group (something Indonesian can be proud of :D ) that has few offices throughout the World!

Lippo Group

The Lippo Group is a major Indonesian conglomerate founded by Mochtar Riady. The Lippo Group began with Bank Lippo, later using this as a platform for regional property development projects. These projects, throughout Indonesia and China, are akin to Irvine, California's development. In 2001, the Lippo Group delved into the education market with the newly-minted Putian University (in Putian, Fujian Province, China) by providing international training for specially-selected accounting and computer students.

Grup Lippo yang dikendalikan James T Riady, menempati peringkat teratas top twenty property di Tanah Air berdasarkan aset pada kuartal I tahun 2006. Peringkat kedua diduduki Grup Ciputra, di bawah pimpinan Ciputra. Sedangkan grup properti Sinar Mas yang dinakhodai Muktar Widjaja menempati peringkat ketiga.

Berdasarkan laporan publikasi kuartal I tahun 2006, Grup Lippo membukukan aset di atas Rp 9,9 triliun, terdiri atas aset PT Lippo Karawaci Tbk Rp 8,5 triliun, PT Lippo Cikarang Tbk Rp 1,15 triliun, dan PT Gowa Makassar Tourism Development Tbk Rp 264,8 miliar.

Sementara itu, Grup Ciputra pada periode tersebut membukukan aset Rp 6,08 triliun, terdiri atas aset PT Ciputra Development Tbk Rp 4,3 triliun dan PT Ciputra Surya Tbk Rp 1,78 triliun.

Sedangkan aset PT Duta Pertiwi Tbk—holding kelompok usaha properti Grup Sinar Mas---pada kuartal I tahun 2006 tercatat Rp 4,64 triliun. “Apabila aset PT Bumi Serpong Damai (BSD) dan PT Pembangunan Delta Mas dimasukkan, aset Grup Sinar Mas bisa mencapai Rp 8 triliun,” ujar Direktur Eksekutif Pusat Studi Properti Indonesia (PSPI) Panangian Simanungkalit. Saat ini, PT BSD dan PT Pembangunan Delta Mas belum go public.

Aset tiga perusahaan besar ini tak bisa ditandingi oleh para pengembang lain seperti Tommy Winata (Grup Artha Graha), Tan Kian (Grup Dua Mutiara), Jan Darmadi (PT Jakarta Internasional Setiabudi Tbk), Murdaya Widyawimarta (PT Metropolitan Kentjana), Keluarga Bakrie (PT Bakrieland Development Tbk), Soetjipto Nagaria (PT Summarecon Agung Tbk), dan Trihatma Kusuma Haliman (Agung Podomoro Group)

Peran James

Menurut Panangian, salah satu faktor yang mengangkat reputasi Lippo adalah keberanian James Riady mengonsolidasikan Grup Lippo. Dua tahun lalu, Lippo menggabungkan sejumlah perusahaan di bawah satu biduk: PT Lippo Karawaci Tbk. Perusahaan yang dikawinkan tersebut antara lain, Lippo Karawaci, Lippo Cikarang, Lippoland Development, Aryaduta Hotels, dan Siloam Healthcare.

James tahu bahwa Republik ini masih belum sepenuhnya lepas dari krisis. Kebijakan James Riady membuat recurring asset bagi Lippo, kata Panangian, merupakan langkah strategis yang patut diacungi jempol. “Lewat recurring asset, Lippo mendapat tambahan pendapatan yang terus mengucur kendati pengembangan proyek properti belum jalan. Pendapatan tersebut berasal dari hotel dan rumah sakit,” katanya.

Menurut dia, konsep dan strategi James dalam mengendalikan kelompok Lippo sangat brilian. “Tidak banyak orang yang punya gagasan cemerlang seperti dia. Pemikiran James bukan skala nasional, tapi dunia,” katanya.

