Check this building out.....I like the glass bottom pool! Different!
I think its better than most buildings in Sports City!

Launch will be approximately in a month....
The are 3 unblocked views, the canal, the stadium, and a park/dubailand...

No, there is a slight mistake in the masterplan picture, Sports City havent removed one building..
The are 3 unobstructed views....
Only one view is blocked (the building on the leftside)....but the building behind is now a park.

Prices start at 600 dhirams per square foot on the superbuiltup area, but it includes the parking. There is a mixture of studios, 1 beds, 2 beds, and 1 bed duplex penthouses.

Payment plan is 10% deposit, and 10% every 3 months thereafter till completion - end 2008.

As of now, regarding residency visas, I dont think Sports City or the rest of Dubailand qualify as yet....but I think it will be included later on..

The website for this tower is still under construction, but the developers site is www.universalrealestateuk.com

Well firstly in terms of location, this is the only building with 3 unobstructed views...one of the canal, one of a park, and one of the stadiums....
Secondly, prices are more reasonable than competitors, and there is a 5 star finish to the property.
Thirdly, Universal Tower has the 1st glass bottom swimming pool on this side of the world.
Fourth, the apartments come with an optional 9% rental guarantee per annum, which is a substantial amount compared with its competitors...

Thanks for this. I agree the building looks nice but I'm concerned that although this block has been available for sale since July last year there are still a lot of units available. When looking at the website or agents advertsing the units they are offering pre-launch prices but this development was launched some time ago !! Other developments have sold out within 6 months. The views do not look very good, it's too far from the Standium and the main area of Sports City. Think I might look at some of the other developments instead.

After comparing prices of similar units this is pretty good value. Although location may not be the best. The building looks good and prices are pretty good. Am now seriously consdiering buying a unit.

I've recently purchased 2 units in this development and the apartments do seem really good value compared to similar developments. I really like the glass bottomed pool !

I totally agree. I bought in March so have paid 50% and no sign of building starting yet. I would also like an assurance that the payments are going into an escrow account. Still no response from the developer.

Lets hope for the best ! 2 weeks back they said they will start in january and never heard from them again ! But what I heard from friends that if they delay hand over of appartment(this can happaen if they dont start soon) by more than 1 year then they will be fined 10% according to UAE law..but i wish they start soon and we see business conclusion happyly for evey one .

i am also one of those who has paid up 40% and am getting regular emails reminding me of the fact that i am now in arrears. i am not sure why i should pay anymore if the development is not scheduled to be ready until 2010. i have sent a number of emails to the developer but no response. i am beginning to get worried and am close to escalating this to the authorities; what do others think? if others are in the same state of mind then i would be happy to consolidate our compliant and represent all of us together, let me know by posting a reply after which we can exchange email addresses.

I did not negotiate the payment terms but I got a message from universal group with some picture of construction site and then talked to them ! they said the work is about to start ! I also got a new account (Escrew Account ) number from them ! What I dont know is that I am the first one to get these all information or last ! Hope to hear from you.

I too have a unit here. Every time I call I am told construction will start within 21 days. This has been going on for 8 months now. Payment plan they are not budgin on. I have paid about 50% now. Who do you guys normall deal with there. I used to deal with Ushma who was very professional. She has now left and I dont really know who is the best of those remaining to build rapport with.

I know a project manager in Dubai Sport City that told me that....We need to put pressure on the developer... i will follow legal aproach with my lawyer so if anybody interested let me know?

Just joined the forum. Interested to know whats happenening with the tower construction? The agent I bought it through tells me that everything has stopped and he has gone to court against the builder. There is a possibility that the construction will stop altogether.
Anyone know any different? I am upset since I have paid 50% already and I have been told by the agent not to pay anymore until court decision. Have not paid the last instalment.

Guys,

This developer is not responsive at all, they are always delaying the project and not communicating anything.

We are all investors in this project and dont want to believe the worst but I think we have backed a loser and need to do something before it is to late.

I suggest we form a committe and raise our concerns to the right people and try to salavge the monies we have already paid.

I fear the worst but lets go down with a fight.

Perhaps Jesspal Sirha as the MD of the Universal Group could comment??

All Developers have escrow a/c. The problem with this developer he has done nothing yet. I think we should approach RERA as a group to get our money back before its too late.

Anyone any updates? I spoke to the developer last week and construction is apparently starting in two weeks. I am really hoping the best for this development. This is the website for the developer http://universaltower.universalgroupuk.com. There are no timelines mentioned or construction updates although the plans for the apartments do look really good.

Guys,

I live in Dubai and Im working on different projects one of them in sport city.

Im ready to go to the extreme limit to get my money back- Jesspal Sirha is the biggest liar ever. He lied to everyone of us. We have to act now or never i went to rera and asked about the tower. its registered but the problem is that Jesspal partner who left dubai has sold some units twice and rera is not allowing him to start construction and not acting against him becuase the investors are not pushing.

Lets do what other investors are doing in similar situations and sign a memo to cancel Universal Tower and get our money back and forward it to rera and i will personally follow up and in parellel lets approach the property court since i was told by my lawyer that 100% i will get my money back but it takes time 6 months minimum and you have to bare the expenses around 5% what you have paid to dubai court and similar amount to the lawyer.

