Greenville does indeed lag behind in that department infoman. I was in Omaha over Christmas and ALL of their power lines are buried with traffic lights on steel poles like you see on Augusta Road. Most of ours are still on wires. Their street lights were on metal poles too. Sad but true.

GSP is such a boring looking airport it needs to be suburbanized since it is in the burbs...It needs terminals all over the place, ramps leading up to the terminals, lots of glass (non shatter proof so if I get mad I can break the glass), 3 runway's, a light rail line from Downtown Spartanburg to Downtown Greenville through Greer also, a major interior renovation, a major hub for any airline, and 5 new parking deck's!!! If I was a multi billionaire believe me Greenville would be nice I would give so about two billion to SCDOT so they can widen road's and create new highway's, then I would create a major study called the I don't know the "Southeast High Speed Rail Corridor".... my sarcasm kills...

Progressive my ass: http://www.greenvilleonline.com/article/20090110/NEWS01/901100314&referrer=FRONTPAGECAROUSEL It will be twenty to thirty years before anything happens. What a joke. Why they didn't bury the powerlines along Woodruff Road when they widened it either is beyond me.

New site plan and renderings-

•Retail 650,000 sq. ft.
•Office 100,000 sq. ft.
•Hotel 70,000 sq. ft.
•Theater 80,000 sq. ft.

I am so happy they added the retail back in front of the theater. Let me describe site plan you see below. Sports Authority will be moved next to Costco with another anchor to be built next to that. Five story office building will be built where Sports Authority is now. Parking garage will be built between that office building and I-385. Retail buildings will be built in front of office building. Another five story building will be built next to the parking garage on the left side with retail buildings to be built in front of that also. Hotel will be built between movie theater and I-385. Another parking garage will be built between the hotel and Hollywood 20. Everything else is retail buildings.

I'm so proud of g-man! You got some renderings how did you get them.

The G-man is known to display peculiar behavior and capabilities beyond that of a normal human, and his identity and motives remain almost completely unexplained. He plays the role of an overseer and employer, both observing the player as the games progress and pulling strings to control the outcome of specific events throughout the saga.

G-man never reveals his secrets. ;)

That's great about the Karate championship. Greenville really seems to be going after some big events lately. Hopefully the City is planning to get started on the GO Center soon. With such great events being attracted to town, why not be prepared to show people what really is offered by the Upstate?

I think events such as this (and the Bass Pro Championship) that are held at the Bilo Center (as opposed to simply concerts) that really show how important it is that a real and vivacious connection be made between Main Street and the Gateway area. I think Coffee Street would be a good connection to Church St, then Church to Beattie. Simply taking Beattie Place would pose major problems with current built conditions (office towers, parking garage, Hyatt driveway, the back of the County Courthouse... Plus Coffee is a really cool street closer to Main. That could easily be extended...

The architects have to design it first. You should know that by now GvilleSC seeing how that is your major. :D I really hope we can land this Karate championship. What do you think about the new plans for Magnolia Park? I like how they added the retail in front of and next to Hollywood 20 which will make the development a lot bigger in size but I don't like the parking lot between Rooms To Go and the two large anchors next to Costco.

I like that the movie theater won't be sticking out like an "afterthought" (despite its previous existence). Being worked into the workings of the 'town' portion will be nice, but it seems like there's more parking between all of the storefronts than before...?

Is there still residential? You don't list it?

There is more parking around the storefronts than before but it's spread out so it's not one big giant lot like you see currently in front of the movie theater. It doesn't list anything about residential on the site plan but it still might get built above retail. I'll try and find out. :)

How did g-man know they were going to be working on the Magnolia Park site yesterday? How did g-man get those renderings? How did g-man get that site plan? ;) And Gsupstate calls himself involved. :lol:In my opinion, building a retail mall of this size seems far too ambitious during this type of dreadful economic climate, regardless of how many businesses would like to enter our market. If even a portion of this development is actually constructed within a year or two, we can only hope that stores will not close up as the industry grows weaker. The last thing Greenville needs is another suburban retail center with vacant storefronts. The Shops at Greenridge will be experiencing just that in a very short while, adding to the growing number of vacancies around the metro. I understand that Greenville is not suffering at nearly the level that many other U.S. metros have been experiencing, but I hate the thought of a new retail center being built in such a location while we have plenty of better options already available. If these stores were being added in a large, mixed-use development such as The Point, I would not feel so bad. Currently, it seems that Magnolia (if it is ever built) could easily end up being considered the "sister" mall to Greenridge.

g-man430
January 16th, 2009, 04:09 PM
Most of the stores/restaurants going to Magnolia Park are doing fairly well in this economy even though it's a bad one. Notice it's the big box stores that are suffering more than the smaller ones. When was the last time you saw Apple or Cheesecake Factory close one of their locations?

