^^I'm wanting to say this is what is replacing the Pendleton West building that bit the dust but can't remember for sure. I know we have heard something about this somewhere on one forum or another.

Does anyone mind posting TBAs for this week, I have not been able to get a copy the past few weeks and keep missing them.

The TBA's this week aren't that great. One is about US Pro Cycling Championships. Another is about the improvements to take place on Fairforest Way. Then there's one on the Carolina First Center dedication ceremony.

This is random, but I am a random type of guy.
If Greenville and Spartanburg County were to join the population would be over 700,000, the size would be 1601 sq mi (I dont like for counties to be that big/unless it's urban all over), the population density would be 437 (even less than greenville county density level today), and it would be the first county in the Carolina's that has 2 (1 small 1 medium sized) skylines. Also it would have the 3rd highest population, and would be the 1st county in the Carolina's to have 2 major or known cities. But that will never happen, Greenville County has a way better chance joining with Pickens County though.

Carbon Motors is weighing its options for the site location of the Company where it intends to create 10,000 new direct and indirect American jobs and have a greater than $3 billion positive economic impact on the selected region over a period of ten years. “We are pleased to announce that the State of South Carolina, and specifically the CU-ICAR campus, is of keen interest to Carbon Motors,” said Li. “The technical expertise available to Carbon Motors at CU-ICAR and the extensive, diverse automotive supply base in the region make this an attractive location for us to consider,” he added.

Has anybody heard anything on this development...Sounds pretty large.

Hartness is expected to create approximately 700 residential units and 150,000 square feet of commercial and civic space.

"The Hartness community is anchored by a village center that will offer civic spaces, restaurants, retail shops, offices and service-oriented businesses, thus creating a walkable community. Additionally, the village center will include a new regional public library branch for the Greenville County Library System."

Everyone knows different things Infoman so its really hard to judge how smart a person is even when it comes to IQ test and such. I think the smartest people are some of the ones that have contributed their skills to helping build a better society and inventing new ways and methods for making difficult things easier. One could argue that this might end up making people lazier in the long run though.

Greenville, Spartanburg await stimulus details

By Scott Miller-GSA Business

Greenville could seek federal stimulus money to finally build a federal courthouse that Congress previously approved but never funded, said Mayor Knox White.

The problem is communities don’t know what projects will be eligible, he said. Congress also must address a debate over who should receive the money: states or the communities in the form of earmarks.

Upstate communities seem to be withholding their wish lists until answers surface.

Around the rest of the state, the requests are broad and growing. Columbia, for example, plans to seek stimulus funds to hire surveillance officers and purchase stun guns for its police department, according to a project list released by the U.S. Conference of Mayors released this week.

Including dollars for the airport, affordable housing, public safety, energy programs, streets, sewers and schools, Columbia is seeking up to $374 million. The projects would create a combined 3,513 jobs, the report said.

Charleston has a list of more than $1 billion in projects that would create 19,939 jobs. Projects stretch from airport expansions and new municipal buildings, to parks and a city gym.

The S.C. Department of Transportation created a preliminary list of $850 million worth of road projects around the state that are ready to go to contract.

Greenville and Spartanburg seem to be among the minority that hasn’t released a list of possibilities.

Neither community is part of the U.S. Conference of Mayors’ list of 11,391 infrastructure projects that could be started and completed within two years at a cost of $73 billion. The projects would create 847,641 jobs nationally.

“The agenda of the conference of mayors just isn’t usually our agenda,” White said.

In this case, White has a different view on the allocation of money.

The Conference of Mayors is asking that funding go directly to the entities responsible for the projects – cities, schools, counties, public housing offices and transportation authorities – as opposed to filtering it through the states.

“I think it’s a better approach to give the states the money,” Knox said, expressing the same view of the S.C. Department of Transportation. “I think it’d be a mistake to make an earmark. I think it would put priority on parochial projects rather than projects that have a broader impact… It should be projects that are beyond the scope of local communities.”

White suggested Greenville could pursue funds for the courthouse, which he estimated could cost more than $50 million, or a light rail system in conjunction with Greenville County that would connect downtown Greenville to the Clemson University International Center for Automotive Research.

The city hasn’t selected a site for the courthouse, however, and a detailed plan hasn’t been developed for the rail, meaning neither project is ready to go immediately, an expected requirement of the federal stimulus package.

“That would be a real problem because I think they want projects that are ready to go,” White said.

Other projects considered could include roads, sewers, bus systems, parks and others, he said.

“We always have projects,” White said. “We’ll make sure to have projects that meet the test. We just have to see what the test is first.”

Spartanburg Mayor Bill Barnett agreed, saying his city could pursue funds for parks, housing, transportation, the airport and other projects.

“I think we are all awaiting the details and the criteria for these potential opportunities,” he said. “At this moment, it’s a question of getting your ducks lined up and waiting to see the details.”

Why did they have to put us in such a tight situation for. We haven't built a high-rise in years (the federal courthouse will be 15 levles), but we could possibly build a light-rail system that could start up a high-rise boom around its stations, and most importantely downtown...and it would be nice to have a lightrail system, that would reduce the traffic. So I say we should go for the lightrail.

It's huge and growing and growing!!! Check out this comment:

"When fully developed, the Village at Sandhill will contain over 3 million square feet of retail, residential, office, hotel, entertainment, and recreational facilities all located in one convenient setting. And, it was recently recognized by The International Council of Shopping Centers as one of the Top 9 Large Mixed Use Centers in the World in the trade organization's 2007 International Design and Development Awards. The Village at Sandhill was one of only four such centers in the United States to be included in this prestigous recognition program."

