Raleigh-NC July 7th, 2007, 08:26 PM g-man, I already have taken and processed my update photos. The entire week was devoted into reorganizing my PC's and even these lines I am typing from my new installation. It will be another day or two before I upload and post them.

I don't have any new rumors or information about projects at the present time. Ok, maybe I do, but if I share them then everybody will think they're all lies, so what's the point?

g-man430 July 7th, 2007, 09:12 PM People on urbanplanet are wondering what will go on that empty plot of land at Patewood that is owned by GHS. It is scheduled to be a Life Center. I should know seeing how my mom works at GHS and goes to the Life Center. Remember that huge debate between them and Sports Club a few years back?

I think the Walmart on Pelham will be interesting to watch unfold. See how it does when it's complete. I'd laugh if it becomes the Metro's busiest. :lol:

G-man, be honest now, do you know any of these developers personally? And no, I don't mean have you e-mailed them and gotten a response. Do you know these people and do you really know what is happening with their projects? I can answer that one for you: NO, you do not know them or anything about their projects beyond what they want you to know.
With that settled, there is absolutely no public evidence to support the claims that any of these projects are on hold, other than the couple that have been stated to the pubic to be on hold. Sure, we all would love to see some of them begin construction, but it does take time and lots of work to get everything in place beforehand. This is not unusual, and there are often delays in the process due to unforeseen circumstances out of everyone's control. Delays are not personal attacks on anyone who wants to see a project built. Give the developers a break and try to understand how much more these projects mean to them.:nuts:
Stop whining about what you want to have and start enjoying what is being built now and has recently been finished. There is so much to love about life in Greenville today that no sane person should ever grow bored here.:)

Yes, I have emailed them and that's how I know they are on hold and what is going on with them. The Pinnacle on Main was supposed to start 26 months ago and still hasn't to this day. If that's not on hold, I don't know what is. Why do you keep sticking up for these local developers and treating me like dirt? I haven't done anything to you and you know it. Go take some pics of them being built. Oh wait, you can't because they are on hold and they're not being built. Why can't you just accept the facts and move on? Go back to UP and leave me alone.
g-man430 July 14th, 2007, 11:53 PM -Crescent Place mixed-use project located in midtown was approved two days ago by the Greenville City Planning Commission. Trees have begun to be cut down between the site and Old Airport Road. Not sure if that is construction beginning or just routine maintenance. g-man430 July 16th, 2007, 11:39 PM Downtown project updates:
-Interior demolition work continues on the Palmetto Bank building. It will be demolished to make way for a new headquarters on site for the bank.
-Expect to hear more within the next 1-3 months on the proposed 25-27 story highrise for gateway site.
-The federal government has narrowed it down to 6 sites for where to locate a new 10-12 story federal courthouse building. Height could change depending on how big the site is.
-Kroc Center to start construction in spring of 2008 if rest of funding comes in, which it pretty much will.
-Pinnacle on Main is ummm...uhhh...well, i'm not sure what's going on with this project.
-Grading and digging continues on the Peacock Hotel and Spa site. They have dug a very deep hole and have put black plastic fencing around it to hold back silt/dirt.
-Construction will start on the proposed nine-story East Court Street tower when city council approves it at one of their future meetings. When this happens is beyond me.
-The Staples at McBee Station is completely finished. The merchandise is on the shelf and the cash registers are in place. Heck, even the store hours are on the door. Interior work on Publix continues. The exterior on both buildings are finished. The 5 apartment buildings that will make up this development are topped out and are getting a brick/stucco cover. New traffic lights are up and road paving has started in front and around the development, so it shouldn't be long before it opens to the public.
-All property regarding woolworth redevelopment is now in the hands of TIC Properties pretty much. All I have to say is FINALLY. This is something we in Greenville have been looking forward to for a good while now.
-A new place has moved into the old Earshot building and it's NOT a restaurant. It looks to be a home fashion store or something like that.
-Nine story Main at McBee project is scheduled to begin in the next 12-18 months.
-Bookends phase II could go taller to make sure it gets built with the high construction costs.
-Liberty Taproom Bar and Grill is now open in the Field House at West End building next to the ballpark.
-Work has started on the interior of the future Main at Michelin store at Riverplace. Speaking of Riverplace, the city should start discussing funding for another parking garage of this massive development within the next two months or so. The city now has the money to build one, so we could see construction start fairly soon on the remaining phase II and III.

If it's any consolation, Daytona Beach, as of about six months ago, was far worse. At the time, roughly a dozen large projects were proposed for the beach, all were either delayed indefinately or scuttled.
g-man430 July 17th, 2007, 08:16 PM I feel sorry for Bob Ellis. He really, really wants his Pinnacle on Main project to get off the ground, but the stupid investors are holding it up and people are blaming him. Kind of sad really.

Every city has projects that are delayed or even canceled, g-man. The fact that Greenville has so many proposals (as well as many projects under construction) says a lot about the direction in which the city is moving. Compare the projects that are either in progress or proposed in Greenville to similar-sized metros. When you do, I think you'll find that development is occurring rather rapidly in Greenville.
The delays are frustrating, but we have a lot going on. It's an exciting time for Greenville. :)

I'm looking forward to seeing this one go up. The design is simply stellar.
I like the design of the Main at McBee building, too. Pretty classy.
The Terrace is coming along great. I like the fact that the cylinder portion on the edge of the building is pretty much all glass.
How much surface parking is going into McBee Station? I would have preferred to see no surface parking for this development.
g-man430 July 18th, 2007, 05:18 AM ^^None, except for angle parking next to the shops on and next to McBee Avenue similiar to how it is on Main Street, a little bit on one outparcel, and a few where two apartment buildings are. 95% of the parking is going to be in a 2-level parking garage. The bottom will hold the cars for apartment residences and the top will hold cars for shoppers. krazeeboi July 18th, 2007, 10:22 PM ^^None, except for angle parking next to the shops on and next to McBee Avenue similiar to how it is on Main Street, a little bit on one outparcel, and a few where two apartment buildings are. 95% of the parking is going to be in a 2-level parking garage. The bottom will hold the cars for apartment residences and the top will hold cars for shoppers. OK, I see. I still cringe a little seeing the relatively little surface parking that is there, but I suppose it's a necessary evil.

