g-man430 October 19th, 2006, 04:05 PM In case your wondering, the eight story building Tom Croft proposed on Rhett St. was originally going to be 10 stories, but i'm guessing he made it two stories shorter to win approval by the DPC. It is going to be located right near Riverplace only about a block away. That is a day to day item. We will have a better feel next week after meetings with City engineering, traffic and economic development.

g-man430 October 21st, 2006, 04:50 AM Oh yeah, I forgot to say that the Shopping Center Group is going to release the new site plan for Magnolia Park Town Center on Monday. I heard it's bad ass from somebody who saw it at the Southeast Convention. If it's not posted on http://www.magnoliapark.com/ or the Shopping Center Group's website on Monday then i'll try to get a copy via email from the Shopping Center Group and post it on here. Either way, i'm going to post a copy of the new site plan on here Monday when it comes out if I can get a copy of it via email or the internet, which i'm sure i'll be able too. :)

Peacock Hotel and Spa site update. They are currently moving the water lines because they are right below the hotel site where they can't stay obviously. This was one of the steps needed to begin construction and one of the reasons construction has been delayed. The City of Greenville said the water line moving should begin after Fall for Greenville and they were right:

As you can imagine I am constantly receiving solicitations from people due to my involvement with Hollingsworth Park and Verdae; I meant no offense. We actually broke ground on the project about two weeks ago, which was very gratifying, having already been working on the project for over a year. We will be launching a limited offering of 24 lots to the public before the end of November and hope to be able to deliver and close the completed lots by the end of first quarter '07. g-man430 October 24th, 2006, 01:11 AM I said I was going to post the new site plan for Magnolia Park Town Center today, but due to the Shopping Center Group's marketing and GIS research team not being at their office today, they were unable to post it on their website. Hopefully tomorrow, they will be able too. Also, here is yet another email about Verdae that I just received:
There will ultimately be about 4,700 housing units, comprised of single family residential, condominium/townhouse, and apartments. So, stay tuned; there will be something for everyone and regardless of price, the design quality will be high.

Yes, and I suppose it's rightfully so. The West End is really no place for anything over 8-- a precedent that I'd say comes from or played a part with Riverplace... All of the taller Riverplace buildings are 8 stories on the Reedy side. 60 condos is a lot, but while the Camperdown failed with 80, I think the prime location and proximity to other successful residential projects will help. Hopefully this project will be built before long and be successful in bringing more residential to downtown and the West End Historic District.
Apparently there are also plans for townhomes costing over $600,000 in the West End as well. They would replace an existing home and be up the street from the condo project...

I did read about the townhome development. I could definitely see a limited number of those selling, but I think Greenville would do well to bring some more affordable units into the downtown market (for condos specifically).

Apparently, you may have heard what is about to happen. I can say that information has been publically released about the developments of CU-ICAR and neighboring Millennium Campus - developers have been talking with local officials behind closed doors, but the tone sounded very promising that "something" good was about to be added to the collaboration. I hope to hear more soon! :)

I would be curious though to see if a project with an undisclosed company with similar specs would happen to pop up down there, because if they are going to do it, it would be soon.

I have received word from the City of Greenville that the water line work their doing on Spring St. is definitely for the Peacock Hotel and Spa water line movement. I have also learned that Bob Ellis met with the city earlier this week, but did not give a groundbreaking date. However, they said by the impression they got from him, he plans to start real soon. He has another meeting scheduled with the city again next week too. Also, the Shopping Center Group has informed me that Sports Authority at Magnolia Park Town Center is going to be downsized and moved to the spot on the new site plan.

Thank you for your recent inquiry regarding Magnolia Park Town Center. Currently we are in the design phase on this project. There will be a two-story residential unit above retail, and behind that, an eight story residential tower with parking under this tower. Construction on this project is scheduled to begin in mid - late 2007, with a completion estimate in 2008. Pricing on these units has not been determined, as we are still working on the design phase.

GvilleSC November 6th, 2006, 10:55 PM I just drove down Verdae Blvd for the first time in 2 months or so. The progress was overwhelming. A huge portion of the area has been stripped of trees and the site is being prepared for construction. Before long, houses will be going up and the city's population will be on the rise... :banana:

The story is basically a romantic comedy set in the early days of football in the 1920's. Renee Zellweger is in negotiations to co-star. Engineering and design of the $100 Million expansion will begin this year and construction is expected to begin in May 2007. Production is scheduled to begin in 2008. 3M produces a variety of films for customers in a number of markets, including the Industrial, Display and Graphics businesses. The expansion is expected to create approximately 50 jobs. Currently, the site employs approximately 435. The SC Department of Commerce supported the GADC in the recruitment effort.

Here is a shot of the skyline from deep in the West End. (Please excuse the trees in the foreground) You can see the rooftops of the RiverPlace buildings and how little impact the eight story structures have made overall. I love the density though.:)

Skyliner November 29th, 2006, 03:52 PM Yes, it is a nice, somewhat "different" view of the skyline. It will become even more dense quite soon, with the addition of two new towers in or very near the early stages of construction. That does not include the addition of several other new mixed-use projects that are on the table and planned. The City is negotiating very intensely with a Miami developer to create a totally new project on the 33-acre site of the current County Square Offices in the West End of downtown. The development is expected to be a "massive."
The United States Endowment for Forestry & Communities Inc. was formed Tuesday and will be based in an office which will be selected in downtown Greenville.
Carlton Owen, the new CEO of the endowment had this to say:
Owen called it a "very complicated agreement" that went into effect last month, resolving a "big issue" involving Canada's biggest industry while creating a local endowment with the ability to dispense $10 million a year in grant money, drawing suitors from around the country.
"That train of people has already started, even before we intended it to," Owen said.

Rolls-Royce (http://www.rolls-royce.com/index_flash.jsp) is looking at several locations in Southern states for its new global center. South Carolina is one of the states on the list. I have heard that CU-ICAR (http://www.cuicar.com/) or Millennium Campus (http://millenniumcampus.com/) in Greenville (http://greatergreenville.com/) would be the most logical choices in this state for them to locate and could give us a lift over the other locations. This is in no way a final deal, but it sure does sound phenomenal! The company does far more than just build luxury cars. :banana:

There's no better place to locate than in Greenville. What some people obviously don't realize is that ICAR and Millennium Campus are hoping to work on far more than just automobile transportation. In fact, we hope to become a center for transportation research & development. The exansion of the collaboration is very exciting to witness in person. The already large population of manufacturing jobs in the area would make this type of company an easy fit. However, anything is possible and there are eight states hoping the same expansion will happen there as well. We'll just have to wait and see...:)

Yep, you should visit more often.
Lockheeds division headquarters is in Brookfield Office Park, with other offices sprinkled around the city and the manufacturing facility at Donaldson. In all, about 5 facilities around the city.

Brookfield Office Park is just off of I-385 and Butler Road, in Mauldin. It has several beautiful suburban office buildings, but is relatively obscured by numerous trees along the interstate. In the winter months you can usually see a couple of them though. A landmark is the fairly new Pawley's Charcoal Steakhouse across the interstate. It is very visible.:okay:

It is a big event and attracts business professionals from around the Southeast. It is great to be a part of such a growing region! :okay:

An announcement will be released next Thursday morning regarding an unnamed "significant economic development for Greenville County." Normally this would mean a little excitement and nothing else, but this one is attracting the governor of SC (surprisingly). This would greatly add to the rapidly growing density of that section of downtown. There is a seven-story mixed use building going into a sizeable piece of property nearby, and the thirteen-story 98 East McBee tower (The Peacock Hotel & Spa) going up on the same block, plus another piece of property on Main Street that has been in discussions for major development recently. Basically, this is a wonderful time to be living in Greenville, South Carolina. ;)

Downtown Greenville was buzzing this past weekend with the filming of "Leatherheads (http://www.clooneystudio.com/movies/leatherheads.html)." Really though, pedestrian traffic was not noticeably higher (there are always lots of people enjoying downtown Greenville on any beautiful day), but there was a group of fans watching and waiting behind the caution tape all day. I saw George Clooney in one scene in the afternoon, as well as Michael York (in town for a broadway musical) walking along Main Street. I did not notice Rene Zellweger (that I knew of anyway).

