And the Vista is a bit more comparable to the West End. They have pretty similar flavors, both being historic rehabbed warehouse districts.

I definitely agree. When I read erm's post, I thought "No, the Vista is more comparable to the West End." :)

I didnt mention it on SSC yet but the new Marriot hotel beside the Hilton at the point is about to start constuction. Strange brothers has a site preperation sign up now and there are two huge trackhoes on site. Ill get some pictures monday of them tearing the ground up when I leave work.

Not a Marriott. Hilton Garden Inn instead.

Greenville, I saw your post on urbanplanet regarding Griffin Park and i'd like to chime in. When I was driving through the neighborhood a month or two ago taking update pics, I noticed a lot of the lots that didn't have homes built on them yet had signs saying 'sold.' The houses/lots in Griffin Park are selling very well from what i'm hearing and seeing. :)

That's good to know. As I said, I like the philosophy behind the neighborhood and wish the developer success. The prices just seem really high to me for the amount of house you get.

It is NOT a Marriott at the Point Erm1981. It will be a six story Hilton Garden Inn that will have 125 rooms. Erm1981, how are you working on the Carolina First headquarters if you're a brick mason? Don't worry. I'm right. I've seen the site plan with my own eyes. It will have 125 rooms and be six stories tall. :) Have Bob Ellis come by and learn a few things about building something. :lol:

It is beside the new Hilton hotel at the point, Only one spot that it can be. I think its odd they are building two Hilton hotels beside each other even though they are different brands....Will this be a concrete structure since it will be 6 stories tall? Im thinking yes...

It will be similar to the one in Anderson at Exit 19/I-85. :yes: The hotel will be built directly beside the new Homewood Suites by Hilton.

Not sure. I know they left a few of the large ones on the Homewood Suites site so it is possible it could be done on the Hilton Garden Inn site.

Okay, so are the rumored commitments for Magnolia Park (Apple, Trader Joe's, REI, Z Gallerie, Anthropologie, Maggiano's, Cheesecake Factory, etc.) still committed? If so, are they not enough to get this project going? Or have some of those pulled out due to the economy? Sometimes I feel like the Magnolia Park folks are having to start all over...

Yes they're still committed but they have slowed down their expansion plans due to the economy. When that slows the development slows.

The Burroughs and Chapin Company announced plans earlier today to build a 550-home community in northern Greenville County. It will be 1,700 acres in size and called Copper Lakes. The company is opening its first Upstate office in downtown Greenville, where the sales office for the development will also be located. That is interesting, indeed. I hope this will be a nice hotel that is consistent with the Verdae master plan. In other words, I'm hoping for at least a 3-star hotel instead of a Comfort Inn.

Speaking of the Verdae area, how long do you guys think it will take for Laurens Road to make a comeback? It is so depressing right now with all of the rundown shopping centers and car dealerships. If I had money to invest I would purchase land along that corridor and sit on it, knowing that it will increase in value over the next 10 years. :)

I am curious about the plan for another hotel in Verdae at this point in time. Unless it is another destination/resort hotel like Embassy Suites and Verdae Greens, I can think of several locations currently better suited for a new hotel. I would love to see a high class "village inn" at Verdae someday though. :)

How can this be? According to the POM and Peacock people there is no money to borrow. Banks have closed their doors. Is this company financing the 550 homes with their own money? I guess they are. I was wondering today if banks no longer are in the lending business according to the POM and Peacock people why do I get 2 or 3 solicitations in the mail everyday wanting me to borrow money. According to the City of Greenville and the media there is one. :nuts: Dealman said on urbanplanet 2nd quarter 2010 opening. Menin told the Greenville News it would be a late 2009-early 2010 opening. Would somebody just tell me who is right? :rant:

At our monthly neighborhood association meeting preliminary details were revealed about Linky Stone Village, which will be adjacent to the Arcadia Hills subdivision. This is the proposed development at the intersection of Pleasantburg Dr. and Keith Dr. that has an emphasis on mass transit. You may have read about it a few months ago.
I've got quite a bit of information:
The site totals 20 acres. I had originally thought it would only cover the small plateau at the corner of Keith and Pleasantburg, but the property extends all the way back to the proposed GreenLink BRT path. Most of the site is zoned C-3, and a small section is zoned for multi-family. There are no zoning changes that will be requested. There will be a park as a central element of the development, called Arcadia Park. It will be located along the creek that runs through the property. It's size will be 8 acres; 42% of the total area.
The design calls for a multi-use development similar to McBee Station. Commercial property will be located on the ground level, with loft-style housing on the upper two floors. Parking will be located underground. They plan to have affordable homes mixed in with market-rate housing. This development will front both Pleasantburg and Keith Drives. There is a possibility that it will be accessible from Laurens Rd. This is part of a larger plan to make Pleasantburg Dr. more pedestrian-friendly with grass-covered medians and trees lining the road. They are working with the city to make Linky Stone Village a stop on the GreenLink BRT system.
Also planned for the development is a 40,000 sq. ft. "Performance Learning Center". They are working to fill the shops with local retailers, and not the typical upscale boutiques. Groundbreaking could happen in approx. nine months.

Every week during a Nationwide PGA tour event, one volunteer is given the "volunteer of the week" award. There were over 1,200 volunteers during this years BMW Charity Pro-Am golf tournament, so it's obviously a very tough decision. This volunteer is known to show dedication and hard work throughout the week of the tournament along with having a good attitude overall. The winner for the BMW Charity Pro-Am 2008 is none other than well me. :) I was given the trophy shown in the pic during the awards ceremony on the 18th green. It was presented to me by the CEO/President of Nationwide Insurance. I also got a $100 gift card to Nationwide Merchandise online store and a very nice fleece jacket:

David Mathis Wins 2008 BMW Charity Pro-Am Golf Tournament

GREER, S.C. (5/18/2008) — Fifty thousand (50,000) fans, the most in tournament history, witnessed David Mathis win the eighth-annual BMW Charity Pro-Am golf tournament held at Thornblade Club here today. The win was the first for the Winston-Salem, N.C. native, who finished the tournament at –20 under par (65, 65, 68, 68) beating Roger Tambellini by three strokes.

The win earned Mathis $121,500 and skyrocketed him from 44th place to fourth on the Nationwide Tour money list. Mathis has earned a total of $166,479 so far this year and is well on his way to competing on the PGA TOUR next year. The top 25 money leaders on the Nationwide Tour automatically earn playing status on the PGA TOUR in 2009.

NHL superstar Wayne Gretzky and his professional partner Chris Nallen won the Pro-Am/Pro-Celeb portion of the tournament at -46 under par. Gretzky won a BMW Z4 Roadster for winning and he and Nallen donated their $10,000 winnings to The Charles Lea Center. R&B singer/songwriter Javier Colon and his professional partner Colt Knost finished second at -44 under par. They donated their $9,000 winnings to The Ronald McDonald House. Fred Mercer, an entrepreneur from Greenville, S.C., and his professional partner Todd Fischer finished fourth overall and were the top scoring Pro-Am team at -37 under par.

Krystal will be making their way back into the Greenville area with a new store next to Nick's Christmas Shop at the intersection of Ketron Court and Woodruff Road. Dress Barn and Shoe Carnival have signed leases to locate at Easley Town Center. Beef 'O' Brady's will be putting a restaurant on Haywood Road at one of the restaurants that has shut down. Not sure which one though. Quaker Stake and Lub will be putting a restaurant near the intersection of Woodruff and Garlington Roads.

You are to be commended for making time to post despite having a full day of school and sometimes work as well, g-man. Based on your schedule last week, it seems that you were able to get home around dinner time and still have all evening to post. Many of us don't have that luxury. Some people here work full-time jobs that require traveling. Others have family obligations when they aren't working. Still others have school. Off the top of my head:

-RestedTraveler - works a lot of hours, has a wife and children, and is in the process of selling his house and moving to Colorado.
-gsupstate - travels a lot on business and stays extremely busy.
-GvilleSC - has a full schedule of classes at Clemson, and is an architecture major (which is probably the most time-consuming major there is when you factor in time spent studying, on projects, and in the design lab).

I know there are plenty of others who have demanding schedules too, but I don't know as much about their "regular" lives. As for me, my schedule is super busy right now. I have very little internet time each day. Last week, I was out of town at a convention working my butt off. No way did I have time to keep up with posts.

I say all this to remind you, g-man, that it sounds silly for you to criticize others for not posting as much as you do. We all appreciate you sharing update pictures, news from developers, etc. But please do so understanding that your schedule everyday is much more flexible and far less demanding than just about everyone else's here.

Most of us have been in your shoes, but you haven't been in ours. Trust me when I say that your life is much less strenuous. :) One day, you will understand that.