Now we head a mile or two south of that on Highway 14 to where Bloom recently opened a new grocery store. So, basically it goes from north to south: GHS Greer's future hospital, airport, new Bass Pro Shops development, SRH new Village at Pelham campus, then Bloom. It is behind the Blood Connection. You should go take some pictures of it. It is going to be a very nice looking building when finished.

I've actually seen the blueprints and site plan for this new building. They had them in a meeting room in the same building my mom works in and that's how I got to see them. :)

Sports complex planned for Mauldin area
It will feature Olympic-sized pool, basketball courts
Plans for a five-phase sports and entertainment complex at the intersection of Fairforest Way and Mauldin Road were announced Thursday. Construction will start in the next few months on the Nolie Johnson Jr. Sports and Entertainment Complex on 120 acres of land near the former Greenville Municipal Stadium.
The project will be a mix of sports venues, restaurants and retail. The first phase will be completed by September 2008 and will feature three regular sized basketball courts and two half courts, four tennis courts, four racquetball courts, an aquatic center with three pools, a free-weight room, a boxing area, a restaurant featuring alternatives to fast food, a 3,500-seat concert hall and 26 retail spaces.
The second phase will include a day spa for women, a movie theater, childcare, a 1,000-seat amphitheater, a video game area and 20 more retail shops. There are also plans to host a minor-league basketball team in the complex. There was no word this week of what will be built in the next three phases or an exact cost of the project.
The Rev. Garrett J. Johnson is the chief executive officer of the project. He is a South Carolina native and is an associate minister at Reedy River Missionary Baptist Association. Johnson said he hopes the project will become a focal point of the local business community. "We wish to be the facility that everyone will come to know," he said.

One deal, three locations
County remains mum on $2.4 billion investment
Greenville County Council passed the first reading of a development agreement regarding the $2.4 billion Project Skyline. However, this first draft contains no information on the proposed deal, and is simply a positioning matter to getting the deal done later this summer. A memo attached to the ordinance called it "caption only" due to it being an important economic development agreement.
The memo also states "this matter needs to get started and referred to the Finance Committee before August" to keep the project going. County Council members declined to discuss specifics of the deal. Council previously passed a three-part tax incentive agreement where the county would spend close to $115 million on public infrastructure improvements that would come from new revenue generated by the development.
Under the proposed deal, the companies would pay a fixed fee instead of property taxes, and the county would use 40 percent of the fee income to pay for infrastructure improvements. In return, a state corporation would invest $1.9 billion in Greenville and separate investments of $280 million and $200 million would buy a Florida corporation or corporations, according to documents provided with the council votes.
That vote allowed the county economic development arm to move forward on a deal that could include "business, office, hotel park, restaurant, commercial, and corporate headquarters," according to county documents. It is possible a national headquarters could be involved in the deal at some point.
To put the $2.4 billion investment in perspective, the entire Verdae project, which is four times the size of downtown Greenville, is expected to be $1.5 billion over the next 20 years. The massive South Financial headquarters project on Interstate 85 is $100 million. Greenville City Council has discussed this project behind closed doors several times, but has not voted or talked publicly about the project.

Not being familiar with Greenville makes it difficult for me to be justify my optimism, but I find it hard to believe that so many projects will eventually stall. Peacock Hotel and Spa is delayed because of redesigned building that has to be approved by DPC August 2nd before construction can commence. I'll post a news story later tonight on what is up with the Pinnacle on Main currently. Nine story Court Street tower won't start until the city approves it. When that happens is beyond me. Bookends phase II is going through a height change possibly due to construction costs. Nine story Main at McBee building is delayed due to lack of tenants. Camperdown Condos is on hold indefinitely due to lack of pre-sales. McBee Station road paving is complete, traffic lights are up and running, Staples will open tomorrow according to erm1981, parking garage lights were on earlier tonight, and I will have update photos of this place either tomorrow or Sunday.

Developers work to sign final tenants
The developer of what could be the second tallest building in downtown Greenville said he is working to sign two high profile tenants before he starts work on the building. It has been more than two years since Greenville architect Bob Ellis unveiled plans for the Pinnacle on Main, a 15-story tower located at the edge of the central business district on Elford Street.
Ellis, though, has not started construction because the downtown market has shifted and potential tenants scrambled, but he now says he is close to beginning work. He had previously said work would begin by the end of July, but said that may not be likely. "It is a complicated picture," he said. "But it's coming along. It's real close."
Ellis declined to say what tenants he was pursuing, but said they are tied together. He said he has been negotiating with the tenants for at least six months. The tower will be technically shorter than the Liberty One building because its base is 28 feet higher. The $22 million project was also delayed because Ellis wanted to get 75 percent of the tenants signed before starting. The industry average is 50 percent, he said.
Ellis has said a restaurant, a law firm and a marketing firm are slated to take up space. It will also include a 180-space parking garage and health club with an indoor pool. It is expected to be LEED certified gold, which means most of the materials used in construction will be recycled, Ellis said. In addition, a filtration system will be put in place to recycle rainwater. There are plans for at least three multi-story building in downtown as well as at least two in the West End.

