The Development is situated on the soon to be exclusive address of Park Avenue overlooking the 2 hectare landscaped park that has been designed around a large feature lake, surrounded by lush gardens, scenic paved walkways and terraced amphitheatre. The park will be the green focus of the new town center and will be surrounded by the most prestige office and retail developments available in KwaZulu-Natal.
Park Avenue is within walking distance of the highly popular Gateway Shopping Complex, one of the largest shopping & entertainment centres in the southern hemisphere, that offers brand name retail outlets, a wide range of restaurants, cinemas, hotels and modern conference centers.
This 37000mē development gives the following options to investors:
2880mē of up market retail shops
6000mē of a-grade offices
146 one-bedroom apartments with rental pool facility
12 spacious 200mē luxury penthouse apartments
500 Parking Bays
Investors can purchase or rent offices from 77mē and retail outlets from 92mē to 500mē.
Park Avenue offers a rental pool facility to be managed by an international hotel group and due to it's close proximity to conference centres and the executive office parks there is a strong demand for accommodation. Investors will enjoy the benefit of owning an apartment fully furnished to hotel standards which will then achieve high daily rentals to executives and overseas visitors. This ensures a high yielding investment limited to a maximum of 158 investors.
romanSA May 16th, 2006, 08:52 PM Looks very nice. I can see a whole sub-precinct developing around this one.
dysan1 May 17th, 2006, 12:35 AM Wld love to know who the international operator is! Seems like hotel supply in the area will be huge!
Durbsboi May 17th, 2006, 08:25 AM Uhh is it just me or does this look very similar to the Legacy on Palm B.?
SA BOY May 17th, 2006, 08:44 AM I hard what they say about its location but could someone show me an ariel or sat immage as I thought all the plots around gateway were built or U/C.
This must be the next tier away from the mall????
dysan1 May 17th, 2006, 07:08 PM Its the next phase of development, north of gateway, around the new city park which is u/c...about 200m from Palm Boulevard and the Palms Legacy Hotel (which does look similar to this one!! yes durbs boi)
dysan1 May 17th, 2006, 07:50 PM He's the location

Durbsboi May 18th, 2006, 02:50 PM Gate way looks like a wierd spaceship
dysan1 May 29th, 2006, 08:28 PM ^^ umm....ok :)
dysan1 July 20th, 2006, 12:39 AM The hotel operator is Radisson
SYDNEY July 20th, 2006, 01:45 AM Umhlanga is on a roll. I can't decide whether or not I like this one, it reminds me of those office park buildings you see in Sandton.
Durbsboi July 20th, 2006, 08:21 AM Radisson? I think I heard of them before
romanSA July 20th, 2006, 11:47 AM Gate way looks like a wierd spaceship
This response is a bit late but, um, how do I put it... it IS a spaceship (where have you been and what planet are you living on, bru? Didn't you wonder where the spaceship from 'Close Encounters of the Third Kind' went??). :jk:
Durbsboi July 20th, 2006, 01:24 PM oh ya, u make sense now
dysan1 April 12th, 2007, 05:28 PM Here is 100% confirmation from Julian Rankin the developer of Park Avenue
"Units are already on sale, the only units we have available are are exclusive penthouses above all the retail and shops, the penthouses start from R5 000 000 to R8 000 000, the hotel operator will be the Raddison hotel, contruction should start this year July, August."
Durbsboi April 13th, 2007, 08:28 AM These guys need to get a helicopter up there & take a revised pic of all the happenings in UNTC
Umhlanga April 13th, 2007, 05:05 PM While I think the nicest Sheratons in the world are more luxurious than the nicest Raddisons, I'd say the average hotel form either chain is equivalent to the other's average hotel. This will be a good addition to the area.
DB, I agree. On the beach at Umhlanga there are choppers (cops, military, lifesaving, private) flying around all day. Surely Moreland could arrange for a helicopter to swing by the Gateway area and snap a few photos.
SA BOY April 14th, 2007, 06:22 AM raddison was the hotel part of SAS airlines from scandinavia. Hotels are more business orientated and are deffinatly imporoving in leaps and bounds with regard to style and finishing. Sheraton is the poor mans 5* hotel chain and Starwoods is focusing more on their st regis brand and growing the new aqusition le meridian more than on getting shearaton up and rewvitalised. Sheratons like Mariott are still stuck in the 70s convention hotel mindset

They have taken loads of aerial photos recently and use them in all their marketing. i however dont have access to them. cant find them in digital form on their website

so then do you think it is better that this is a raddison?
Durbsboi April 16th, 2007, 09:09 AM Drove past the site yesterday, they were clearing one of them, I think it was this one, not sure, there was an irate ass in a BM flashing me coz I was crusing trying to get a glimpse of all the construction.
SA BOY April 16th, 2007, 12:44 PM so then do you think it is better that this is a raddison?
deffinatly, it has a more european feel to it as apposed to a "typical" american corporate feel which is not as dareing.
When I was in CT a few months ago , I stayed at the Raddison Granger bay which was really nice
dysan1 April 16th, 2007, 01:04 PM Moreland say there are 8 confirmed developments around the park that are about to go ahead. We only have details on Park Avenue (this one), Maddison on Park, and the FNB offices. Which leaves 5 developments unknown to us...i need to start to dig more!!!
dysan1 October 2nd, 2007, 05:03 PM work on this project has commenced
Umhlanga October 2nd, 2007, 06:17 PM Great news. I really think people will like the Radisson.
dysan1 October 3rd, 2007, 12:13 PM ^^ i think so too. it has also been expanded from a 116 room hotel, to a 158 room hotel. It still has 12 000m2 of commerial office space
dysan1 November 24th, 2008, 10:06 PM Work is well underway on this development. Thought i'd post the latest renders of it. Also the hotel component has increased, leading to the downscaling of the office section.
It now comprises:
A 220 room 5 Star Radisson Hotel
8,000m2 Premium office space
2,800m2 retail space
