Simpsonville City Council welcomed two new members to their first business meeting, Tuesday night, but the city’s recent theme of growth issues remained the same as it approved a giant mixed-use subdivision, changes to a development near West Georgia Road, and initial approval for a new hotel.
City Council gave its blessing to rezone 162 acres of property that borders Heritage Park for a 715 home mixed-use subdivision, despite some concerns about its proximity to the park’s amphitheater.
New Councilman George Curtis questioned whether proposed townhouses should be built overlooking the amphitheater and if buyers would know that the city expects to host regional and national acts – and sometimes loud performances - on the stage.
Curtis wanted to avoid “homeowners in our audience out here upset that Freedom Weekend (Aloft) or any other event would be too loud or too long.”
Mark Holmes, an attorney representing the developers of Glenna Jones’ property, said the market would let them know who would want to live near the park. There are specific buyers the developers would be looking for, he said.
City Administrator Russell Hawes agreed and pointed to two more developing subdivisions – Heritage Point and Heritage Creek – as examples that people want to live near the park.
“We believe very strongly that people will locate there for the very reason that the amphitheater is there and that the amenity of Heritage Park is so close by,” Hawes said.
At question is property that sits just south of the park where developers have drawn plans to build 300 townhouse units and 415 houses in a mixed-use development.
The front portion of the property would be designated for retail along South East Main Street and the developers would donate 25 acres of land to Simpsonville to use as additional parking for Heritage Park.
Developers want to build in two phases and site plans show part of the subdivision lies on property that hasn’t yet been annexed into Simpsonville. Additionally, developers hope to build houses on property inside Fountain Inn city limits.
Two access points along South East Main Street are planned and a third could open up onto Howard Drive at the back portion of the subdivision, Holmes said.
The council voted 6-0 in favor of rezoning the land to planned development for the subdivision.
The council also voted in favor of two properties on 17 acres on West Georgia and Hammond roads that Juan Maldonado wants to annex and rezone for a planned development.
He previously stated his intent to build a gated subdivision on the property.
Also near West Georgia Road, the council voted in favor of a site plan change that allows the developers of Patton Park, which includes a Bloom shopping center, to build a mixed-use development on a second part of their property.
Fort Properties has agreed to let McCall Capital build 288 apartments on the property in addition to retail and office space. The original plan called for an 87-home subdivision to be built as the second phase of Patton Park.
Finally, City Council voted on the first of two required readings to annex and rezone 2.1 acres on Grandview Drive to C-2 commercial to be developed into a four story Comfort Suites hotel next to Interstate 385.

Bowers was chosen by ESPN as the #1 high school player in the country, regardless of position! :) He is a beast, for sure. It's incredible that a guy who is that tall and weighs 260 pounds was not only an outstanding defensive end, but also a quality running back. He supposedly has 4.4. speed in the 40. The guy even returned kicks!
We also have the #4 quarterback recruit in the country, Kyle Parker. Both he and Bowers started classes at Clemson this week.

I am really bummed about this one! I knew when the sale did not go through that this would happen. Maybe that is what makes it so frustrating, it was going to happen if the land deal had worked out. I garantee you the person just wanted waaay too much money for the land. This project could really have taken Gville to the next level, singlehandedly. This just seems like a huge loss to me :ohno::cry:. Remember the video they put out, and the scope of it? This is truly "the big one that got away"! :ohno::badnews:

They want I-85 frontage for visibility reasons. That's why they will not build in Millennium Campus.

Hey g-man, can you post the e-mail you received? I (along with several others) have heard the project is not dead. The "land deal" did expire this week officially, however I've heard McChesney has not canceled the project and they are looking at options.

I sent George McChesney who is the CEO/President of McChesney Investment Advisors an email saying this: "I've been hearing from a few sources that the Point project is officially dead. Is that true?" His response was this: "Yes." HOWEVER, Scott Drake who is the director of communications with McChesney Investment Advisors told me just earlier this week that it's not dead and the project is still on the table. Unfortunately, i'm going to have to go with the CEO over the director of communications seeing how he would know more.