State warned that cuts could close University Center

This part was pretty intersting to me, it's a good/bad thing to me atleast!!!

"Without the consortium of seven universities that make up the University Center, calls would increase for a public university in Greenville County, costing a minimum of $20 million, said former Lt. Gov. Nick Theodore, member and former chairman of the center's board of visitors."

Now isn't it a good thing for a new university to come? I'm confused because I want USC Greenville, and one was proposed a few year's ago...but I don't want university center to shut down because it has 7 universities with in it... One of the universities there (clemson university) is already considering a new campus in Greenville any way, so they should work with Clemson to go ahead and build it's downtown campus within a few years!!! $20 million is a good amount of money to start off with!

I voted for Obama because of his position on the issues and definitely not for any racial reasons. However, I can appreciate the fact that he holds a special place in our history. We are all just moving through time and hopefully doing our best to make the world better for the next generation of people. We don’t choose the color of our skin but we do choose our course of our actions.

May God bless the new President and empower him to do great things for all of us. We are indeed one people who are intended love and care for one another. The United States of America will evolve and endure. We are a “beacon on the hill” for all who believe in our democratic ideas. It's time we started protecting the environment and look to alternatives form of energy while creating more economic development and making this country a better place to live for all. Instead of complaining about your money going to the poor, get out and volunteer to help make a difference. That's what the American dream is all about. One nation under God.

"And so, my fellow Americans ask not what your country can do for you - ask what you can do for your country. My fellow citizens of the world ask not what America will do for you, but what together we can do for the freedom of man."

You got it. The pillars to support the second floor are currently in the works. I'm not sure how many people staying at the Marriott would use CAT, but a bus stop for the Red Route is right in front of the hotel. It doesn't get more convenient...

Michelin technology parades down Pennsylvania Avenue

In today’s inaugural parade in Washington, D.C., NASA astronauts piloted the Small Pressurized Luna Rover, fitted with a specially engineered Michelin Tweel assembly.

“Michelin and NASA have a long history of successful collaboration,” said David Strafford, chief operating officer of Greenville-based Michelin Americas Research Co. “For more than 20 years, Michelin has supplied tires for the space shuttle. Over the past three years, we have also worked with NASA to develop a revolutionary tire/wheel assembly for the next generation of lunar rovers.”

NASA’s latest lunar rover prototype rolled from the U.S. Capitol to the White House on the Michelin Tweel, which was named one of Time magazine’s innovations of the year in 2005. Introduced in 2008, the lunar wheel withstands extreme conditions while maintaining flexibility and constant ground contact pressure that enables moon rovers to traverse loose soil and lunar craters. It also has a low mass yet maintains a high load capacity that is 3.3 times more efficient than the original Apollo Lunar Rover wheels.

“Field data taken last November demonstrated that the Michelin lunar wheel provides a 50% improvement in rolling efficiency over loose soil, compared to a traditional inflated tire,” said Rob Ambrose, surface mobility lead for NASA’s lunar architecture team. “Michelin met or exceeded our targets in analog lunar testing.”

The Lunar Rover features 12 wheels driven by two electric motors through a two-speed transmission, allowing it to perform in “bulldozer” mode with up to 4,000 pounds of force or cruise at up to 20 kilometers per hour. The modular design also means that the tubular frame can be fitted with several different crew and payload combinations.

In addition to engineering wheels for the Small Pressurized Lunar Rover, Michelin has developed Lunar Wheels for NASA's Athlete moon rover designed by Jet Propulsion Laboratory, as well as for the Scarab moon rover. Both are unmanned lunar vehicles designed to perform various tasks on the moon.

