KM Properties unveils creekside B2B Tower

KM Properties, part of the Knowledge Management Group, has announced its latest creek-side high quality freehold office tower in the city’s upcoming district, Business Bay. The 19-storey B2B Tower will be completed in October 2008.
The striking blue-grey tower has been designed by leading international architect Carlos Ott, and is a contemporary fusion of glass and chrome. Ott has a track-record for designing landmark buildings, including L’Opera de la Bastille and National Bank of Dubai’s headquarters on Dubai Creek.
The construction will be carried out by Al Rostamani Pegel LLC, a member of the Al Rostamani Group of Companies. The company was created in partnership with the Berlin-based firm Gustav Pegel & Sohn.
Pre-launch demand has already been significant, with a high-profile US-based multinational corporation already securing office space for its regional head office.
Multi-option, investor-tailored financing is being offered by KM Properties.
Thanks to the innovative curved design, the building offers varying views, which will look over Burj Dubai and Dubai’s downtown business district, which runs from the city’s arterial highway, Sheikh Zayed Road, alongside the new creek from Ras Al Khor.
B2B Tower will be equipped with technological innovations including security, office automation, satellite communications, and bespoke lighting systems.

Two local real estate developers have announced plans to build towers at Business Bay being promoted by local developer Dubai Properties, part of Dubai Holding. KM Properties, part of the local Al-Rostamani Enterprises, will build a 19-storey tower known as the B2B tower. Completion is scheduled for October 2008. The local/German Al-Rostamani Pegel has been awarded the main construction contract. Uruguay’s Carlos Ott is the architect.

This is one of the reason they guarantee delivery. We can trust them for sure. KM Prop. have a good pipeline. there is a new tower EL MATATOR in jumerah west comin soon and 4-6 towers in Business Bay too.

B2B Tower is a small tower, and according to the history of Al-Rostamani Pegel, I dunt think that it is not possible for them to put a guaranttee. They never delayed any project. Any developer can guarantee the completion date after receving the land and signing the contract and getting the approval because the contracting compant itself gives a guarantee and a penalty payment if they didnt meet the completion date.

I think they are relaunching it -if its true- and increasing the prices because 1. their initial calculations were wrong and they cannot cover their own costs and/or 2. they see what rate they can get today (see Launch BurjV, prices there were ridiculous as well) and they become greedy now 3. general shortages linked to price increases have forced them to do so -kind of point 1 again...

You should all inform RERA if you have paid something direct to them already.

When buying "off-the-plan" only pay into a RERA approved trust account. The cheque and receipt must read in the name of the project. If you pay your monies into the developer, agent, or any other account, the person or company you are dealing with is breaking the law. Have you paid direct to KM Properties?

Salim April 27th, 2008, 11:39 AM ^^I have paid KM properties directly, so far, 40% of the purchase price and still chasing the purchase contract which they keep promising to be sent off to me by the "weakend" (now two months gone into this promise).
I suppose I must contact the RERA if KM Properties are breaking the law they should be accountable for it, don't you think so?

I complained to RERA but very disapponited with their attitude.
Then I engaged a lawyer in Dubai and paid in front but found them utter useless. ( I know I should have not paid in front).
Back to square one, KM now has changed my unit number as they appeared to have sold mine to some one else.
About three weeks ago I was promised for the thirteen time that the contract is in the post and guess what, it still has not arrived.
I do not how you guys got along with KM but certainly my experience has shown
me vey negative and darker side of KM professionalism.:bash:

Man....! i believe, I'm experiencing the WORST with KM. It,s a nightmare to me. Hard to believe even.....signed the SPA after paying 70% !!!! the size, level, unit number & PRICE changed by then...... Management ?.....beyond any opinion !!!!!!!!!:bash:

^^A separate safe and secure forum need to set up with all the investors on board. Someone has to lead us to agree to an action plan and then invite a legal firm to represent us.
A debate among all the investors is required instantly in order to reach to a common goal with which we can proceed amicably.
Among other things contribution towards the legal fees and indentifying the Dubai based investors needs to be discussed, which will lead to an action committee, etc etc.
Lets start discussion on a positive note in a secure forum (admin needed)...

I had called mangesh yesterday, but did not answer as usual! then I contacted Sara falcon who assured me that the project is going on schedule!! (sure)!
I don't know if you have this B2b development plan that is approved by Rera that was faxed to me.
- September 2009: B1 basement
- December 2009: Ground floor
- March 2010: 4th floor
- September 2010: 11th floor
- November 2010: completion
So far, I think they are already late by a month or two according to this plan. (not mentioning the 2008 guaranteed delivery)
Some information: I do have the new contract, with modified office size. And unfortunately I have already paid 80% according to the old payment schedule (30% cash and 50% from amlak).

After almost half a year....... once again received "Payment reminder" from K.M.Properties for B2B. I already paid 90% which started from 2006 ! As per revised unit size, price & SPA there are 5% payment due on 1st March'2010. The rest & final 5% upon completion. :wallbash:
So far it,s clear that, this project is nowhere near to it,s original promise. :hammer:
what would you DO...........if you fall in this situation ?........ Please give your opinions. :okay:

Dubai : With buildings due to be completed and handed over in the next two years, Business Bay is set to be Dubai's new business hub, according to Sanjeet Joher, group chief executive officer of KM Properties.
"Once Business Bay is done, you'll have the global focus changing towards that area. Business Bay is a prime epicentre for Dubai. All the tourist centres, businesses and authorities are focusing on Business Bay," Joher told Gulf News.
Business Bay is a 5.85 million square metre development featuring a mixture of office and residential towers. The freehold development located next to Shaikh Zayed road and Downtown Burj Khalifa area, aims to be the region's business capital once complete.
The infrastructure, prices and lack of taxes are some of the incentives that will attract new businesses to setting up shop in the area. According to Joher, the natural shift of Dubai's centre will occur as established commercial areas become full.
Relocation
"We see a trend that everyone working in the Deira, Bur Dubai area will be looking to relocate to Business Bay in the future as the area becomes over saturated. There's already a huge demand for Business Bay," says Joher.
KM Property currently has three buildings under construction in Business Bay, Tamani Hotel at Park Lane Office Tower, B2B Office Tower and Tamani Arts Offices all at various stages of construction.
The buildings are set to be completed in the next year and a half to two years to coincide with the completion of infrastructure in the Business Bay development.
"The infrastructure in Business Bay is being built in phases. The chillers, electricity, water, etc will fall in place and be finished at the same time as the handing of our projects. We are working closely with infrastructure authorities, RERA and the Land Department to ensure our clients get the product at the right time with all the facilities," says Joher.

It's BlueBath again. On 8th Dec'10, I received an warning letter related to KM GROUP management issues which i received by email.
On 9th Dec'10 I got another correction & denial email from KM GROUP through different email ID.
After receiving such contradictory emails from the higher management of KM GROUP, I immediately deleted this warning letter to avoid further confusion. I'm ready to pass both the emails for your consideration ( if needed ).
Sorry for any inconvenience caused by me. I have nothiing to do and no relation of that letter whatsoever.