I have already mentioned how awesome the County Square location would be, in terms of visibility, views of downtown from there, etc. But perhaps they need to create a "second downtown" for their concept to work. Until we learn more, I think it would be fun to play around with locations where they could build their urban cluster, and I would like everyone's input on this. To get the discussion started:
What about Pleasantburg Drive next to the Carolina First Center? Discuss. :)

No. The contracts to purchase 75 acres expired separately……back in fall of 2007. We still have our concept and may make another run at securing the land or we may partner with another group if they were to secure the land…..that is an unknown for now.

GvilleSC January 12th, 2008, 02:41 AM Interesting stuff about the Point. I hope their project is still on in some form or fashion at some site. While the Point site is would be GREAT visibility for sure. I also like the fact that it would be close to the proposed BRT line. Mass transit would be extremely important to a project this big located anywhere in the county, much less Woodruff Rd.
I like the idea that Greenville threw out about near the Palmetto Expo Center. Pleasantburg could use it, it'd be close to the BRT line to downtown. It'd be great due to its orientation being the North/South artery in the city and would therefore create easy access to the rest of the metro... Downside: visibility from a major interstate.
Fingers are crossed here for a deal to be worked out. :)

They will either be able to rebuy both of the sites back and build the project or partner with another development company that is able to buy the site and build it then. I don't think there is enough room for something of this magnitude next to the Carolina First Center. I would rather have it be downtown or out on Woodruff Road.

Carmakers set sights on Upstate
South Carolina International auto show opens Friday at Carolina First Center

Hybrid cars, alternative-fuel vehicles, concept cars -- those and more will be on display at the South Carolina International Auto Show, set to begin its three-day run Friday at the Carolina First Center.
"It gives you a chance to dream," said Pat Watson, executive vice president of the South Carolina Automobile Dealers Association. "They get to smell and see new cars. People love going to see new cars."
Diana Derrick, show spokeswoman, said, "The cars are the stars. We're going to have a few concept vehicles. It's a great place. It's like one-stop shopping. We want to put it out there."
The show -- the only one of its type in South Carolina -- allows consumers to see cars and new gadgets, not only heated seats but also air-cooled seats, Watson said. They can see navigation systems and how they work.
"There will be no sales people there, but there will be people to demonstrate the cars," he said.
Visitors will be able to view new cars, concept cars and customized cars. They can kick the tires and open and shut the doors and hoods on most of them.
Admission is $8 for adults, $5 for senior citizens and children 7-12 and free for children 6 and younger. Also, discount coupons are available at participating new car dealers and online at http://www.SouthCarolinaAutoShow.com. The state Auto Dealers Association is giving attendees a free one-year subscription to Motor Trend magazine with purchase of box-office or online tickets.
"I've gone a couple of times," said Jay Hendricks, a Greenville resident who is planning to buy a new car this year. "I'll go see what is out there. It might give me some ideas. I'm leaning toward a hybrid or a flex-fuel car. But they cost more so I don't really know. Besides, it's fun to look at cars I know I'll never buy."
Derrick said she doesn't know how many cars will be displayed, but it should be similar to last year's total -- more than 300 vehicles.
"Things look great," Watson said, "with all the interest in the 'new' vehicles, the hybrids and alternative-fuel cars," he said.
Although the interest is there, he's not sure how a more expensive car will fare with the American public.
In the six months between July 2006 and March 2007, "citizens of South Carolina could buy hybrid vehicles and alternative fuel vehicles without a sales tax," he said. "Did people go crazy? No."
Looking at history, Watson said, "The only way all this will work is if gas prices stay high. It's all based on the buying power of you and me."
Concept cars, always a big hit, will include the Suzuki Zuk and the Chevrolet Camaro this year. Concept cars allow designers and manufactures to test out new ideas and technology on consumers. The Camaro, with a hood bulge and a vintage grill and hidden headlights, is reminiscent of the 1980s-era car. It is powered with a V-8 small block engine with 400 horsepower. The Zuk, designed for performance, features an all-wheel drive system and a metallic paint job.
This year's show will include new versions of the Ford F-250, the Buick Enclave, the Honda Accord, Cadillac CTS, Lincoln MKX, Chrysler Town & Country, Nissan Rogue, Saturn Vie, Honda Civic, Ford Escape, Nissan Alta, Lexus GS and Toyota Camry.
A specialty collection from Foreign Cars Italia will include Ferrari, Maserati and Aston Martin models. Also, Foothills Mustang Club will offer collections of Mustangs, and Carolina Corvettes will have on display a collection of Chevrolet Corvettes.
Other collections include street rods and muscle cars and customized vehicles with the latest aftermarket parts and accessories. Also, other displays will feature fuel-efficient vehicles from Chevrolet, Ford, GMC, Honda, Lexus, Mercury, Nissan, Saturn and Toyota, as well as a display on teen safety.
"We want to put some attention on teenage drivers," Watson said.
The Chevrolet Ride & Drive will feature a completely redesigned Chevy Malibu, a Silverado, a full-size Chevy Tahoe, a Chevy Avalanche, the Chevy HHR truck, the Chevrolet Impala and the Chevy Cobalt. The street-course ride and drive will be held Jan. 18-19 from 10 a.m. to 6 p.m. and Jan. 20 from 11 a.m. to 6 p.m. Registration will be located inside the GM/Chevrolet Display. The drive will begin and end in the parking lot just outside the entrance to Carolina First Center.
Drivers must be at least 21 years old and have a valid driver's license. Children may ride as passengers if seating is available.
Kids Day will be held Jan. 20, and children 12 and younger will be admitted free when accompanied by an adult. Family-friendly entertainment will include clowns, face painting and balloon animals.
College Two-Fer Day is Jan 18. College students with official college ID who purchase one adult admission can receive a second one free for another college student, also with official ID.