Jaringan luas yang dimiliki putra bankir senior Mochtar Riady ini berpengaruh besar bagi Grup Lippo. Nama Lippo Karawaci pun sangat moncer di luar negeri. Itu dibuktikan dengan suksesnya penerbitan obligasi Lippo Karawaci pada April lalu. Investor berebut membeli obligasi tersebut sehingga kelebihan permintaan (oversubscribed) 454% atau hampir lima kali lipat.

Menurut Direktur Utama Lippo Karawaci Viven G Sitiabudi, pesanan obligasi dolar dari investor mencapai Rp 7,2 triliun, padahal yang dibutuhkan perseroan hanya Rp 1,3 triliun. “Karena permintaan yang luar biasa dari pasar global, Lippo Karawaci menaikkan jumlah emisi obligasi unsecured menjadi Rp 2,3 triliun (US$ 250 juta). Kalau dituruti, kelebihan permintaan bisa jauh lebih tinggi, hampir Rp 9 triliun,” kata dia.

Saat ini, Lippo mengembangkan proyek prestisius City of Tomorow di Surabaya. Selain itu, mengutip laporan yang dilansir PT Building and Constructions Interchange (BCI) Asia, perusahaan konsultan properti, dalam waktu dekat Grup Lippo akan mengembangkan kawasan multifungsi Grand Paragon City di Kawasan Puri Indah, Kembangan, Jakarta Barat. Proyek ini dibangun pada lahan seluas 4 ha dan diperkirakan menelan investasi Rp 600 miliar.

Direktur Eksekutif Pusat Strategis Intelijen Properti (PSIP) Ali Tranghanda berpendapat, James Riady sangat memperhatikan keberadaaan orang profesional di sektor properti. Selain itu, pria kelahiran Jakarta, 7 Januari 1957 ini juga pandai membuat konsep dan terobosan baru di sektor properti.

“Lippo itu pelopor untuk pengembangan kota mandiri. Dia punya konsep supply create demand. Artinya, dia (Lippo, red) membuat dulu proyek properti komersial, baru konsumen datang. Ide ini tak terpikirkan oleh pengembang lain,” ujar Ali.

Sepanjang Lippo masih dikendalikan James, kata dia, performa perusahaan ini akan baik dan proyeknya laku di pasar. “Proyek yang mereka bangun tidak asal garap. Mereka (Lippo) kuat dalam penyiapan infrastruktur. Buktinya, semua proyek di Lippo seperti di Lippo Cikarang, Lippo Karawaci, dan Tanjung Bunga Makassar sangat bagus,” ujar Ali.

Ciputra Bertahan

Ironisnya, keberhasilan James dengan konsep supply create demand terlambat diantisipasi sejumlah pengembang, termasuk Ciputra. Padahal, pria kelahiran Parigi, Sulawesi Tengah, 24 Agustus 1931, punya reputasi hebat di bidang properti. Menurut Ali, Ciputra kalah tangkas dibanding James Riady.

Proyek yang digarap kelompok usaha Ciputra antara lain, Citra Raya, Citra Grand, dan Citra Indah di Jabodetabek. Kelompok itu juga aktif menggarap proyek perumahan di Solo, Surabaya, Balikpapan, dan Medan. Kini, Ciputra juga mengembangkan sayap di Vietnam, India, Malaysia, dan kawasan Timur Tengah. “Proyek di luar negeri itu berupa residensial,” kata Direktur Keuangan Ciputra Development Tulus Santoso.

Sementara itu, Direktur Eksekutif Grup Sinar Mas Gandhi Sulistyanto mengakui, Lippo adalah salah satu pesaing berat Grup Sinar Mas. Namun, Sinar Mas mempunyai keunggulan dalam pasokan lahan (land bank). “Bila digabung dengan Bumi Serpong Damai dan Pembangunan Delta Mas, dan land bank milik PT Duta Pertiwi Tbk, Grup Sinar Mas mungkin yang terbesar,” ujar dia kepada Investor Daily, belum lama ini.

