Why dosen't SC have any sound highway sound wall's, I think they will be needed soon in Greenville along with extra I-85 lanes like bring up to 10 lanes total, and that can include HOV or HOT lanes.

The tower crane for a 53-story highrise in Charlotte that only got like four stories complete came down last Saturday. :lol: I think we should stick with Atlanta. :)

Yeah I could do that. They showed a roundabout or what ever they are called named Garden BLVD, with a good amount of brick and glass, there looks to be a resturant that is two stories or atleast thats how it looks, from a far distance you can see a small tower looking to the left of the roundabout, you can see a entrance to a parking lot but I think it is a garage (to the far left), I can see a sign looking to the righ of the roundabout saying Outdoor Store.

The second rendering just showed the town center, not to much detail on it though I can see 2 3 level buildings from the north and the south, there is a lot of sign's, and thats really it.

The most I know is that: It will have 1,000 jobs at the least, it will be in Greenville County, the company is willing to spend 20 million dollars on a new building, it will be a north american hq, and a service center. Im guessing Dunkin Donuts but who know's except the city council.

Dunkin Donuts has always been headquartered in the Boston, MA metro area and I doubt they would have any interest in moving their headquarters to Greenville. One of their largest franchisees is, however, relocating their headquarters from upstate New York to Greenville. This is also concurrent with DD's aggressive plan in the Upstate.

The company we are courting for Project Teal supposedly has their major North American operations in Texas right now, with some other stuff in California. They are also an international company (not sure what that means, but they are obviously big). I have also heard the 1,000 jobs figure.

Sites in Texas and Virginia are supposedly the others being considered in addition to Greenville. I have also heard that we are in a very good position to "win" with this relocation (i.e., not a done deal but very close).

Naw, not the Bass Pro site. That plan has been wearing me out for the last two years. No, the 160 AC is off Hwy 101, just across from Beemer. That's all I know about it now, but it is in the news.

Yeah, I see it mentioned in that article. They're refering to a 190 AC piece. Industrial, mostly, I'd say. There is already so many industrial-type parks along that stretch, I would figure that trend may continue.

Oh. Me and infoman are referring to a commercial development similar to Dillard Creek north of the airport, south of Wade Hampton Blvd, east of downtown Greer, and west of J. Verne Smith Parkway.

Thanks, G- I guess that narrows it down on the location! It seems as if both of you know of the development, but are holding out on each other. I was just taking a shot at one of the (developments) that I thought y'all were talking about. I'm just ready to develop it - I gots the money and the iron.

I didn't know about the development until he provided a rendering of it to me. He then gave me these hints to the location, so I know the area it's in but not the exact location.

Getting back to Greenville, some of the restaurants along Haywood Rd. have reopened or will soon. Beef O Bradys has opened in the old Longhorn locationa and Copper River is about to open in the old O'Charleys location and Canyon Creek Grill is opening in the old Roadhouse location.

Why wouldn't the Little League HQ choose us? We have a great business climate, baseball is well-supported here (popular youth sport, Big League World Series in Easley, the Drive have been a success), and there are great opportunities for regional tournaments with Municipal Stadium.

Does anyone know how significant the Little League regional HQ would be in terms of jobs and impact? I'm assuming that the main impact would be from a tournament or two being here instead of somewhere else.

From looking at the competition (Morganton, NC and Warner Robins, GA) and the other cities that were in the running, it doesn't seem like the actual economic impact would be all that big. From reading the article, looks like Easley has hosted the World Series a few times in the past several years, so moving the HQ to Greenville just seems like a natural move.

The athletic district is pretty heavily damaged, I'm hearing. Possibly not the buildings, but large amounts of trees are down, including powerlines. It's a good thing that the game this weekend is in Atlanta and not at home.

Greensboro has a Lamborgini Dealership, Charlotte has something (help I forgot but I think they have multiple ultra luxury dealership's), Raleigh has Rolls Royce. Greenville has a Porsche but that's our highest we need to go a step up all the cities I just metioned have Porsche too. We need something that no other Carolina City has so we could all have something in common.