FRANKFURT, Jan 12 (Reuters) - Volkswagen (VOWG.DE: Quote, Profile, Research) (VOWG.DE: Quote, Profile, Research) has narrowed the field among possible sites for a U.S. assembly plant to Georgia or South Carolina, German industry publication Automobilwoche reported on Saturday citing a company source.
Both Georgia with Savannah and South Carolina with Charleston possess a harbour, it reported, while the latter also has a strong supplier network helped in part by BMW (BMWG.DE: Quote, Profile, Research) which began assembling cars in the state several years ago.
The article is scheduled to appear in Automobilwoche on Monday. Volkswagen, which could not be reached for a comment, has said it expects to decide in the first half of 2008 whether it will build cars in the United States again.

Easley City Council decided Monday night to go it alone in the redevelopment of the Saco Lowell site.
The council unanimously approved a resolution to adopt a memorandum of understanding with developers.
"This MOU expresses the city’s intention to work with Cedarwood (Development) to provide a mechanism to finance a portion of the public improvements related to the development of the former Saco Lowell site," said city administrator Fox Simons.
With Pickens County Council and the school board having previously declined to participate in a tax increment financing district at the site, the City of Easley announced its plan to implement a city-only TIF and contribute an additional $1.7 million to the project.
Simons called the resolution a "serious statement of intention" to assist with redevelopment at Saco Lowell and said the process of finalizing the TIF and authorizing the financing will begin in the next month.
Developer David Scarnati said Easley residents could start seeing activity at the site by the spring and could expect a "full-service shopping center development" with some "familiar names."
"This is a big step forward in the successful redevelopment of Saco Lowell," he said.
Mayor Larry Bagwell, presiding over his first council meeting since his election in November, said, "It’s going to carry Easley another step forward."

Developers keep their eyes on Target

What do the nation's fifth-largest retailer and the east side's biggest mixed-use commercial development have in common?
Nothing, yet.
But as Easton MarketCenter enters its critical planning phase, Minnesota-based Target Corp.'s name keeps popping up as a big-box tenant of interest for the development.
“I think it's a name that's been mentioned a lot (in relation to Easton MarketCenter),” said Foster Chapman, president and CEO of Spartanburg-based Johnson Development Associates, the company that will build about 200 apartments on the former Lan-Yair Country Club site. “I think it would be a good thing for our tenants. It would pool and establish some good business and put a draw on the east side.”
City officials have said Easton MarketCenter is expected to bring in up to $100 million in investment and should generate high hospitality-tax revenues for other projects.
The project's developers, Centennial American Properties LLC of Greenville and Atlanta-based Cousins Properties Inc. plan to build more than 500,000 square-feet of commercial space and up to 150 single-family homes on the property.
Site plans for the project include other amenities such as water features, bicycle and walking paths, sidewalks and green spaces, as well as layouts for high-end commercial retail buildings.
Target expresses interest
While representatives from Centennial and Cousins have declined to comment on whether they are courting Target or any other national retailers, Target spokeswoman Delia McLinden said her company is exploring the possibility of building a second store in Spartanburg (Target already has a store on Warren H. Abernathy Highway.)
“We are very interested in Spartanburg, and we're analyzing potential opportunities for another store,” McLinden said.
McLinden said her company begins building new stores exclusively in March, July and October.
Josh Gillespie, senior planner for the city's Planning Department, said Centennial and Cousins' timeline has construction on the development beginning in either March or April.
“They have told us that in three to four months they would like to begin moving ground,” Gillespie said. “They haven't mentioned any names and they still have to meet some zoning requirements, have their final site plan reviewed and then they can move forward.”
Target already has a relationship with Cousins.
Cousins owns 17 lifestyle centers in seven states that are finished or under development.
Four of those upscale commercial properties are anchored by a Target.
Popular national retailers and restaurants such as Books-A-Million, Belk, Old Navy, PetSmart, Dick's Sporting Goods, Old Navy, TGI Friday's, Circuit City, Marshalls, Linens 'n Things, Regal Cinemas, Coldwater Creek and Bed Bath & Beyond also call Cousins properties home.
“They're very good at what they do,” said Brody Glenn, president of Centennial American Properties. “That's why we're working with them to make this project great for Spartanburg.
But we aren't ready to discuss anything at this time regarding tenants.”

erm1981 January 16th, 2008, 05:32 PM I have also heard that the earth might just be going through its normal cycle. I remember scientist did a sample on an ice core test that also showed a spike in carbon dioxide before a previous warming had happened 1000's of years ago. The same thing is happening now also. I watched a show on discovery about it. The earths cycle is so precise that even the smallest change can have large effects.

A 2-mile-long (3.2-kilometer-long) ice core laboriously drilled out of an Antarctic ice sheet in 1999 showed that levels of heat-trapping greenhouse gases are higher now than at any time in the past 420,000 years. I took a class on meterology in school so I should know this. It's sad how the oil junkies still try to hide the truth and ignore millions of scientists.

Of course, we need to remember that good news is never big news, and not be surprised by the media's coverage. Many people like to be fed with doom and gloom, which explains why g-man's squirrel is so freaking fat. I have heard about the cycle the weather is going through and that we are getting closer to the reverse effect. That is, cooler temperatures. Unfortunately, there is some truth to the increasing pollution by the larger industrial nations, and we must address this, but whether that is enough to cause global warming I am not in position to say... Neither is Al Gore. In the last few years we had record lows in many areas, too.
On the good side, we have the weather to thank for our projects moving faster to completion than anticipated :)

Great article about the Ron Paul blimp! I hope the weather won't prevent it from flying the next few days. I love the way supporters got together to launch it, with zero involvement from the official campaign. Now that's grassroots marketing! :)
The funny thing is that the media is largely ignoring his campaign. Sadly, most people don't know that Ron Paul has a lot more total votes thus far than Giuliani or Thompson - putting him securely in fourth place among Republican candidates. And if the media would stop purposely trying to hurt his campaign (Faux News especially) then he would surely be getting more votes. It is sad that the media can't accurately and fairly report the news, rather than pushing their agenda all the time. They are obviously threatened by his ideas and his devoted following.
The good thing is that the campaign has tons of money, and they have been saving it until after SC to prepare for Super Tuesday on February 5. Get ready for Ron Paul to make some noise on the campaign trail, while McCain, Huckabee, Thompson, etc. struggle with money.

