I can understand some of Gman's frustration. It does seem like it takes forever for things to happen around here, most of the DT projects announced over the past several years have been significantly delayed (even non towers like the Childrens Museum, History Museum, Kroc Center, etc), and DT has had only one building of more than 8 stories constructed in 20 years! Overall, we have a pretty bleak track record :ohno:

BTW erm, McBee station is looking very, very good! It has much more of an impact than I thought it would.

Im hearing some good things about the new 9-story building we are going to do. It should go up fast. Dont worry about this one. I would be more worried about the pinnacle and peacock.

Another downtown development is closer to construction. The Kroc Center received $650,000 from BB&T today to bring the fundraising up to $14M, only $1M away from the goal and the commencing of construction. :banana:

I have a feeling construction is going to begin on everything at one time. Perhaps we should widen 385 again to meet the demand of commuting construction workers... :lol:

There is a very strong rumor going around that I didn't start that JHM Hotels, which is headquartered in Greenville is planning to build four Aloft by W hotels in the southeast region. Two would be in Atlanta, one would be in Orlando, and one would be in Greenville at MPTC. It wouldn't be suprising if it's true though, seeing how MPTC is to include two high-end hotels and the one mentioned on the old site plan was an Aloft by W hotel.

Remember a few weeks ago when I said all the skyscrapers proposed for downtown will be stalled or are already stalled? Well, it looks like that is still true. There is not one skyscraper being built downtown currently and the Peacock site along with the Pinnacle on Main site is starting to have weeds and grass come up. Somebody get me a lawn mower and a weed-eater. :lol:

It is not uncommon for larger structures to take longer before groundbreaking. Greenville, much like most other cities, is still a new market. You will see a lot more projects taking longer than anticipated. Remember, while you and I use Internet time, developers are still working with real time. If we knew nothing about the developments, we would be far more excited and willing to wait. Last Saturday, I took the Downtown Home Tour, in Raleigh, and I had the opportunity to speak with some developers about their projects. While they were enthusiastic about the public's reaction, overall, they were also reluctant to break ground as fast as we'd like them to. Building successful projects is far more important than changing our skylines in 2-3 years. Always remember that and you will be a happier person.

Don't even remind me of the mess we have here, in Wake County :( They passed $1 billion in bonds to help build schools and they are still fighting over the same issues. In the meantime, magnet and charter schools seem to be doing much better. Some of them have a less suburban form, too. It's horrible to think that all that money cannot get you a better use for all that land :ohno:

Expect to hear more information on Project Skyline by the end of this month. In what way though remains unclear. Five groups have expressed interest in the former Greenville Memorial Auditorium site, and at least one has sent in an official proposal. We could see a news release involving this project for the gateway site by the end of this month also. Pinnacle on Main is still on track to start soon and a first-floor tenant should be named shortly (I'll believe it when I see it). Angled parking could be coming to Broad and Rhett Streets, similiar to how it is on Main Street. The Greenville Drive have sold more tickets than last year. Several industrial buildings are beginning to start construction at the Matrix in southern Greenville County and two were recently completed.

^^Location is gateway site. Height is unknown. Would be mixed-use. This is only a rumor and I knew about it before the Greenville Journal mentioned it this week, but forgot to post it. There is a better chance of it happening than usual though, because the Greenville Journal and me both heard about it. I have no other information regarding the project. For all I know, it could be more than one tower.

Not a development, but just a cool looking Rolls-Royce Phantom I spotted downtown earlier tonight at the Hyatt. Even though BMW owns Rolls-Royce Automotive and BMW's plant is located here, this is surprisingly the first time I have ever seen a Rolls-Royce in Greenville, let alone in real life. As of March of this year, only a little over 3,000 Phantoms (2003-present version) have been sold in the entire world and the starting price-tag is $300,000 in the United States. Hubbell Lighting had their grand opening yesterday for their headquarters. It's expected to draw around 6,000 visitors this year alone. The Shops at Greenridge or as us locals like to call it the Shops at Gridlock is a development that began in 2003 and is still not completed yet. It consist of many stores and restaurants including Red Robin, PF Chang's, Best Buy, Dick's Sporting Goods, Mimi's Cafe, Barnes & Noble, etc. The picture I posted of Longhorn Steakhouse under construction a few pages back is in this development. There were actually four Rolls-Royces (and several other high-end cars) parked at the Hyatt yesterday afternoon, believe it or not. I wonder what the occasion was...probably a wedding or something.