SW, I enjoy bison meat very much. There is a restaurant in Atlanta that specializes in bison meat. I don't know of such a place in Greenville yet.

So Infoman, let me ask you a few questions. How do you know Whole Foods Market in Greenville, South Carolina, "is doing fine?" Are you merely assuming the store is doing fine, or do you actually know that it is doing fine based on firsthand knowledge and experience? Have you ever visited the store? Do you drive by the store routinely to monitor the parking lot? Do you have inside information regarding quarterly sales or profit totals? Do you shop there regularly so that "it won't close?" I am wondering how a young, immature teenager from a town nearly 300 miles away in another state is able to confidently make claims about such details regarding this city's retailers and whether or not he is able back them up with facts. The more I read your posts, the more I am convinced that you are indeed g-man. According to LoHud.com (http://www.lohud.com/article/20090122/NEWS02/901220447/1066/RSS02) (Lower Hudson Valley, New York), Precision Valve Corporation will be closing a 50+ year old plant in Yonkers and relocating 40-45 jobs to their Travelers Rest plant as they consolidate operations.
The decision was driven by the need to operate under the greater efficiencies afforded in South Carolina and was not a consequence of the current recession, said Bob Reto, vice president of human resources.

"This was a long-term plan," Reto said. Company officials had been discussing alternatives with Yonkers officials for more than a year, he added, but they could not reach a deal.

Fine. You're right. I went to urbanplanet and made three new usernames under the names infoman, gman, and citylife. Do you know how crazy that sounds? The timing of posts? I didn't know people posting six hours apart was cause for alarm. Guess that means GvilleSC and
Greenville are the same person too. Similarities of personality/writing styles? Look at infoman's post bashing you then look at mine. Huge difference. Similar interests? It's a development forum. Duh. What do you expect the interests to be? Food groups? What useless information about Greenville? I didn't know posting pics, renderings, site plans, news, and other information was useless. Could have fooled me. Yeah, the evidence does speak for itself. You're a liar and jealous cause I know more about this stuff than you do. That's the only reason you keep coming after me and only me. You're jealous and nothing more. I have done nothing but been nice to you and yet you keep on bashing me. Seeing how that's the case, I guess you will be happy with me leaving then. The Cliffs Communities (http://www.cliffscommunities.com), headquartered in Travelers Rest, continues to gain a better international reputation. Travel + Leisure Golf Magazine, an international publication, has ranked The Cliffs #5 on its annual list of America's Top 100 Communities, according to the January/February issue. The collection of golf and wellness neighborhoods has been on the list four consecutive years now, soaring to #7 on last year's list. According to a recent Greenville News article (http://www.greenvilleonline.com/article/20090124/BUSINESS/901240328/1002/rss02), Scott Beville, president of Cliffs Real Estate Inc., says that "more than 100 families have joined The Cliffs in the past six months"

Home sites in the communities sell from $200,000 to more than $3 million, and custom homes are priced from $700,000 to $5 million.

Additionally, The Cliffs at Keowee Springs is home to the International Institute of Golf, considered "the best practice facility in the world."

A Cuban restaurant is moving from Broad Street in the City Center District of downtown, to a more high-profile Main Street location in the West End. They'll have dancing, music/bands, lounge atmosphere, and best of all: they'll be occupying a currently empty storefront.

You can also check out the renderings of Zen. It's a new event space in the West End. It's across from Fluor Field, a few doors down from the Cuban place, and has been renovating their space in an old building for some time now... It should be a unique space to host events and add to the people count on any given night in the West End of Downtown..

you can see it here:

The interactive event was the half-way point in the Imagine Greenville County schedule seeking public input on how to handle the estimated 400,000 new homes and 44 million square feet of commercial space that the county can expect by 2030.

Greenville can expect about the same level of traffic in 2030 that Raleigh-Durham North Carolina has now, Wright said. (that sound's horrible because it's just saying the county will be on the same level as Raleigh-Durham traffic) :ohno:

Okay 400,000 new home's is at least 800,000 new resident's right...Greenville County will be a mini hell!!! lol...but if that ever happens we can't just have one major cbd...

