Actually the design does not look all that good. It looks like it uses "Cheenko" for the roofs. I think they should make it a tad more classical but still very modern. I however like the concept of the showroom "one-stop shopping". We don't have many of these in Kuwait, and we need to especially for the male gender where the majority hate shopping. It will be the heaven of male shoppers. :P

The 7 Zones is situated at the 2nd roundabout on Street 10, Off Canada dry Street in Shuwaikh. Close by offices in the vicinity include Bader Al Mulla Engg & Foaud Al Ghanim Automotive Showroom. The site work is already underway as excavation & piling works are under progress.

The Zones have been divided as follows to serve the following:

Zone 1 : Tiles
Zone 2 : Electronics
Zone 3 : Furniture
Zone 4 : Aluminium & Glass
Zone 5 : Paints
Zone 6 : Construction Materials

26/03/2007 توقع رئيس مجلس إدارة شركة المزايا القابضة رشيد النفيسي استمرار وتيرة الارتفاع في أرباح الشركة خلال السنوات المقبلة بالمعدل نفسه، مشيرا إلى أن المنتجات الجديدة والمشاريع التي مازالت قيد التطوير لدى المزايا سواء على الصعيد المحلي أو الخارجي والتي سيتم بيعها خلال السنوات المقبلة مازالت تفوق أعداد المشاريع التي تم بالفعل تطويرها وبيعها خلال السنتين الماضيتين.
وقال النفيسي أمام اجتماع الجمعية العامة للشركة التي عقدت بنسبة حضور بلغت 80.5% أن معظم أرباح شركة المزايا تشغيلية، حتى تلك الأرباح الناتجة عن تطوير وبيع عقارات. فبيع العقارات يعتبر أحد الأنشطة الرئيسية لشركة المزايا التي تعتير شركة عقارية.
وعرض النفيسي اهم المشاريع التي تقوم 'المزايا' بتطويرها حاليا فقال: 'على صعيد الكويت، بدأت الشركة حاليا بتطوير مشروعي 'سفن زونز' في منطقة الشويخ الصناعية و'مركز العيادات' في منطقة الجابرية بنظام B.O.T، و مشروعي 'كيوبوينت' و'الفيلا' في دبي. وهي المشاريع التي يتوقع أن تحقق عوائد جيدة للشركة خلال السنوات القادمة'.
وحول أداء شركة المزايا خلال السنة المالية المنتهية في 31/12/2006 أشار النفيسي إلى أن الشركة استطاعت خلال العام الماضي تحقيق أرباح قياسية بلغت 23.8 مليون دينار مقابل 14 مليون دينار في عام 2005 أي بزيادة وصلت إلى 70% عن العام الماضي، حتى أن ربحية السهم قفزت إلى 102 فلس مقابل 71 فلسا في عام 2005 . و قال ان هذه النتائج قد انعكست على موجودات الشركة التي بلغت 166 مليون دينار في عام 2006 بالمقارنة مع 51 مليون دينار كموجودات في عام 2005، فيما بلغت حقوق المساهمين 91.6 مليون دينار في عام 2005.
المطلوبات
وعن إجمالي المطلوبات أشار النفيسي إلى أنها بلغت 74.5 مليون دينار مقابل 19.7 مليون دينار عام 2005، فيما بلغ إجمالي ايرادات التشغيل 43.3 مليون دينار مقارنة ب 17.6 مليون دينار، وبلغت الأرباح غير المحققة من استثمارات بالقيمة العادلة نصف مليون دينار. أما مصروفات التشغيل فبلغت 18.2 مليون دينار مقارنة ب 9 ملايين عام 2005، هذا مع الأخذ بعين الإعتبار نتائج الاستحواذ على شركة دبي للتطوير العقاري و انعكاسها على جميع الأرقام المذكورة أعلاه.
استراتيجية الشركة
ورأى النفيسي أن هذه الأرقام تثبت من جديد شفافية الاستراتيجية التي تنتجها المزايا في جميع خطواتها، مجددا التأكيد على أن الشركة تعتمد في عملها على رسم خطة استراتيجية تعمل وفق برنامج محاسبي مدروس لخمس سنوات مقبلة تضمن من خلاله نموا متوازنا ومدخولات وأرباح مستمرة مبتعده قدر الإمكان عن عوامل المخاطرة بأنواعها الاقتصادية والسياسية .
و أضاف أن الشركة خطت في السنة الماضية خطوات جدية في التوسع الخليجي والإقليمي بعد نجاحاتها المتميزة في الكويت والإمارات، وبعد إنتهائها من تأسيس فرعي الأردن ولبنان، مؤكدا أن الشركة تعمل حاليا على تأسيس فرعين جديدين في البحرين وأبو ظبي.
وذكر أن عام 2007 شهد ولادة مؤشر مزايا العقاري كأول مؤشر في المنطقة ليصبح دليل المستثمر المحلي والأجنبي بشكل خاص نحو الاستثمار العقاري في دول المنطقة ونحو زيادة الوعي بمخاطر هذا الاستثمار. كما شهد هذا العام أيضا ولادة أول علامة تجارية جديدة في الشرق الأوسط ألا وهي "سفن زونز" التي ستمثل أول مشروع تجاري متكامل لمواد البناء في المنطقة.
نمو الاستثمارات
من جهته قال الرئيس التنفيذي و العضو المنتدب في الشركة المهندس خالد اسبيتة: "شهد أداء المزايا خلال عام 2006 نموا متواصلا في حجم الاستثمارات داخل الكويت وخارجها، وذلك بفضل استراتيجية العمل الشفافة والمدروسة التي تحكم أداء المزايا، وكذلك بفضل اعتماد الشركة في عملها على رسم خطة ديناميكية لتنفيذ استراتيجيتها المرسومة لخمس سنوات مقبلة، مشيرا إلى أن سلة المزايا الاستثمارية العقارية مازالت حافلة بالمشاريع العقارية ذات الجدوى الاقتصادية.
وذكر أن حجم مشاريع المزايا في الإمارات وصل إلى 430 مليون دينار موزعة على مشاريع متعددة أحدثها مشروع الليوان السكني تكلفته 160 مليون دينار، و مشروع بزنس أفنيو في بحيرات الجميرا المكون من ثلاثة أبراج تخدم قطاع المكاتب، ومشروع أيثوس في خليج دبي التجاري المكون من برج مؤلف من 44 طابقا.
ومضى يقول: ان المزايا عملت على دراسة جميع الفرص الاستثمارية المميزة في القطاعين العقاري والمالي، كما أنها قامت بتأسيس شركات تابعة لها تستطيع مواكبة حجم نمو أعمالها في هذين القطاعين على الصعيدين المحلي والخارجي. مضيفا ان عام 2007 سيشهد تحقيق المزيد من الإنجازات على صعيد المشاريع أو الاستثمارات والشركات أو حتى الأفكار التي تهدف إلى خدمة القطاع العقاري في المنطقة كلها.
الجمعية العمومية
و كانت الجمعية العامة لشركة المزايا وافقت على اقتراح مجلس الإدارة بتوزيع 50% أرباحا نقدية بواقع 50 فلسا للسهم و أسهم منحة بواقع 10% و بقيمة نقدية تساوي 2.9 مليون دينار تخصم من حساب الإيرادات المجمعة في 2006/12/31.
كما اعتمدت الجمعية أيضا توصية مجلس إدارة الشركة بتوزيع أسهم حسب نظام خيار شراء الأسهم للموظفين الأكفاء، وذلك ب 759 ألف سهم من أسهم شركة المزايا عن طريق طرح أسهم أو استخدام أسهم الخزينة. وتمثل هذه النسبة 0.26 % من رأس المال. و كذلك فوضت مجلس الإدارة شراء أسهم الشركة في حدود 10% من مجموع رأس المال لمدة 18 شهرا.

