This is the newest project Jamil Ibrahim Est. is developing in Beirut. It's coming up near the Mövenpick Hotel & Resort Beirut near Ramlet el Baida.

Construction hasn't started yet on it, but I think they already dug the hole or are in the process of doing so. I didn't really pay attention last time I passed by it. I pay attention next time.

Their other two projects, Sky Homes and Astoria are coming up nicely.

Do you know exactly which plot of land this is being built on? The maps on his site are not very specific...thanks.

Like I said, I didn't really pay attention when I passed by, but it is near the intersection of Saeb Salam Boulevard and Rafic Hariri Avenue (the street that goes along Ramlet el Bayda).

If I remember correctly, it is just a hole right now or an empty plot of land.

I'll make sure to look next time I pass by there.

In the render of the building, there is a direction giving sign.
The lower one says "Jnah" and the other I'm not sure, is it "Barbir"???

It is located in Rafic Hariri Avenue. This latter is to the right of the pic. Boulevard Saeb Salam is the road which takes you to the tunnel. So this building must be little bit rightwards from the pic Beirut! posted earlier.

Oh I see... but I dont recall there being a plot of land in that area (shown in the very-unclear map) for this building, will it be directly on the road or further back?

It doesnt seem from the map like it would be on this strip:

They are taking the whole plot. It's just about the right size I would say.

Keep in mind that these luxurious residential towers come with swimming pools that are constructed in the back (usually) and other facilities like a gym.

I always thought this building looks taller than the normal height of a 21 floors building. In post #1 in the render if you count the balconies or the windows on the sides of the building, they're 29 floors. However, if you count the balconies from the front side, they're 21 floors. The difference is because the building has duplexes with 4.5 meters height. It gonna be at least 100 meters tall which is great.

If you look at the above photos, it's just 12 floors and it looks huge.

Beiruti
September 28th, 2007, 02:15 PM
^^ Good observation! I wonder what the exact # of meters is so I can add it to the thread title...

Lirtain
September 30th, 2007, 01:23 AM
^^ My estimate: 6m (ground floor) + 5 x 3.25 (simplexes) + 16 x 4.75 (duplexes) + 3m (frame above last floor)= 101.25 m

So you can say it's 100m

Lirtain
September 30th, 2007, 01:39 AM

And that makes it the Highest Tower in that area,Right??

Yes it will be the highest in that area

^^ It is just the poor design that makes this tower look like a giant wall, but Beirut is actually lacking in high-rise towers and needs more of a skyline. Right nearby (in place of the old Carlton) will be an even taller tower with a more curvy design that will balance this out and not seem so obstructive.

how long it would take to the libanese to rebuild what has been destroyed by israel in 2006 war as some say that lebanon after that war their infrastructure went 50 years backward i wonder how true is that?

Rabih
December 14th, 2008, 05:43 PM
Well it varies.. The Lebanese infrastructure was already very bad even before the 2006 war.
For example we're already used to electricity black outs, rocky roads and highways ...

Perhaps someone else could help you with facts or articles..

Most of the destroyed bridges has been rebuilt (exepct few one), South Lebanon's villages that have been destroyed are all being rebuilt (and some are even finished). As for South Beirut, many building have already been rebuilt, and other are still under construction.

Why do you all have a "highrise obsession" in here? Beirut needs more lowrise buildings, and not more highrises!

In case you don't know Beirut is too small (Urban Area 19.8 Km2) so if we want it to keep up with the international pace and become a cosmopolitan city, it needs to go vertical not horizontal!

Urban Areas for random cities..
Damascus 573 Km2
Cairo 214 Km2
Riyadh 1000 Km2
Rome 1,285 Km2
Yerevan 227 Km2
Dubai 1,287 Km2
Paris 2,723 Km2

LeB.Fr
December 16th, 2008, 06:02 PM
^^Okay, I agree with you, but we should at least have an urban planning...the same problem comes over and over again...AND also have some ONLY LOWRISE areas. It would be much better if all (or let's say most) of the highrises were put all together in one area.

I think it always looked good, you can't put a full glass tower in the middle of a concrete jungle. This balance of glass and concrete is perfect for its surrounding... same applies to the carlton residence

Wow it has become quite nice. Btw, did they finally clean up the messy ramlit il-bayda beach?

I should have created new threads for those missing towers, my bad...
I will go ahead and create them tonight.

Mirna tower's link is in Rabih's post, here's the Sand Tower (http://www.skyscrapercity.com/showthread.php?t=1199513). The others are on their way.

^^ What about the Blue Bay Residence? Is it even U/C?

-Zippo-
November 19th, 2011, 06:22 PM
^^ The Blue Bay Residence is finished I think. If not, then it's in the very last finishing touches. It's not showing in Rabih's pic, due to the angle from which the picture was taken (it's hidden behind the Sunset Gardens), but here's an aerial picture that Abdallah took back in June, where the Blue Bay is showing). Maybe if Abdallah still has the original aerial, he can give us a better view for it.

^^OMG! such tragic news! You probably had the best aerial pictures I have ever seen for Beirut...I'm sorry to hear that man. (I was planning to ask you for the originals back in the Summer. I should've had...)