Pasokan lahan milik Grup Sinar Mas diperkirakan lebih dari 7.000 hektare. Landbank tersebut berasal dari BSD sekitar 4.000 hektare, Delta Mas 2.000 hektare, dan Duta Pertiwi sebanyak 1.275 hektare.

Dalam pengembangan proyek properti, kata Gandhi, Sinar Mas tidak menempatkan dana perbankan sebagai kebutuhan mayoritas. “Pengembangan proyek, mayoritas dari dana perusahaan dan penjualan properti,” ujar dia.

UOB chairman hopes to complete Hotel Negara sale soon

Veteran banker Wee Cho Yaw says his UOB Group will soon sell off its last significant property asset, the Hotel Negara.

This is to enable United Overseas Bank to comply with Monetary Authority of Singapore (MAS) guideline to pare down non-core businesses to no more than 10 per cent of its assets by July 17.

Mr Wee was speaking to Channel NewsAsia on the sidelines of a news conference by market debutant Thai Beverage.

UOB caught the market by surprise when it announced on Saturday it is reducing stakes in four affiliates for a total cash price of S$1.1 billion.

The biggest sale is its 55 percent stake in property and hotel group Overseas Union Enterprise to an Indonesian-Malaysian joint-venture.

Analysts have long been expecting some form of share swap or non-cash deal, given the size of the transaction and the issue of control of Singapore's second biggest bank.

But UOB chairman Wee Cho Yaw confirms that it is business as usual and that he will remain in the driver's seat.

He said: "No, there's no change, no change at all."

The tycoon and his family controls more than 20 per cent of UOB through their personal stakes as well as those of associates like OUE, United Overseas Land and Haw Par Corporation.

Some analysts suggest one possible buyer for Hotel Negara may again be Lippo Property - the 60:40 venture between Indonesia's Lippo Group and Malaysian tycoon Ananda Krishnan.

Controlled by the Riady family, Lippo Group recently bought Robinsons and have expressed interest to expand their regional property portfolio.

Mr Wee told Channel NewsAsia that UOB has not decided who to sell the hotel to.

He is also not saying what UOB will do with the all the cash from these sales.

Market watchers are taking bets on whether it will distribute some or all of the cash to shareholders. - CNA/ir

PT Lippo Karawaci Tbk. Booked Net Profit Rp. 358,9 billion, up to 22,5%.


(Lippo Karawaci). PT Lippo Karawaci Tbk., perusahaan properti terintegrasi dengan kapitalisasi pasar Rp 5,3 triliun dan terbesar di Indonesia, sampai dengan akhir tahun 2005 mampu mencetak laba bersih sebesar Rp 358,9 milyar atau meningkat sekitar 22,5 persen dari periode sebelumnya sebesar Rp 292,9 milyar. Sementara itu pendapatan perseroan akhir 2005 membukukan peningkatan sekitar 19,7 persen dari periode sebelumnya Rp 1,67 triliun menjadi Rp 2 triliun lebih.



“Pencapaian pendapatan dan perolehan laba bersih ini merupakan prestasi usaha terbaik yang dipersembahkan oleh perseroan kepada pemegang saham mengingat pada 2005 kondisi makro ekonomi masih belum begitu menggembirakan dan melemahnya daya beli masyarakat”.



Pendapatan sebesar Rp 2 triliun itu diperoleh dari tiga pilar utama PT Lippo Karawaci Tbk. Pertama, divisi Housing and Land Development memberikan kontribusi sebesar Rp 1,1 triliun atau meningkat 15,3 persen dibandingkan periode yang sama tahun sebelumnya Rp 954 milyar. Dari total kontribusi Rp 1,1 triliun tersebut, 81,5 persennya bersumber dari hasil penjualan kios atau toko pada pusat perbelanjaan. Selebihnya diperoleh dari hasil penjualan tanah untuk industrial, rumah dan ruko.