Raleigh-NC March 6th, 2007, 07:31 PM Cool pics :okay: I am not a big fan of Clooney, but I will watch the movie, just to see Greenville :) Not too long ago, I watched "The Marine" and I was disappointed to find out that it was filmed in Australia :( Supposedly, it was taking place in South Carolina, but it wasn't actually filmed there. I think that between Columbia, Greenville and Charleston, there are plenty of areas where films could be produced, without having to travel overseas. With Wilmington, NC being a major player in the movies industry, I just can't believe that more movies aren't filmed between NC and SC.
By the way, there will be some filming in the Charlotte and Triad metros :)

This will be a complete experience, including interactive history and a wide variety of retail. It will be located directly across Main Street from the upper plaza of Falls Park on the Reedy, which is already a very high pedestrian traffic zone, attracting visitors from across the globe. High Cotton Maverick Bar & Grille just opened this week in the same RiverPlace building.:okay:

You're right and it looks fantastic. Such an improvement over the wires. If something can be built on the left side of this shot, this will be my absolute favorite spot in downtown. It already ranks up there

I love the emphasis on the outdoors as the attraction. That is definitely Greenville's most valuable natural commodity. Two retailers announced so far include Wal-Mart Supercenter and Kohl's. On the site plan posted below, the Wal-Mart is going to be in the largest building on the left of the development and the Kohl's is going to be in the second largest building that is close to Highway 123 and is shaped in a different direction than the other buildings. There will be three phases to this development and will be in similiar size to the Shops at Greenridge when complete. It will include retail, restaurants, a movie theater, a hotel, and office space. Peacock Hotel and Spa update-
From maninthepark: They are boring dewatering wells on the site. The holes are drilled 50-60 feet deep, and then PVC Well Casing pipe is placed in the holes, pumps will be attached to the pipe to remove ground water from the site. BTW The water table on this site is 12 feet and the basement will be 35 feet, so if they don't remove the ground water, they will be digging a swimming pool.

It was great to hear about the new additions to the great dining scene downtown, but it also pointed out what's already been said in forums that maybe too many resturants exist, with not enough retail to balance it out. Hopefully with the exciting new additions to downtown, we'll see some good national retailers coming as well as some more local retail stores.

Thanks man. I'm pretty sure those pics I took of where I said is it going to be a hotel or The South Financial Group Headquarters is indeed going to be a hotel. It will either be a Hilton Garden Inn or Homewood Suites. Not sure which one yet. The first pic with the workers and trailer is definitely for TSFG Headquarters.

Going from a slow-paced environment to a huge construction site is definitely worth recording in images; thank god for the digital cameras :) Let me be honest, though, I am truly anxious to see something of at least 30 stories appearing in Greenville's skyline ;) It will be very cool and push the skyline to new heights, plus "force" other developers to think even bigger. After seeing the series of aerial photos of Greenville posted at SSP, I think that the potential is even greater than I thought. Never been to Greenville - trust me, along with Columbia, it is on my list - but judging from what I see, the street-level experience must be very good, particularly downtown.

Spring is right around the corner and it's beautiful out at Acadia. Before you become too busy, I would like to bring you up-to-date on our progress.
With the roads completed, approximately a dozen homes are under construction now. Our first owners will be moving into their houses in May. Work is currently taking place on the front entrance and the foundation has started for the Pavilion. The construction process has begun for both the PoolHouse and RiverHouse. Street signs are being installed, landscaping and street lighting is ongoing, and some of our foot trails will be paved next month.
Interest in Acadia has been extremely high. With several spec homes in the Cottage, Manor and Estate price ranges, we have lots of visitors everyday, especially on weekends. Everyone seems very excited to see Greenville's first Traditional Neighborhood Development. We encourage you and your friends and family to visit Acadia. Please understand that we too are very anxious to get some dirt moving. I know it seems as if we are crying wolf, but we really are not. This project is not simple and as it is revealed, you will see some of the complexities that have helped to delay it. It is important to realize that these delays are expensive therefore not at all desirable. We anticipate a special announcement about the project composition within the next 10-12 days. The weather is too good right now and we need to get out of the ground. We have been told by the Contractor that his grading sub-contractor will be on site this week.

Clemson really amazes me. I'm waiting for it to overtake Anderson in the GSA metro, making it the Greenville-Spartanburg-Clemson, SC metropolitan Area. :gossip: It definitely has more influence in the area and the number of projects announced or going on is a testament to the growth spurt it's going through.

Shay Eskew, McChesney's development director, said the project would be akin to downtown Greenville in character, but without the larger office towers.
On the side of the site that runs along I-85, McChesney envisions an entertainment complex with a fitness center, a condominium tower with shops on the ground floor, two or more eight- to 12-story office towers, and the hotel, Eskew said.
In the center of the development, the company plans a linear park between one-eighth and one-fourth of a mile long. On both sides of the park would be three- to four-story buildings with shopping on the ground floors and housing on higher stories.
On the area of the site closest to the Sticky Fingers restaurant that is at The Point, McChesney plans housing in buildings three to four stories tall, Eskew said. He said the company plans to develop housing units available for rent or purchase.
Also planned, he said, are three places for vehicles to connect with streets that run on either side of the site -- Carolina Point Parkway and Market Point Drive.

TBA for this week's Greenville Journal:
* The city is hoping to get a new development agreement inked by the end of the month on the former Woolworth's site. The deal would be for the redevelopment of almost an entire block, and city leaders appear pretty excited about the prospects [ everyone keep your fingers crossed !!]
* The final round of improvements at the Carolina First Center are expected to start soon. It will cap off a major rebirth for the convention center.
* A lot of specialty retailers are said to be looking at DT, which should put an end to the fears that retail is failing along Main St. Some interesting rumors are flying concerning the former Drake's site.
* The city's investment in revitizing Pleasantburg Dr. has taken off in the last few months. That has given city leaders confidence when moving forward with other retail corridors. Wade Hampton Blvd. is high on the renewal list.
* While the Lowcountry pursues the PGA Championship in 2012, there is a growing belief that the upstate can play host to a regular pGA event in the near future. A lot of upstate leaders are heading to Kiawah this spring for the Senior PGA Championship to watch golf, but more importantly show that the Upstate can support such an event.
* Elton John will be returning to the Bi-Lo Center in May.
* City of Clinton will likely join the Upstate Alliance.
Articles on Site Consultants living here, Anderson Joes baseball, InnoVenture, McChesney project and the city's next capital improvement plan ($51.3mm). This is the budget for roads, storm water and landscaping. There apparently will be some money for Piazza Bergamo, Riverplace (garage?), Fresh Market, Magnolia Plaza.