Sounds like good news to me. Yes, it is tough to sign tenants these days. LEED Certification could add to the overall cost of the building, but the floors may also be taller than the usual. I can't wait to see this building appearing in Greenville's skyline ;)

Greenville, S.C.-based Banyan Senior Living knows that. Founded in 1987 by Ken Bolt, Banyan is still going strong in the Carolinas, Virginia and Georgia a full generation later. The company has been involved in 36 senior living communities, comprised of 1,800 independent living units, 750 assisted living units, 175 special care units and 150 patio homes, in the Southeast during the past 20 years.
“It’s exponentially easier today to receive financing for a senior housing project because of the aging population,” Bolt says. “People are recognizing the need.”
Banyan currently has four communities under development, including The Cascades at Verdae. Located in Banyan’s hometown of Greenville, The Cascades at Verdae is an upscale senior living community within the Verdae master-planned development. Scheduled for occupancy in November 2008, it will be a luxury retirement community dedicated to maintaining wellness and independence for active retirees seeking a high standard of living.
The Cascades at Verdae will be comprised of 43 single-family, cottage-style residences with two to three bedrooms; 166 independent living apartment homes with one to three bedrooms; a 116-unit health care center with 48 assisted living apartments, 44 private skilled nursing and 24 private memory-loss suites in a secured wing; and a 52,000-square-foot clubhouse. Golf carts will be the primary mode of transportation within the community’s 40 acres.
Located in the 1,100-acre Verdae development at the intersection of Interstates 85 and 385, the $100 million senior living project is being built by Greenville-based Triangle Construction and Greenville-based Creative Builders. Residents must be at least 62 years of age, or couples must have one spouse who is at least 62 years of age.
“Being based in Greenville, we knew what we wanted here and we waited for the right time, opportunity and piece of land,” Bolt says. “The Cascades at Verdae will be our flagship community.”

I was driving by there yesterday and noticed there were planning commission signs up on the plot of land between Homewood Suites and Carolina First Headquarters site along Frontage Road. I can't think of what else those signs would be for except this hotel. The plot next to the Drury Inn and Suites is for a restaurant as you can tell by the sign there that says "restaurant parcel available."

Cuppy's targets Upstate for lots of coffee shops
Cuppy's Coffee & More Inc., a coffee shop chain out of Florida, hopes to have 40 outlets in the Upstate over the next five years.
But those hopes hang on whether the chain can attract franchisees to invest in all the new outlets.
Across the country and in Canada, Cuppy's Coffee has about 50 stores, but so far in South Carolina, there's only one, a dual drive-through on Woodruff Road that opened in June.
But the Fort Walton-based chain is in growth mode, and figures 40 outlets is "what the Greenville market can hold as far as new Cuppy's stores," said Andi Davidson, public relations manager.

Developer calls mixed project near Fluor campus 'a little different than what Greenville has seen before'

A Charlotte developer has bought 25 acres near Haywood Mall with plans to put housing, shopping and maybe offices on it.
But Ken Chapman of Merrifield Partners said he wants to talk to Greenville city planners before releasing details publicly.
"What I'm thinking about is a little different than what Greenville has seen before, but I think Greenville is ready for it," he said.
The acreage -- formerly part of Fluor Corp.'s campus -- runs along Old Airport Road between Woods Crossing Road and Timmons Drive.
Chapman said the development could be half retail and half housing -- apartments, townhouses or condominiums. He said he's hoping to have it designed, zoned and permitted within a year. It would probably take two years to build.
"What we've been looking at is kind of a residential/retail mix," Chapman said. "Some of the things that have been done in Atlanta and Charlotte."
He likes the site's central location -- close to Haywood Mall and Greenville Hospital System's Patewood campus, and not far from downtown.
Merrifield Partners is the former commercial division of Crosland Inc., the Charlotte company that developed the Greenridge shopping center on Woodruff Road. The two companies are still affiliated.
The planned development is the latest in a string of mixed-use developments around Greenville. Those include RiverPlace, McBee Station and Pendleton West downtown, Renaissance Place on Pleasantburg Drive, Verdae on Verdae Boulevard and Magnolia Park at the former Greenville Mall.
One well-known commercial real estate broker said Wednesday that more are on the way.
Earle Furman, managing partner at NAI Earle Furman LLC, said his company is representing a developer eyeing Greenville for a mixed-use project that could be two to three times as big as Merrifield Partners' project.
"There is a point in time where an area gets to a size that it begins to grow from within as well as from without, and the metro Greenville area is certainly at that point," Furman said.
"We are on the radar for many national and regional development companies," while local developers are also active, he said.
Fluor sold the 25 acres for $4 million last year to Walter Brashier, a local real estate investor, who in turn sold it for $5.3 million this fall to a corporation controlled by Merrifield Partners, according to Greenville County property records.
Furman, who represented Fluor and Brashier in the transactions, said a lake on the property would be a natural boundary between the planned development and the Fluor campus. High ground on the site "offers vistas that are quite attractive," he said.
Jean Pool, Greenville's planning and development manager, said city planners are scheduled to meet with Chapman soon.

Costco bringing wholesale changes to town

Allan Stastny stood in the heat for nearly an hour Wednesday, waiting to purchase a $50 Costco Wholesale Business Membership.
After receiving his shiny new Costco card, Stastny ducked his head and fought through a crowd of shoppers who had also come for the grand opening of the company's warehouse in Spartanburg. He spent the next three hours bargain hunting.
Stastny, a mechanical contractor, used to depend on wholesalers to supply his business with items such as tools, duct tape and Freon. But he said he has found better deals and higher quality items at the members-only retailer.
"Costco is even cheaper than the wholesale houses, especially when they are running specials," Stastny said. "Buying in bulk can be advantageous for small business owners."
With competitive prices on everyday goods, high-quality items and brand-name products, Costco has built a $60 billion-dollar business, buying items directly from manufacturers and passing on the savings to its members.
"Customers don't shop with us because we can save them a few cents on milk or eggs," said Roger Campbell, Costco's vice president for the Southeast. "They come for the $20, $40 and $100 savings on high-quality items like clothes and electronics. It's easy to sell cheap items for cheap, but it's harder to sell quality for cheap."
Campbell said the company's 505 warehouses in North America, Asia and Europe each average about $127 million in yearly sales, carrying between 3,500 and 4,000 different items.
The company attracts about 50 percent more in revenues and customers per warehouse than Wal-Mart's competing Sam's Club.
There is a Sam's Club within 10 miles of 59 percent of Costco's warehouses.
With the grand opening of the $9 million-dollar Costco, savvy shoppers in Spartanburg will now have to decide which retailer better suits their needs.
Stastny said he has been a Sam's Club member for years, adding, "We come to Costco for quality and variety and go to Sam's Club for things around the house."
The two retailers stack up fairly evenly on food items, such as a gallon of milk, which runs $2.99 at both stores. A 64-ounce bottle of Pace Salsa is $4.48 at Sam's Club and $3.99 at Costco.
Sam's Club is about $5 cheaper on a Sony 55-inch flat screen high-definition television than Costco's $1,699.99.
Because both companies operate on such thin margins, most profits come from annual membership fees.
Costco's membership fees are $50 per year for Goldstar and Business Memberships, which can be upgraded to Executive membership for an additional $50 per year. With the additional benefits of the executive membership, members can receive an annual awards check for 2 percent of yearly purchases.
Sam's Club memberships start at $35 with the Business Membership, then go up to $40 for the Advantage Membership. Business PLUS and Advantage PLUS Memberships are each $100.
"We welcome Costco, but we'll certainly have to be on top of our game," said Tangela Griffin, store manager for Sam's Club in Spartanburg. "We want to have a good relationship with them."

