Home buyers at the East Coast condominium's soft launch this weekend will find that each square foot averages $750.

That is lower than the prices of seaside properties launched earlier: The Sail @Marina Bay averaged $960 psf while The Berth by the Cove at Sentosa Cove went for an average price of $830 psf.

The charm of The Sea View lies in its developer's name, said analysts. Wheelock, formerly Marco Polo Developments, is known for building luxurious living spaces – such as The Cosmopolitan sitting on the former Times House site, and Grange Residences — in districts 9, 10 and 11.

This time, Wheelock is building six 23-storey towers where Seaview Hotel once stood on Amber Road. The Sea View houses 546 units, comprising one-, three-, and four- bedroom apartments as well as 24 penthouses.

Sizes range from 560 sq ft to 2,900 sq ft. All units, except the one-bedroom apartments, come with a big balcony. Besides swimming pools, a jogging track and a clubhouse, there is an underground car park.

Cushman & Wakefield managing director Donald Han expects the property to garner a good response: "It's Wheelock's quality assurance. And the location is good — five minutes away from the city and walking distance to eateries."

Another property analyst who declined to be named added that the East Coast area is synonymous with a relaxed lifestyle. What's more, the price is good, she said: "Sometimes a developer's aim is to get the launch off to a good start. They can always adjust it later."

At this weekend's soft launch, Wheelock will offer units in two towers at a 10-per-cent discount of $650 psf to $890 psf. It would not say when subsequent phases would be and how prices would be adjusted.

(SINGAPORE) Wheelock Properties (Singapore) has sold about 110 of the 189 units that were released last Thursday during the soft launch of The Sea View condo in Katong.

The average price the Singapore-listed developer achieved for the units sold in the freehold condominium is $775 per square foot.
This is higher than the $750 psf average pricing that Wheelock announced last week for the first phase release in the condo, and market watchers say this could be due to the fact that the units sold have the choicest views among those released so far.
The 110 or so units sold include six penthouses, which fetched prices ranging from $1.8 million to $2.4 million. The project has drawn interest from both Singaporeans and foreigners. Wheelock is developing the condominium, which will have a total of 546 apartments in six towers, on the former Sea View hotel site it bought in August 2003 and which it later combined with adjoining sites, including one bought from China Airlines.
Analysts say that assuming a $750 psf average selling price for the entire project, Wheelock should be able to book a pretax profit of about $100 million from the project progressively over the next few years, as it sells units and completes the 23-storey development.
The development comprises mostly three and four-bedroom apartments.
Wheelock's acquisition of the Sea View hotel site in August 2003 marked the beginning of an acquisition trail that was to include the China Airlines site next to Sea View hotel; the Times House site along Kim Seng Road; Scotts Shopping Centre and The Ascott Singapore serviced residences above it; and Angullia View. Its shopping bill on sites over the past two years was about $800 million.
Besides the Sea View and China Airlines sites which are being developed into The Sea View condo, Wheelock has also started developing the former Times House site into a condo named The Cosmopolitan, which was launched earlier this year.
Its most profitable project was The Ardmore Park luxury condo, which generated a pre-tax profit of about $1 billion, booked in stages between financial years ended March 1998 and March 2003.

jchua76 June 27th, 2005, 12:06 PM Keppel's The Belvedere (in Meyer Rd) commanded around $850 psf when launched, so The Sea View's price is actually very reasonable.
For a new sea-facing condo in Katong, $750 psf is a very good price. What's more this is by Wheelock Properties, an upmarket (albeit understated) developer. Their Grange Residences are of a very high quality in finishing and construction.

For a 1200 sq ft unit, the price is 900K, almost equivalent to the price of a landed property.
A DTZ agent SMS me before the soft launch, were told that the price range from 750K to 850K and only certain units (above 8 floors) have sea view.

Please lah you cannot compare City Square with Sea View. Totally different neighborhoods. One is genteel and historically upper-class, the other used to be red-light district and it is an extension of Little India.
And if you have experienced the launch of City Square, you will know in your heart what sort of neighbors you want to live with - City Square type or Sea View type.

