QuantumX June 11th, 2012, 01:59 AM They have always planned to build the second Epic tower. In other words, the project never was dead. It's just been on hold all this time. jonjrs June 11th, 2012, 02:24 AM Hey guys, I was cruising thru several of the other forums on SSC and found this thread for Megaprojects in different countries: Megaprojects Under Construction In Your Country (http://www.skyscrapercity.com/showthread.php?t=1478552) There are some great projects on there, maybe we can add some Miami megaprojects on there. So what's stopping you? jonjrs June 11th, 2012, 03:53 AM I had forgotten to put some Miami links on there, Quantum :D I'll post some of the projects on there tomorrow, but I want to review the Miami threads to see what's going on. Brickell Citicentre is a good candidate, as are the museums and Port of Miami Tunnel. Those Brazilians are beating everyone to the punch though, with their entire cities and multiple port projects. Don't forget the Genting project even though it has been scaled back. It is still going to be pretty big. Some people will not click on links posted by people they don't know because of the potential virus threat, so wherever you can, copy the pictures from the links directly into your posts so that people see them immediately without clicking on any links. I think the more we can keep Miami in the spotlight in a positive way, the better it is for continued develoment. 305Lover June 11th, 2012, 07:14 AM They have always planned to build the second Epic tower. Yes, we all know that much. But will it be soon? Three years from now? QuantumX June 12th, 2012, 03:02 AM Yes, we all know that much. But will it be soon? Three years from now? I got the impression they made Epic taller because they had foregone their interest in building Epic 2 because of the market collapse. Epic was originally supposed to be only 500 feet tall, but it is almost as tall as Icon Brickell, and I can't find the height listed anywhere. casamagda June 12th, 2012, 07:03 AM I got the impression they made Epic taller because they had foregone their interest in building Epic 2 because of the market collapse. Ugo still owns the land and the sales center. There will be a building there when the the owner and the market are ready. UMdev June 14th, 2012, 10:18 PM Melo looking to do project along the Miami River: http://www.cre-sources.com/miami-riverfront-acre-brings-4-5-million/ Miami Riverfront Acre Brings $4.5 Million Jun 13, 2012No Comments Cushman & Wakefield of Florida, acting as exclusive agent on behalf of Canpartners Realty Holding Company IV Miami River LLC, an entity related to Canyon Capital Realty Advisors LLC, announces the sale of 1.23 acres on the Miami riverfront. The parcels represent a prime, mixed-use/multifamily, high-rise development opportunity along the Miami River and located just west of Interstate 95, between the Flagler Street and SW 1st Street bridges on the western section of Downtown Miami in Miami-Dade County, Florida. Multifamily marketing and brokerage specialists Rosendo Caveiro and Brad Capas, senior directors with Cushman & Wakefield’s Florida Multifamily Advisory Group, represented the seller in the transaction. A development entity led by Melo Contractors Corporation acquired the parcels for $4,500,000 which equates to $84 per square foot or $3,659,000 per acre. Under the Miami 21 zoning designation of T-6 (Urban Core Zone), the site has a Floor Lot Ratio (FLR) of 548,859 square feet and can accommodate 184 residential units. “This is one of the most exciting multifamily development opportunities in the Miami CBD, especially since it will be developed along the Miami River,” said Caveiro. “With more than 300 linear feet of frontage along the riverfront and excellent exposure above the Interstate 95 ramp, the new development will have 360 degrees of unobstructed views. The views from a high-rise building will be off the charts.” The site is within walking distance to major employment centers, such as Miami-Dade County’s Government Center, Main Public Library and Metrorail Station, the City of Miami’s Police Department, and a host of other city, county and Federal government offices. Major banks, law firms and private businesses are also within close proximity. Melo Contractors Corporation has been a very successful developer of luxury rentals and condominiums. Their projects have been built in or within very close proximity to the Miami CBD, therefore, Caveiro anticipates that Melo will develop a project consistent with the high quality and modern design of their past successes. “Melo builds top-tier rental and condo high-rises that match the site’s prestigious Miami CBD address and high profile location,” said Capas. “We are confident that their Miami River project will prove to be a very successful and visible community.” Commenting on the state of the South Florida multifamily market, Caveiro and Capas report: “Notwithstanding today’s economic challenges, we are big believers in the South Florida multifamily market. The underlying fundamentals and long-term potential are very favorable. By taking down a site overlooked by many other developers, Melo has demonstrated great confidence in the Miami CBD. This transaction sends a strong positive signal to the investment and development community about the outlook for Miami and South Florida, and urban multifamily development, in