Ground broken for breast health center

Spartanburg Regional Healthcare System broke ground Wednesday on a 16,000-square-foot cancer center addition that will focus on women’s breast cancer and health.
Gibbs Cancer Center Executive Director David Church said within the next few weeks construction on the new Bearden-Josey Center for Breast Health will be in full swing. The center will open next summer.
"A dream is becoming a reality for us," Church said of the ground-breaking.
Breast cancer survivor Nicole Henderson, of Spartanburg, was at the hot, afternoon ceremony and said the center, by bringing care and treatment together, would relieve many of the stresses newly diagnosed women face. When the center opens they no longer will have to run around town from specialist to specialist for tests and treatments.
"It’s very important because a lot of times with the treatment alone, we don’t have the energy to do a lot of running around," she said.
"I’m fortunate to live in an area that has a facility of this magnitude. They have superior treatment and doctors’ care so I know that with a breast center specializing on breast cancer that’s even better."

COLUMBIA -- A surprise, year-end $81 million shortfall in state revenue will eliminate at least five Upstate projects from this year's state budget, including $3 million for the Donaldson Development Commission.
Also cut will be $10 million for various school districts, possibly including Greenville's, to hold them harmless from an accounting glitch.
A spokesman for the Greenville School District told GreenvilleOnline.com this morning he did not believe the Greenville district -- the state's largest -- would be impacted by the cut. But he said officials were still seeking confirmation.
The cuts were announced Thursday by Comptroller General Richard Eckstrom, who discovered the shortfall in closing out the state's books for the past fiscal year.
The affected Upstate projects were on a supplemental appropriations bill that requires all the projects be fully funded. When a shortfall occurs, the comptroller general starts at the bottom of the list and cuts until the amount of the shortfall is reached.
Among the projects cut, according to Eckstrom's office, are $450,000 for the Greer police and courts complex, $950,000 for the city of Easley's town infrastructure improvements, $500,000 for Westminster town hall renovations and $200,000 for Liberty industrial development.

Aquatic International Magazine has recognized Discovery Island as "Best in Aquatics" for facilities serving populations from 100,000-500,000.
The three-year-old water park, located in the Golden Strip, is one of the Greenville County Recreation District's flagship facilities, according to a statement from the district.
The award was based upon the district's success in operating and marketing the water park. Two years ago the district won the Excellence in Aquatics award by the National recreation and Parks Association.

Court Street tower is back on the drawing board.
Developers say they want to do what is best for the area
A nine-story tower on Court Street that unleashed some opposition in the spring has been returned to the drawing board. Construction executive Doug Harper, said the building will still be constructed, but the height and a set of steps that angered a small group of residents could be altered.
Harper would not say what the new plans may look like - just that work is being done on the exterior that previously received first reading approval from City Council and full approval from the Design and Preservation Commission, which serves as the gateway for all downtown construction projects. "We're looking at it all and trying to make a good decision," Harper said.
City Manager Jim Bourey said a revised plan would require one reading from city officials. Harper's building will be constructed on a tiny sliver of land used as a parking lot just off Court. That side of the square has been overhauled in the past decade as the old Cigar Factory and Liberty buildings were renovated into high-end spaces and entrepreneur Carl Sobocinski opened two restaurants and purchased a third.
There are four "squares" or plazas on each corner of Court and Main. A group of residents said the building stairs encroached too far onto the plaza that features the statue of early city visionary Vardry McBee as well onto the Court Street sidewalk. Harper said he doesn't really care if the stairs stay or go, but they were added to help offset grade issues.
The detractors also contended the building's height is out of line for Court Street even though the Liberty building, City Hall and the Westin Poinsett Hotel are all taller and within a half a football field's distance of the proposed site.
Anne Graham Masters, who owns a building adjacent to the site and the plaza in question, has been one of the most vocal opponents of the plan. The project still concerns her, but she is wating to see what Harper and his two business partners, Earle Furman and Steve Owings, will do, she said. "We've always insisted this was a work in progress," Masters said.
Harper, who has worked on numerous revitalization projects in Greenville in the past two decades, said his goal is to make the project as compatible with the rest of Court Square as possible, and have a sound investment. "We're in the roll-up-your-sleeves stage," he said.