I'm quite sure this next Trek movie will be awesome. I think movie makers know now when you make a movie from the start of an older show, that it's best to do it right the first time. Star Trek is HUGE! The following is unreal. And from what I've heard from people who "knew people who were on the set", this will be a very good flick. It won't be just good special effects.

I liked NG as well, but I didn't really like DS9 or the new one that came on tv a little while ago. :puke: Sorry, IMHO, Voyager was the last well written show. Awesome storyline. Awesome characters. I just wished they would have had at least 1 major motion picture made about them before this new Trek film. Ya know? :)

agree. they left DS9 (which i didn't appreciate until watching it again years later) and voyager hanging with out their shot at a motion picture. nemesis was ok but not a good way to end the TNG arc.

i actually liked enterprise but they cancelled it when the show started really getting pretty good. it did start off kinda weak.

I don't think you understand about Ruth's Chris. The restaurant space and attached Crowne Plaza Hotel used to be a very dark brick. It looked run down and dark. The renovations are not stellar, but much more attractive than the previous look of a run down housing project. (That may be a little harsh, but it really does look better). If you have to chose between the two, I'd take the current look, though a different one may be most preferable.

Thanks for posting this link above about the upcoming economic development announcement for the Upstate, g-man:

http://www.scbizmag.com/content/view/107583/1/

It is very interesting that, despite the "down" economy, the Upstate announced $2.02 billion in economic developments in 2008. This accounted for half of the entire state's economic developments, which totaled around $4 billion according to the South Carolina Department of Commerce. Way to go, Upstate! :)

According to the article, the average most years for the Upstate is $800 or $900 million, which is what the Upstate Alliance expects for 2009. We have really positioned ourselves well to weather the economic storm. Most other places are not so fortunate.

Greenville and the Upstate region rock! :D

^The BMW expansion and the American Titanium Works LLC development represent a big chunk of that investment coming to the Upstate. It's great timing.

There is a few towns in SC that shouldn't even have one before Greenville like Orangeburg, Sumter, as a matter of fact none of the cities should have them except Columbia, Aiken, and Spartanburg, while Charleston, Rock Hill, Greenville, and maybe Myrtle Beach need one!!! That's why the enrollment is so low for the school system!!! USC Upstate the second highest amount of Expenditures out of the school system, only behind USC Cola!!! It has 3 5 level office buildings, and a four level hotel, it will be pretty good to see that amount of density in I-385!!! IF YOU INCLUDE THE GARAGES IN THE SITE PLAN THEN, THE BUILDING'S EQUAL TO 8 LEVELS!!!

Nah, i'm talking about the Fluornoy development one. Millennium Apartments is almost complete. Here is an article on the new point development from 2007:

Developer wants to build nearly 700 apartments at The Point
Company awaits approval from city of Greenville

A Georgia developer wants to build nearly 700 apartments at The Point in the latest sign of growth at the burgeoning intersection of Interstate 85 and Woodruff Road.

Flournoy Development Co. of Columbus plans to develop the apartments in two phases on more than 37 acres. The site is between where The South Financial Group of Greenville is building a corporate campus and where Atlanta developer McChesney Investment Advisors has announced plans for a massive, mixed-use development.

Ryan Foster, a Flournoy development project manager, said his company hopes to break ground on the first 348 apartments as soon as it obtains approvals from the city of Greenville. Flournoy has applied to have part of the property annexed into the city and for Planned Development zoning.

The company would build the second phase, another 348 apartments, sometime in the future, if market conditions are favorable, but not before the summer of 2010, Foster said.

Another development company, RSC LLC, plans offices and/or storage facilities on more than eight acres next to the apartments, but doesn’t have a firm schedule, according to an application on file at City Hall.

Foster said he thinks The Point has become a good apartment market because of all the jobs being created at big developments nearby -- the South Financial campus, the Hubbell Lighting headquarters and the International Center for Automotive Research.

New shopping and restaurants also contribute to the area’s attractiveness as an apartment market, he said.

“There really isn’t a better place in Greenville for apartments,” said Foster, who grew up in Greenville and has a landscape architecture degree from Clemson University.

Flournoy has developed more than 26,000 apartments over the past 40 years, including the Paddock Club complex on Woodruff Road, according to a company brochure.

