First of all a warm welcome to TGC! :wave:

Do you think fixing poles (like the ones used for Mid Valley City season parking bays) wld help?

Well.....to a certain degree I think it would. My current condo's carpark had the vehicle's reg number painted on the wall facing the carpark and I had paid a lil extra for the little pole thingy and it deters people from parking there. Still there are some idiot whom think it is convenient to park there (my carpark is just right at the entrace to the lifts) but so far I haven't really experience it except for this one time when I was about to park and he was about to go off. :yes:

To those whom are always bothered by these people, they could have em installed and the pole erected when they leave. There are bound to be such people no matter how 'high-class' a development is ;)

The guards for SM is another issue and I believe I have highlighted enuf already as a frequent visitor so no need for me to make anymore noise. Sometimes even the residents dun care. It seems like SM is not a visitors-friendly place afterall :ohno:

SM is a very high-density dev and if things got screwed-up, problems relating to it would be worsen faster than one could imagine......enuf said :yes:

there's this dark purple kelisa that is parked at the exit (block m) of the car park since monday and it is really causing a lot of inconvenience to those coming out from that exit. really inconsiderate of the car owner. mentality memang tak betul. sigh......... Yeap, these are sickening ppl. If u notice, there's always a 'trouble maker' RED color SAVVY, always blocking the entrance and exit of SM, as if he/she owns the road. These are really bunch of hardcore breed - kereta comel & canggih, rumah mewah, tapi akal - 'e lek' (tak ada)

Yesterday my car park lot was being occupied by a beige kelisa. Already twice! reported to the guards but dunno what kind of action they will take..probably lip service??? :bash: :bash: Anyway i pasted a very nasty note on his/her windscreen. *Either you park at your own lot or MOVE OUT!*

REal stupid 3rd class mentality idiots living in SM..buat malu! Speaking of our security in tackling all reckless parking inside and outside of SM, given a rating 0 - 10 (excellent), i'll rate them negative. Despite reminders to mgmt office/security, they just play 'tak nampak' lah. Just imagine - how can one possibly blocking the entrance/exit in front of the security booth itself? Isn't that tell us s'thing is wrong with the security?

The guards are very 'strict' to the visitors and genuine contractors, but have no balls with the errant residents abusing the parking or recklessly park their car in front of SM.

fyi, few days before CNY in January, my friend was sending a hamper to me. Somehow the guard let him in without giving him the 'visitor sticker'. He went up to my unit and we had a chat. Know what happen, the 'chief guard' came up to my unit, knocking on the door, chasing my visitor friend away shouting at him to 'leave' immediately'. This is bloody insulting don't u guys think so? How good it is if they could do the same to those guys parking at residents designated bays, or blocking the entrance, or, residents parking at visitor bay!!!

if u guys notice, SM is so environmetal friendly to implement 'recyle bins' to 'take care' the environment BUT it seems like somebody would have to 'take care' of the bins - IT IS SO DISGUSTING with all the waste/recycle material piling up without proper collection. If they can't manage it, i guess they might as well don't implement at the first place!!

SM got so many issues and it all boil down to who/what/how to handle it... :)
Now we have 1/3 of total units are occupied and imagine what will happen if Savanna and Havanna join us soon...If they cannot manage SM well, bad thing will happen in very near future...

Another horrible thing is the big longkang underneath basement 2 car park that might be clogged in future and we might have flash flood at basement 2 car park. Just go to the big longkang between Kampung Warisan and SM, and you will see the floodgate is congested with ton of rubbish and created a small "swimming pool" there. Unbearable smell comes out from this "small swimming pool" and I think someone needs to do something on it...

When come to heavy rain, this floodgate cannot handle big amount of water and the water will overflow the floodgate. If one day this floodgate is clogged seriously, then the rain water might overflow to basement B2 car park.

So for those that have car park at B2, watch and be careful when it is raining day....

Go there and see it yourself. The green color fence between Kampung Warisan n SM collapsed 2 days ago caused by heavy rain.

oh my god... did u tell him off? that was very down right rude... i had an incident with him once. i had some things delivered to the hse, the delivery ppl were still unloading them, he came out from the management office and instructed that the lorry to be parked out of the compound. i told him that the ppl are still unloading, how could the lorry be parked outside? he kept quite and walked away...