The on-again, off-again infrastructure funding for Easley's Saco Lowell area redevelopment appeared to be off again Friday.
An $81 million shortfall in state revenue will eliminate at least five Upstate projects from this year's state budget, including $950,000 for the city of Easley's infrastructure improvements.
"That's bad news," said Sen. Larry Martin, R-Pickens. "It's a surprise. Our revenue has been fairly consistent, and as a matter of fact, has outpaced our predictions over the past two or three years."
Easley Mayor Chris Christopherson said Friday morning that he was unaware of the cuts.
The $950,000 was part of a $5 million plan set by local legislators in April to help improve roads and the Prince Perry bridge near the planned Easley Town Center, at the site of the Saco Lowell facility.
On June 27, the funding was among a number of projects vetoed by Gov. Mark Sanford.
Two days later, the House reinstated the funding, overriding the veto by an 81-11 vote.
The elimination of funding concerned Steve Jackson, operating partner of Copper River Grill. The restaurant is located near the proposed road improvements along U.S. 123.
"It's a disappointment," Jackson said. "I think, in the long term, this will negatively impact economic development in Pickens County. We're already having issues now with traffic congestion at our location at 123 and 153, where we would actually like to see a traffic signal put in by DOT."
Martin said while Friday's news wasn't good, there's still hope for improvements. He pointed out that a $2 million commitment from the state Department of Transportation is still in place.
"It's still a viable project," Martin said. "We will just have to wait and see."

Michelin races for September opening of Main Street store
High-tech displays will show off company's products

Construction on the Michelin Man's home on Main Street is moving right along, and a soft opening of Michelin on Main is scheduled for the week of Sept. 24, said Michelin North America officials.
York Constructors, the general contractor, is overseeing crews building a tempered glass mezzanine and other features of the facility in RiverPlace -- which will include areas for retailing, heritage and enjoyment.
Jeff Jacobs, Michelin's director of identity merchandise, said the project is on schedule, but "we have significant sensitive things to go that could affect the schedule."
The official opening is scheduled for Oct. 12 in conjunction with the Fall for Greenville festival. He said about 130,000 people a day would pass Michelin on Main each of the three days of the festival.
Hours will be Sunday through Wednesday from 10 a.m. to 7 p.m. and Thursday through Saturday 10 a.m. to 9 p.m. or 10 p.m. The hours will be adjusted seasonally.
Designed by Neal Prince + Partners, the facility includes a column that will house a shopmichelin.com kiosk, a Tire Concierge and a recruiting station.
The glass mezzanine will include LED -- semi-conductor chips in a bulb -- for displays that change color or designs.
Another feature will be the "ribbon wall" -- made of five pieces of stretched fabric that wind around much of the space. It will have tire tread patterns and LEDs. From the exterior, it will appear tires are rolling across the wall, Jacobs said.
The space also will have walls of graphics, initially with a heritage wall and a Bibendum-through-the-years display.
And Michelin is talking with the city about erecting a Michelin Man statue outside the store, gesturing toward Falls Park and connecting the facility with downtown entertainment.
"I want this to be a destination," he said.
Chris Stone, executive director of the Greenville Convention and Visitors Bureau, said when the project was unveiled in March that "the uniqueness of their shop will add flavor and generate local interest. It's something people won't see anywhere else."
Jacobs said, "This is an exciting pilot. The merchandise that will be exposed here has never been seen in North America."

Hyatt Regency and the start of downtown Greenville's renaissance turn 25

The Hyatt Regency, a 25-year veteran of downtown Greenville's Main Street, was a welcome sign when it opened its doors on Jan. 12, 1982 -- just as a major snow storm hit the city.
"I think it opened people's eyes to what is possible in downtown," said Mayor Knox White.
Main Street was experiencing the woes of cities everywhere as department and specialty stores fled downtowns for malls in the suburbs.
But Greenville's leaders, including former Mayor Max Heller, attorney Tommy Wyche and the late Buck Mickel, had dreams -- big dreams -- about what the city could become.
About "three-fourths of all the stores were closed and boarded up," Wyche said. "There was absolutely zero activity" after 6 p.m.
The visionaries helped convince the Hyatt Corp. to build a hotel in Greenville, a city smaller than the company's usual locations. But there was more to it than that, said Nancy Dudak, the Hyatt's general manager.
"I believe the personal connection was important to get Hyatt to look at Greenville," she said, adding that the company's chairman's wife was born and raised in Greenville. "There's always been a connection, a relationship. But I believe it also was the vision of those who wanted to see something happen."
The hotel, which opened with three guests the first day, was the most visible part of a $34 million development that gave downtown Greenville a full-service hotel, dining, convention and meeting areas, parking and office space.
Financing for the project included both public and private funds.
"It set a precedent that the city would be a facilitator and an active participant in economic development," White said. "That's what I see as important. The private sector has to be the economic engine. But the city is a hands-on partner."
Wyche agreed, saying the public-private partnership was among the first in South Carolina.
In fact, the hotel does not own the ground floor -- it has air rights that begin above the ground, and the eight-story atrium is also public space.
When the Hyatt Regency arrived, it slowly invigorated downtown Greenville. Two high-rise office buildings across Beattie Place soon followed.
"It clearly revitalized the first block of Main Street," White said. "Our challenge was to blast through that block."
Eight years later, the Peace Center for the Performing Arts arrived.
And 18 years after the Hyatt opened its doors, the Westin Poinsett -- a renovated 1924 hotel -- joined it as the second full-service hotel downtown. Then came the baseball stadium, Falls Park and RiverPlace.
"These were all sort of leaps of faith," White said. "The Hyatt was the first of a series."
Heller said, "The Hyatt was one of the first important projects that we did," adding that when the hotel went up, "the private sector of the community realized something was going to happen."
Downtown's revitalization began simply, he said.
"We started digging up the streets," he said. As the streets were narrowed, the city built wider sidewalks and about 1978 began planting trees.
Wyche said the Hyatt and the streetscape combined to be the catalyst for today's Greenville.
Without a pedestrian-friendly downtown, the hotel probably would not have survived, he said. And he considers the more recent changes along the Reedy River, including the demolition of the Camperdown Bridge, to be comparable to the Hyatt as a catalyst for continuing development.
Darryl Hartley-Leonard, Hyatt chairman, said in 1995 that making a go of the hotel was tough initially -- with no profit for 11 years. A big factor: Greenville's downtown was deserted when the hotel was built, he said.
"You know something had to start the ball rolling," he said. "Somebody had to have a vision."
Without that vision, he said, Greenville might not have the Bi-Lo Center, the Peace Center or even BMW Manufacturing Co.
Heller agreed. He and other visionaries haven't been surprised that the project was successful and downtown became a vital, exciting location.
"What was surprising," he said, "was the magnitude of it."
But, he said, it wasn't easy.
"We were building brick by brick," Heller said, recalling a petition against the project signed by many downtown businesses. Most changed their tune as the hotel was built and downtown's vitality soared, he said.
Although the Hyatt Regency is no longer new, it continually renews itself, Dudak said. It has recently completed a $5.5 million renovation of its guestrooms. It also has renovated the ballroom and the fitness center.
"There's something going on either in the front of the house or the back of the house pretty much all the time," said Mark Drzewicki, director of engineering for the hotel.
In 2000, minor guestroom renovations were completed. In 2001, the ballroom meeting rooms were improved. The corridors were upgraded in 2002-2003. Last year, some of the roofs were replaced.
The eight-story hotel includes a 14,000-square-foot lobby, 25,000 square feet of meeting space, a full-service restaurant, bar, a pool and fitness center. It has 328 rooms, including 13 suites, Dudak said.
Through the years, the hotel has attracted politicians, entertainers and sports figures. Television crews have stayed there.
A traditional Hindu wedding took place in the hotel in 2003. Michael Jordan and the Washington Wizards have called the Hyatt home. The Secret Service and a White House advance team took over a floor when President Bush came to town for a luncheon at the Palmetto Expo Center, now known as the Carolina First Center.
Steve Henning, the hotel's human resources director, said that when he arrived about 18 years ago, "there was nothing for nightlife. When I first came here, I was ready to go back to Miami. I wouldn't leave now."
"I think the hotel was certainly the catalyst" for downtown's rebirth, said Dudak, who's been general manager for two years and has worked with Hyatt for 20 years. "The community and the hotel came together to invest in downtown."
Over the years, the Hyatt has slowly gained competitors -- the Westin Poinsett, the Hampton Inn and Suites at RiverPlace and the Peacock hotel, expected to open in early 2009.
"There's more competition," Dudak said. "Ideally, it's because more business is here."

