تم الإعلان عن برج تجاري في الوسط التجاري لمدينة الرياض بارتفاع يصل إلى 350 مترا تقريبا تابع لمجلس إعمال الشيخ صالح الراحجي ويعتبر أطول من البرجين السابقين، المملكة والفيصلية، بتكلفة تقدر بقيمة مليار ريال (266 مليون دولار)، يقع على طريق الملك فهد وشارع العليا بالقرب من مبنى وزارة الشؤون البلدية والقروية وسوق طيبة في منطقة العليا.

وسيكون البرج مكوناً من 100 طابق فأكثر

وذكر المجلس إن التنفيذ سينطلق بعد قرابة ثلاثة اشهر بعد الانتهاء من كافة الإجراءات اللازمة للبرج، والذي سيستمر العمل فيه لمدة ثلاث سنوات.

ويحتوي البرج على سوق تجارية «مول» ومكاتب تجارية ومهبط طائرات مروحية بالإضافة الى قاعة اجتماعات فخمة ستخصص لها أعلى منطقة في البرج.

بالإضافة إلى مشاريع أخرى أعلن عنها المجلس من خلال معرض الرياض التاسع للعقارات تتمثل في منتزة الأعمال التجارية الذي صمم بطريقة حديثة. وكشفت مصادر عقارية لـ«الشرق الأوسط» على أن البرج، شركة الراجحي المصرفية، هو البرج الرابع في العاصمة السعودية الرياض، والذي يتم ألان الانتهاء من كافة التصاريح اللازمة به، ولم يتم حتى الآن تحديد موقعه.

من جهته ذكر عايض بن فرحان القحطاني أن السوق العقارية في السعودية سوق واعدة وسوق تتمتع بمستوى قوي وبمميزات تساعد على النمو المتواصل في سوق العقارات، مشيراً إلى أن الكثير من المشاريع تم الإعلان عنها، وأخرى سيتم الكشف عنها خلال وقت قريب.

I couldn't understand the article one bit... but if it's going to be made by Al-Rajhi group then I think it's probably different from the one in the proposed King Abdullah Financial District... this is good news!

3 years..! Long time... Even our Four Seasons Hotel Tower will be done before, according to plan... And the land (island) isn't even fully reclaimed yet..!!

Riyadh looks boring.... Lowrises, and like 2 or 3 very high *sticking out* towers...!!!

You need some midrises in the area of 130-200m...!!

Mabrook anyways... You should look for better renders, that one isn't very good..!

^ well in my opnion riyadh is doing fine, we dont need to follow other gulfstates by building skyscrapers that most probably wont be filled anyways, so there is no point in building atleast currently . i agree though we should build some more unique buildings that will make riyadh more unique

Yesssssssss! u r absolutely right B-Patriot.......Riyad does need couple of "MID RISES",
cuz it looks little 'odd'.......actually,not little.........very odd that only two or three very tall SKYSCRAPERS lives at a very long distance from each other on a plain land of dessert.......Riyad needs some mid rise & a little bit of high rise buildings around to cover it just like 'NEW YORK CITY'.....man thts really cooooool city

agree with KSa, Riyadh shouldnt follow the likes of other gcc countries, build for demand smaller midrise buildings that dont make the downtown core awkward looking. Proper and effective zoning laws might be useful to achieve this.

I guess having only a couple of coolest towers in the world makes Riyadh stand out... I'm all for not-so-many high-risers in Riyadh! Al-Rajhi Tower would be a great addition... Riyadh should have it's own character... there's absolutely no need for it to follow Dubai or NY.

Riyadh is just amazing, Saudi doesn't really find much incentive in building high up vertically the Kingdom is blessed with land and to be honest i'd rather have Saudi's building spacious green mansions in suburbs than trying to squeeze into apartment buildings.

Al Rajhi council will build another 12 towers on the same strip between King Fahd Road and Olaya Street. There are also few other 100-150 towers coming up there. And don't forget the King Abdullah Financial District as will.

King Fhad road is already full of amazing buildings. You should come and visit Riyadh before saying that it is boring!

Al Rajhi Tower in Riyadh, Saudi Arabia is a new $480 million USD tower announced May 13, 2006. Plans have been hatched for what is set to become the tallest building in Saudi Arabia. Designs for the sail-shaped tower have been drawn up by architects at Atkins.