Kedua, divisi Healthcare & Hospitals memberikan kontribusi terhadap pendapatan Perseroan Rp 487 milyar atau meningkat 11,2 persen dibandingkan periode yang sama tahun sebelumnya Rp 438 milyar. Dan, pilar ketiga adalah divisi Infrastructure & Hospitality yang menghasilkan kontribusi sebanyak Rp 335 milyar atau meningkat 19,7 persen dibandingkan periode yang sama tahun sebelumnya Rp 280 milyar.



“Prestasi lain yang kami banggakan adalah turunnya debt equity ratio PT Lippo Karawaci Tbk. dari 1,86 pada tahun sebelumnya menjadi 0,6 pada tahun ini. Hal ini menunjukkan bahwa Perseroan bertumbuh makin sehat sesuai dengan kebijakan yang dicanangkan manajemen”.



Perseroan telah mempersiapkan beberapa proyek baru, seperti City of Tomorrow (CITO) Surabaya, Kemang Village, Puri “Paragon City” yang baru-baru ini diluncurkan maupun beberapa proyek di pipeline seperti Apartemen Depok, pengembangan perkotaan di Lippo Cikarang dan Lippo Karawaci serta Tanjung Bunga Makassar.



Seperti diketahui, CITO adalah sebuah kawasan bisnis baru di Surabaya yang meliputi mal, hotel, apartemen dan perkantoran yang berdiri di atas lahan seluas 2,6 hektar. Kemang Village meliputi apartemen dan Leased Mall seluas 2,2 hektar di Jakarta Selatan dan Puri “Paragon City” adalah super blok baru yang berlokasi di Jakarta Barat.

UOB divestment sees Meritus Mandarin hotel, OUB Centre and Change Alley Aerial Plaza and Tower going to Indonesian group and Malaysian partner

LAST month, it bought venerable retailer Robinson & Co. Now, Indonesia's Lippo Group has snapped up the Meritus Mandarin hotel, OUB Centre and Change Alley Aerial Plaza and Tower in a $1 billion deal - adding to its burgeoning collection of Singapore assets.

The sellers were the Republic's second largest bank, United Overseas Bank (UOB), and three of its associate companies - all controlled by veteran banker Wee Cho Yaw.

These companies had controlled the properties via a collective 55 per cent stake in Overseas Union Enterprise (OUE), a listed hotel and resorts group. In an announcement yesterday, UOB said the stake had been sold to the Lippo Group.

Lippo is controlled by the Riady family, known for its majority stake in Indonesia's largest retailer Matahari and a string of property developments in Asia.

It is entering into this deal with an equally prominent joint-venture partner:

Malaysian tycoon Anandan Krishnan is the second richest man across the Causeway, with a net worth of US$4.6 billion (S$7.2 billion), according to Forbes Asia.

The two will now have to mount a mandatory general offer for OUE shares that they do not already own, after they breached the 30 per cent limit following yesterday's purchase.

The general offer is advised by BNP Paribas Peregrine.

The deal comes at a perfect time for Mr Wee, who needs to sell UOB's non-core assets by July 17 to comply with local banking regulations.

Local banks are not allowed to hold more than 10 per cent of businesses that are non-financial in nature, a requirement that was spelt out by the Monetary Authority of Singapore (MAS) in 2001.

Prior to the divestment, UOB held 32.58 per cent in OUE, which is considered a non-core asset for UOB. UOB and another associate company, Overseas Union Facilities, also directly own a 16.67 per cent stake in OUB Centre, another non-core asset. This is also being sold to the Lippo-led joint venture via a separate transaction.

UOB said in a statement yesterday that the OUE stake sale translates to a price of $10.20 for every OUE share, which is a 7.94 per cent premium over OUE's last traded share price of $9.45 on Thursday.

The offer price was arrived on a 'willing-buyer and willing-seller' basis, it added.

OUE came under UOB's control after the latter bought Overseas Union Bank (OUB) in 2001. It owns several properties and hotels in China and Singapore.

Divesting it made UOB the second local bank to have had dealings with Lippo in the past six weeks.