Wal-Mart Stores says an "upscale" Supercenter will likely take more than a year to open at Pelham Road and The Parkway, where county land records show the company paid $7 million for 16 acres of hotly disputed land.
The land sale follows nine months of legal and political wrangling over a prime slice of property already zoned for commercial use in which some nearby residents say their vocal opposition group was eventually bullied into silence.
An attorney for Greenville-based OBS Land Co. sent a letter to the Pelham Corridor Property Owners Alliance earlier this year that said he could take legal action if the group continued to interfere with OBS' contract to sell the land, according to copies obtained by The Greenville News.
When asked about the bullying charge, Tim Madden, who confirmed sending the letter, said the landowner had a legal right to protect his property.
Ed Good, an OBS partner, declined to comment. The sale to Wal-Mart was finished about a month later, county land records show.
A Wal-Mart spokeswoman said the company has met with neighbors and community leaders and is now planning one of its smallest Supercenter designs that will include merchandise based on community preferences and "upscale" architecture that matches the area.
At issue is the growing clash between landowners, developers and neighbors angry over what they say is unchecked, poorly planned growth. Their increasingly organized opposition groups have stymied several high-profile development proposals in recent months.
Along Pelham, however, resident Barbara Stacy said the opposition was "stifled" because Madden's letter put the "personal savings" of surrounding property owners under threat.
Madden said, "As much as they think they have legal rights to do certain things, our folks had legal rights they needed to protect."
Coleman Shouse, a Greenville builder and past president of the local Home Builders Association, said the Pelham case was unusual because the landowner had a legal contract to sell the property.
That made the citizens' case a weak one, he says, and he said he doesn't see the threat of lawsuits becoming a trend.
"I don't think developers have got the time or inclination to do frivolous stuff," Shouse said. "Just because somebody is an irritant is no basis for a lawsuit."
The widely organized Pelham group lobbied County Council to declare a development moratorium in the corridor, produced a television commercial against the project, distributed anti Wal-Mart bumper stickers and sued the county and two state departments in an effort to block the project.
The county declined to take action after Madden, representing a different client, said he'd sue on behalf on a national developer with a contract on the property.
More recently, the citizen lawsuits were dropped after the Pelham group received Madden's letter on behalf of OBS, which said that both individuals and groups who interfered with the sale contract could be subject to legal action.
David Luke, one of the leaders of the Pelham group, said that after receiving Madden's letter the movement decided to disband and took down its Web site.
"We've got an understanding that we weren't going to object in exchange for them not suing us," he said. "It will be what it is. We hope they do the right thing."
He said the group had the endorsement of 30 to 35 homeowners associations in the area representing about 4,000 people.
Stacy said she wants the public to know that developers were able to "bully" neighbors into silence, though she's not sure there's anything more to be done.
Asked about the reaction of residents in the adjacent neighborhoods, including Thornblade, Luke said there are many like Stacy who have expressed a "wide range of disappointment."
Tara Stewart, senior manager of public affairs for Wal-Mart, said the new store will be less than 140,000 square feet and designed to blend into the Pelham area.
She said it typically takes 10 to 12 months to build a store, then three or four more to hire and equip the staff.