Try a search on recent property transactions for landed properties in district 15. You will find quite a number of landed properties sold under $900k. Whereas, there were only 5 recent transactions under $900k in district 9, 10, 11 combined.

Yeah I checked, you're right, you CAN get landed property under $900k, albeit tiny ones.
Noticed also that the D15 properties transacted under $900k aren't located in very nice neighborhoods, whereas The Sea View has a nice location. Also, most are old and small terraces and little can be done in rebuilding/refurbishing.
re: D9,10,11. The five properties that were transacted under $900k are also located in not-so-desirable areas, and have small land area. All of them are terraces.
Noticed that of the five, 2 were in Niven Road (District 9). That's the area where Parc Emily is being built. Nearby, there is also 8@Mount Sophia and the Cathay building redevelopment. According to some property watchers, this whole area is destined for great things, after some revamping and getting rid of all the sleazy stuff (KTV, billiards saloons, etc.). Maybe it is a better decision to invest in a Niven Road terrace instead of a chi-chi condo like Sea View. Call me naive, but when more big condo developers start coming into that area, you might be able to buy TWO Sea View units after trading your Niven Road terrace! :nuts:

I think at present time only those overseas buyers and super rich local buyers will go for that price, but a few months down the road will be different. Your overseas buyer if confirms will set a new benchmark price for the seaview if i not mistaken.:banana: :banana:

End of the day, the big winners are the developers ! Buy so cheap, sell so super high.
I personally felt :
-Amberville has a much better location than Seaview, i.e. closer to Parkway and un-blocked sea view.
-Eastern Mansion has a similar un-blocked sea view as well but a bit far from Parkway for amenities. Seafront is more prime as it's at closer to city.
That Amber/T.Katong/Meyer junction is going to be flooded with mass number of new units in the next 3 years.

Aalto seems more expensive than Seafront@Meyer by Capitaland.
In this hot market, Aalto will be snapped up although location wise Seafront is more prestigious from address and location wise.
Nearby Amber, Esta and Seaview will benefit from Aalto's high price.
Costa del Sol - Few wants to buy over last 7 years - highly price since the launch and reluctant to reduce price even when market at it's low. Cheung Kong must be damn glad to finally pull out and transfer the risk to OBS. But OBS could be right to sell them at a huge profit down the road...time will tell.

Hong Leong Group is said to have sold close to 60 units at its freehold Aalto condo on the former Eastern Mansion site on Meyer Road.
The project is priced at around $1,950 per square foot (psf) on average, and so far the development has been marketed mostly overseas - in Indonesia and Hong Kong. Former apartment owners of Eastern Mansion have also bought some units in Aalto, which will have 196 apartments in two 27-storey blocks.
So far, slightly more than 100 units have been released, according to industry sources. The 60 or so units sold vary widely in pricing, from around $1,400 psf to $2,200 psf. Market watchers note the pricing is broadly in line with that of CapitaLand’s The Seafront On Meyer launched earlier this year.
Caveats have ben lodged for CapitaLand’s condo at prices ranging from $1,190-1,950 psf, although industry sources say some units have lately been transacted at above $2,000 psf. Aalto has three and four-bedroom apartments.
Hong Leong is also expected to develop another condo along Meyer Road, on a site it bought earlier this year from Della Suantio Lee, wife of Lee Seng Gee of the Lee Foundation. The group bought Eastern Mansion in a collective sale and an adjoining site at a combined unit land price of about $410 psf per plot ratio in 2005.