And Sandhill has some high-rises/mid-rises as well. :)

The foundation of any great society is a strong education system. Where we stand today is a very special place - the International Center for Automotive Research - a tremendous symbol of America at its best. A $200 million public and private partnership with a long-term vision to create 20,000 jobs in 20 years - a new engine that will simultaneously drive education, technology, the economy, and set this region up for a prosperous future.

Never mind I believe there is 5,000 new Greenville Jobs because...

I think if this team does good (stays in Greenville for at least 5 years, and there is high attendance) Greenville should seriously consider a major Bi-Lo Center renovation (OVER $100 million renovation/expansion)...I think they should take down a lot of those brick's and replace them with glass similar to Liberty 1&2 towers, they should put about 5 retail units on a outparcel that is extremely close to the arena, they should expand the garage, and build a tower on top of it.

They do have a really nice riverwalk along the St. Johns River. Other than that and Jacksonville Landing with the Hooters girls, it did leave a lot to be desired unfortunately. Also, that Budweiser tailgate party at the stadium was a waste of time in my opinion.

What solid information provides enough evidence to indicate the retail-intensive Magnolia Park Town Center will defy the steadily declining economy by finally beginning construction? I realize the development consists of more than retailers, but it is highly unlikely that they will start building without great confidence in their ability to secure enough tenants. That will be especially difficult if the industry does not show improvement, and nearly impossible if it continues to weaken.

The rest are nothing more than wishes at this point, although I will say that at least the City is willing to invest in its share of the RiverPlace development so that it will make beneficial progress.

If Cousins Properties is unable to secure an office tenant for Washington Square then they'll start construction on the hotel portion in 2009 and hold off on the office building until they're able to secure a tenant. If they're not able to get a large office tenant within the next two years then they might make half the office building a hotel while leaving the rest of it as office space. Cousins Properties is not using bank financing to build Washington Square so they don't have to worry about getting a loan. Magnolia Park is on the January planning commission meeting agenda. Phase 1 starts construction in late January/early February according to the developers. The rest of it will start at a later date when the economy improves and Menin is able to secure enough tenants. Phase 1 completion is fall 2009 while the mixed use part is scheduled for completion in mid 2010. Expect news release regarding this project within the next month. Regarding the rest of Riverplace, i'll believe it when I see it.

My skepticism is fueled by your history of divulging rumor as fact, which too often results in a serious let down. I still need further evidence before belief in the reality of Washington Square will become possible. Until then, it is just another rendering to admire with hope. A similarly hesitant interest should be maintained regarding the Magnolia Park project. We have yet to see any real progress since the opening of Costco.

I used to post rumors and stupid crap that weren't true. I apologize for that and have quit doing it. What i'm telling you is what i've heard from the developers of both projects through emails. I noticed on the phase 1 site plan for Magnolia Park that's on the planning commission agenda, the road just to the north of Rooms To Go that will run east and west goes right through where the proposed Trader Joes and other retailers were supposed to go. I also noticed that there won't be an entrance/exit to the left of Rooms To Go along with a parking garage to the right of the retailer which there were going to be according to the site plan on Menin's website. Oops. This development is starting to turn into just another shopping center. Figures. :bash:

Check out the differences:

No round-a-bouts either. :ohno: I am so happy they decided to tear down Greenville Mall which was high-end mall to build a Costco, Rooms To Go, and a parking lot. And yes Skyliner I forgot to take my medicine today.

Also, several restaurants got sick of waiting on Menin so they decided to go somewhere else. Chipotle and Ruth's Chris are examples of this. The city gave Menin $100 million to make it look nice. Now it looks like crap. Why didn't they just wait for the economy to improve instead of downscaling AGAIN?

Does Greenville have a Ruth's Chris yet? :?

G-man I was beginning to think that this was starting to turn into a regular "SUBURBAN" style shopping center too...I do want it built but I can hold off for a while so we can get a better tenant line up, I want a shopping center that has a The Cheesecake Factory in it not a Ruby Tuesday, I want a shopping center with Class A office not anything else, AND I WANT A SHOPPING CENTER THAT HAS ROUNDABOUT'S, PARKING GARAGE'S, AND RESIDENTIAL UNIT'S ABOVE RETAIL. :ohno:

I'm sure it's still going to have all of that. :okay: If it doesn't then the developers will never hear the end of it from me. Ruby Tuesday's is oddly enough located right next door to this proposed shopping complex.

I've actually been by that house. It was built by the Marchant Company and is located next to Altamont Road. :okay: You can see it from the Furman bell tower. The planning commission has approved a large mixed use development for Fountain Inn: http://www.greenvilleonline.com/article/20090108/NEWS01/901080329&referrer=FRONTPAGECAROUSEL

I didn't even know that we lost the competition for the Davis Cup, Greenville take's it hard when it loses something because they didn't put in the newpaper

"The Greenville County Recreation District is working on a project in southern Greenville County that could be announced in the coming weeks."

"City leaders are expecting to see some movement on the next phase of RiverPlace, which could add three to four buildings to the site’s footprint along the Reedy River. This project had been barreling along at near warp speed for several years, but stalled this year due to issues with building a second garage."

"Look to see demolition soon of several houses on Markley Street in the coming months and for them to be replaced by two three-story multi-family residential buildings."

"The new Carolina First headquarters should be ready for staff to move in sometime this spring. The project along Interstate 85 has moved forward steadily despite the recent problems in the banking industry. And while staff will be working in the headquarters, work will continue on otherbuildings that could house more staff in the future."

"The Greenville AreaDevelopment Corp. has seen a string of recent announcements that brought new jobs to the area, and that success may not stall soon. There are about (20 other projects in the pipeline right now)."

G-man it's time for me and you to start making sending some e-mails.