Government officials, construction officials and workers and guests Wednesday signed the final structural steel beam that was then hoisted by crane to its location in the renovated portion of Carolina First Center.
The topping out ceremony, a tradition that has been followed by the construction industry for years, celebrates the completion of the framing on the $22 million project that began in August 2005 and will be substantially complete in April, with final completion on May 1. The event was held in the pre-function area of the convention center. It will eventually be glassed in but now is open to the construction area.
When completed, the Carolina First Center will have 315,000 square feet of exhibit space -- less than the 368,000 square feet previously available -- and 88,000 square feet of conference space, said John Wilusz, general manager. Even with the reduction in size, the center will be the largest between Atlanta and Washington, D.C. It will be able to accommodate groups of 25 to 25,000.
"Our challenge," he said, "was public circulation, movement between exhibit hall."
Pam Swanner, Greenville Convention and Visitors Bureau vice president, said she believes the renovation will work, making her agency's job of recruiting conventions easier.
"It allows for better flow, better utilization of space," she said. "It positions us better. It's newer. It's upgraded, fresh."
Mayor Knox White said the city purchased the facility in 2000 during a financial crisis with the organization then owning it.
"We took a real leap of faith," he said.
City officials then found a professional management company, decided on renovations and sold the naming rights to Carolina First Bank, he said.
"The city of Greenville recognizes the value that the Carolina First Center brings to this community and understands that it's a vital part of the area's continued economic success," said James Bourey, city manager. "The center brings a large number of events and visitors to Greenville and adds an estimated $50 million annually to the local economy."
Mike Spitzmiller, Carolina First upstate market president, said the bank prides itself on being a part of and supporting its communities.
"We are happy to be a part of the evolution of this over 42-year-old complex that was born to serve the Upstate's robust textile industry but has found its place as a thriving convention center that supports all types of industry," he said.
Wilusz said he'd like to see a hotel built in the Carolina First Center neighborhood.
"Hotel construction is very important to the future success of the facility and the community," he said, adding that ensuring accessibility to other parts of Greenville, such as downtown, also is vital.

I see your point. What does the additional square footage in those other convention centers consist of if it's not exhibit space? Meeting rooms?
To follow up on your point, however, I am reminded of the "my city is bigger than yours" argument which plagues these forums from time to time. That argument usually consists of someone bragging about his/her city being the largest in the state, even though that city's county and metro area are far from being the largest. I'm just saying...

The additional square footage in convention centers typically consists of meeting and ballroom space. For instance, Charlotte's convention center, which is 850K square feet total, has 280K sq ft of exhibit space, 90K sq ft of meeting space, and a 35K sq ft ballroom. It also has vast amounts of lobby space, but I don't know if that's included in the exhibit space or not. And of course you have your mechanical spaces.

Cycling championships in Greenville push toward tourism reality

Some of the top cyclists in the world will start and finish a 110-mile race in front of the Westin Poinsett downtown in a few weeks. But officials at the stately Main Street hotel are somewhat nonchalant despite the fact that more than 100,000 people are expected to attend the three days worth of festivities surrounding the USA Cycling Championships on Labor Day weekend.
"We have a small amount of rooms booked," said Chuck Smart, a hotel spokesman. "But there really aren't a lot of changes planned." The reson is the event will not put a lot of heads in beds, but the hotel's management sees the importance of the event: it is another piece in an evolving tourism puzzle that is transforming the Greenville economy.
Tourists spent more than $780 million for Greenville hotels, restaurants, gas stations and retail shops in 2005, the last year the state had available numbers. That was the fourth best total in South Carolina after Horry County with $2.6 billion, Charleston with $1.36 and Beaufort with $899 million, according to state statistics.
However, Greenville grew at a 10 percent clip from the previous year, which was better than Horry and Beaufort's numbers. Pam Swanner, vice president with the Greenville Convention and Visitors Bureau, said the success should continue as Greenville becomes more known as a destination than in the past.
Beaches have long been the first and only tourism destinations for scores of out-of-state vacationers whether it be the delightful tackiness of Myrtle Beach's neon signs and ninja swords, the historic Southerness of Charleston or the exclusive feeling of Hilton Head. Greenville was the place to go if you had to attend a textile show or meet with a business client. State Rep. Harry Cato, R-Travelers Rest, said an example of that mindset is the city hosting the state Republican Caucus this weekend.
He said it was a challenge to get the event - more than 150 lawmakers and family will be here - because many of his fellow legislators had no idea of the growth in Greenville. The Caucus retreat is normally held on the coast, and Cato said non-Upstate House members seriously asked if there was anything to do in Greenville besides play 18 holes and try some new barbecue joints.
"I think they'll get a new idea of Greenville after this weekend," he said. Greenville has become very cognizant of tourism in the last few years. There was heavy debate in the early part of the decade whether to focus exclusively on business travel or try to expand to being a vacation destination.
The CVB has spearheaded an effort to promote the downtown as a gateway to the mountains, which has led to a major part of the growth. Projects such as Falls Park, the Liberty Bridge and West End Field have created national press and brought Travelers. Events such as the first found of the NCAA Basketball Tournament in 2002, the upcoming BassMaster Classic in February and the 2008 Goldwing riders annual rally have also generated positive tourism news.
Swanner said every new event leads to something bigger down the road. Chris Aronhalt, executive director of Georgia-based Medalist Sports, said he expects big things from the Greenville race, and already is working on extending its three-year contract with USA Cycling. The event moved to Greenville last year after 18 years in Philadelphia. It drew 60,000 visitors with the bulk of them lining Main Street to watch the cyclists pass, but many lined Paris Mountain and Poinsett Highway as well, he said.
This year, he expects close to 100,000 people, who will have a $3 million direct impact on the local economy. "I think we took people a little by surprise last year," he said. Aronhalt believes the event can grow. His company also coordinated the Tour de Georgia road race, which generated $27 million in tourism dollars last year. "I think we can expect a lot of Greenville," he said.

Easley officials optimistic about Saco Lowell

One week after an $81 million shortfall in state revenue was reported, Easley officials remain hopeful for the Saco Lowell redevelopment to go on as planned. The shortfall eliminated a $950,000 infrastructure funding project for the Saco Lowell area.
Easley City Administrator Fox Simons said city officials are still digesting the information. He said it's going to take a "couple of weeks" to get a handle on what the impact will be, and what the next step will be.
"We're still very optimistic about the project and that it will come to fruition," Simons said.
Easley Chamber of Commerce President Kent Dykes said Easley must overcome this setback and carry on with the project.
"The bottom line is that it's too good of a project, and too important of a project for Pickens County, not to go forward," Dykes said.
The $950,000 was part of a $5 million plan set by local legislators in April to help improve roads and the Prince Perry bridge near the planned Easley Town Center, at the site of the Saco Lowell facility.
The total costs of the road improvements and creation of the Easley Town Center is estimated to be $13.5 million.
"With $1 million being lost out of a $13 million project, I don't see it as a showstopper," Dykes said. "I think other people don't see it as a showstopper. You've got to work a little bit harder to make it come together."