Although its height is yet to be disclosed, Fahmy Roauf, engineering department manager at Al Rajhi Bank’s real estate investment unit confirmed that it would be “the tallest tower yet in Saudi Arabia” and will be built in Riyadh.

“The tower is being built on behalf of the Al Rajhi family and will be used for commercial purposes,” he said.

Plans have also been approved for the construction of a new tower to accommodate the Al Rajhi Bank’s headquarters in Riyadh, designs for which have been drawn by Skidmore Owings & Merrill, the architects behind the Burj Dubai.

I knew it! The moment I saw it's rendering, I knew it must've been by Atkins... it looks very similar to a tower planned to be built in Islamabad. Have a look at it's rendering:

In my opinion, this tower is much much better & unique than 'BURJ AL ARAB',dont u guys think this too?....the moment i saw this tower on this page for the first time,it litterally made a special place in my heart..........and i saved this rendering at ma PC.....so that i can have a look at it wheneva i want to......cuz this skyscraper is MAGNIFICENT.............& & & i've decided tht i gotta visit RIYAD by 2010 when this tower will be completed..............................

This tower is probably one the most original and most beatiful ive seen in a very long time. Riyadh might not have much towers, but the few they do have are really amazing and well-designed.

Jeddah has so much potential with its beautiful setting and old city. I remember the Corniche with all its modern art works in the late 80's. Last I head the Corniche has been fallling apart and it had some roadblocks (that was in the 90's), any news on this?

I feel quite the opposite... the worst thing about Jeddah and the rest is their humid weather. Riyadh might be boring as a tourist city but when you actually live and have friends there then it's definitely one of the best places in KSA. Besides, I find Riyadh far more posh as compared to other cities... not to mention the "relatively" civilized drivers that drive on Riyadh's roads.

i acually lived in riyadh for 6 months and thier was NOTHING to do there! thay dont have good restaurants, malls, and ppl there are toooooooo conservative!

atleast in khobar we have rashid mall, we have chillis, applebees, olive garden. and were close to bahrain where they have cinemas!!!! :scouserd:

riyadh's skyline is sooo messed up man
no offense to riyadhis but its just at times disgusting to look at, the only place that makes it look nice is right before u reache either king fahd on both sides of the roads near the towers, eg, arouba and makkah highway... n from king fahd beyond makkah highway, other than that, its just eww.. they should not have built either towers, it shoud have been a gradual step forwards, not one big leap... whoever says riyadh isnt plannin to become like dubai n doha is rong.. it will be very soon especially as more and more immigrants enter this country-- the expected pop for riyadh is that by 2020 there will be no fewer than 8 million ppl... thats a lot of ppl, so they'll be a greater demand for jobs, a greater demand to live within the city and a greater demand for mass transit and inevitably, skyscrapers. So it will soon boom. I'm happy to see the princess tower to rise, thats wat riyadh needs, more 100-200 m towers... i'm from bangkok... we're the city according to skyscrapers.com with the 6 or 8th best skyline in the world n the majority of buildings are between 100-200m, with about 20, 200m towers and 2 above 250... if riyadh fill up the empty spaces between kingdom n faisaliyah n the new alraijhi hq with moderation= more buildings like the princess tower beside kingdom, riyadhis will soon have an amazing skyline, most likely better than dubai's n dohas.. skylines should have a mix of scatterness not just on one road like dubai,, dats just gay!

Jiverage, if your hoping for 100-200-300 meter residential buildings in Riyadh its probably not going to be happening.

Saudi's in Riyadh especially enjoy living in spread out villa's and resedential areas. I really can't picture a boom in apartment styled living for Riyadh perhaps when the population is a lot greater than maybe but I dont see it happening any time soon.

Plus Saudi has a A LOT of land, and Riyadh seems to keep on increasing I personally don't see anything wrong with that ofcourse it means the necessary hi-way and public transportation must be available.

Actually a good cluster of buildings making up a skyline is pretty good, it gives a city a very cosmopolitan and futuristic feeling at the same time.

Taking the Gardiner expressway in Toronto your Jaw drops as you see the cluster and skyline of the city. It's all really exciting.