He did that to everyone. Me also kena one time when the company delivered my furniture.

He said cannot park like that n asked the lorry to park some place else. fine.
The he said the thing cannot be dragged n have to be carry. fine.
after the installation, all the garbage we put at one side. he said cannot do that. have to throw it immediately. dont want other people to see garbage there n insisted the garbage to be removed immediately.

i was kind like losing my temper. u asked the lorry driver to park someplace else. the reason why the garbage was dumped there cause the workers cannot put the garbage immediately into the lorry as the lorry was forced to park outside.

so, they just put it there for a moment while waiting for the lorry to come back. also kena marah.

what u want me to do??

this is serious issue, protem committee should bring this up to the management. somesort of control must be set.

like have a visit atleast once a month, and if the rubbish really clogging up, must inform the relevant party for immediate action.

by the way, how is the issue regarding undergound water at havanna?

From day 1 when I bought my unit at Seri Maya, my hopes were that it will be a good place to live in but ever since moving in, I so far have only negative remarks or comments about it. However, there are positive views of Seri Maya too. A lot of the issues already have been highlighted by other forum members and there is no point for me to 'nag' on it any further. In my humble opinion, the potential down fall of Seri Maya will likely be due to the owners themselves. It is not so much of those owners that are staying in Seri Maya, it is those owners whom have rented out their units. To them, they bought the unit for investment purposes and they only want to see returns usually in the short term basis. They are not bother about the well being or welfare of those owners that takes pride in staying in Seri Maya. And do you think their tenants give a damn about those owners whom are staying in Seri Maya? The answer is NO. Have you seen a deck chair inside the swimming before? Have you seen people walking across the swimming pool near the wading pool with their shoes on? And I can safely say that those who did those things are not the owners but tenants - mainly foreigners. I am not saying all the foreigners are like that as even locals can have horrible mentality and inconsiderate as can be seen on how some can park their cars without a damn of others. I can foresee how much worst this can get when the other 2 high rise blocks are ready for occupancy. Sigh....how nice it would be if only all the units in Seri Maya are owner occupied? Maybe things would likely be different eh. Wishful thinking I would say.

The floodgate smacked in the middle of SM n Kampung Warisan. N if I am not mistaken, so technically speaking, half belong to MPAJ which is SM area, n half belong to DBKL, Kampung Warisan area. You get the idea.

But since the area is well hidden from public eyes, not many people noticed about it, n i happen to stumble upon it while stopping my scooter to look for the source of the awful smell.

soli la tak bawa kamera plak... Tapi how to stop people from parking at the spot huh? Everytime orang park kat sana .. lastik the window????? hmmmm drastik kan? but people only "learn" when it's costly ..... scratch that, these people never learn period.

The red savvy tu ... woman driver la and one of those lembut looking ones as well ... saw the driver parking there one evening on the way out .... guards didn't do anything at all .... but then again during that time banyak juga car parking all over the place depan guardhouse.

point to ponder: the exit near the show room, it is very open without much security if any at all. Seems like anyone could just walk in and out that way even motor bikes... could suggest to the developer to "close" up that area with a gate perhaps? In Singapore, one of the condo I stayed in, the back gate ... ok I know it's different but the back gate though with guard, has a security gate which you need to swipe your security pass to unlock, thereby ensuring only residents have the use of that exit. Everyone else thru the main guardhouse. What do you guys think?

1) 24-hour check/monitor by security guards
2) free of charge
3) avoid vandalism
4) etc...

true, the stream was there as SM is sitting on top of the ravine...but who designed it????? :bash:

both gates have problem and it just a matter of time before everything out of control...If the stream water really overflow to basement 2, all lifts will be short-circuited and for those that stay in highrise, you really have great exercise...run up and down all day long... :cheers:

I think we really need to "press" someone...perhaps we can meet up this coming saturday morning and see "him" face to face... :)

Hi, welcome to this forum...last Friday I heard from a main contractor and he said that Havanna will be handed over to BB by end of July or latest end of August and probably BB will take a few months to do final inspection and hand over to purchases. The major work for Havanna is completed, now left some minor work and the Savanna main structure will be ready by end of July...seem likes everthing looks good but hope that Kondoservis can handle the increase of residents... :cheers:

I believe this one is beyond your control. No doubt with the opening of Sri Rampai the volume will be increase but not that much considering the fact that at the moment the current one use Wangsa Maju as their choice of station as it catch a huge area of residential. Sri Rampai will just complement n take away some of the amount from that particular station especially for people around Setapak area

Anyone had problems seeing on-coming cars while exiting Seri Maya? I think
they should not allow residents to park here as it endangers the rest of the
residents. I hope the Management does not need a fatal accident before
they take some precautionary actions. I understand that the said area is

Secondly, the guards have the duty to inform should there be any visitors parking their cars outside. NEVERMIND if there are not enuf manpower to have a person outside to tell people not to park by the roadside. They could inform those whom are registering as visitors whom walked-in without a car that their cars would be towed if not parked inside or something.

After all the SOLUTIONS are in placed, then they should inform the authorities. No point not letting people park inside and not letting people park outside as well......I think it is ridiculous. Come on residents! Think beyond your comfy carparks! :yes:

Well parking on the yellow line is just as bad as parking beside the island at the entrance. The only difference is that those parked alongside the yellow lines are not blocking the view of the on-coming cars and doesn't warrant the attention of residents there. That is the general mentality of Malaysians......if it doesn't affect me I dun care. :ohno:

I think that all cars parked along the Jalan Jelatek should be removed irregardless wether it blocked any views or not. Come and think of it.....those which are not blocking the view are dangerous too as what if one of em decide to verve out to the road without signalling and there is a resident approching and wanting to turn into the carpark? What if someone parked there whom wants to open the car door and fould out too late that a car is coming in? These are very real issues faced by residents and if the management are not doing anything to combat it, it would rot further as there are more and more people moving in once those two gigantus blocks are completed. :yes:

Dun get me wrong :) Although I am not a resident but I do hope that the residents would forward my complains too. I have spoken to my friends living there and no one seems to bother. I have even spoken to Jaysia but she's not really listening. And I've complain it in the first couple of SM threadsbut no one seems to bother. Not only this problem but also about how the security handle visitors. ONly in recent threads that we see SM resident forumers realised the problems. I highlighted em eons ago. ;)

RapidKL is buying new trains so that it can increase the capacity during peak hours (frequency almost max liao) but being smart bolehland in choosing contractors, it is taking ages.

this topic has been on the committee list since day 1. we know that it is a tough problem, so far we have raised it with Kondoservis already but in the bigger scheme of things, we can't close this problem and pass it into another problem. The root of the problem - NO ENOUGH PARKING LOTS WITHIN THE COMPOUND. Yeah... you can scream all you want about "you should know that you only have 1 lot and why do you have 2 cars?" or "why illegal park?" there are people out there who don't think that much. Just be creative and find solutions even that it could inconvenient others like parking outside. Yes, you are right about other cars beside the island, right now, top of list is the island as it is a hazard to ALL CARS COMING OUT OF SM", thus should be addressed immediately. As for the rest, until a solution on where to leave those cars are found, you need to think about those who have nowhere to leave their cars. The moment you enforced tow zone on the whole area, these people will get into a defensive mode as they have nowhere to go, then you will have another problem. To solve the problem, first you need to find them options, once those options have been established, enforcement comes into play. This way, anyone tried to object, will be shot down and embarrassed.

How true! The crux of the matter seems to lie right there. :okay:

It's obvious (at least to me) that the KL governmental authorities, whoever or whatever they may be, should promptly step in and clearly mark those current parking spaces along the traffic island NO PARKING, which is to say, eliminate those parking spots. This measure may deprive the area of some badly needed parking spaces, but it would greatly contribute towards better vehicular safety. :)

There seems to be a great movement among the "smart, forward-looking" city planners worldwide to underprovide parking in new developments. :down: They seem to think that everybody walks, rides a bicycle or uses public transit, or travels with an umbrella like Mary Poppins. :D Hell, they have even invented the notion of car-free housing! :nuts:

Those notions, of course, given the vast percentages of car use and ownership, are totally unrealistic and only lead to situations like the one you guys are complaining about. :bash:

I agree with what TGC said. During the signing of the S&P, owners are well aware of
what comes with the purchase. And if there is a need for a 2nd parking lot - one should plan ahead before the property is handed over. Personally, I had 3 options -
selling off the 2nd car, rent or buy a additional parking lot. I opted for the last option.
Ouch!