إصدار سندات
اعتمدت الجمعية العمومية للمزايا التوصية المتعلقة بتفويض مجلس الإدارة بإصدار سندات بالدينار أو بأي عملة أخرى يراها مناسبة بما يتفق مع القانون والقرارات الوزارية المنظمة له، الى جانب تفويضه اتخاذ ما يقتضيه ذلك.

تزكية مجلس الإدارة
زكت الجمعية العامة لشركة المزايا مجلس إدارتها المؤلف من رشيد النفيسي رئيسا وخالد اسبيتة عضوا منتدبا وبدر أبل وسمير النفيسي وفهد الإبراهيم أعضاء.

رفع رأس المال
وافقت الجمعية العمومية غير العادية لشركة المزايا على تخفيض رأس مال الشركة من 28.74 مليون دينار إلى 28.71 مليون دينار، بما يمثل قيمة عدد الأسهم غير المكتتب فيها من قبل مساهمي شركة دبي الأولى للتطوير العقاري، ثم زيادته إلى 31.58 مليون دينار عن طريق إصدار أسهم منحة بنسبة 10% من رأس المال أي بقيمة 2.87 مليون دينار.

Largest warehouse facility in Gulf opens in Kuwait

Kuwait's Al Mazaya Holding Company has announced the launch of the 7 Zones warehouses, which extend over an area of over 12,000 sq.m., amking it the largest warehousing facility in the Gulf, the company said. The warehouses, which range in size from 70 to 743 sq.m., are located in the Al Shuwaikh Industrial District, within close proximity to Kuwait City.
