its not a shit part, it is just further away from gateway than the prime plots along precinct one. Also the masseratti showroom is 150m away, so thats not a shit place!
But it is closer to the N2, but you wouldnt know that since u cant see it from the block at all.
The precinct it is in is cheaper for it was planned to be cheaper, the more entry level area to the NTC, but the quality of stores and shops isnt any less. the apartments are just smaller, and buildings offer less amenities

(New Developments) The Gateway Theatre of Shopping in Umhlanga has once again attracted a major developer into its fold. This time to construct a mixed use development, to be known as Zenith.
Announcing the development this week, Bruce Winship CEO of contractors Grid Construction, says with all that Umhlanga Ridge New Town Centre has to offer investors, it made perfect sense to bring a landmark mixed-use development to the market.
He noted that The Umhlanga Ridge New Town Centre (URNTC), Moreland’s visionary, internationally benchmarked development for the 21st century, had burgeoned into the new lifestyle hub for Durban. “We believe it is now is a place where people can live, work and be entertained within a secure environment.”
Zenith is planned as a modern contemporary five storey mixed-use building located at the corner of Solstice Road and Zenith Drive – in the heart of the Umhlanga Ridge New Town Centre - and will comprise 42 elevated residential apartments and 14 street-level shops and offices.
Each apartment in this sectional title development will have a covered terrace and basement or open parking bays and access to all apartments will be through the main fully secured entrance, whilst access to the shops and offices will be directly from the street level. Prospective purchasers are able to choose from 1-bedroom apartments ranging from R630 000, 2-bedroom apartments from R830 000 and 2-bedroom penthouse lofts priced from R900 000, all with an extensive range of internal finishes from which to choose. The shops and offices are priced from R630 000.
Construction is scheduled to commence during November 2006 and completion is anticipated in December 2007. Zenith is being launched this weekend.

My general feeleing is that the public are becoming worried about the number of places coming up in NTC.. But if it is under a mil it gets sold... The question is who is going to stay here? Palm Gate is completed and in August The Block, Auroras and 12 on Palm BLVD will be completed. It is a sure bet that less than 50% of the buyers are looking to use their new investment as a home?
dysan1 June 14th, 2006, 11:37 AM ^^ if u look 2 posts up u will see its sold out. Being built and sold by Grid.
I think that 50% bought for either to live in, or use temporarlily if they live in Jozi or CT. The others normally follow a 20% rental split with the remaining being sold. i dont see there being a lack of buyers once the atmosphere is inducive to the "Live, work and play" environment they creating.
So i dont see a problem with people moving in.