Many Saudis live in appartments. The suburbs are littered with 3/4 storey blocks. I would say from anecdotal evidence appartments dominate the first time home market. Of course people look to eventually have a house, but I don't think it's a big jump for appartments to take off in the higher income markets. It certainly works in Jeddah with many Riyadhis owning very expensive appartments on the corniche.

Yah but I don't think we can ever have a Bangkok or Dubai styled cities in Saudi?

Almost all of my cousins own houses in Saudi and its true back before they became Mudeers and got high ranking jobs they did live in apartments.

true true.. saudis do prefer houses over apartments as they got richer.. but den u gotta think y ppl build condos n stuff -- penthouses is wat i think cud be a boom here in 30 years... as say olaya turns into like sheikh zayed which i hope it duznt, the city will look more amazing, crazier, more cosmopolitan, then we'll see buildings popping.. itd be a really pleasant site... dats y no offense to riyadhis, i like makkah n jeddah more... the buildings give it a feel of a really big city , riyadh is however an amazingly very big city.. biggest in the middle east without a doubt...

Well, guys...Tenos, which is working on the Bahrain World Trade Center, and has worked on Burj Al Arab, Doha's City Center Mall, and several projects across England, is currently doing the study concerning the fire safety strategy for the "350m+ high commercial building with atrium" Al-Rajhi Tower... So I figure the building will be 350m, instead of the stated 250m

This is, or so I believe, one of the proposed models that was presented for the Al-Rajhi Tower in Riyadh.

It is designed by SOM & Battle McCarthy, and would have probably been one of the first "environmental friendy" high rise towers in the region.

King to Launch SR118bn Development Projects in Riyadh

JEDDAH, 16 April 2007 — Custodian of the Two Holy Mosques King Abdullah will launch a number of new welfare and development projects worth SR118.4 billion in Riyadh tomorrow. The projects include the King Abdullah Financial District (KAFD), the Al-Rajhi Towers, and the Women’s University. The KAFD will serve as the headquarters of the Capital Market Authority (CMA), the Stock Exchange (Tadawul) and the Commodity Market.

The KAFD will have a financial academy and recreational facilities and will include offices, hotels, a conference center, shops and sports arenas. At the center of the KAFD will be a modernized concept of a wadi — a central waterway, around which will be established an attractive working ambience.

Other major projects to be launched tomorrow include the building materials market Bina, Ras Al-Zour desal plant, a water distribution network in Houtat Bani Tameem, 10 electricity power generation plants, 1,095 educational and college projects in Al-Kharj, Shaqra, Majmaa and Zulfi, and expansion of the King Abdul Aziz University Hospital and the King Khaled University Hospital.

Just wanted to correct you, they are separate projects.

Al-Rajhi tower will be located on king fahad road right next to Taiba shops.

KAFD will be located right where Al-Takhasusi and king fahad road (ramp) intersect, close to the driving school.

as far I know, Al rajhi tower was proposed to be built since 1998 but was not approved or let's say that family did not take the final decision to build it untill their wealth increased soooooooo much specially during 2006 and it was very notable by all that their wealth has been doubled during 2006 mashaallah.

RIYADH, 18 April 2007 — Custodian of the Two Holy Mosques King Abdullah yesterday launched a number of educational, health, economic, water, electricity, housing and communication projects worth SR120 billion in Riyadh, including the King Abdullah Financial District (KAFD), the Women’s University and an information technology city.

In his welcome speech, Riyadh Gov. Prince Salman commended King Abdullah’s efforts to develop all regions of the Kingdom, particularly the Riyadh region. “Riyadh has a special place in the hearts of Saudis, not only because it is the capital, but because the unification of the Kingdom of Saudi Arabia started from the city,” the governor said.

King Abdullah was later briefed on various projects in different sectors before he pressed a button on the panel in front of him to launch each one of them in the name of Allah. Crown Prince Sultan, a large number of princes, senior Cabinet members and other top officials attended the ceremony.

The KAFD will be the headquarters of the Capital Market Authority (CMA), the Stock Exchange (Tadawul) and the Commodity Market, and for financial institutions and other service providers such as accountants, auditors, lawyers, analysts, rating agencies, consultants, and IT providers.

