View Full Version : 100 South Biscayne?
dave8721 June 7th, 2006, 06:29 PM I felt this deserved a new thread. I was looking through Kobi Karps website and came accross what looks like a giant tower design labelled "100 South Biscayne". 100 S Biscayne Blvd is the location of the old 19-story building next to the Wachovia. Here are the renderings:

DGM June 7th, 2006, 06:56 PM That looks like it is over 70 floors. That would be a great addition to the skyline.
Displaced Miami Man June 7th, 2006, 07:10 PM what a beautiful building keeping fingers crossed for this one
dave8721 June 7th, 2006, 08:50 PM I counted 36 stories above the podium (another 15 or so?) on the shorter of the two and the taller one looks to be almost twice as tall as the shorter one so if this is to scale that would make the taller one almost 100 stories (or at least in the 80's somewhere) :runaway:
BornInTheGrove June 7th, 2006, 08:55 PM by the beard of zues!!!...... BUILD IT! NOW!
dave8721 June 7th, 2006, 10:37 PM wonders if this is one of those buildings rx tipped us off on...
Rx727sfl2002 June 7th, 2006, 11:41 PM its about 76 stories and was supposed to have the office part attached to the bottom making it over 1000 ft or close to it...
can someone please give me credit for my "prediction" on this lot before 2007 there would be an announcement made for this property? Miaballinboi.....
for those of you who want to know what will be going on soon the developers of loft 1 and 2 will soon be bringing you about 6 different towers inside the old downtown center they will be ranging around 25-40 floors but will not include much parking and will fill in our cbd core and make it look like a true city mxing old with new...
also LVBMG will be announcing another affordable tower around the miami arena area as soon as some speculation dies down id say july aug...

That is aweome to hear. I am excited to see some action in the cbd (especially if this consists of knocking down some old ugly shopping centers in the CBD and building some new structures).
mileageman June 8th, 2006, 12:01 AM Does anyone know which developer is behind this?
Displaced Miami Man June 8th, 2006, 12:05 AM RX I may not agree with your political views (see another thread) but you truly are the man when it comes to all things building in Miami. I bow my head in awe of your knowledge!
The Mad Hatter!! June 8th, 2006, 12:19 AM glad something gets proposed for that site, which has that ugly huge building on it.
And this site is owned by tibor hollo right?
anyways i like the design except for the back view which looks alien like, anyways I'M sorry for my pessimism but with the way things have been going for the last couple of months i have very little faith that this will be built.
The Mad Hatter!! June 8th, 2006, 12:20 AM Oh yea and i forgot to say, thanks rx for the heads up..
Toucano June 8th, 2006, 01:30 AM God that is gorgeous, Please build it!
Is it office? I hope so!
Damn! just check Kobi Karp's site and its a residential, BLEGH!!!
logybogy June 8th, 2006, 02:32 AM its about 76 stories and was supposed to have the office part attached to the bottom making it over 1000 ft or close to it...
I don't understand "was supposed to"......so is it or is it not going to be 1000 feet? Does this site have FAA issues that will limit it to 800ft?
Rx727sfl2002 June 8th, 2006, 03:18 AM no currently at this hieght it would be around 820-880ft tall
logybogy June 8th, 2006, 04:58 AM do you know what the lease situation is in that 19 story building? When are they going to blow it up? I want to see it blown up!!!! That building was built in 1959, i believe. I've had to look at that eyesore all my life.
MIAballinboi June 8th, 2006, 04:14 PM RX gets the credit for this one...
how the heck can u predict these? is it insider architect info, or wat?
hopefully it goes for the 1000 foot mark it looks pretty tall,
comeon rx when is the first 1000 footer coming, can you predict that??
spellbound June 8th, 2006, 08:03 PM Very nice design, but I sure wish they could go a little taller.
I'm so sick of condos. They bring the prospect of life to a historically moribund downtown, understood, but a forest of 'em doesn't make for a great skyline.
It'd be great to see a few well-designed office towers like this one to flesh things out.
I hope there's enough demand to make it happen. Any odds on that?
spellbound June 8th, 2006, 08:11 PM One thing I forgot to ask here:
I'm familiar with the proposed site, but would this possibly be the ONE small area where (supposedly) the FAA wouldn't have a dictatorship over height? Maybe allowing an actual supertall?
If it is (and I'm just saying that hypothetically), I hope to see something at LEAST 100-150 feet higher proposed there...or we might wind up with nothing in that range when all is said and done.
BHK27 June 9th, 2006, 05:47 AM I love this building. I'd be a great addition to the CBD.
trickykid June 9th, 2006, 07:14 AM Not to start picking it apart but it seems a little bulky and could use a set back or two. It does have some serious height though going for it. i also count about 75 floors plus the roof feature. It seems the big tower would not front biscayne boulevard which is a good thing; it would make it too overbearing in the skyline especially being right next to Wachovia. If done right this will make a really nice cluser of tall buildings with this, the Wachovia and Met 3 a few blocks from eachother.
Rx727sfl2002 June 9th, 2006, 09:08 AM ok i want to say the front tower will be 480ft and the taller tower will be 900ft... just think this is a tibor hollo project and almost one of his last so he needs to leave his signature mark on the sky.
umiami305 June 10th, 2006, 05:21 AM I hope this tower does get built at this location. I did some research though, and find it a little interisting that if this is a Tibor Hollo project his company FECR is located in the current 18 story building at this location, and also this building was recently renovated in 2002. But hey, he's in the business of making money so I guess they will relocate if they see potential $$$ signs and that is perfectly fine with me as long as its ATLEAST Wachovia tower's height and no shorter. This location is to prime to waste our height allotments with anything shorter!
arch photographer June 16th, 2006, 03:57 PM COOL BUILDING BUT WILL NEW DESIGNS AND PROPOSALS EVER SEE THE LIGHT OF DAY AS OTHERS ARE CANCELLED LEFT AND RIGHT? I HOPE SO! THERE HAVE BEEN A LOT OF UNFORTUNATE CANCELLATIONS. I GUESS I'M JUST LOOKING FOR SOMEONE TO TELL ME ... DON'T WORRY MIAMI WILL CONTINUE TO MOVE FORWARD AS A DESIGN AND ARCHITECURAL MODEL TO BE EMULATED.
gus_chi July 3rd, 2006, 10:07 PM Is it just me or does this one look *slightly* like shangri-la Miami?
BornInTheGrove July 3rd, 2006, 10:26 PM ^^ good call
Miami as in Perfect July 3rd, 2006, 11:16 PM What's the status? I like it a whole lot!
streetscapeer July 17th, 2006, 12:10 AM wow...lovely!

The cancellations are a normal part of these cycles...and (unfortunately) the GOOD stuff often gets caught in the crosswind....like Lynx.
I'm not so sure Miami is really an architectural model to be "emulated"---at least not yet. I don't see anything rising there that would really make someone from Chicago or NYC go "wow"---at least not yet. Just being honest here.
There's just a little too much condo/balcony stuff in lieu of glass and steel office construction...but that's only my opinion.
I absolutely love Miami but I still think it's searching for the kind of skyline that makes a difference (despite all the construction).
Miami needs to set aside a zone (even a small one) with NO height limit and all kinds of tax-break incentives to build there....something focused on business, NOT condos---focused on glass and steel without balconies.
A SERIOUS CBD...not a "sorta" version. And a real focus to the skyline...not just a series of 600-foot apartment towers from the Rickenbacker to NE 14th Street.
That's Sao Paulo, and Miami can do better.
They need to think big---REALLY big---and stop letting small projects like Met1 set up shop on their best slices of real-estate
DGM July 17th, 2006, 03:28 PM I still have my doubts about this project. Chuck, call your boy Tibor Hollo and ask him what's happening with this project (just kidding). Anyhow, here's a clip from today's Miami Herald: BRANCHING OUT
The office trend reaches beyond the city's core business district to areas long ignored, such as once scruffy sections on the Miami River, along Biscayne Boulevard and in Overtown.
It also stretches across South Florida. Plans call for new offices and office-condos from downtown Kendall and Coral Gables to Doral, Sunrise and Fort Lauderdale.
The enthusiasm for new office projects has reached such heights that Tibor Hollo, who heads Florida East Coast Realty, said he's laying plans for a 2 million-square-foot office tower to be completed around 2014 or later. If erected -- and many doubt it can be pulled off -- the project would replace the mid-rise office at 100 South Biscayne Blvd. and be roughly twice the size of Florida's biggest office tower, Wachovia Financial Center.
Hollo said he is considering taking on a joint venture partner. Real estate broker Edie Laquer recently listed the entire property at a value of $250 million, aiming to sell a portion to a would-be development partner with Hollo.
''In January I thought about taking a long vacation because business was so slow,'' said Laquer. ``Then I got one call looking for office sites and then another. I still get residential calls, but it's become apparent this market has taken a turn -- to office development.''
Rx727sfl2002 July 17th, 2006, 06:34 PM DID I NOT SAY TIBOR WAS BUILDING OUR FIRST 1000 FOOT TOWER

HERES THE MATH
AT 9' PER FLOOR X 70 FLOORS = 630FT
AT 10' PER FLOOR X 70 FLOORS = 700FT
AT 11' PER FLOOR X 70 FLOORS = 770FT
AT 12' PER FLOOR X 70 FLOORS = 840FT
AT 13' PER FLOOR X 70 FLOORS = 910FT
AT 14' PER FLOOR X 70 FLOORS = 980FT
THIS ISNT COUNTING SLAB WIDTH WHICH ADDS TO HIEGHT
ALSO OFFICE REQUIRES CRAWL SPACE FOR INDUSTRIAL SIZE AIRDUCTS
AND LOTS OF WIRING.
IN COMPARISON WACHOVIA IS 55 FLOORS AT 768FT = 14FT PER FLOOR
WORST CASE IS RESIDENTIAL AT 9'-10' RANGE
BEST CASE IS OFFICE AT 12'-14' RANGE
kevinkagy July 17th, 2006, 06:49 PM Well it definetly would be nice, but I don't want to get excited. You never know with these projects, they always look nice on paper but they never actually go anywhere and are always just cancelled. Until I see activity on the site, will I actually get excited. Look at Met3, we all had our doubts, but until there's some REAL activity on the site, can you actually get excited and know it's going to get built.
Toucano July 17th, 2006, 07:01 PM I'm just glad to see that its not a residential building like we originally thought it would be...
We need a new mega-sized building to attract more industry to the city...
dude2006 July 17th, 2006, 07:12 PM [QUOTE=Rx727sfl2002]DID I NOT SAY TIBOR WAS BUILDING OUR FIRST 1000 FOOT TOWER
As far as your prediction "moving forward," I think there's a big difference between a man's wishes and reality. Only time will tell which one his proposal will end up being.
Dale July 17th, 2006, 11:32 PM 2014 or later ? Jeez, Tibor's children will de dead by then.

HAHA Dale that is good...for a religious nut (see midwest thread) :D
Miami High Rise September 14th, 2011, 11:37 AM What year was the existing 100 SB building built. I can't find it. There's no Trulia for it and the emporis is broke.
Miami High Rise September 16th, 2011, 11:15 PM 1959 to answer my own question, and surprisingly it has 1/3 a million square feet and FECR themselves admit it's still making a profit. They called it 55 years old though on their OBP website. It will be in 2014 when it will likely be demolished.

As Miami matures into a global city, it, too, needs a global landmark. In the very epicenter of Downtown Miami is One Bayfront Plaza, a 55-year-old structure. Continuing with good income, the old horse is still pulling the wagon. In its stead, however, will be the new One Bayfront Plaza. This premier location, 100 South Biscayne Boulevard, is situated at the south end of the widest section of Miami’s main thoroughfare, across from Bayfront Park, with direct, unrestricted views of Biscayne Bay and the Atlantic Ocean.