Let's just face it, you don't see such problems at Kampung Warisan next door - why?
Different income group? Different mentality? Or good planning? We can argue till the cows come home, but even if each unit comes with 2 parking bays, we will still see such problem.

yes... very true. however, if we use this to enforce some of the parking restriction, there will be an uprising. There are a lot of people out there who need someone else to think for them. this bunch of 2 cars 1 lot no-brainers is one of them. So, the problem continues.....

allowing them to park inside??? once they get used to it, they will never give up this easy solution (no matter how much you emphasize that it is temporary).

Thanks for thinking out all the possible senarios. However I did tot of that but that is the best that I could come out with. I guess you guys have to give it a try. If not this thing would continue to rot and escalate. Remember that SM is only half occupied at the moment. At least an unproven solution is better than no solution at all ;)

I guess you guys could solved the problems of those incalcitrant parkers if they refused to give up their temp parking later on and concentrate on eliminating the current problem first. And you guys have to lobby for extra parking space with the developer. We have hundreds of apartment complexes around KL that have problem with parking and I beleive that the last thing you guys want is to have such problem at Seri Maya. Furthermore those which I have seen are usually located inside a suburb and not along a busy road like Jalan Jelatek :yes:

i think it is not within the jurisdiction of the condo guards to "shoo away" the people who park on the road which is public property. This is the job of the enforcement agencies.

this parking issue is really a headache and is present in every community living development in Msia. I think the local regulations should be changed to park it compulsory for developers to provide two car parks for each unit.

Yes......but sometimes if we wait for the enforment agencies to do something about it ......you wait till Kingdom Come lah :D

I believe that if the guards were to politely tell the Red Savvy owner, he or she would to a certain degree comply. I also think that the fierce Mr. Chandran could tell the owner to do so since he is so fond of chasing away visitors .....why dun he chase the illegal parkers away? :D

I am not suggesting the guards to lock up or to do snything physical to the car but I do believe the guards have a certain responsibility to make sure that the exits and entrances are cleared of obstruction. Wait for MPAJ to act? Well........wait lah hor! :lol:

Woofmy. Actually, I think the solution to cars obstructing view of on-coming
cars is rather simple. Please refer to the picture below. The Management just
have to remove part of the divider so cars will be parked further in. That way,
when one exit Seri Maya, one's vision of on-coming cars will not be blocked.

As for a solution to stop them parking outside, I don't think it will be
possible for such a high density property.

In stead of selling they could also impose a season parking system (esp useful for those renting rooms at SM). I believe these group of people have lotsa cars.......let say one SM unit rented out to 3 individuals.....wah 3 cars per unit man! :yes:

Maybe you guys could suggest this to them. If they or your committee think that having so many carparks wouldn't be profitable.....well.....believe me, a lot of carparks in KL are making big money :yes:

This fella certainly have no brains (or maybe not enuf of it) :D I think the reason why he/she did not park in front a bit more is because it would be blocking the motorbikes.........well......the driver take things fro grantedlah.......cos he/she thinks that blocking cars is allright coa nothing would happen cos many sayang their cars and wouldn't bang his/her precious Savvy. But the motorbike crowd certainly would do something if they can't get out of their parking space :D

yesterday evening 8pm i was walking passed the guardhouse entrance, a nissan cefiro bearing "DC" number came by, paused at the guardhouse, the driver with some passengers in the car, waved his hand to the guard, and there goes the gate opened - no registration. since when DC cars allowed to go in SM w/o having to register??

yes...please go to B2 and see it yourself...you will notice that at B2, there is a curve shape buidling and that is the B2 for the commercial hub. Right now all workers, lorries are using the ground floor of commercial hub as extrance and exit point. :)

The very first thing before all apartments are built is to have the foundation built up solidly and this apply to the Commercial hub too...this is to reduce the noise/vibration from heavy works such as piping, hacking, etc... :cheers:

don't be surpised...There are at least 5 "VIP" cars that park at Visitor car parks everyday and the management says that they will send them "VIP" letters but until now the issue is still here...