Other major projects launched by King Abdullah were: The 50-story Al-Rajhi Towers, located north of Riyadh, Binaa project with a capital investment of SR2 billion, Ras Al-Zour desal plant (which has a capacity to supply one million cubic meters of water and 1,000 megawatt daily), water distribution network in Houtat Bani Tameem, 10 electricity power generation plants, 1,095 educational projects, college projects in Al-Kharj, Shaqra, Majmaa and Zulfi, expansion of King Abdul Aziz University Hospital and King Khaled University Hospital.

Meanwhile in an interview with Russian Television’s Channel Two, King Abdullah called for a dialogue between civilizations in order to strengthen world unity and promote global peace. He also disclosed plans to make the annual Janadriya Heritage and Culture Festival near Riyadh a forum for exchange of world cultures.

Abdullah reiterated the Kingdom’s total rejection of terrorism. “We are sorry to say that some people bearing Muslim names practice it, but Islam has nothing to do with them as it prohibits the killing of innocent people,” he added.

He highlighted the role of the Janadriya festival in reviving Kingdom’s culture and heritage and strengthening the unity of Saudi people. “It has lately become a forum for enhancing Arab unity. It is now open to the whole world and we say ‘welcome’ to everybody,’” the Saudi Press Agency quoted the king as telling the Russian channel. “Saudi Arabia works against division and discrimination,” he added.

Abdullah called on the United States, Russia, China, France, Germany and the European Union to play a major role in finding a lasting solution to the Palestinian-Israeli conflict.

i think the towers are positioned where they are, for good viewing from the main road while driving, coz it might look ok then

Guys,

If you go through and read the company description of the project, Atkins clearly states that the tower will "easily be the tallest in Riyadh, and will be a distinct, highly visible beacon..." The same article continues by saying that "The project consists of an iconic tower in excess of 400 meters tall" !

I love Riyadh! It's a very well-planned out area. And the skyline is kind of cool; a few iconic landmarks set amidst a low lying area of buildings. At night, with the lighting, it would look AWESOME !

I'm a little sceptical about the souther area, as a large number of brand new buildings were just built in some of these plots, specially between Kingdom and Tahlia street, so i don't think they will demolish these anytime soon.

However to North of Kigdom there are many unused plots, plus some very old and somewhat cheep to demolish buildings like Owais and Teebah markets, which are located on great areas. so the potential is high there.

The 2 guys in the white seem to appear in allot of renderings.. So far i've seen them in project renderings for Dubai, Qatar, Kuwait and now KSA... :lol:

as i heard most investors in Dubai are Saudis for example the infinity tower and Silicon gate are 100% Saudi,Regulations here is not flexible as Emirates,just see alrajhi tower what are they waiting for?it's not apartment to take long time to stay as approved why didn't start yet?

Looks impressive. I hope its time the Saudis realize that the highest rate of return in the long-term would be investing in their own countries. Investors in the UAE realized that before and the fruit of the realization is what we see today in that country. Saudis, especially the royal family members, have significant investments in the Western countries. I think it's time they diversify their investments to include their own country as well. That will serve them better.

no no its not a private airport, we call it the Old Airport or the Base Airport
this airport has various functions like King Faisal college (where they teach the RSAF pilots) and VIP (like presidents from other countries and king Abdullah)

Al Rajhi council will build another 12 towers on the same strip between King Fahd Road and Olaya Street. There are also few other 100-150 towers coming up there. And don't forget the King Abdullah Financial District as will.

King Fhad road is already full of amazing buildings. You should come and visit Riyadh before saying that it is boring!

glad you said that, most likely B Patriot find Riyadh boring because bombs are not dropping like in his native Lebanon :ohno:

Yah most North American cities have atleast one major Urban Park. Toronto's is the Rouge valley region, GOOGLE map it u'll see what i mean.

Today I saw this huge construction on the way to Prince Salman Road , the Huge cranes was on the ground and i ask the people there (Tarouk) , they said that its for Al Rajhi , and a 60 Floors is planed to be build
,

I think Al Rajhi fed up from waiting that much of time to build that tower , now he change to this place which is no matter No,s of floors he can have ,

:hm:I know that Alrajhi is to build two towers in riyadh but both are on king fahad road, south of the northern ring road. The only tower project far in the north, as far as I know, is Rafal tower in Alsahafah district. Anyway, great news:nocrook:

Yes its different design and we will have to do for it a separate thread , but i am waiting to have more clear information about the design , i saw an advertisment on Benaa Magazine , for it , i should scan it , we will see