Peacock Hotel and Spa update: Word on the street is that underground parking has been eliminated, and the number of hotel rooms has been cut in half. Amenities are also being reduced. There should be a story in the News this week or next.

Hopefully when the news release comes out regarding the Peacock Hotel and Spa, the developer(s) says something like "I do have good news though, I just saved a bunch of money on my car insurance by switching to Geico and I did stay at a Holiday Inn Express last night." They should cancel the whole project and put a Waffle House on site. :lol:

I don't think you can take the situation with Greenville's local developers and extrapolate it to include all South Carolina developers. There are local developers in Charleston, Columbia, and Myrtle Beach that seem to do just fine and not have major snafus with projects.

You need to understand that no one is sitting around - certainly not me. I have been in this project from minute one and still am and you need to comprehend the amount of money expended thus far (Thousands won't cover it). A project of this type and composition is not a simple deal. It is all condos of different types which adds another element apart from anything else downtown. It is of a scale and proportion like nothing else here. It has features and components that are unique and in different block than current activity. We have been careful to orchestrate a mixed use that will work and will be an proud asset to downtown, not just another building. We are dealing with well -known and high-exposure people who move at their pace and not mine. Additionally, we are dealing with other issues not related to the building at all. I have expended a great deal of time, energy, emotions and money on this project and I am not on an ego trip or anything of personal gratification - that is not my nature. If you knew me or asked anyone who does, you would understand that I am not like that and my sincerity is genuine. No reason for anything otherwise. If anyone has the right to be impatient, it is me. But, I have to keep focused and move ahead and prove that it was worth the wait.
If you want me to give you a time and date, I cannot yet because of the parties involved and it is quite frustrating to set dates and schedules and others change them beyond my control. However, some are for very good reasons and this will all bear out. Keep in touch but do so with patience and understanding - I have to myself.

Myrtle Beach owes the vast majority of its success to that company for that very reason, and when was the last time Myrtle Beach had a problem getting a project off the ground?????

It's all of SC. I can start naming the projects that have and are falling through in Columbia if you'd like? :) Charleston, Myrtle Beach all the same.

Greenville even with the few snafu's of local developers has luckily caught the eye of out of state developers on a level with Charleston, so much is still happening (ie: The Point). :)

Any insight on the developers in Rochester (Upstate New York) you'd care to share? :?

I never said or even implied projects haven't ever fallen through in any cities in SC. I also know of projects in Charlotte and Atlanta that are stalled or have been scrapped altogether. However, I simply don't think you can take what is happening in Greenville and say that SC developers as a whole are the problem. It simply appears as though that right now, there are some issues with getting a couple of developments off the ground in Greenville in particular, and it's all happening within a relatively short time span. As you've stated, other developments are still going through, but you don't want too many. Before you know it, Greenville will start becoming a big city and lose all of its "boutique city" charm. :)

You'll have to go to the Rochester thread to see what developments they have going on there; this is the Greenville thread.

Right, and my point is that it's not exactly the same way in other cities across the state, which means that at present, it appears to be more of a localized issue. Within the past several months to a year, I haven't heard of any projects scrapped or reduced from an in-state developer in Charleston and there's only one I can think of in Columbia.

You do that and then i'll stick Tux in the desert. :lol: Bob Ellis is mulling the idea of increasing the height of the Pinnacle on Main. I need confirmation from him first though to see if this indeed true or not. While the Peacock gets reduced in height, the Pinnacle gets increased in height. Who would of thought that? :poke: That's ok though, because the Pinnacle is on a hill that will be seen for miles, while the Peacock is kind of in a valley where you won't be able to see it until you get downtown practically whether it was reduced in height or not. :rock:

It will be a nice Canyon right there on McBee between the Peacock and the 8 story Bookends building. Nice urban experience should evolve.