I work as a brick mason plus go to school in the evening at tech full time. Ill be transfering to Clemson in the fall though so working might be a little tougher than at tech when I get there.

Even if one has plenty of time in his hands, still it is hard to imagine g-man's dedication to this forum. Not to mention his distinguished style. We may disagree with him every now and then, but he has brought more smiles with his "quit hoggin' it all" comments. With a family to look after, two jobs (one F/T, one P/T) and an average of 3.5-4 hours of sleep, every chance to laugh is a plus for me. Of course, it would be nicer to hear about high-rises and other urban projects getting under way, but right now we need a little humor to offset any delays.

Seven years - and still planning to have a wind tunnel. Those were two of the key points made by top Clemson University officials regarding the school's International Center for Automotive Research in Greenville. President Jim Barker, Dr. Tom Kurfess and Bob Geolas recently briefed the local business community during a gathering hosted by commercial real estate firm Colliers Keenan Inc.

Based on plans that took into consideration a similar research campus developed by North Carolina State University, Barker said the Clemson development is seven years ahead of schedule. "If we were moving any faster," he said, "we'd be making mistakes."

When Clemson officials and Greenville business leaders came together several years ago to brainstorm ways the two communities could collaborate, a wind tunnel rose to the top of the list of ideas. Visions included a treadmill to simulate road conditions for automakers such as BMW and race teams such as those in the NASCAR-intensive Charlotte area.

Geolas, director of the research campus, said a wind a tunnel "is still very much a part" of Clemson's plans. By the same token, he admitted the wind tunnel may never get built, and the school's Computational Center for Mobility Systems, which recently moved to the research campus, offers virtual modeling that can replicate wind tunnel conditions. He said industry trends seem to be headed toward that type of research. "That's where we have a real, real terrific advantage," he said. "If we never get the wind tunnel, we'll be successful without it."

Kurfess heads Clemson's graduate automotive engineering center on the research campus. He said the worldwide automotive market is $1.5 trillion, and while demand in China and India is growing, the "itty bitty, tiny cars" preferred in those countries do not offer automakers the profit margins that can be found in the United States. "For a long time, the United States and Europe are going to be the major markets for auto manufacturers," he said.

Kurfess said the South Carolina labor pool isn't large enough to accommodate demand if several more auto manufacturing facilities were attracted. However, with the graduate automotive engineering center, he said, "we're building a capability in the Upstate that will allow us to attract corporate R&D facilities. What will stop us is a lack of educated people," he said, "and it's across the board."

Among the list of Orlando city pairs that show substantially reduced service from Delta and/or its regional carriers : Baton Rouge, La.; Columbus, Ohio; Dayton, Ohio; Fayetteville, Ark.; Fort Walton Beach, Fla.; Greenville/Spartanburg, S.C.; Key West, Fla.; Louisville, Ky.; Nassau, Bahamas; Norfolk, Va.; San Juan, P.R.; Tallahassee, Fla.; and Tri-Cities, Tenn.

Delta appears to have ended service entirely from Orlando to Baton Rouge, Dayton, Fayetteville, Fort Walton Beach, Greenville/Spartanburg, Norfolk, San Juan and Tri-Cities. No other airline flies between OIA and Baton Rouge, Fayetteville, Fort Walton Beach, Greenville/Spartanburg or Tri-Cities.

Delta officials had already announced that the airline would end nonstop service from Orlando to Asheville, N.C.; Birmingham, Ala.; Charleston, S.C.; Columbia, S.C.; Fort Lauderdale; Greensboro, N.C.; Lexington, Ky.; Little Rock, Ark.; Miami; Las Vegas; Nashville, Tenn.; and New Orleans. They had also said substantial cuts were coming to service from Orlando to Boston; Knoxville, Tenn.; Raleigh/Durham, N.C.; and Richmond, Va.

It is possible that some of Delta's unannounced cuts are seasonal reductions that could restart in the fall or winter. But many are likely permanent, given that Delta says it intends to cut the number of seats it flies to and from Orlando nearly in half.

Happy Birthday, g-man! Hope your day has been great thus far. You will really enjoy Restaurant O. If you made reservations, and your party is four people or fewer, you will hopefully be seated by the window on Main Street. That offers a nice view and good opportunities to people watch. :)

The food is great. I have had their steaks and salmon before, and both are good. Service has always been excellent when I've been.