Actually, the 15-20 story building at Main and Broad would have been across the street from the Marriott Courtyard, on what is currently a surface parking lot.

The owners of that site will one day reach a point where they can't justify hanging onto it, and we will have something great there. Hopefully it will be sooner rather than later. John Holder is surely looking at that site, among others. :)

Thank You G-MAN addition to that in NC we got more Wal-Mart's than that. Like Knightdale has 2 Walmart's with only less than 10,000 residents and a 3rd was going to be built but it was protested. Plus it defintally will have more than just a Wal-Mart.

I would not want us to boom like Dubai that's crazy no fun seeing the same building over and over and over agian in a development, I would want a boom that's has about 20 building's under construction. I wish I was rich I would give all those Greenville Developer's who have thing's canecled, on hold, proposed, and approved money to go ahead and build there projects, and I would give a big company some money for 47 level tower in Midtown/Haywood Vicinty, which would be greenville's tallest. For some strange reason I want Downtown to be the entertainment area, Midtown to be the office area with the most tower's, and uptown to be the research area.

This is the computer I have to get $299, is great and it's so small that I can bring it to school, my current laptop is broke and im to lazy to talk to gateway about getting it fixed agian, they told me it will be over $200 to get it fixed, so I use one of my mother's spa laptop's (I took it from her spa, she found out and said well just dont brake it). I was planning to buy a computer on BLACK Friday for $400 but this $299, is better just hope it as a cd drive, because I want to play SC4 on it.

Is I-385, I-185, U.S. 276 the biggest intersection in Greenville County, or The Upstate or even SC. I would love for it to be rebuilt because look at live map's everyday to see traffic in Greenville and it's alway's backed up there from 4:00 to 7:00 I think it's still backed up right now too. I wish it would be rebuilt to a 5 stack highway, which would be the biggest in the Carolina's and maybe even the largest GA.

Yes they are. They're on the county council agendas for this coming week. Project Skyline was a proposed $2.4 billion mixed use development project for county square in downtown Greenville. It never got far though. We never even found out who the developer was.

Greenville Retail Market

The Greenville market has seen retail expansion retreat somewhat in 2008 from the previous year. While nearly 400,000 square feet of gross living area was added to the Greenville retail market through the end of 2007, comparative numbers for 2008 will be significantly less. Although the area has followed the national trends of slower growth, Greenville seems to have been less severely impacted than many other retail markets across the country.

As new space has been placed in service since the building boom of 2007, overall lease rates have decreased slightly, from $12.54/square foot to $12.25/square foot, due in large part to landlord incentives given to retain existing tenants seeking to relocate to more appealing areas along the Woodruff Road corridor as well as other newer properties. Through the first quarter of 2008 lease rates have stabilized somewhat due in large part to the absence of speculative new retail construction. Additionally, several large scale retail developments have been delayed until market conditions improve while some have been cancelled altogether.

Some examples of projects announced but not yet underway include Magnolia Park Town Center, a 600,000-square-foot mixed-use project planned for the former Greenville Mall site. The project, being developed by Menin Development of Miami, is reportedly still moving forward pending additional lease commitments. At the nearby Point development, McChesney Investment Advisors of Atlanta recently cancelled plans for a 500,000-square-foot mixed-use project at the I-85/Woodruff Road interchange, and Merrifield Partners has placed plans for Crescent Place, a 200,000-square-foot project adjacent to Haywood Mall, on hold as well.

While new developments have seen significant challenges of late, the Greenville market should be well-positioned to recover rather quickly as market conditions improve. Some examples of positive growth include Verdae Development’s 1,200-acre master-planned development and Clemson University's International Center for Automotive Research. Both projects are significant investments bringing new facilities, high-wage jobs and upper-end housing to the outer edges of the Greenville city limits. The convergence of these developments should bode well for retail projects going forward.