An analysis commissioned by Flournoy shows a lot of the new traffic that would be generated by the planned apartments wouldn’t end up on Woodruff Road, said Wil Ravenhorst, an assistant traffic engineer with the city. That’s because a lot of the residents wouldn’t need to leave the immediate area to work or shop, he said.

Vehicles initially would access the planned apartments via Carolina Point Parkway, which is being extended from The Point across the South Financial site to the Hubbell Lighting headquarters.

Oh okay thanxs g-man!!! What do you think about MPTC.

Kind of reminds me of the proposed now dead Point development. In a good way of course. If MPTC gets built like what is proposed now then I will be nothing short of happy. :D One thing i'm trying to figure out is what's going to happen to Sports Authority? It's not on the site plan anymore. :dunno: Not like i'm complaining or anything though. :) Glad to see they took out those two big box stores next to Costco and replaced them with a parking garage and more office/retail space.

I totally agree with your statement (post)!!! They should just combine two of the office towers together and leave one of them at 5 levels it would bring better density...

Great site plan, but I have to wonder how this will effect the DT office market and the need for additional office space there; especially as it pertains to the completions/starts of some of the key projects we have been watching for some time.

BTW Gman, do you still contact McChesney and/or Holder? Info to share?

I don't think McChesney is even a company anymore. I haven't been able to get to their website for months. I haven't tried contacting them for at least a few months now. Holder is looking at sites downtown and is waiting for the economy to improve before moving forward on his plans.

If you haven't heard already, Apple will be going to Haywood Mall. They gave up on MPTC. Opening is late 2009/early 2010. Due to this news, I went to the mall earlier today to see where they might go. There were very few empty retail spaces in Haywood Mall. Only one of the spaces was located in an area not stuck in a corner somewhere and had plastic on the gate/windows. Unless a retailer leaves or moves to somewhere else in the mall, i'm thinking the old Glamour Shots space is going to be the Apple Store. Sorry for the quality of pics. They were taken with my cell phone with the sun glaring:

I still can't figure out to this day how Charleston gets these retailers. :dunno: Myrtle Beach gets tourists and they don't have Saks Fifth Avenue, BCBG, etc. One of those BCBG's in Charleston is an outlet so I wouldn't count that as a true BCBG store. There's also one in Gaffney at the Prime Outlets.

Because Charleston is known for old money. It's an historic city with grand homes along The Battery, and also has tourism to prop up its economy. Since it's also a mid-sized metro, they are able to get some national retailers other similarly-sized (and larger) metros are not.

The difference between Charleston and Myrtle Beach with regard to retailers is that Charleston is not quite as dependent on tourism. Charleston has a nice population base without the tourists and continues to thrive year-round. Myrtle Beach has a much smaller population base to begin with, and sees more seasonal fluctuations in tourism (e.g., Myrtle Beach is extremely crowded in the summer, but almost dead in the winter). Myrtle Beach has some local retailers who are closed for much of the year when tourism is much lower. Charleston doesn't really have that problem at all.

Plus, the perception is that Charleston is a little higher class area, whereas Myrtle Beach is considered to be a little more redneck.

StevenW
March 18th, 2009, 04:18 PM
Charleston is considered a "world-class city of sorts. It's fame is internationally known more so than Myrtle Beach, Columbia, Greenville, Spartenburg or anywhere else in SC.
Look at the travel magazines. Charleston this, Charleston that! World-class restaurants and hotels and history. Waterfront, waterfront, waterfront!!! Can't emphasize that enough. :) It's architecture is much more intriguing than anywhere else. It's city grid is more "northern" in it's layout than anywhere else in SC. That's why Charleston gets the big name retailers. Myrtle Beach is a different targeted market. It's sprawled out like crazy and very cheesy in most places. It screams, "Beach Tourists!!!" Not that there is anything wrong with that. But it's an entirely different beast than Charleston. Charleston
is classy. Myrtle Beach is laid back.

Update on Swamp Rabbit trail:

Hello Everyone,

It’s time again for some random updates and sundry bullet points

· Besides inside the city of Greenville, the Greenville Hospital System Swamp Rabbit Tram Trail is not open yet; however, all the necessary permits are in hand and paving of the section from just north of Travelers Rest to just south of Furman University (approx. 5 miles) will begin the week of April 9th and will take about a month.