Be sure to walk upstairs and check out the bar (you will want to return there for a drink after you are 21). It is very urban contemporary - you'll like it.

There are literally TONS of oil, right here at home! Extremely minor environmental concerns should take a backseat to our dire need for cheaper oil prices, but unfortunately they have not to this point.

I always wanted to build in the haywood mall area a large scale project I mean large. I got a book full of renderings of how it will look when I become a developer. The name is project midtown and I want to build it because the first time I went to greenville it seemed so nice and I noticed that a sign on I-85 said Downtown Greenville exit _ but then I thought it would be good to build a midtown area to give them a treat before they get to downtown and it could give the people a bigger idea of downtown like "If we are only in midtown and it looks this big and people say downtown is bigger then how big is downtown". The project has a over 3 billion dollar price tag and it will include 15 through 33 level towers, haywood mall expanded by 1,200,000 sq ft making it one of the nations largest malls, over 450,000 sq ft of upscale retail, over 1.5 million sq of retail, over 7000 new condo units and over 4,500,000 sq ft of office. this is what you call big dreaming. but I am planning to be a future millionaire. This itself would be the second largest area in the carolinas big plans.....big plans and 2 movie theaters one 16 screens on the north side of I-385 and another on the south with 15 screens. this development will be urban sprawl and will require lots of demolishin.

Welcome to the forum, Infoman. You certainly have a nice vision for the Haywood Mall area. Just so you know, that area is already known as midtown (at least to those in real estate as well as others "in the know"). In addition, the area around Woodruff, I-85, and The Point (where Whole Foods is located) is known as "uptown." This area would have been even more developed with The Point project (which would have made the old Celanese plant site very urban and walkable). Unfortunately, that project seems to have fallen through.

Obviously these "midtown" and "uptown" designations have not caught on with the general public yet, but a little marketing by the city would take care of that. I hope it's something they will tackle soon, because having nodes of activity that people view as separate and different are important for development and city pride. :)

The Point you can probably scratch off your list unfortunately. One is planned for Greer. Another is planned for Easley to replace the current one. One might in the works for Simpsonville in the near future. Possibly even another one for downtown if you're lucky. Oh and there's also one planned for Spartanburg too.

I officaly know some stores Rei (is building there due to bass pros proposal so its offical on that), The Cheesecake Factory (has been searching for a area in the Greenville Market that meets up with its requirements and is going there due to close proxmity to p.f. changs one of its competiors, Rooms to Go (who dosent know that), a Borders (was in the planning but was stopped for some reason), a new restaurant called The Indgredients at the park (unknown about the brand sorry), 1 major clothing store (is supposed to be named but will be named on the opening day), sports authority (who dosent know that either), im sure apple will be included but its not offical yet, and 2 other stores (that im not allowed to tell about that a nation wide and are breaking a little of its requirements to get into our market). But theres plenty more retail slots avaible so another update will come out on the 3rd quater along with the woolsworth site release. I have no clue why they keep saying there will be a 335 hotel keys to the greenville news when its not. unless its a typo for the 135 hotel keys whicj i hope it is. Trade Joes was looking into MPTC but im not sure anymore they were looking into downtown at one point so wait in see when it opens in 2011 or 2010.

They still have a 13th floor, but they skip it in the numbering (so it's actually called the 14th floor). The developer isn't losing any actual space by doing this. The only difference is that the top floor of a 50-story building is called the 51st story instead of the 50th (since the 13th floor designation was "skipped"). Make sense?

Basically it says they hope to have a consultant job filled by July to help recruit tenants to take over office space downtown. 150,000 square feet of office space downtown will become vacant after Carolina First and another un-named company leave for new headquarters built elsewhere. Oops.

I doubt Gary Player will be the richest man in Greenville County. Yes, Greenville is recession proof for the most part. Home prices are rising in the area because of demand for them. Yes, I have pics of BMW construction. You'll have to look several pages back to find them.

I wish we could get a beltway if they would connect I-385 up with I-85 it would resemble one. but then a extra route would have to be added to the I-385, and I-185 to name it a offical beltway most likly it would have to be named I-285 because its between both of the other numbers. but as it goes through downtown it would have to be extra urban as in (mostly tunnel, with only 2 exits), it would kind of remind me of the big dig in boston. but on some someparts it would have to be rebuilt on the southern connector to somehow let the beltway drivers use the beltway and not go through the toll booths and demolish some parts of the southern connector and connect it directly to I-385. These plans would be very complicated