These "VIP" can just drive thru without question. All these VIP cars bear nice registration numbers such as 9XX9, 6X6X, 1XY, DC-XX-YY-ZZ. Feel free to walk around SM compound and you will notice these cars are almost there everyday...

They think they could throw their weight everywhere? First you guys gotta established the facts if that these DC official cars are at the high risk group or not. And one more thing.....this is a condo for crying out loud and everyone is paying an equal price for the maintenance and stuffs. So what if a few owners have high-profile visitors? They park at the visitor's carpark! :yes:

I have organised many events with the presence of VVIPs and most do not have these special request to have a secured carpark. All they want is that they arrived in style and their cars not faraway and that the media could see em arriving (and some showing off their cars). ;)

And about these so-called 'high-risk owners'.....well....either they live with the 'common' facilities or move away. This is a 'commoner' condo and not some Fort Knox facility. If they are concern about security they should be staying at Sierramas :D Tan & Tan has got various types of residences caters to all walks of life :D

simple... let us work with Kondoservis, if established that embassies have requested for special parking due to security concerns, we will ask Kondoservis to charge extra for the parking. That way, anyone can have the same privileges provided there is an established need and willing to pay extra cost for it. Yeah what... better security costs $$$$ with the extra funds, we can have more gurkha guards....

If I am not mistaken, having cars parked there wether the island is smaller or not, as long as the cars are there, it would obstruct the view of drivers coming out of SM ....something concrete must be done :yes:

my suggestion is that every high rise proj, should always has an empty field either a small enough to be a basketball court or just like a half football field...either for
leisure or turn in parking space...at nite...
With this should be able to solve the parking prob...either just a small area for 10 cars !!

have to remove part of the divider so cars will be parked further in. That way,
when one exit Seri Maya, one's vision of on-coming cars will not be blocked.

As for a solution to stop them parking outside, I don't think it will be

I recall some Chinese chap telling me that he was in charge of
security for SM (shortly after Jelatek was handed over) and that
BB was considering putting up a perimeter wall over and above the
existing wall fronting Jelatek.

According to him, there were requests for such a wall to extend right up
to Jln Jelatek. I myself asked him why there wasn't such a wall
in the first place. My main concern was the "openness" of the
existing design. Just abt anybody can stroll into the car park
without such a perimeter wall.

His reply was that the shutters are deployed at night. But what about the rest of the day? Does anyone @ SM feel the security of the car park specifically
and SM in general, is adequate in the light of the "openness" of the design?

Another Chinese chap (I believe he was a property agent), sarcastically
told me that there was no wall because SM project was med-cost!

Would a perimeter wall help alleviate the illegal parking problem?

With such a wall in place, at the very least, BB would then definitely have no choice but to clamp the illegally parked cars along the inside lane leading to the guard house.

The traffic flow would then have to be re-directed. Any thoughts on this?

For now, I suggest SM residents complain to the traffic cops about the illegally parked cars along Jln Jelatek.

If the cops don't act, say, after one week, we take the issue to the Press. Star Metro has a good series on local neigbourhoods/housing estates.

The pen is mightier than the sword, no?

simple... let us work with Kondoservis, if established that embassies have requested for special parking due to security concerns, we will ask Kondoservis to charge extra for the parking. That way, anyone can have the same privileges provided there is an established need and willing to pay extra cost for it. Yeah what... better security costs $$$$ with the extra funds, we can have more gurkha guards....

For those of you who've read The Animal Farm by Orson Welles, you'd be familiar with the famous line from the book, "All men are equal, but some men are more equal than others."

I may be mistaken, but diplomats visiting SM shouldn't enjoy privileges usually accorded them when they're on official visits elsewhere.

I think we shld have a look at our Deed of Mutual Covenants ("DMC") to see whether and what course of action we cld initiate to ensure equality for ALL SM residents. My copy is at home (yes, I'm still stuck in the office :gaah: :gaah: :gaah: ).

I don't know whether there is a separate set of House Rules + Regulations ("HRR") in addition to the DMC (as VP of my unit has not been delivered to me yet) but if there is, it'd also be necessary to look at the HRR.
