alcool May 25th, 2006, 08:12 PM I am going to post some development projects for Tartu. There has been lot of projects for some years and lot of new will came.
Last year new department store was finished

Some people say that it`s the Tartu version of Viru Center in Tallinn.
This year they started to built an apartment building with 23 floors (83.0 m).
This building is in the central city and construction will end in 2007.

New free time centre is under construction. There are going to be cinema with 5
screens and 800 seats. Also there is retail and some office space. Centre is connected with international bus station and a parking house for 500 cars.

New hotel will be next to the free time centre. This hotel will be the biggest in Tartu with 400 units

This year 3 new 8 floors apartment buildings where finished.

Rivkin October 27th, 2006, 02:48 PM Tartu is going to have a new 15fl Spa Hotel.
Constuction should end in 2008.
The building will consist of 140 rooms.
The surface area:
1) in 1st three floors: 1000sqm, is about to decrease
2) in tower part: 500sqm per floor
Developer: OÜ Kvintett Kinnisvara
Architecture: OÜ Arhitektuuriagentuur: Inga Raukas, Toomas Tammis, Tarmo Teedumäe, Kaiko Kivi and Oliver Soomets

Rivkin November 15th, 2006, 12:12 PM Discussion over getting highrises built in the citycentre has gone hot. City government is thinking positively towards letting Rein Kilk to build 24 floorer near Tigutorns site-between Tigutorn and Hotell Station and also one of owners of the Atlantis Juhan Kolk wants to build two highrises next to the Atlantis of same height as Tigutorn(you can see planned buildings on rendering). So, the whole area between Atlantis and Zeppelin shoppingmall may turn into the highrise district. Lets see what future holds. Hopefully we find a balance between nimbyism and business sharks temptation to build highrises of low architectural value in our town.

This multicentre should contain:
13000sqm shoppingcentre,
5000sqm of an office space,
Conference centre, and 5screened movietheatre, both of them with 700 seats

alcool November 15th, 2006, 04:21 PM Yesterday 1/3 of the Tigutorn apartments where booked in one day. The most expensive apartment was sold with 3000€ sqm. 2/3 of tower will be sold in next year

Rivkin January 8th, 2007, 05:33 PM 6 residential blocks up to 8 floors are planned to be built to corner of Riga and Filosoofi streets in a two coming years. Project contains 230 flats and 270 parking spaces in underground parking area. First floors of these buildings will be occupied by butiques and offices and yard between the houses will be a combined park and pedestrian area. But there are problems with detail planning, which allows to build only up to three floors, instead of 8 floors, planned for this project.

Because before that was built it was a big parking place for those who visited markets that are there. Where do thay park their cars now? Tigutorn doesn't impress me much, I wanted it rather to be something like City Plaza in Tallinn... strictly rectangular. Good that I found this thread, now I can keep my eye on what's going on there.

^^ Do you notice the small saleshouse just next to the right side of the bridge? This is the spot where Rein Kilk wants to build his 24fl highrise ;) We'll see if it'd be realized or not.
Rivkin February 20th, 2007, 04:34 PM I start this post with an attempt to correct the rendering ch1le posted. I think that this rendering is a pure exaggeration showing Tigutorn bigger or nearer(they are working on 12th floor atm and this height can be seen on aomparing pic done by me) than it really is and also in wrong place. I have also missed two plots big enough to show'em here. First plot is an extension of sportshall of Universitas Tartuensis and other is an extension of a shopping mall not far from it.
So, the sportshalls extension, which will be in mixed use.
athletics: training and arena with 200m course
ballgames:arena with 4000 seats for TÜ Rock basketball team for homeleague and also SEB Baltic league games plus new training hall for different ballgames.
Boxing hall, 2 gyms, aerobics, hall for rowing ergometers and a slipway for rowers and oarsmen.

Rivkin May 4th, 2007, 05:21 PM There are plans to build 10 buildings up to 8fl to the site of the old meat factory of Tartu. The developer wanted to build up to 10fl but city government cut 2 floors off from buildings. The site of old factory ruins is situated next to the junction of Tähe street and current riverport railway(future trunk line to Annelinn across the river via Ropka bridge- all of these are in the phase of planning atm) in the address Teguri 43.