Interesting changes. NOAA website now has greater GSP in a Winter Storm Warning, with accumulations of 3-5 inches. HOWEVER, NOAA radio has a totally different forcast, with "a possible qucik inch in the GSP area before transition." :dunno:

As for the VW plant, I doubt it will end up in NC. I wish it did come to Rocky Mount - it would provide much needed jobs to the Eastern part of the state - but North Carolina has a history of losing automotive-related plants to other states (i.e. BMW, Mercedes)... Bon Secours St. Francis Health System hopes to break ground next year on a $110 million to $120 million complex along Laurens Road that will specialize on delivering healthcare through new digital technology, its chief executive said today.
CEO Valinda Rutledge declined to provide details about what would be St. Francis’ third location in Greenville.
"I’d like to wait until we’re ready to make the official announcement, but we’re anticipating about $110 million to $120 million worth of investment on that land," Rutledge said. She referred to 60 acres at the Millennium Campus office park that St. Francis bought last year for $9 million.
She made the remarks at the International Center for Automotive Research -- the Clemson University research park adjacent to the Millennium Campus -- during a ceremony to announce a $500,000 sponsorship of a fitness center at ICAR.
Asked about the new complex that St. Francis planned not far away, Rutledge said, "Right now we’re in the middle of planning. We know it’s going to be very innovative. It’s going to be very creative. We want it to be a combination of health and wellness. We also want it to have a very green concept. We feel that’s a very important part of who we are and who CU-ICAR is. So we’re having consultants around the country help us and taking a look at very innovative models."
Rutledge said St. Francis plans to ask the state government in late spring for a certificate of need to build the complex. If the certificate is granted, St. Francis could break ground six months later, she said.
"Hopefully, it’ll be next year at this time," she said. "We’ll be breaking ground."
A new hospital planned at the campus would be built to archive medical records electronically, "and it will allow us to actually go outside in the community and allow people to interact with us through electronics," Rutledge said. "We’ve brought in lots of experts around the country and we’re talking to people in California and New York to look at nontraditional ways at getting health information passed back and forth."
Mary Hassett, a senior vice president with St. Francis, said the planned complex should have more than one building and more than one phase.
St. Francis named the fitness center at ICAR the Vrum! Fitness Center in keeping with the research park’s automotive motif. In exchange for the $500,000, St. Francis also secured the right to offer health education information and wellness and screening programs at the fitness center exclusively and to provide trainers, Rutledge said.
The Timken Co., which operates a technology center at ICAR, provided much of the equipment for the fitness center.
The sponsorship is the second naming rights deal at ICAR.
In September, a foundation affiliated with The South Financial Group, the Greenville-based bank holding company, announced that it had paid $1.5 million to name an exhibit and meeting hall at ICAR the Carolina First Gallery after one of its bank brands.
Bob Geolas, ICAR’s executive director, said companies have the opportunity to lend their names to other aspects of the research campus, such as plaza spaces, outdoor areas and spots within a new graduate education center.

Jim Cantore (spelling?) is officially going nuckin' futs. :lol: :nuts: I wouldn't be suprised if the snow advisory gets changed to a heavy snow warning later tonight due to the thunderstorms starting to develop in Texas, which will move northeast towards this area. With the southerly flow out of the Gulf of Mexico, I wouldn't expect them to weaken much. Also, at 4pm the NWS said Montgomery, AL was going to only get around an inch of snow, but has just upgraded them to a heavy snow warning with 3-6 inches of wet snow expected.