Complex near Fluor campus expected to boost area retail

A Charlotte developer's plans to put new shopping, housing and office space on nearly 26 acres near the Fluor Corp. campus could help revive Haywood Road's fortunes as a retail corridor, according to one local real estate broker.
"Things have been sort of stagnant in that area for the past five or ten years," said Jimmy Wright, a retail specialist with NAI Earle Furman LLC. "This will hopefully bring a little bit of resurgence in there."
Greenville City Council Monday night gave final approval to the developer's request for Planned Development zoning for the property, which runs along Old Airport Road between Woods Crossing Road and Timmons Drive, near Haywood Mall.
The developer, Merrifield Partners of Charlotte, hopes to break ground sometime next year, said Ken Chapman, a Merrifield partner. So far, he said, no tenants have signed leases to occupy any of the proposed space in the development, dubbed Crescent Place.
Merrifield's plans call for 211,000 square feet of retail space, 18,000 square feet of restaurant space and 26,000 square feet of office space. Crescent Place would also have a 110-room hotel and 300 residential units if the developer's plans materialize.
Crescent Place would have entrances from Woods Crossing and Old Airport roads, as well as Timmons Drive, according to a city planning file. The main entrance would be at the intersection of Woods Crossing and Old Airport roads, where Merrifield plans to build a traffic circle.

Greer gets BMW Pro-Am golf tourney

Stars will fall on Greer next spring, as the BMW Charity Pro-Am golf tournament plans to move to the Thornblade Club after spending seven years at The Cliffs Communities in Travelers Rest and western North Carolina.
According to tournament chairman Bobby Hitt, Thornblade will host four rounds of the competition May 8-12. Spartanburg's Carolina Country Club will hold additional rounds. Hitt said a third course could be selected as early as this week.
The tournament is part of the PGA Tour's Nationwide circuit. The Pro-Am pairs Nationwide tour professionals with amateur golfers, who have included celebrities such as movie icon Kevin Costner, hockey hall-of-famer Wayne Gretzky, Super Bowl champion John Elway and Grammy winner Darius Rucker of Hootie & the Blowfish.
While looking forward to hosting the headlining stars, Thornblade pro Kevin Schreel is more excited about testing his course against the PGA pros.
"I think it's going to be a great thing," Schreel said. "It's going to be a great opportunity for BMW to bring the tournament to the Greenville area. It's also a great opportunity for Thornblade. We've got a great course. We're going to put it up against some of those Tour pros and see how they can handle it. It's going to be a lot of fun."
Over the past seven years, the Pro-Am has raised $5.7 million for more than 80 charities in the Upstate and western North Carolina. By bringing the event closer to Upstate fans, Hitt hopes to significantly increase the number of spectators and the amount of charitable contributions.
"We think this will have a wonderful impact on the communities," Hitt said. "We think there's a huge potential for an increase in spectators because the courses will be closer and more accessible.
"We think this is a proper turning of the page. Bringing ourselves into the communities of Greenville and Spartanburg is the right move at the right time."

USA Cycling Pro Championships begins Saturday

America’s cycling elite, including Levi Leipheimer, George Hincapie and Dave Zabriskie, are prepping for this weekend’s Greenville Hospital System USA Cycling Pro Championships, which will return to the Upstate for the second straight year.
But so are dozens of others, including Chris Baldwin, Chris Wherry and Clemson student Thad Dulin.
National championships will be decided in an 18.7-mile individual time trial on Saturday and a 110-mile road race on Sunday.
Baldwin, the cyclist who finished second to Zabriskie in the individual time trial last year, will ride for the Toyota-United Pro Cycling Team.
Baldwin was leading in the 2006 time trial, a race against the clock on a course between The Cliffs at Mountain Park and Cliffs Valley, but he crashed in the final turn. A two-time national time trial champion, he’s hoping to claim his first win of the season on Saturday.
Baldwin got some good news this summer — that tricky final turn has been eliminated.
Wherry, another Toyota-United rider, won the US Pro road race in 2005, but for the second straight year, he has battled illness. Sean Weide, spokesman for the team, indicated Tuesday that Wherry is healthy now and has made his mark as the “engine” on the Toyota-United team that propelled Cuban cyclist Ivan Dominguez to 13 victories this season.
The road race and the individual time trial are open to U.S. riders only, so Dominguez won’t be racing.
Hincapie, riding for the Discovery Channel pro cycling team, is the hometown favorite since he lives and trains in Greenville when he isn’t racing in Europe. The Tour de France veteran secured his second national road race championship last year on a course he knows well, starting in downtown Greenville with tough climbs over Paris Mountain.
Then there are up-and-coming competitors such as Dulin, who also is a Daniel High alum. Dulin, who rides for the Athens, Ga.-based Jittery Joe’s Professional Cycling Team, is planning to compete in both the time trial and road race this weekend.
Dulin snagged a piece of cycling fame earlier this summer at Lowe’s Motor Speedway, where a 10-mile individual time trial was contested as part of the Endurance Magazine Time Trial Series.
Dulin, who coaches for Per4mance Training, set the men’s overall individual 10-mile time trial track record.
He averaged 31.84 mph and finished the race in under 19 minutes, shattering the previous mark and returning home with a surge in confidence and tales of an experience he has called “astonishing and surreal” because of the location of the race.
But The Cliffs Communities north of Greenville are a world away from a gigantic NASCAR track. Dulin’s goal in Saturday’s time trial against the big dogs of American cycling: try and crack the top 10.