Greenville’s downtown continues to buck national trends with positive development growth continuing at a healthy pace. Windsor Aughtry Company recently broke ground on a new Marriott Hotel as part of a project at the corner of Broad and Main Streets. In addition to the hotel, the project includes office, retail and restaurant space with an anticipated delivery of mid-2009. Another planned downtown hotel, the Peacock Hotel and Spa, is currently delayed due to financing issues. The high-end boutique hotel and spa, which broke ground in early 2008 and halted construction this spring, is reportedly planning to resume activity in early 2009.

Also in the central business district, TIC Properties has announced plans to soon begin work on its much awaited Main Street development on the site of the former Woolworth’s department store. Located on 2 prime acres along Main Street, the mixed-use project is expected to include office, retail, restaurant and residential space. Encompassing the majority of a city block, the project is expected to transform one of the last significant parcels in the heart of the city center that has yet to be developed.

Yes...like how much would they all cost together. It has to be over a BILLION, which sound's crazy but it just has to be. You can even include planned, proposed, and under construction development's. Downtown it's self has to have over $200 million

Not trying to beat a dead horse here, but until you get some serious developers involved none of the proposed towers will be built. The gateway site development is a joke. If they were serious then information would not be so hard to come by. I also agree with another poster who stated that if you wait until the economy turns around, then nothing would ever get built. Economys go up and down all the time.

Don't laugh, it could happen. Though very unlikely, I would not say it's impossible over the next hundred years. Greer is actually home to a lot of major players; the airport, BMW. It is also central, has growing boundaries and population, and has very agressive leaders. Whoose to say that in 100 years, or even 50 years that it won't become the dominant city in the upstate? Also, If it reaches 40k by 2020, it may well surpass Spartanburg in pop by that time.

The main reason Greer, Mauldin and Simpsonville have managed to grow so fast is they have gotten around annexation laws and have been annexing property butting up against Greenville while Greenville sits idly by and watches them do it. Greenville says they have to be put to a vote etc. while Greer and Simpsonville just annex left and right. :nuts:

Im just trying to figure out, what store's could be coming to Greer, because they have million's of sq ft of retail proposed right now (like 2 million or close to it). THAT'S A WHOLE LOT, All I can see is: Marshall's, Best Buy, Circut City, Starbucks, Chills, Pier 1, Maybe a Macy's (slim to none), another petsmart, HH Greg (slim to none), Lowe's, Home Depot (another one), Ross, Another Walmart, Sprint, 1 upscale store, and much more but allmost all of the store's are close or there.

Actually Furman is beautiful and a fairly safe area. Cherrydale is historically a rough area that has been redeveloped. There are more than three low income federal housing areas within 2 blocks of cherrydale. Boulder creek being one of the most dangerous in Greenville county is within spitting distance of the movie theater. Business owners of cherrydale will secretly tell you that vagrants, robberies, and break ins are all too common at cherrydale.

Cherrydale is considered west, not the north side. Furman Univ. and up is ok, Cherrydale south to the city limits is a dump. Revitalization is currently underway, but you better bring a lot of bulldozers.

Yeah. The area between city/county limits and Cherrydale Point along Poinsett Highway is a dump. :ohno: Sad the county won't clean it up. Cherrydale Point itself is nice and so are the subdivisions just north of it like Montebello. The south is actually one of the nicer areas infoman. The west and northwestern areas of Greenville County is what I consider to be the bad spots.

If Spartanburg want's to keep claiming that GSP is fully their airport, than we should say fuck them, and change the name, and build the crap out of Donaldson Center Airport, to make it the buseist in the state. We should build like 15 gate's, put multiple terminal's, turn Augusta Road from church st to the south southern connector exit to a road similar to Independence BLVD in Charlotte. Then somewhere near I-85 there should be largest mall in the Carolina's, then build runway way longer than GSP's to like to 15,000 feet or what ever is big enough to handle a Airbus 380, Put a large hotel district up near the new mall, and put a major airline hub there so it can be the busiest in the state by far. Then GSP passenger's would fall like mad which I hope wont happen.

I wish flour campus and the area around it would take down all those's tree's so that you can see the campus better, then add a couple maybe 4 new tower's, then expand Haywood Mall to make it the largest mall in the carolina's.
