IRISH businessman Paschal Phelan is developing a €30m hotel in the heart of Cape Town in South Africa.

The 200 bedroom 5 Star Oscar Pearse hotel is scheduled for completion next January and will be a new landmark on the Cape Town skyline.

The project involves the refurbishment/conversion of an existing office building in the city's central business district and qualifies for special local tax incentives.

Phelan Holdings has appointed Golding Hotel Investment Consultants (GHIC) to facilitate the management contract with the selected hotel operator.

GHIC is the leading facilitator in the hospitality and leisure industry in South Africa.

A number of international operators are competing to secure rights to operate the de luxe hotel.

Earlier plans by Mr Phelan to develop a six star hotel in Cape Town using the Claridges name were subsequently changed from hotel to luxury apartments. The former Irish meat magnate is currently nearing completion of 100 apartments on this site.

Investors are now being offered fully furnished luxury suites at the new Oscar Pearse Hotel via Dublin-based Seamus Keating Investments.

"This investment provides a guaranteed income without any of the costs associated with traditional ownership", investment expert Mr Keating comments. "A minimum return of 7.5% is guaranteed by Barclays Bank.

"Individual suites are available at a pre-launch price from €135,000.

"Full title ownership is provided with legal fees less than 1% and Section 23 type relief as the hotel is in a designated area.

"The package also provides for a free stay for owners for 28 days per year.

"From a property investment, current political and economic factors provide a highly positive background for accelerated demand and capital growth.

"There is a major hotel room shortage in the peak seasons. It is expected that increased tourism, and the unique property opportunities available, particularly in the Western Cape, will drive prices in the luxury end of the market closer to international standards in the short to medium term."

Based in Dublin, newly formed Seamus Keating Investments is initially concentrating on property investment opportunities, but will extend to other investments also in due course.

A qualified accountant, Mr Keating has over 15 years experience behind him, working with AIB and Citigroup.

It says international operaters...thats wrong cos Three Cities already have the contract. visit www.hotelinvestments.co.za there are alot of other ones around Durban and Cape Town

Pity it is yet ANOTHER refurb, wanted to see a new building.

That is good news to hear. NH Hoteles is not new to the SA hospitality scene. They currently manage the NH Lord Charles in Somerset West and the NH Plettenberg Bay which are graded four stars by the Tourism Grading Council. NH Hoteles worldwide portfolio also includes five star hotels, which is what the Oscar Pearse will likely become.

What is the status on this hotel development?

Are they working on modernizing and upgrading the existing 12F building in the first phase?

What about the second phase which will be a new wing?

The website at http://www.oscarpearse.com indicates that the hotel is scheduled to be completed in early 2008 (originally projected for early 2007 when the project was announced a year ago).

The developer of Oscar Pearse is Phelan Holdings, an Irish-owned company that is currently building the Cape Royale in Mouille Point (see that thread as I recently posted some pictures of Cape Royale), which is a luxury apartment development. The Cape Royale was built instead of The Claridges Hotel, which was a six-star sectional title hotel that was canned in 2004 due to the sluggish hotel market in Cape Town that has improved markedly in the last three years.