I would be very surprised if there aren't some changes between now and 6am. I don't think I have ever seen a winter system around here that didn't have at least one pretty big change within the last 12 hours before onset. Overall, TWC seems to be talking this one up a littel more than NOAA, but the forcasted track and the totals throw me a little. I too would think the totals may be a little higher, but guess we'll have towait and see. I have been waiting for NOAA to put out their 9:00 statement, but nothing yet.

The precip. is really starting to feel in throughout Alabama, Mississippi, etc. too. I expect 2-4 inches of wet snow just like the last system. With a low of 21 Saturday night, I expect it to stick around a little longer this time especially on the roads. It's 39 at my house.

Easley City Council has decided to go it alone in the redevelopment of the Saco Lowell site.
The council unanimously approved a resolution to adopt a memorandum of understanding with developers.
"This MOU expresses the city's intention to work with Cedarwood (Development) to provide a mechanism to finance a portion of the public improvements related to the development of the former Saco Lowell site," said city administrator Fox Simons.
With Pickens County Council and the school board having previously declined to participate in a tax increment financing district at the site, the City of Easley announced its plan to implement a city-only TIF and contribute an additional $1.7 million to the project.
Simons called the resolution a "serious statement of intention" to assist with redevelopment at Saco Lowell and said the process of finalizing the TIF and authorizing the financing will begin in the next month.
Developer David Scarnati said Easley residents could start seeing activity at the site by the spring and could expect a "full-service shopping center development" with some "familiar names."
"This is a big step forward in the successful redevelopment of Saco Lowell," he said.
Mayor Larry Bagwell, presiding over his first council meeting since his election in November, said, "It's going to carry Easley another step forward."

Located at the base of the Blue Ridge Mountains with a wide array of natural features including waterfalls, parks, lakes, and trails, Greenville County is a destination for tourists seeking to experience the outdoors, the arts, and athletics, as well as enjoy fine dining and shopping. The opportunity to attract regional visitors is growing rapidly as the County’s implements the TRAC (Tourism, Recreation, and Athletics Coalition) Plan, and we are constantly working to highlight the County’s many attributes and capture the attention of visitors traveling through the region. Welcome signs visually alert and encourage visitors to stop and explore our region, inviting them to return often and share their experiences, increasing crucial tourism opportunities within Greenville County.
Recent statistics from the South Carolina’s Hospitality and Tourism Cluster Analysis Report show that increasing the percentage of visitors staying overnight or stopping and exploring Greenville County for the day will significantly impact our community. Greenville County is the 4th most visited County of South Carolina, annually receiving $829 million from domestic travelers (9.1% of the state total) and $47 million in state and local taxes, providing residents with over 9,000 jobs and $218 million in wages and salaries. Additionally, South Carolina ranks 3rd behind Virginia and Florida as a southern destination of motor coach visitors. Our proximity to Virginia and Florida must significantly increase the number of motor coaches passing through Greenville County and South Carolina; however, Greenville County currently realizes little, if any, consistent scheduled motor coach visits. Improving signage will provide increased visibility to the motor coach tourism industry, as well as individual business and leisure travelers, alerting them to Greenville County’s many amenities and attractions.
Recognizing the economic import of increased tourism, Greenville County has partnered with the Recreation District, the Salvation Army, cultural institutions, and others to expand tourism opportunities through the Hospitality Tax implemented April 1, 2007. Currently the fund has pledged $51 million to tourism related capital projects of the TRAC Plan and tourist services including 8 sports complexes, 2 mountain adventure and retreat centers, 2 water parks, the Children’s Museum, an African American historical and cultural center, and a 30 mile trail connecting the County’s northern and southern regions with numerous recreational, educational, and environmental stopping points. The County is also working with the Convention and Visitors Bureau to attract more recreational weekend tourists. Additionally, a number of nonprofit organizations have pledged to landscape at no cost the welcome signs at critical, high visibility locations, complementing the aesthetics and appeal of the region.
DESCRIPTION: Greenville County is seeking to update Welcome, Thank You for Visiting/Come Again, and directional signage coming into and leaving from the Greenville County area on major vehicular arteries. This signage is designed to welcome travelers, tourists, and visitors into Greenville County, direct them to some of the beautiful recreational opportunities and facilities the County has to offer, thank them for their visits, and invite them to come again.
JUSTIFICATION: The addition of specially designed signs is intended to make travelers, tourists, and visitors aware that they have arrived, welcome them into the area, and increase tourism and overnight stays in the area, as well as provide directions to attractions in the area, thank visitors for making Greenville their destination, and invite them to come again.
COST: The cost for the welcome and directional signs is $30,000. This cost includes 50- 30”x48” Welcome/Thank You/Come Again/Directional signs and 5- 48”x96” Welcome/Thank You/Come Again signs for major routes such as I-85, I-385, SC25, etc., as well as the coordinating posts and hardware. As an in-kind match, Greenville County will provide the labor and equipment to install the signs at $120 per sign.
Once signs are installed, a number of nonprofit organizations have pledged to landscape the signs in the most visible areas at no cost to the County in a manner congruent to the aesthetic character of the County, visually inviting visitors and making a lasting impression. Greenville County is requesting $30,000 from the SC Budget and Control Board for this project. The project will begin as soon as funds are available.