Last month, Lippo paid $203 million for OCBC Bank's 29.9 per cent stake in 148-year-old Robinson, making it the biggest shareholder of the retailer, which operates brands like John Little and Marks & Spencer.

Both banks made a tidy profit from the sales, with UOB recording the bigger gain of the two. UOB said it will realise a consolidated gain of $353.5 million from the OUE divestment in the second quarter of its financial year ending Dec 31, but it added: 'The UOB board of directors has not decided on the intended use of the proceeds.'

Shareholders like Mr Denis Distant are looking forward to a bigger cash dividend payout.

'We were expecting a dividend in specie of OUE shares before. But now since OUE has been sold off to Lippo, we expect a generous special dividend from UOB,' he said.

Lippo deputy chairman Stephen Riady told The Business Times on Friday that the group has plans to enhance the value of the OUE assets it now controls.

It is planning to increase the retail space at Meritus Mandarin.

And some have noted that Change Alley Plaza and Tower, together with Overseas Union House, can be redeveloped into a prime waterfront commercial development

Lippo is growing bigger in SIngapore now...they have bought a few skyscrapers and are going to develop more!

LIPPO Group has expanded its presence in the River Valley/Kim Seng area, clinching the freehold Kim Seng Plaza for $132 million in the latest collective sale, BT understands.

It emerged as the highest bidder at the close of a tender yesterday. The tender, handled by Jones Lang LaSalle, is said to have attracted eight bids. Lippo is understood to have pipped City Developments.

The price Lippo is paying reflects a unit land price of $737 per square foot of potential gross floor area (psf ppr), including an estimated $6 million development charge.

This almost matches the $739 psf ppr that Lippo paid for an adjacent freehold site it bought from OCBC early this year. Lippo plans to develop the earlier site into a 230-unit condo, slated for launch in January or February next year.

Lippo is expected to redevelop the Kim Seng Plaza site into a new project with apartments rising from a retail podium block. The development will offer views of the Singapore River.

The 60,400 sq ft Kim Seng Plaza site is zoned for commercial/residential use and has a 3.1 plot ratio, giving it a maximum floor area of 187,200 sq ft. The maximum building height is 35 storeys.

The existing 18-storey Kim Seng Plaza comprises a four-storey podium with shops on the first and second storeys, a 28-lane bowling alley on the fourth storey and apartments from the sixth to 18th storeys of the tower block.

When it launched the tender last month, Jones Lang LaSalle suggested the site could be redeveloped into small office home office (Soho) units, subject to official approval, to capitalise on its central location.

Such a concept would appeal to people who want to work from home and live in a lively neighbourhood with plenty of leisure, recreational and entertainment activities on the doorstep. Kim Seng Plaza is diagonally opposite Allgreen Properties' Great World City mall and near CityDev's Grand Copthorne Waterfront Hotel.

CityDev is expected to begin previews this weekend of its 175-unit Tribeca freehold condo next to Grand Copthorne Waterfront Hotel.

Sentosa Cove recently awarded its Marina Collection condominium site to Lippo Global Assets Limited, at one of the development’s most keenly contested land tenders, attracting a total of seven bids.

The marina-facing condominium land parcel was sold at US$148.5 million equating to US$517 psf per plot ratio.
Situated right at the water’s edge and within the vibrant hub of Sentosa Cove’s quayside community, the Marina Collection is the only residential site fronting the marina. It will be developed into luxury waterfront residences.

The land parcel, which sits on a sprawling 22,222.2sqm site, can be build up to four storeys high and yield a maximum of 170 units.

The land parcel is linked along the waterfront promenade to Oneo 15 Marina Club, Sentosa Cove’s Integrated Arrival Plaza and the recently awarded Quayside Isle, offering a wide array of specialty retail shops, restaurants, SOHO office suites as well as a luxurious five-star Starwood Westin Hotel.

With this latest award, Sentosa Cove will have sold 99.6% of residential land parcels in its Northern Residential Precinct, which is equivalent to 72.4% of the whole of Sentosa Cove.