particular.” dave8721 June 15th, 2012, 03:02 PM ^^It doesnt get much better than having a condo balcony a few feet from I-95. Pretty tricky site, but with I95 on one side and the river on the other you're pretty much guaranteed unobstructed views forever. To me the biggest negative is that you have nothing to walk to for a long time, if ever. casamagda June 15th, 2012, 04:50 PM Pretty tricky site, but with I95 on one side and the river on the other you're pretty much guaranteed unobstructed views forever. To me the biggest negative is that you have nothing to walk to for a long time, if ever.I've always liked that site since first dining at East Coast Fisheries. That infill will really help to add more life to the Miami River Greenway, and likely entice some more waterfront dining in addition to Garcia's and Casablanca. To be able to put that many units on Flagler and 3rd Avenue at a land cost of $85 per square ft is nice. The site is in between Lummus Park and Jose Marti Park, just over the bridge to Finnegan's on the river, 3 blocks from Flager/Miami Ave, 8 blocks to Bayside, and 6 blocks to Publix. Walking "a long time" is relative, but this site isn't in the middle of nowhere. I love to walk by that site on the Miami River Greenway, especially on the Saturday over to Garcia's to pick up some freshly speared fish. You put it on ice, hit Finnegan's, pick up some groceries at Publix, then Waxy O'Conners, Blackbird Ordinary, the Lucky Clover, Gordon Beirsch, then back home on Brickell. You put the fish and groceries in the fridge, fall asleep and voila, somewhat fresh fish for Sunday dinner. To me the biggest negative is that you have nothing to walk to for a long time, if ever. With the tangle of overpasses so nearby, it's an odd spot to be certain but it's only a quarter of a mile away from Government Center and two blocks away from José Martí Park. The problem is that many people would be afraid to walk around that area, particularly at night due to its large homeless population. Walking 5 blocks with many other pedestrians while you pass multiple retail shops is a lot different than walking 5 blocks with only a couple people is sight, under the freeway. For example my friends and I frequently spend time at Kork at Flagler and Miami ave. This would be an easy 10 min walk from this site. However I wouldn't be comfortable having my lady walk this route at night by herself. East of Miami ave, sure, but west, not yet. But I'm excited about the possibility of this project acting as the catalyst to change that. Maybe once/if this gets built, a couple more lots nearby will get developed and start to make a real change. There is a lot of potential, it's just a long way out. But I guess this could be a start. casamagda June 15th, 2012, 05:33 PM The problem is that many people would be afraid to walk around that area, particularly at night due to its large homeless population.Agreed. That was the problem with South Beach, south of Fifth Street 15 years ago. People wouldn't walk there because of the homeless population, drug addicts, etc. Development changes neighborhoods. casamagda June 15th, 2012, 05:38 PM However I wouldn't be comfortable having my lady walk this route at night by herself. East of Miami ave, sure, but west, not yet.Totally agree. I feel safe, but my bird gets uncomfortably nervous, so we don't walk there at night. The jackass cannibal guy really killed the walk to the north in the CBD. She gets freaked out whenever we walk under a bridge and there is a wardrobe laying on the ground. She concludes that there must be a hungry naked guy near by. mvtm July 6th, 2012, 05:38 PM I dont remember if i posted these pictures but well... http://farm6.staticflickr.com/5223/5605058824_f1402a6e6e_b.jpg http://farm5.staticflickr.com/4102/5605116868_1afc20b38d_b.jpg http://farm6.staticflickr.com/5027/5633023537_93382aae75_b.jpg http://farm6.staticflickr.com/5063/5694545404_5724a0dbb6_b.jpg http://farm6.staticflickr.com/5224/5697583031_3022535bd1_b.jpg http://farm6.staticflickr.com/5023/5687384890_2e289d85a7_b.jpg http://farm6.staticflickr.com/5023/5760728280_ff117a8b5c_b.jpg http://farm6.staticflickr.com/5106/5618018236_e276d16e74_b.jpg http://farm6.staticflickr.com/5227/5687344036_f737cd09f3_b.jpg http://farm6.staticflickr.com/5107/5632997235_21f10456bc_b.jpg http://farm6.staticflickr.com/5187/5617358145_e8d04864b2_b.jpg dion18 July 6th, 2012, 06:16 PM ^^^^I dont remember if i posted these pictures but well... http://farm6.staticflickr.com/5223/5605058824_f1402a6e6e_b.jpg http://farm5.staticflickr.com/4102/5605116868_1afc20b38d_b.jpg http://farm6.staticflickr.com/5027/5633023537_93382aae75_b.jpg http://farm6.staticflickr.com/5063/5694545404_5724a0dbb6_b.jpg http://farm6.staticflickr.com/5224/5697583031_3022535bd1_b.jpg http://farm6.staticflickr.com/5023/5687384890_2e289d85a7_b.jpg http://farm6.staticflickr.com/5023/5760728280_ff117a8b5c_b.jpg http://farm6.staticflickr.com/5106/5618018236_e276d16e74_b.jpg http://farm6.staticflickr.com/5227/5687344036_f737cd09f3_b.jpg http://farm6.staticflickr.com/5107/5632997235_21f10456bc_b.jpg http://farm6.staticflickr.com/5187/5617358145_e8d04864b2_b.jpg ^^^^Nice pics keep em coming UMdev July 6th, 2012, 06:57 PM ^^^^ ^^^^Nice pics keep em coming There's no reason to quote the pics, especially for just a quick comment. mvtm July 6th, 2012, 07:20 PM Yes please do not quote them.