Rivkin May 17th, 2007, 12:48 PM Emajõe BC phase II multibuilding got cornerstone and its future name disclosed yesterday. Its name will be "Tasku" as Phase one is "Plasku". "Plasku" means flask and "tasku" means a pocket :D. Some pics of event from Tartu Postimees:

Rivkin May 24th, 2007, 12:07 PM Lõunakeskus mall and The Tartu Science park will extend enormously. There are plans to add 25 000 sqm of an extra space to the mall and one of the main tenants will be Rimi hypermarket which claim 8000 sqm. There's going to be a 8 story hotel also. So, Lõunakeskus will be half bigger than today. Tartu Science park will get 40 000 sqm additional space in up to 8 fl buildings. But there is major problem with traffic planning because jams are strangling LK even today. If the developers find suitable traffic planning for their projects, then construction might start.

echo July 8th, 2007, 01:33 AM Some comments from me too. Somewhy Tigutorn doesn't impress me. It's too slim, it's not rectangular, it has rounded windows between rectangular ones... But I like it's height and the nonusual pattern of windows.
Highrises near Atlantis look good.
A question about Lõunakeskus: if Rimi goes there, what happens to the Maksimarket? Or it is already "changed" to Rimi?
Very good that butchery building area gets new face.
I also like that Vasara buildings will be renovated. I remember when in the second half of 90's when I didn't live in Tartu yet I visited this building with mother and uncle because there were clothes and stuff to buy. Nice memories; pirated CD-s from Anne market... Anyway. Some year ago this building looked like abandoned and.... [ah, kell on juba 1:30 öösel ja ma ei suuda enam meenutada, kuidas on inglise keeles vandaalide poolt rikutud ja lõhutud...] vandalized.

A 13fl Hotel building planned on the Vanemuise hill across the road from the Vanemuise concert hall and will be linked with it hall via skybridge over the Vanemuise street. Developer is Mart Avarmaa and an architect is Hemi Sakkov.

Rivkin December 17th, 2007, 09:54 PM Southern part of Tartu ringroad will be under reconstruction at the end of 2009 and construction may take several years because it is impossible to shut down the southern section at once. An existing roadsection from Ilmatsalu traffic circle to Uhti traffic circle will be turned into 2+2 first class road with separated junctions and 3 tunnels(one under Viljandi road traffic circle, one under Riga traffic circle and the third under Tartu-Orava railroad)along the section. Preproject is done already.

Rivkin January 3rd, 2008, 07:37 PM Construction works of Tehvandi K90 Ski jumping complex in Otepää(43km from Tartu) ended in december the 19th. This has to be the biggest ski jumping tower in baltics if I'm not wrong(and its K90 size is something that scandinavian guys would definitely laugh at). Random pics from last summer:

if so, why wasn't the big tower planned along fortuuna street to form a little highrise streetfront together with the existing 10-12 storey building? hmm.

I agree with the new department store part. It's in the middle of the city, it could've been the attractive heart of the city but they decided to build a grey box instead.

Tartu has in mind to build north bypass, to lower down the east bypass capacity. That is why they will build first 1+1.

Rivkin November 5th, 2009, 10:57 AM The railway crossing in Betooni street will be shifted 500m northwards and current crossing is to be left for bicycle and pedestrian use only. Two roundabouts are to be created (one to the spot of the current and other in front of new crossing) and new crossing will be under the railway. This will be connected to the street network via new planned street.

This is a quite black building and makes nice [high] contrast with the town centre area. It seems that Tartu is becoming a tiny city. Only Tartu Kaubamaja looks way too commercial.
Also, AHHAA Science Centre has got first part of its roof.

Rivkin February 18th, 2010, 11:55 PM Northern sectoin of Tartu ringroad is being put on the paper. It'll consist of three major intersections with viaducts. This road section will be about 4 km's long, although it is a long term plan I hope it'll get built in some 10 years time.

The construction of the interchange that connects the eastern bypass with the western bypass should begin in 2010 and finish in 2011. The rest is yet unknown. The money needed for it exists but there are some issues with the route.

No, it won't. And since the old one is still being renovated :lol:, Tartu has little hope of getting a working station building anytime soon.
Wover April 5th, 2010, 10:59 AM I'm actually 5m from the train station now and yeah it's being renovated. Most of it is done though, and it looks quite nice. I'll take a picture when I go out and post it when I'm back in Viljandi.

^^ No offence but the railway building has been renovated for a very long time and if you didn't see any workers there while staying in Tartu, then I really think it has become to a halt.