· Just below Watkins Bridge Road the endangered plant Bunched Arrowhead has been found. In order to spend the $100,000 that we were recently awarded through the Recreational Trails Program we must complete a wetlands delineation in order to ensure that the Bunched Arrowhead habitat is not adversely affected by construction of the trail. While we go through this process and secure the necessary Army Corps of Engineers permits, progress in being made on the construction of a pedestrian median on Hwy 253 and the re-use of the 8 railroad bridges. While we all wish it was open we are essentially working through the process of paving a 10 mile long road with 8 bridges that goes through wetlands and along a river so there are procedures to follow. Your patience is appreciated!!!

· Chris Raedels, Group Rental Manager for Enterprise Rental Car in Greenville helped GCRD secure a Enterprise Rental Car Foundation grant. The Enterprise Rental Car Foundation provides financial resources to worthwhile nonprofit initiatives that are actively supported by its employees, spouses, and loyal Enterprise customers. THANKS CHRIS!!!

· The Inaugural Greenville Hospital System Swamp Rabbit 5k will take place on the trail in Travelers Rest at 6:30 pm, Friday May 8th. This Corporate Shield event will start at Gateway Park just behind Sunrift Adventures. For registration ($5/ before May 1st, $10/ after May 1st)and more information contact Chad Carlson (Race Director), (864)455-3582 • ccarlson@ghs.org

· While we work through the permitting process, the excitement of how the trail will change Greenville County continues to draw people to give unselfishly. Andru Blonquist, of Lodestone Construction is giving GCRD 10 acres of property adjacent to the trail at Watkins Bridge Rd. Even while the construction market is down the value of being next to a greenway (up to 20% higher property values for homes connected to a greenway) is still considered a great value. Lodestone development is designed to be a direct pedestrian connection to the Swamp Rabbit. For more information about Lodestone’s development contact Andru at ab@lodestoneservices.com.

· We will be coming out with a second printing of the GHS Swamp Rabbit Tram Trail pocket maps. On the map you will find details about partnership opportunities. One of the more unique opportunities is the Community Partners program. If you are a business within a 3 minute walk of the GHS Swamp Rabbit and are willing to provide free parking and/or other public amenities your business will be integrated into our maps, kiosks, website information, and trail signs. In addition, GCRD will create street stickers like those at Linky Stone Park that will mark the path from the trail to your business front door. Successful greenways link communities. Responsible greenways link existing community resources.

· If you have been looking for a map, head over to Leopard Forest Coffee in TR and pick up a pound of Swamp Rabbit Roast. This custom blend of sustainably harvested coffee has a Swamp Rabbit map right on the packaging and 50% of profits go to support the Swamp Rabbit. Have a pound shipped to your door once a month at www.leopardforestcoffee.com

· The Swamp Rabbit will bring another great outdoor recreation opportunity to Greenville County. We here at Greenville County Recreation District are expanding our outdoor recreation programming and would appreciate your feedback on this survey http://www.surveymonkey.com/s.aspx?sm=9f109mJ5xXhCBeMkRFB5Ww_3d_3d as we develop more chances for you to let your inner child come out and play.

Oh, won't you take me down to funky town. :uh: http://www.businessweek.com/ap/financialnews/D979SERO0.htm But the republicans said we shouldn't spend money. They said the stimulus wouldn't work. It's not like the stock market is up or anything. ;)

Coming from a hardcore Republican, Sanford is an asshole. He is trying to implement his own political agenda here; if the stimulus ultimately fails, then he 'had no part in the money'. I think the stimulus is a bad idea to begin with, but why turn down money that the citizens are having to pay for anyways? Why cause thousands of jobs to be cut across the state and send more people into the ranks of joblessness? SANFORD IS AN IDIOT FOR NOT TAIKING THE MONEY! This is beyond the idea of Republican and Democrat; this is an issue of common sense.

END RANT :)

Sanford isn't the only idiot: http://www.wyff4.com/news/19089250/detail.html The signs at Falls Park clearly state do not climb on the waterfall for a reason. Good thing he slid down the falls feet first instead of head first. I saw the whole thing happen:

I fully expect us to be inundated with more signs after this happened. I hope the idiot doesn't sue the city.