Any ideas for initiating the memo lets get as many investors as possible. i know that 55% of the tower was sold.

Very distresing and disappointing post. We need to act very quickly. I am happy to pull together a list of investors but investors on this forum need to contact me. Can any investors in Universal Tower please send me a personal message with contact details and the unit number you have purchased.

I will get in contact with the agent who arranged the puchase for me and see if he can help with contact details for any other investors.

This will only work if we can get as many investors together as possible.

I am obivously happy to pay the legal costs. However, the developer confirmed with me that none of the money I paid was held in the escrow account as I bought early in the development. Does this mean I will not get any fund paid back?

Have also looked into as friend has brought few units. I have spoken to few internal sources and have found out that they are commencing construction however just awaiting the letter from rera to commence. Rera issue the letter to bank to release the funds so hopefully any time now. Just hope my source is right however also checked this process with rera and they have confirmed that this is the process and they are releasing many developers these letters.

Like you and the rest of the investors, not receiving any response from the developer. I called Go-Wealthy today and asked them for the current price of 1 bed in UT and they told me its available at 750/- hmmmm much less then what i am paying them right now or what i was paying them, since i have stopped paying them any thing since October 2008. But not paying them will not help. This is our hard earned money and we have every right to fight for it.

HI All, I guess am a bit late for the party, I bought an apartment Feb.08 and paid until Oct. 45%, however after the economic meltdown stopped payments and asked the developer to varify their consruction plans and reschedule payments accordingly, it took a while (two months) and reverted with a letter notifying that ex contractor was fired and new contractor was hired and they are proceeding in project and along the new payments plan ..!!

and since then all im hearing is construction will start next week or the week after and nothing is hapening just exactly what happened with each and everyone of you and lately their tel is disconnected and offices are empty, i tried even to call their Diera office but obviosly it was an office to some investment company and not Cornica or universal .

Dear All, I urge you all to send private messages to denis giving her your contact details and apartment number, she is being extra caring and will do the work on behalf of all of us, by providing your email address only you are putting extra burden on her to contact one at a time to get the details he required which she might not be able to do.

i have finally given up after much belief in the developer and we have constantly been let down. im willing to join in and help in tackling the developer with rera. we have started legal procedding with cornica/universal group over this tower.

as the investors are already aware i believe we are making alot of progress as a group and the outcome from the lawyers meeting.
Universal will feel the pressure soon. How can they think of building the tower with no money in the escrow account. They couldnt build in the good days and they are pretending on progressing in the downturn. Let you make your own decisions. Anyways the legal route is proving to be auccessful start.

I have recently joined this forum and like all of you i invested in their project i have some serious complaints here when i approached their office and their accounts for confirmation whether my payments have been transferred to the escrow account they told me that yes sir it has been transferred to our banker mashriq bank.
when i approached the bank they took 2 months to handover the statement which turned out to be nil ZERO by the time universal had shut their office however i took all these issues to RERA and my lawyer.
i have submitted an application with RERA they told me that if the developer goes into construction or not he is entitled to keep 30 Percent of the value of the property IF THEY GO INTO CONSTRUCTION OR NOT but to my disbelief the lawyer told me some facts about these people that their company is a offshore company and legally Dubai court will issue you a refund order but since their is no Local Dubai Or UAE citizen involved will eventually end up in legal iches and gliches
However their is a big problem that despite universal has sold nearly 60 percent of the project they made a payment of 15 million Dirhams to the land department total cost of the land is 30 million Dirhams and what is their agreement of payment to the land department is not known how will they open their office ? what will happen? May Allah help us all Ameen

i had spoken with M3AR who were the architechts contracted , they say the resigned over 1 year ago due to non payment , and they themselves would like to get hold of Universal.

Looking at the threads , i see there are a few of us in the same boat and am happy to persue any legal action to try and recover some of this money. Please can someone let me know what i should do , etc. I am more than happy to contribute towards legal costs

I understand that they are crooks and vsez we had been deceived. Let us all turn to RERA. Dear Roger said that he will be in Dubai, maybe At least go to RERA and see what they think about this? I am also willing to pay for a lawyer if necessary. Can we make sense to call the police? Laws such as the Dubai protect investors, as it turns out that we took the money and did nothing.
I beg you share your experiences or give advice that we do and how to get the money back, let us sign a letter to Sheikh of Dubai of all, let us protect the Government of Dubai and is taking steps to find this Mr. Jesspal and attract him to criminal liability

Was looking on the internet for news about Universal Tower, Sports City and found this site.

I can see that Denise was very active some years ago and recently posted a message that nothing has happened since her previous message 3 years earlier.

Has everyone given up or is something happening that I do not know about?

I am now living in Dubai and I am a lawyer. I might be able to help if enough investors were interested. I know a few of the investors personally and they know nothing about what is happening but would support action to get their money back or cancellation of the project.

Can you help at all with a way forward? There are a lot of email addresses of investors contained in various threads.

Please respond.