I can't remember any workers, but the fences on the picture do suggest some work being done.
Also, the underground passage to track 2 really looks horrible, so they should renovate it. Maybe with the crisis the project is on a halt?
Rivkin April 11th, 2010, 03:32 PM ^^ The project is on hold due to political/city governing issues over the spot. At first, there was a decision to build a new pavillion for passengers which didn't came into existence and I'm seriously happy about that (we just don't need yet another business rape on our common transport facilities, which happened in city centre and central bus station). Rein Kilk (a Local tycoon sorta businessman who owns the building atm) wanted to use the main building as a commercial facility but he ran out of money and he lost his possible tenders and Edelaraudtee's (train service company) refusal to rent the Pavillion from Kilk blew up the pavilion possibility for good, so the situation forced him to negotiations with the city government to sell the main building to the city (although this railway station building shouldn't have got into his hands at all and it is pity that it did). Whole situation is ironic, because either our mayor Urmas Kruuse or Rein Kilk is form the same political party which promised to reclaim the trainstation to the city in last elections they won. :bash: They made that soup and now they promised to remove it in elections.
Rivkin June 7th, 2010, 05:53 PM Estonian Flight Academy will complete its new main building near the airport of Tartu next spring. After that all educational and organizational work is being done there.

Location is surrounded by Kompanii,Munga & Magistri streets,Vabaduse avenue and Tartu town hall square. Planned building would be up to 3978 square meters size and 4-storeys high.
If the planning gets approved,then international competition will be held for finding the architect. In another words - there's a good chance of having awesome art museum there! :)

I happened to attend the conference where they "published" the initial project. To be honest, they didnt have very convincing arguements why the bypass should be built... True, the projections indicated heavy traffic on the section between Turu and Võru streets, but the section with the bridge over the River had 10 (!) times less traffic. And the section between Ihaste and Tartu - Narva road had even less. Plus, as soon as the road project came up - everyone is now interested in building new "lõunakeskus" style projects on it - planned Põhja Keskus, Ida Keskus so on. This sucks!

It is not that ironic at all :D Because western bypass doesn't add any bridges across Emajõgi. Thus Ringtee bridge basically in the borders of the city serving mainly the need to connect Annelinn and Ropka is the main issue which turns Eastern bypass to priority compared to western bypass. And Tartu needs an extra bridge in its borders like air because most important bridges (Võidu and Sõpruse) we have are in alarming shape mainly due to years of not maintaining them and are not repairable without months of tracffic chaos on both sides of the river. And Vabaduse bridge with its 160 mio EEK cost is a dead end :bash:
I personally would prefer Western bypass as a priority instead as you do. But who could understand those Reformists' policy without vision but loaded with lobby groups' interests anyway? So there is just lack of political will and money to complete the western bypass on both sides- maanteeamet and Tartu :bash:.

A major mistake by the current city government. Think how many km of bicycle roads they could've built with that money. And Tartu is pretty much the perfect size for cycling - any bigger and the distances would become too great, any smaller and the students would choose walking instead(although a lot of them walk to school even today).

In this week construction of largest nanotechnology lab in Baltics will begin in Tartu Science Park. The Nanolab will be 1013 m2 large laboratory for nanotech research. Cost of project is 27,75 million EEK. Architects are from Projekt Kuubis OÜ,main construction works contractor is Eviko and deadline is set in late 2011.

Loodusmaja should be finished by 2013 and construction should start soon,as government has already financed this project with 44 million EEK (total cost should be somewhere around 55 million EEK)
It's joint design by Urmas Lõokese Arhitektuuribüroo and KARISMA arhitektid OÜ. According to design,building size is 2060 m2.

New 5-storey gene research & biotechnology science centre is U/C in Tartu,Riia Highway 23. Geenivaramu & Tartu University Molecular & Cell Biology Institute are main users of this building. Building is designed by Tõnis Tarbe Arhitektuuribüroo and has cost of 60 million EEK. Construction deadline is early 2011,but centre itself will be opened in November 2011.

There are also several other science & education related construction projects planned or U/C in Tartu,but they are bit confusing and I tend to mix them up :P So I'll avoid posting them - I might get bashed for posting wrong information about some projects...

BTW it is built to inner yard of Tartu University Molecular & Cell Biology Institute (so quite in the middle of city block) and cannot be seen from Riia or Vanemuise street anyway. Neither is it next to any public pedestrian area...

...so to lower project costs, architecture value is.....- just plain functionality and nothing else to find :sleepy:

Tin_Can November 20th, 2010, 11:59 AM Estonian Flight Academy will complete its new main building near the airport of Tartu next spring. After that all educational and organizational work is being done there.

what would you have expected from an invited competition where there were only 3 participants, plus, all they had to do was design the facade with a very limited budget.
there's one more thing about the "competition" but i'm not sure if i should tell about it. anyway.
comparing with urmas lõoke's and martin kink's projects, the one by salto is way cooler.