The sale of the final block in the 906-unit condo concludes a 10-year episode for Japura Development
The units were sold by the 99-year leasehold project’s developer, Japura Development Pte Ltd, a unit of Hong Kong tycoon Li Ka-shing’s Cheung Kong Holdings. The 906-unit condo is now fully sold, concluding a 10-year episode for Japura. It bought the site for the condo in early 1997.
The shareholders in the entities that bought Costa del Sol’s final block are said to include Mr Ong, his wife Christina, her brother David Fu and his wife. Mr Ong’s brother, Beng Huat, also has a small stake.
The deal is said to have been driven by Mr Fu. All the 180 units in Block 70 boast unobstructed views of East Coast Park and the sea. They were sold for between $700 psf and $950 psf. The 180 apartments have a combined floor area of nearly 245,000 sq ft.
‘The apartments are leased, which means the Ongs and Fus can enjoy immediate rental return on their investment; plus they can look forward to reaping capital appreciation in the not-too-distant future as this segment of the market has not gone up much,’ said a seasoned market watcher.
Going by two recent deals in two other blocks in the development - $844 psf for a low-floor apartment and $1,108 psf for a higher-floor unit - the Ong/Fu consortium seems to be already in the money on its investment. The sale of the 180 apartments means that Japura has now fully sold the 906-unit condo, seven long years after it began marketing the project in May 2000. Japura’s initial average price was $765 psf but by February 2005, it had trimmed this to $650 psf for a relaunch of about 600 available units then. The project, comprising seven 30-storey blocks, received Temporary Occupation Permit between 2003 and 2004.
Japura paid $683 million or $456 psf of potential gross floor area for the 427,300 sq ft site in January 1997, before the Asian financial crisis hit. Its bid was considered aggressive then, at least 30 per cent above market expectations. The second highest bid in that tender was $351 psf per plot ratio, made by a joint venture between Pidemco Land (now part of CapitaLand) and Malayan Credit (now known as MCL Land).

The good about Seaview despite most of it's sea view will be blocked eventually, is it's big land plot and freehold. Each block is far apart from each other, and each unit has big balcony ( no sea view but can still have good salty sea breeze ).

proper-T August 19th, 2007, 08:40 AM Thks for the layout. Superimposing on the site, only stack 13 of block 33 seem to get the sliver of seaview. The rest will have to strain their neck at an obtuse angle. The better stacks seem to be the higher floors of stack 17, 12 and 16 which can clear the podium of parkway parade. They will, however, have to sit at an angle from the direction their balconies are facing.

Actually I've heard of some Bayshore owners who received "compensation" from Far East when Costa del Sol was built. This was due to the fact that they bought Bayshore for its "premium sea views" and when Costa came up, it was gone. Umm ... of course, this is only a rumor not sure if it really happened. ;)

A WAVE of collective sales is gradually sweeping old properties out of the area, to make room for high-style condos that will give the street a brand-new look.
This enclave is becoming the hottest on East Coast Road as buyers snap up units at yet-to-be-completed, relatively large condos, jacking up the area’s value.
Prices averaged $1,050 to $1,500 per sq ft (psf) in the first quarter, up 40 to 45 per cent from $800 to $950 psf a year ago, said consultancy CB Richard Ellis (CBRE).
Condos under construction include Wheelock Properties’ 546-unit The Sea View; MCL Land’s 400-unit The Esta; the 562-unit One Amber from United Industrial Corp and United Overseas Land; and Ho Bee’s 42-unit Vertis.
The three large freehold condos have seen active sub-sales, said CBRE. They are popular for the location, facilities and well-known developers, said a consultant. Recent deals for The Sea View were done near $1,300 psf on average.
Buyers will soon have more choices.
A new project is earmarked for the sites now housing Amber Lodge and Jin Fu Apartments. Voda Land bought these estates en bloc in a private treaty at an undisclosed price and aims to launch Amber Residences in about three months.
Amber Residences It will be an ‘upper mid-market’ condo with 114 units in one 21-storey block selling average of $1,500psf, said Savills Singapore.
More condos will come when Far East Organization redevelops Amberville and Rose Garden, which it bought in collective sales last year.
For now, while construction roars ahead, the existence of older estates like Rose Garden makes for a noisy juxtaposition of past and future.