Upstate builders cope with global shortage

“Less is more” is a philosophy that may have its merits in terms of building design, but most architects, engineers and construction managers agree that “less” is not so great when it comes to the availability of materials and machinery necessary to actually get the building built.
Thanks to an explosion of construction across the globe, cranes have become a scarce commodity. This phenomenon comes as foreign economies flourish and channel much of their gains into infrastructure projects such as bridges, roads and energy-related facilities.
The country of Dubai is one construction hot spot due to a number of factors, including the availability of cheap labor, an increased emphasis on tourism, and the government’s push for diversification away from its dwindling oil-based economy. Consequently, it is estimated that 16 percent of the world’s cranes are housed in Dubai.
China has also commandeered its share of cranes, as frenzied construction paves the way for the Beijing Summer Olympics. Rebuilding of war-torn countries in the Middle East represents yet another demand for these machines.
The Upstate is no stranger to the competition for construction cranes.
“All major crane manufacturers are mostly sold out through 2008 on most models,” says Dean Smith, vice president and global asset manager for Ameco, a Greenville-based unit of Fluor Corp. that provides equipment and tools to government and industry.
Ameco owns some cranes, while renting others.
“The majority of rough-terrain cranes 90 tons and below are owned, while crawler cranes and larger rough-terrain cranes are rented,” explains Smith.
Like other companies, Ameco has felt the pinch of the crane shortage.
“The 200-ton and larger crawler cranes are the hardest to locate,” says Smith. “Smaller rough-terrain cranes can be located through dealer stock; however, dealers are charging a premium markup of 15 to 25 percent.”
He adds that Ameco’s most recent purchase of a 50-ton rough-terrain crane cost approximately $350,000.
Smith emphasizes the importance of effective scheduling and networking with crane rental companies in order to address the crane shortage with regard to individual projects. This sentiment is echoed by Gary Caldwell, owner of Greenville-based Caldwell Constructors.
“With proper advance planning and notice to our subcontractors, we have not really felt any negative impact of crane availability during the last year in the Upstate,” says Caldwell.
He recently completed a downtown Greenville project that required a large crane to lift steel to the roof and remove concrete wall panels. In order to ensure that the work take place the week after Christmas, the crane had been scheduled since early November.
Caldwell Constructors, whose recent projects include The Bookends condominiums and four new buildings in Pelham Hills Shopping Center, does not own cranes as a general contractor, and thus employs crane rental firms such as Davis Erecting & Finishing Inc. and Campbell Inc.
Although crane availability is undoubtedly a consideration for most large construction projects, not all Upstate builders have been significantly affected by the shortage.
“The only shortage we have found is in tower cranes, which we don’t use very often,” says Ashley Stipes of Greenville-based Harper Corp.
Harper owns several truck-mounted boom cranes and rents larger cranes, such as the one used on the Palmetto Bank headquarters project in downtown Greenville. Stipes agrees that scheduling cranes in advance is the best way to work around the shortage.
The type and size of the project dictates the type of crane needed, which in turn determines the extent to which crane availability is an issue. Tower cranes are commonly used in the construction of tall buildings.
The base of this T-shaped crane is anchored to a large concrete slab and supports the mast, or tower.
The mast supports a horizontal boom that enables optimum lifting and reach capabilities.
The rough-terrain crane is mounted on an undercarriage having four rubber tires. This mobile crane is designed for off-road or remote projects.
Crawler cranes are similar to rough-terrain cranes in that they are mounted to an undercarriage, but unlike the latter, crawler cranes move by means of tracks instead of rubber tires, thereby enabling them to carry heavier loads.
Truck-mounted cranes are designed for street and highway travel, thereby eliminating the need for special transport to the job site.
California-based Fluor maintains a network of offices in more than 25 countries across six continents and is presently managing construction projects in Canada, Mexico, Panama, South Africa, Russia, Iraq and other locales.
“Renting cranes internationally is nearly 30 to 40 percent higher than domestically, particularly in the Middle East,” Smith says.