I don't know if this makes you feel any better, but when the 222 Glenwood project was proposed (for DT Raleigh) it started as a 7-8 story midrise. Then the developer came up with a 12-story design of the same building (same number of units) only to go back to the 7-8 story design (depending on the elevation). The latter will be far more urban, which makes us happy. Greenville seems to have a nice collection of midrise developments that give the city a more urban feel. I think that building successful urban projects is far more critical at this stage. In a few years, towers above 15 floors will be the norm, with maybe a few above 25 stories :)

This may be off a bit, but Greenville isn't the only sufferer of delayed/scaled back projects. Savannah has had a lot of those in the past few years.

Theres one road project in particular I can think of that STILL isn't done yet... and did I mention it was first planned in the 1940's!?

The Harry S. Truman Parkway linking downtown to the southside.

STILL not completed and most likely won't be for another 5-10 years at least. The parts that are completed already need to be widened due to congestion.

Sad isn't it?

The 2,136 residential unit mixed-use development by the name of River West no more than 5-10 minutes from my house in western Greenville County has been approved. More information on this development can be found here: http://www.greenvillecounty.org/County_Council/_Agenda/PSPD/CZ-2007-30.pdf

Also, prep work has started on the site of the nine-story building to be built downtown. According to Maninthepark from UP, it is called Geophysical Logging, the sensors [Penetrometers] use power [the car battery in the first pic] to measure resistance of the sub surface, to show soil and rock types. They can also use a different type of sensor called a Piezometer to test for ground water. This type of testing is done on sites where they cant use boreholes, I guess they didn't want to close the parking lot to get a rig in there for two or three days, thats probably why they were doing this on a Sunday. Don't worry about UP... Before I got banned I had already stopped posting there. It did bother me because I got banned for bullsh*t reasons, but it's all cool. What the Hell!!! There is a part in that article that confuses me a little:
But the total cost of the boutique, luxury hotel planned at the corner of McBee Avenue and Spring Street remains the same, between $57 million and $60 million, said Gil Patrick, the proposed hotel's president and general manager.

Under the original design, "costs of a lot of the materials and so forth just put us beyond where we were looking financially," Patrick said.How can the cost be the same and not go with the larger version? I don't think that boutique hotel customers give a shit if there are 30 more rooms in the hotel and a few more condos. I hope it is not one of those cases when developers try to turn a 40% profit into 45% :ohno: I hope that they recognize the need for something larger and revise their plans. It will be a great redevelopment effort, one way or another, but opportunities like this doesn't come every day.

In a big city like Atlanta, you would have plenty of new highrise developments to keep you positively occupied. Most of us Greenville residents don't see life in this city as negatively as you seem to at times. According to Butch Kirven of Greenville County Council, Project Skyline continues to be under consideration by the parties involved. If and when they make a decision to proceed, it will come before County Council for approval. All council meetings are, of course, open to the public. No decisions can be made or votes taken in executive sessions by state law.

I don't want to get into the "my metro is bigger and better than yours," debate (it is pointless afterall), but I wanted to say that regardless of whether the GSA metro (pre-2003) is larger than the others or not, in my opinion, all three counties should be combined into one metro as they were. This is what makes the Upstate so powerful in the business world, and I am glad this publication still recognizes the complete metro area as one.

As with any hotel, not everyone will be happy with their stay, for whatever reason. You may have missed the many good comments on that board as well. In any case, you can't judge a place by a handful of differing reviews. Many businesses book the hotel for seminars in town and have great things to say about its original beauty, history, location, and service. That would be my review as well, having stayed there on more than one occasion.

Greenville-Spartanburg-Anderson is a CSA, so at least the OMB recognizes that there are still economic ties between the core counties of the Upstate.