Trouble started in 2003 when Mer Vue Developments ( Subsidary of Wheelock Properties ) bought the Seaview Hotel and started constructing The Seaview. Then, 1 year later, MCL Land bought a old condo ( I do not know the name ) and started building The Esta. Haha now the east area is popular with en-blocs.:rofl::rofl::rofl::rofl:

Former Amberville site good location except traffic will be a killer when Esta, OneAmber, The Seaview, former Rose Garden, site beside Marine Pt, Voda Land sites @ Amber Rd all fully developed. All GPR 2.8 developments. At least 2-3k households coming.
Imagine additional 2-3k cars moving at peak hours. 5-6k more people at Parkway Parade and East Coast Park. 500 more children aiming for Phase 2C (<1km) for Tao Nan Pri. Not a nice place to live in the future. And it is quite bad on weekends now.

FEO would want to maximise the sea view for their units. The Seaview lucky still got peeks of the sea. If FEO follows Costa Del Sol's continuous wave design, The Seaview cannot even see the sea..

Checked the floorplans and noted that the photos taken are of the 4 bedder 1518sq ft unit. Kitchen layout of the 1647sqft 4 bed is different.

To be frank, I don't really like the ceramic floor tiles at the balcony; I don't like to be white in this material. Twin Regency's one is pretty nice though :D

Crazy expensive... One Amber, SeaView was selling at $600-$700psf two years ago. Even the Hong Leong's launch at Meyer Rd at better location and view was selling at $1500-$2000psf two months ago..

In comparison the room sizes are better than the neighbouring Cote d Azur.
It all depends on which project you compare with.
In the 1518 sqft 4 bed - one of the rooms is very tiny - its more practical to
be called a study room.
Of course developments that are more than 10 years old have better room sizes.Nowadays they have the bay windows in every room so that takes up

Maybe to make the place seem bigger, Wheelock could have placed glass panels or windows at the Kitchen with one side facing the long entrance foyer as deemed a waste of space by many forumners

How can they not allow grilles for a condominium that is high enough to die if fallen from the window? I mean, Seaview is high enough for you to just accidentally drop down and die!

They should not disallow. In most cases, the developers (e.g.-Wheelock for The Seaview) would most likely keep a uniform on the grilles used.

Buyer's lawyer will contact the owner to make arrangement for the bank to release the fund. typically take 2 weeks, the faster 1 arrange the fund, the faster 1 get the key.
yes, you can request the developer to release the key to you.

Yes, if you give a valid reason, like in your case, the lease runs out in April, developer may be able to allow you to collect your keys first.

I think Aaronchong posted some pictures of the lift lobbies a few posts above. The lift lobby, I noticed too, is quite big. I guess The Seaview is fatter in width thus the space to provide a big lift lobby.

Similar to other forum users, I'm running into a pretty hard moving deadline from my current landlord.

4bhk January 3rd, 2008, 10:34 AM the living room is the best part of the house, it is nice and spacious, one of the largest i have seen in new condos being built.
the master bedroom could have been a little bigger, but since they had to fit in 4 bedrooms in 1647, they had to compromise i think.
the balcony is great too, although after the FEO condo comes up and blocks the sea view, i think the view wouldnt be as great.

LV and DR are decent size and the balcony is certainly large. I would have liked some of that balcony space to have been shifted to the bedrooms but it is the wheelock vision to have small bedrooms. Using a partial mirror in the DR wall (like in the 1500 show flat pictures) will make the space look even larger. Figuring out what to do with the bay windows in the bedrooms are the real challenge.
prusa January 4th, 2008, 07:07 AM Folks, I just heard from inside Wheelock that TOP may not happen in Feb but only in March. I hope this is incorrect hallway chatter but the way the project TOP date has been pushed out over the past 6 months nothing would surprise me anymore. That said, how much can be left to do that would take 12 weeks to complete? Anyone have any feedback?:nuts:

In a few earlier posts, Aaron did mention that TOP could be before CNY (as per
info from project mgr ).

CDL may consider putting off redevelopment
THE Hong Leong Group, which includes Hong Leong Holdings (HLH) and City Developments Ltd (CDL), appears to be taking a cautious approach to new property launches amid the fallout from the US sub-prime crisis.

After selling about 60 per cent of the 196-unit Aalto at Meyer Road since August 2007 through soft launches, HLH has decided to officially launch the development at an average price of $1,800-$1,900 per square foot (psf).
And asked about future launches, including those on en bloc sites like Lucky Tower in Grange Road, CDL, which has one of the biggest landbanks here, said that it may consider putting redevelopment on hold.
‘Depending on construction schedules, where there are opportunities we may consider other alternatives like short-term leases,’ a CDL spokesman said.
According to CB Richard Ellis, CDL alone could have about 2,800 residential units ready for launch this year.
With this sort of figure, it makes sense for developers to tread carefully, with some preferring to test the market first.
HLH’s Aalto will only be officially launched this weekend but monthly data from the Urban Redevelopment Authority reveals that sales began as early August last year.
According to the data, about 60 units were sold at a median price of $1,597 psf that month. The highest price achieved was $2,470 psf while the lowest was $1,389 psf.
A month later, HLH sold one unit at $1,570 psf, followed by 49 units in October at a median price of $1,632 psf. In November, it sold six units at a median price of $2,052 psf.
A spokesman for HLH said: ‘The units released during the soft launch were mainly units on the lower floors, hence the average price for the units sold during the soft launch was lower than for the six units sold in November, which were on the higher floors. We are opening up high-floor units for the official launch and henceforth the estimated average price for the whole development will be at $1,800-$1,900 psf.’:banana:
Knight Frank’s director of research and development Nicholas Mak reckoned that the pricing for the official launch is on the ‘aggressive’ side but said that because more than half the development has been sold, the developer can afford to test the market with higher prices. ‘Developers can choose to price high and sell at a slower pace, or price low and sell at a faster pace,’ he said.
Pricing developments too high can be a ‘gamble’, depending on how the US sub-prime crisis plays out, he added.
HLH said that 50 per cent of the buyers so far are Singaporeans, with about 5 per cent thought to be HDB upgraders. The remaining buyers are foreigners.
HLH said that it is still allowed to offer deferred payment to Aalto buyers and about 40 per cent have taken this up.:nuts:

HDB upgraders bought this property for stay ? Ave. $1.6k * 1600sf = $3.2million ?
Must be investors staying in HDB address bought for speculating/investment with deferred payment.

Aaronchong January 6th, 2008, 02:54 PM SINGAPORE : A few versions outlining Singapore’s likely future MRT map are currently circulating on the Internet.
They include what appears to be a new MRT line — the North Shore Line — and station names and locations for the Eastern Region Line.
The map looks remarkably like the real deal, and there are a few versions floating around on the Internet, with details filled in.
In the north, the speculative map pointed to a new MRT line. It is called the North Shore Line — starting from Sembawang, going past Punggol and ending at Changi Airport.
Further down is the Eastern Region Line — previously announced but without details. Now it has station names, which authorities cannot confirm. The line starts from Chinatown and goes past Bendemeer to Kaki Bukit, after which it branches off — one going to Tampines and the other to Marine Parade.
While there has been no confirmation on the exact station details, Channel NewsAsia asked some of the residents in one of the areas mentioned, Marine Parade, what they thought and where they thought — if any such station should come up — it would be located."
One resident said, "I heard that the MRT will be coming up somewhere in NTUC Marine Parade Central." Another added, "They just said an MRT near Tanjong Katong." A third noted, "It is going to go past Telok Kurau and come out at Marine Parade."

Another interesting possibility these maps pointed to is a Shenton Way Station as part of the Circle Line, and a Marina View Station at the end of the North—South Line.
When asked about the authenticity of the maps, the Transport Ministry said they did not originate from the Land Transport Authority and should not be taken as an accurate indication of future MRT lines.

I can imagine LTA not want to confirm this as it is state secret stuff given the impact such a map can have on property prices. In all likelyhood the planning drawings are already complete for the East Line since the time it takes to get these things done is long. Perhaps there is a reason that N-Parks had part of the land at Katong Park (Meyer/Fort Rd) taken back by SLA. Also, ever wonder why the old movie theater at Parkway has never been torn down and redelvoped? Pretty easy to extend the Circle Line from Stadium station straight down with stops at Fort Rd, Tanjong Katong, Still Rd (Parkway), etc. then link back up to Bedok as the map shows above. Just my guess.

19 Another important area is transportation. Singapore can be proud of our public transport system, which is reliable, convenient and affordable.
20 As our population grows and more visitors make their way to Singapore, greater transportation needs will have to be met. We will need to add to and extensively improve the existing road network. Existing expressways will be upgraded, and many new expressways will be added. However, as Singapore becomes more built up, land for further road widening and new roads will be limited. Some may have to pass through built-up areas, and many new roads will have to be underground or on viaduct, to optimise the use of space. These roads will be more expensive to build. But even then, there is a limit to how many new roads we can build. The trade-off will be less land for other uses, such as housing and industry. Nature areas and parks may have to go. More vehicular traffic could also compromise our living environment by generating more noise and air pollution.
21 We need to think of bold solutions to meet the greater transport needs without undermining the quality of our environment. One way is to improve our public transport system even more, so that we are less reliant on private transportation. A comprehensive review is being carried out by the Ministry of Transport (MOT)/Land Transport Authority (LTA) to look into the way we travel. The aim is to increase the proportion of trips taken on public transport during the morning peak period from 63% today to at least 70% over the next 10 to 15 years. This approach of heavy reliance on public transportation is not unusual. In dense cities such as New York and London, most people leave their cars at home and travel by the subway and public buses, as it is the most convenient way of moving around the city.
22 To achieve this, we have to invest in our public transport infrastructure and improve the service levels to provide a high quality and affordable public transport system for commuters. For a start, the Rapid Transit System (RTS) network will have to be expanded, with more rail lines added to new areas, thereby enhancing accessibility and reducing travel times. The integration between rail and bus services will also be improved for more seamless connectivity.
23 For instance, the Circle Line will add another 33.3 km to our rail network when it opens from 2010 onwards. It will link all existing Mass Rapid Transit (MRT) lines running into the city, greatly enhancing connectivity between suburban areas and reducing journey time for commuters considerably. Commuters travelling from Serangoon to Paya Lebar, for example, will take less than 15 minutes on the Circle Line, compared to about half an hour by bus or MRT today. The Boon Lay Extension to the East-West MRT line, when completed in 2009, will serve the needs of the people working in the Jurong Industrial Estate. LTA is currently carrying out feasibility studies for a new 33-station Downtown Line. The 40 km underground line will link up the developments in Marina Bay to estates in the Choa Chu Kang/Bukit Panjang/Bukit Timah corridor and the MacPherson/Bedok Reservoir/Tampines corridor. Beyond that, LTA will be evaluating other new lines as well as extensions to current lines in different parts of Singapore which are currently under-served by the RTS network as part of the overall master plan. In the long term, we may need to at least double our rail network.
The Eastern Region Line will start form Marine Parade via Telok Kurau, East Coast then Bedok. Will not stop via Mayer/Fort Rd as that is mainly landed property area.
Seaview Owner January 7th, 2008, 12:46 PM :badnews::badnews:Actually if they delay past CNY for TOP, PLUS realistically, any internal renovation/retro-work by new owners will probably take another 2-4 weeks, we will be looking at Chinese Ching Ming (Lunar 3rd Month) before any household will be able to move in. Not too sure if people will be prepared to move in such non-auspicious month.
Maybe, someone who knows the developer should seriously ask them to take into consideration of such plight their buyers may be facing and empathize by 'rushing' thru to TOP asap. I'm sure those that had been looking forward to having their first Christmas Turkey on the balcony in 2007 were disappointed the second time of not able to pop their champagnes on New Year Day and now probably missing out even on the "lo-hei" and what's next.........??!?!?!?! It seems that we will even have to miss our chance of sharing Easter Eggs with our new neighbours this year!!!