An Atlanta-based development firm is looking at a large tract of land along Woodruff Road to build a massive, three-tiered development that will feature apartments, houses, office and retail. The front edge of the property could contain towers as high as 12 stories, and the next levels would shrink down to a two-story level to fit in with a nearby neighborhood, according to preliminary plans.
McChesney Investment Advisors has contracts on two pieces of property at The Point development and hopes to start demolition of an office bulding on the site by the end of the year, said Scott S. Drake, the company's director of communications. This property is located on the busiest strip of Woodruff Road between Interstate 85 and Interstate 385, and would be located behind the shopping center that fronts the road, Drake said.
The deal is not final, but Drake said his company feels very strongly about the property and the potential development. The land at one time was considered for a minor league baseball team as well as a hockey rink. It features the Crescent Center, which is the former Hoechst Celanese textile plant that has been converted into offices on 40 acres.
Drake said his company began looking for a piece of property in Greenville in the fall, and chose this parcel based on the massive amount of development around it. To the west, South Financial and CU-ICAR are being developed. The Shops at Greenridge are to the east. A neighborhood is on the southern edge, and across I-85 on the northern side is the massive Verdae development. There is hope the various developments could be linked by some form of mass transit.
While substantial money has been put into the redevelopment of the former Hoechst Celanese plant, Drake said it will be demolished. The early plans call for a mini-Main Street feel with small boutique shops and offices that would serve the people living and working in the more than 60-acre neighborhood, Drake said.
It likely would not include the big-box stores that already line Woodruff, but would be a mix of national chains that use smaller spaces such as Banana Republic and REI, he said. The development could also contain a hotel, Drake said. The section closest to Interstate 85 will feature office towers. The second level will be on both sides of a greenway area. The third level will be housing and abut an existing neighborhood.
McChesney officials are doing traffic studies now, but hope congestion concerns will be alleviated by a to-be-built road that connects Woodruff to Laurens Road and run through the site.

Not sure what they're planning though. A huge planned development is being proposed for the old Millstone golf course in Greenville between downtown and Easley along Highway 123. Some new signage should be coming to the Bi-Lo Center to make it more inviting coming into downtown Greenville. Also, Dunkin Donuts wants to put a store in downtown Greenville.

It will be South Carolina's first Apple Store. This is why there is not one on the old Magnolia Park Town Center site plan. Simon felt a threat from Magnolia Park and other nearby developments and wanted to get Apple before they could to keep the shoppers coming back for more. Haywood Mall has over 1.2 million square feet of space and recently went under a multi-million dollar renovation. It also is the largest mall in South Carolina. :)

g-man430 April 3rd, 2007, 03:36 PM You're quite welcome. A lot of Simon Malls throughout the country will be getting Apple Stores this year including Tulsa, Oklahoma and Greenville, SC. I'm not sure if it is some deal between Simon and Apple to put stores in a lot of their malls, but it seems like something good is happening between the two. There is also a rumor going around that King Street in Charleston might be getting one too this year. I doubt Columbia will though. Currently, Greenville-Spartanburg is the 3rd largest metro area in the country without an Apple Store, so that says we pretty much are guaranteed one this year:

Then why is the construction equipment gone if they haven't even started digging up pavement in the parking lot yet?
-Media day is tomorrow for the Greenville Drive. I have tickets to the Atlanta Braves home opener, which is this Friday, so I won't be able to work at the Furman game at West End Field. My first day of work will be next Monday when the Drive have their home opener. I'll be doing parking and crowd management. :)

Anybody caught smoking inside the ballpark will receive one warning. If they still don't put out their cigarette, they will be removed from the ballpark by security or police. The only place you will be allowed to consume alcohol after the 8th inning is in the Spinx 500 Club. You will not be allowed to buy or drink alcohol anywhere in the ballpark after the start of the 8th inning. If you are caught doing this, the same rules apply as to the cigarette one.

I am pretty sure it will not be any of these because the square footage of the parcels in this shopping mall is not big enough to hold any of these stores. Minimum square footage for Target, Kohl's, and Best Buy is 45,000 square feet.

They keep arguing about what's going to happen to Haywood Mall, when national retailers are going to come downtown, and what Magnolia Park Town Center will consist of. Well guess what, they're all wrong about their opinions. They can keep guessing until the sun doesn't shine anymore, but they'll never get the real facts. Not suprising though. Remember when it used to be a place where everybody got along and posted only information and pics with nice comments. Remember when people like RestedTraveler and NYTransplant used to post as often as I do. I guess those days are dead and gone.