Greenville-Spartanburg-Anderson is still an MSA as far as the official census is concerned. I realize that it was defined differently for the estimates that came out since then, but it's anybody's guess as to how it will be defined for the next census in 2010. As we all know, that depends on commuting patterns and a complex formula most of us don't understand.

GSP is clearly its own metro area, a la Dallas-Fort Worth, Tampa-St. Pete, Minneapolis-St. Paul. People know that. I will be shocked if commuting patterns don't agree with that by 2010, but even if they don't (and the two metros are split) the region's population base still applies.

I could see the argument that Anderson is not as closely tied to Greenville as Spartanburg is. But when places like Mauldin, which are clearly Greenville suburbs, are not included in the 2005 estimates, something is wrong.

They had touchscreens inside the store telling you where things were located and some recipes you could print to take home, workers had on green colored shirts that reminded me of Greenville, the cleanness/layout of the store was excellent, and on top of it all the store was "huge." I couldn't get over just how large it was on the inside. Free samples of food and drinks were everywhere. Pinnacle nears re-start after 'regroup'

Bob Ellis, developer of the Pinnacle on Main, says construction should begin on his downtown Greenville high-rise at the beginning of July, following a shuffling of tenants. A ceremonial groundbreaking was held earlier this year for the 15-story, mixed-use building, but there has been little work done at the site since.

"We had someone come in - a national figure, if you will - planning to put a restaurant on the first floor," Ellis says. Meanwhile, another first-floor tenant is wrapping up negotiations and a regional business has approached Ellis about office space. "All of a sudden, these people came up and we had to regroup," he says.

Some internal reconfiguration was necessary to accomodate the first-floor restaurant. Additional changes were made so the large office tenant could purchase multiple office condominium units. "Everything's poised and ready to go," Ellis says. "We're negotiating some deals. It's coming along nicely." Ellis declined to name the new tenants.

The Pinnacle on Main includes both office and residential condominiums. It will include a penthouse-level private club as well as a fitness center with indoor pool. Ellis' architect firm, The Ellis Group PA, is the building's designer. Triangle Construction Co. is the general contractor.

Yes, uptown tower by Bob Ellis is still in the works according to a recent email from him. No, I don't know when construction will start on the Pinnacle on Main. Yes, there is supposed to be an announcement involving ICAR in the next week or two. No, to there being proof project skyline will be announced sometime this month. Yes, I went downtown last night and traffic was a nightmare, but it was still fun. No, construction has not started on the court street tower. Yes, construction has been delayed on Bookends phase II. Any other questions?

There are plenty of positive things to discuss about the city, if you're willing to participate.

This year's downtown 4th of July festival attracted a record-breaking crowd of more than 75,000 and next year is expected to easily top that total.

One reason next year's Red White & Blue festival will be larger is because the 2008 Wing Ding will be in town during that week.

The Municipal Association of South Carolina is holding its annual meeting in Greenville next week, and the bulk of the conference will be dedicated to highlighting our city's nationally-recognized successful revitalization. More Info. (http://www.masc.sc/Education/07AnMtg_main.htm)

Clemson University plans to release news about a significant development within a week. This may very well have to do with CU-ICAR, but until the press release, its anyone's guess.

A new entertainment venue is being planned for the West End, near the ballpark. This will be a unique restaurant with 8 bars, multiple levels, decks, and regular name bands traveling between Atlanta and Charlotte.

And this is just a small glimpse into the great things happening. ;)

You obviously haven't been watching much local television then. The promotional ads have been on for quite awhile now. I never said anything about WYFF being involved though. The launch date is scheduled for August 6, but I am not sure if it will be broadcast from Michelin On Main initially since the construction will need to be completed.

Also, erm qualified his statement about the possible 30-story tower with the quote that it was not at all definite and came from a friend. That is not a lie in any sense.

If you want an amusement park and a large water park, you don't have far to drive in three different directions. If you want Greenville to build these, then spend your energy on helping us get them instead of whining like a baby because you want it here yesterday.:nuts:
