Mumbai (formerly Bombay), India is experiencing a huge building boom. Over the last two years, literally thousands of new mid and highrise construction has taken place, with towers getting higher and higher.

Last year, Mumbai's tallest was 40-odd stories. This year, its to be 82, with current FSI at 4. In the next two years, CBD development in Mumbai's former mill lands and Dharavi will see a huge number of skyscraper and, due to FSI being at 8, very possibly supertall construction.

Below are all known projects in Mumbai currently under construction, 25 stories and taller. These are all confirmed, approved projects (except for the handful of proposals labeled as such) that are either under construction or have broken ground. The proposals I have included are likely to be approved, as they are either well-reported about in the construction press, or from builders websites who have a 100% project completion rate (with no cancelled projects.) There are other, less-confirmable skyscraper and highrise proposals I have not included.

My worry of posting buildings under 25 stories is that the list will simply be too long and unwieldly to look at. Just a quick glance at property websites shows that listed buildings 15-24 stories under construction would go into the couple hundreds, and you know that only a small fraction of mid/lowrise real estate available is posted online, as the vast majority of demand is satisfied and sold through local realtors, newspapers, etc. Views of the city posted in the India subforum show vast redevelopment and new construction of such buildings in the city.

My objective is not to have a complete list of every project in Mumbai, but instead to concentrate on signiature buildings (that we have renderings for!) that will significantly change the skyline and character of the city, and also to showcase India's unique highrise architecture.

I'm actually considering in the next couple months to make the cutoff at 30-35 stories and above, as more and taller projects are announced, following the mill/slum/industrial land redevelopment plans.

There isn't a height limit per se, but for a very long time until recently, Mumbai suffered under incredibly restrictive FSI, due in large part to underdeveloped infrastructure, socialist anti-development laws and poor planning.

With massive economic growth in the last several years, its changing -- much better infra is being developed including a metro system, freeways, flyovers, more capable power grid, etc.; huge strides have been made in the legal side of things, allowing for laws to be passed helping and not hindering civic development; new wholescale approaches to planning (such as the mill land redevelopent, or the Dharavi slum redevelopment) allowed for better civic development as a whole that opened up much more space, aids in the economic and educational to previously impoverished tenants, etc.

This legal tangle is exactly why developers make public few specifics regarding building height, final designs, etc. until well after construction is started -- or even in many cases finished! It is for this reason they also downplay heights of buildings, often giving the height in # of tenantable stories, omitting pinnacle heights, roof heights, etc. and disincluding lobbies, podiums, bases, and retail floors that often contribute significantly to the building's total height -- and would in every other country in the world be proudly given as part of the height (as should naturally be!)

India is unique in the idiotic way developers downplay how tall their buildings are, and only reluctantly admit they even have projects! Compare this to the rest of the world where project sizes are exaggerated, and vision and proposed projects are trumpeted and hyped up only to never materialize outside the drawing board. In India, skyscraper enthusiest have to pull teeth to get information on projects, where elsewhere it developers fall over themselves to give details! :runaway:


Anyway, to better address your question, the two biggest watershed developments were the bitter, multi-year legal fight against red-tape, socialism and corrupt planners to clear the 60-storey Tardeo towers, and the battles to redevelop the defunct mill lands and clear the Dharavi slum. These have opened the floodgates so to speak, and now, projects have been shooting skyward in heights. A revolution in real estate affairs (so to speak) is underway, where builders are now thinking big and fighting for the title of the tallest building!

Each relatively tall proposal has an uphill battle to fight to get cleared, but things are changing in a big way. Especially now that it has shown that development leads to economic growth and the fact that the real estate sector itself is booming and demand is seemingly inexhaustable.

How many of these renders are approved? I've had some experience in India and the bureaucracy is madness. I'd be so surprised if all of these got built, but I would be very excited. Mumbai has INCREDIBLE potential - it's a unique city in Asia. Now, if they could just elimimate the Rent Act they might be able to fix up some of the beautiful old tenaments before they all fall down and Mumbai will start to look really smart.

Hi

You're right, the bureaucracy is madness, especially dealing with project approval.

All of these projects are approved and were posted on either architect, builder, or real estate websites. All of these projects have aquired properties of the builders stated for them. Nearly all of them except a couple have broken ground. Most of them are under construction, with some nearing completion. A generalized statement could be made that the vast majority (all?) of the projects here will be completed by 2008 -- of course, between now and then, even more, newer projects will have been started.

The nature of that very same bureaucracy makes it virtually impossible for the skyscraper enthusiast to come across 'vision' or 'planned' renderings. Hell, its hard enough to find renderings of u/c projects :) In the case of Mumbai, without fail, when a builder/architect/etc. put out a rendering, that building was built -- a 100% completion track record. With a couple exceptions that are detailed below, these buildings will get built and, as I mentioned, actually are being built :)

A couple exceptions:
1. Raheja Excelsior - Nothing is known about this project, nor the exact location of the plot. The rendering came from the builder's, Raheja, website, and its unique in that its a very rough rendering. Perhaps a project in its very initial stages?

2. 50 storey Unnamed Proposal, unknown location project - TOI printed this rendering as an u/c building, but mislabeled it. They obviously got the rendering from a local builder, but not much else is known about this project, or even if it is a real one.

Obviously, having little info on these projects doesn't mean they won't get built, but its best to be conservative until more info comes out.


Anyway man, all in all, expect to be surprised ;) These buildings are most definately going to be built.

India is really booming and some of the designs are quite spectacular.

But I've noticed that all of these proposals are residential highrises (with the exception of some hotels). Isn't there any demand for office skyscrapers, especially when the economy is growing at such rates?

There are a few like the IITC proposal, but usually (for some reason) they prefer campus-style offices and you'll find many midrise glassy office buildings as well.

Jai, Congrats! I think this is a very great step for India especially Mumbai. All the buildings are very hi-tech-looking and glassy too. Especially Lodha Belissimo (CMIIW). I love that building. :nocrook:

Thanks you guys for all the comments you have left here- mostly positive I must say- but there's still a little amount of trepidition which needs to be exercised here. The issue is that there's no shortage of private initiative in India, which means we're going to see to alot more of these futuristic buildings in Indian cities, but the supporting infrastructure is still woesome. Agreed, there's substantial progress in many cities on this front, but the bottomline remains that most Indian cities cannot support urban growth as it stands today. That's why alot of the sheen of these costly projects pales away, and would remain so until, approapriate urban planning measures are in place.

Don't get me wrong: Mumbai is fantastic with very beautiful views and vibrant economic and demographic figures, but it still lacks abit on the utilities front, and unfortunately not much is being done on this front. Anyways, I know that Mumbai is a dynamic place and things will fall into their proper perspective once the consensus builds up towards it!

Two or three building are really impressive but the rest don’t deserve to be posted...please take no offence if you post these normal residential buildings ...then if a poster from say London or Berlin or Moscow or Newyork starts posting then the number of buildings will be endless bcoz most of the buildings in these cities are higher and better looking than the ones posted...
India has developed no doubt ..but these buildings don’t give the actual picture of Mumbai....majority of Mumbai is still an underdeveloped 3rd world city ..full of dirt, poverty ,slums and pollution ...Indian economy will develop but these things wont change unless the Indian Government doesn’t do anything to reduce her population.....all the credit goes to Indian economy that in spite of such a huge population its growing ...had India's population a bit less I would have easily surpassed other Asian tigers like Singapore Taiwan and China .

While it's true that India has a long way to develop and even Bombay, which is the most developed city in India, has a long way to go, the suggestion that India's population growth is to blame for its problems is absurd. After all, China has a BIGGER population than India and its infrastructure is booming. In the long run india's population may in fact be one of its biggest economic assets. As populations in the West and China continue to decline (except the USA) the rest of the world will grow increasingly reliant on India as both a massive market and a skills and labour supplier. Population is the least of India's problems.

Yes population is inviting investments ..good for India ...but what about those people sleeping in the streets ?with population the the Indian gdp will grow but GDP per capita wont have any significant improvement....and I think unofficially toady India has a population higher than China ...most Indians dont have passports(as in the West, USA or Russia) and immigration from neighbouring poor countries like Bangladesh is booming ...

And no doubt Bombay is the economic capital of India ...but i think Bangalore and Chandigarh are better than Mumbai.

As far as China is concerned ..yes her infrastructure and economy is booming (so is India's)...but apart from some modern malls and some high rise buildings China didnt appear superior to India to me ..most Chinese are still very poor when compared to Western Europe or even Russia.

Are you saying it's impossible to house a billion people? It's not. The people sleeping on the streets have come to those cities to try and make their fortune, a better life, whatever. The reason China doesn't have (many) people on the streets is that they have movement restrictions. There has been debate about introducing these in India to to try and cap the population of cities like Bombay. Unlike China, however, India is a (sort of) democracy and people there are very tolerant of chaos and mess (unlike the Chinese) and tend to believe that if people want to go somewhere then they ought to be allowed to do so (I also tend to be of this opinion). India's problem is not the sheer number of people it's the complete lack of organisation, the loony bureaucracy and corruption. When they fix this stuff, the rest will follow.

Yes, they are all approved, except for the two proposals that were mentioned on the first page. The vast majority of them (>75%) are under construction

The Indian property scene is weird in that renderings, etc. are usually released on the internet after the fact -- i.e. after construction has already begun. Most of the time, builders already sell out their projects through local advertisment (newspapers, realtors, etc.) so that by the time word that the project even exists trickles down to us, its already old news.

If you say that the flats have been sold then there has got to be proper rendrings. Nobody would put their money on a project where even the outlook is blurred. This raises a questionmark on the integrity of the project.

RNA Metropolitan info is available 'on request' from the builder. As per the website it wll be in 'Upper' Parel - on D.G. Mahajani Road, Off Jerbai Wadia Road. RNA Metropolis info is also available 'on request' from the builder. As per the website it wll be in Wadala - Aazad Nagar, R.A. Kidwai Road.

As renderings on a website are never final at this stage, I would say wait for a few more months to get better information. Since none of us here are 'prospective' customers, I don't think that the builder would entertain our requests for information.

Moreover, as I mentioned several times already in this thread, builders' websites in India are not meant to be a means or method to sell product, merely (and merely just!) to maintain a web-presence.

The housing demand in Mumbai is as such that potential customers actively seek out builders and not vice versa. The local real estate market (through agents and word of mouth) itself satisfies demand, and websites are updated sporadically after-the-fact. Heck, the website hasn't even been updated since Feb!

RNA Corp, the developers of Metropolis and Metropolitan, have even gone to the extent of turning down customers, deigning to sell only to 'choice' clients. Their RNA Mirage project, though also only shown as a blurry rendering on their website, is currently under construction and has been sold out. Most capital high-rise residential projects don't even break ground until the builder turns a profit (and with construction turnaround times of only a couple years, that says a lot)

In fact, I a couple months ago I posed as a wealthy doctor wanting to spend a crapton of money on a flat and had a rather rude exchange via email with a salesman at RNA corp, who told me in no uncertain terms that their clients are far more richer and important than I could ever be so please for God's sake stop emailing him requests for broceures or building details already!

yeah, Mumbai really needs some signature towers that will define its skyline and be symbols for the city.

The highest the city has been able to go is 60 floors, but there is a plan to build a 90 storycommercial tower.

Not necessarily. India's urban priorities seem different from that of China right now.

However, building higher should definitely solve the housing problems in the cities given the archaic land laws and the politicians' inabilities to take tough decisions for fear of losing votes.

It's listed on Mumbai's most reputable property development database, however, I'm far to cheap to pay the $100 registration fee, so I can only give you height and location.

The building seems to be a prerendering that is usually issued by the builder to such websites as a courtesy. Usually, these websites they hold on it until the official rendering comes out. So until it becomes public instead of just 'insider' knowlege , (or until someone donates $100 to me ;)), we only have that image to go off of.


In compensation, here's a pic of the rising Back Bay skyline! *All* the tall buildings you see in the cluster in the background are under construction. And most of the buildings posted in this list are only just starting to break ground.

Also, note the old industrial mill lands that can be seen in the photo's foreground. All of that is to be redeveloped into a proper commercial/residential skyscraper CBD. Thus, in about 5 years, Mumbai's skyline will stretch across the coast of the bay you barely can see just below the cluster in the photo, and will seemingly have two major nodes -- Back Bay (Parel) and the former mill lands.

Nope, still no dice on the renders...

It was planned to be Mumbai's tallest when it is constructed. But now it seems like there will be several towers taller before it even breaks ground. This is a perfect example of business getting things done far more quickly and efficiently than government.

The Mumbai International Airport Limited (MIAL) has planned a complete revamp of the airport complex — apart from renovating existing terminals extensively and building a new one, the domestic and international terminals will be connected.

Due to shortage of space, both terminals will have to be constructed while they are still in service. So MIAL will first have to pull down existing structures, build temporary ones and then build the new facilities around them.

And all this will cost between Rs 500 to 700 crore.

An MIAL spokesperson compares the challenge to “performing an-open heart surgery on a marathon runner while he is running.

“The biggest challenge in front of us,” he says, “ is to carry on work without stopping day-to-day work.”

Due to shortage of land, passengers will be exposed to the entire revamping.

“Everything will happen in front of their eyes,” says the spokesperson, “A lot of things, such as traffic plans and approach routes will change. Our job is to make it as painless for the passengers as we can.”

MIAL is also looking into ways of acquiring more land. Thus slum rehabilitation, relocation of Air Traffic Control towers and Air India hangars is on the agenda.

The new building, which will come up in place of the existing international airport, will house both — the international and domestic terminals.

Work on the 1B and 1A terminals is almost done. Apart from brand new interiors, these terminals also look different from the outside.

The master plan has been changed several times, says the spokesperson, and the current one seems to be closest to the ideal.

In the last year, traffic at the airport has gone up from 2.2 crore to 2.5 crore.

What’s new
At the Santacruz airport: The exteriors of Terminal 1B and Terminal 1A will be modified a bit while the interiors will be revamped completely (right). A new domestic terminal (Terminal 1C) will come up to connect 1B and 1A. (In brackets) A graphic of how Terminal 1C will look from outside

Domestic terminal
• Upgraded cargo complex
• Terminal 1A to have island check-in counters, which will be independent of airlines. This will facilitate multiple check-in and get rid of the queue system
• Check-in counters to increase from 26 to 54
• More baggage reclaim counters and conveyor belts


International terminal
• Integrated terminal to handle 4 cr passengers per year
• Upgraded air side facilities to handle more traffic
• Terminals 2B and 2C will be completely revamped, with 137 check-in counters, as compared to the current 99
• Check-in lounge for travellers with premium tickets
• New food courts and airline lounges

aaaallllll ggoooooodddddd.....but i reckon that mumbai's population is crazy...lots of big brains...it's the economic capital of india...everything is good enough to place mumbai inthe world's map...there are so many projects in mumbai and nowadays most of them are good....i was thinking why not any of the developers think bigger..as in they can start plannin about buildings like beyond all these above projects...maybe they can plan to build a downtown in the form of a tower...just like burj dubai...the planned 1000 metres sky tower in japan..the the vision to build xceed 4000 in japan...i think mumbai is fit for those type of project...good finacial status and good population...good demand....too many projects like those above might make them sordid and boring after some time....because i really think that there are too many good quality projects of the similar kind...thats why probably these type of projects will be no longer impressive after some time....just a thought just a suggestion...otherwise these projects in mumbai i would give double thumbs-up... : )

Yeah, you can totally tell how much Mumbai's economy and real estate sector is booming and improving by looking at the updates. With each successive update, building quality and height has improved. The average height of new buildings increase some 20 floors every couple months.

A year ago there was only 1 supertall proposed, now there are 8 approved, and this is only due to barely increased FSI. Since then, this month, general FSI has been increased some 20-30 percent depending on region. So when designated CBDs and mill lands really start opening up, with their sky-high FSI, one can only imagine the increased heights of towers that will go up!

Mumbai in India is currently undergoing a flurry of building activity and almost buried in an avalanche of new proposals for skyscrapers to slot into its slowly expanding skyline.

The latest of these proposals comes from Singapore based architects, P and T Group, and if given the nod will comprise of two intimately connected towers which will stand at approximately 200 metres and have 54 floors.

Named the Ahuja Towers the project will be constructed from concrete and glass which makes a change from the usual steel/glass combo that is popular these days. The towers are accompanied by a 10 storey building at its front which will provide parking spaces as well as a terraced pool area on its roof, the towers curve very slightly around this structure.

The fronts of the towers are balconied and semi glazed, at different levels the joins between the towers are made quite prominent. The glazing rises of the peaks of both towers but terminate at different levels giving the twins slightly differing looks.

It's been developed by going through three different designs before the final proposal was settled on the architects settling for the two curving interconnected blocks over a single monolith.

The towers will house mainly luxury apartments which will have all the mod cons and residents will be able to look forward to the use of pools, a gym and probably a spa because all the swimming and working out is tiring, but if the get bored of those the towers will be set in amongst a nice green zone which will offer not only something nice to look at but also picturesque walks and picnic spots to go and chill out in.

Although still at the proposal stage the architects predict the towers if given the green light could be completed by 2010.

The projects for Mumbai are very beautiful in render, but they are very ugly completed! The materials of construction seem of poor. :(

Most of the buildings in the first post are at the very early stages of construciton. The real 'revolution' in design and materials took place only a year and a half ago, and most of those proposals started at the same time.

In short, most of these buildings haven't even begun to make a dent in the (currently ugly) skyline. But what's cool about the countless red tape and delays is that so many of these buildings will be rising together all at once :) That means in about 1-2 years, there's going to be a glut of high-quality buildings suddenly manifesting themselves in the skyline. People who haven't visited Mumbai every year will be shocked at the transformation :)

In ten years, the skyline will be something. But, we're only at the baby steps part right now

Approval has been given for a new supertall skyscraper for Mumbai, India. With the ornithological name of Skylark Tower it will stand at a height of 300 metres when completed and is the work of Delhi based architects Studio U and A.

Opting for a classic glass-clad look, the tower is almost squarish in form, although to save it from uniformly dull boxiness a sloping, widening incline features on one corner of the tower that continues upwards to a flat peak devoid of any sort of spire or antennae.

Going for the modern touch, the tower will be constructed from steel and be fully glazed. The tower is planned to be multi-use but as the design is still being tweaked its unsure as to how the tower will be divided but there will be a substantial amount of office accommodation included in the 200,000 square metre scheme along with other standard amenities.

It's hoped by the backers of the tower Sahana Builders that their plans will be suitably ambitious to make the scheme Mumbai's tallest habitable tower.

The approval of this tower brings the total of super tall skyscrapers currently planned or under construction in Mumbai to six. This might not sound all that much on an international scale, but viewed in the context of the economic crisis that is seeing the likes of Dubai having to suspend projects and tighten their belts, it actually shows Mumbai is booming organically while other places are seeing their growth revealed as speculative and having to go into decline, at least temporarily.

Although still being designed, the tower is expected to be completed as early as 2011, with the possibility of two twin towers soon joining the landmark tower.

:lol: I know. I think that broke ground in the the late 90's or 2001. I hope it will be finshed soon. Atleast it topped out. now all they have left to tdo is put the top roof on.

I'm putting the floor count at roughly 65 floors for the left and center towers because the top floors appear to be duplexes. The one on the right is about 80 floors. These figures include the 10 fl parking base.

DB realty's IPO pdf (http://dbrealty.in/DBRealtyDRHP.pdf) states the construction will kick off in Jan 2010.

Hello All,

My first post in Mumbai Forum.

I saw each and every post in this forum. It took more almost 2 hours to read or rather see or stare or whatever the posts. And the last two hours has been simply amazing!!! I went though the high rises and sat soundless. Really, I did not expect this much development happened in Mumbai. I am overjoyed our Mumbai has this much developed. :banana:

Is there any 60+ floor project completed in Mumbai? If yes, I would like to see the picture.

Are these now u/c? If they are, we might have another supertall for Mumbai! 80 floors definitly could be a supertall, or at the least, a very tall highrise. If they are u/c, can we get a pic of the site?

I think the roads in Mumbai are well paved and well constructed. Areas like CST, Metro, and Girgam have some wide roads.

The surface quality of Mumbai's roads is way better than that of the roads in New York. Mumbai needs footpaths, traffic lights, lane marks, proper curbing, good barriers, good signage etc...