Half of the lights between laurens rd and Augusta Rd didnt work. It really looked bad and i could never figure out why they just didnt fix them.

Another one of my pet peeves regarding interstate signs: When traveling North on I-85 the I-185 exit says downtown, if you're traveling south on I-85 the same exit does not say downtown. If you're traveling south on I-85 the I-385 exit says downtown, but if you're traveling north at the same exit it doesn't say downtown. Strange. You would think there is a conspiracy. Along those lines someone told me the person in charge of interstate signs is from Spartanburg. Everyone knows the jealousy that Spartanburg has toward Greenville. I wonder if that has anything to do with the signs being screwed up? I know Wofford College in Spartanburg had exit signs all over Spartanburg County for years before Furman finally got "one" in Greenville. They didn't get that one until Furman finally got involved. Another thing is technically coming out of Charlotte I-85 south signs should say Greenville, not Spartanburg. The I-26 West sign coming out of Columbia should say Asheville, not Spartanburg.
The "rule" is the next city with 50k population. Spartanburg has less than 40k.
All this makes you think the guy over the signs is from Spartanburg.

The 75-acre mixed-use project situated in Greenville, S.C., is the redevelopment of the former Hoechst Celanese fiber plant located near the intersection of Interstate 85 and Woodruff Road. GreenbergFarrow is working with Atlanta-based McChesney Investment Advisors, which envisions the creation of a sustainable living environment that incorporates "smart growth" redevelopment strategies. The first requirement to begin the site's redevelopment will be the demolition of a 2-million-sq.-ft. fiber plant factory presently on the site--expected to take place early next year. The project will ultimately cost about $600 million and is projected to include 4.5 million sq. ft. of retail, office, residential and hotel space, as well as a 2-acre linear public park. The developer hopes to create 500,000 sq. ft. of new retail, 600,000 sq. ft. of office space, a 420-room hotel, 1,225 condominiums and 1,125 apartments. Plans also incorporate pedestrian-friendly walkways, tree-lined boulevards, bike paths and recreational open green spaces. Demolition is expected to begin in the first quarter of 2008, and retail, including restaurant space, is expected to be part of the first phase. The entire project will be rolled out within a decade.

I understand what you're saying about the downtown signs, but wouldn't it make sense the way it is? If you're coming to the city from the South, you're not going to take 385, you'd take 185. And if you're coming from Spartanburg, you'd definitely take 385. I'd like to see it say downtown on both directions, but I'm just saying that it does make sense and the man in charge isn't NECESSARILY totally trying to screw Greenville over :pet:

I am confused. We just heard last week that the whole project was off, november was when the sale pending on part of the land ran out. So it seems this article is telling what would have happened.:dunno:

Looks like will have several mixed-use developments/shopping centers start up in the next 2-3 months. Magnolia Park Town Center, Crescent Place, Easley Town Center, and Easton Marketplace are all scheduled to start sometime around March-April.
