I assume that you have not paid the balance 15%? Not sure if the buyer will let you tag along. But most likely you can request them to allow you to do the defective checks first while you waiting for the handover.

payment in progress...i believe those won't bother about any defects since technically they have already sold it and that this seller is based overseas...can they authorized someone to collect on their behalf? :P

Not sure if the seller is willing to authorise you to collect on behalf. Otherwise, you can try to push the your lawyer to complete the deal within say 2 weeks instead of the usual 10 weeks. Then, you may be called to pick up the keys instead of the seller.
Care to share (PM me) which floor and block you purchased? I can update you the progress when the developer TOP in batches.

Not true. Due to the area and current demand, if a sincere buyer willing to quote $900-$1000psf, I believe, the seller may just give in. Despite $900-$1000psf, a buyer will need to pay $2.5m to $2.8m for a size 2788 PH. How many buyer will want to pay this price?

I think only unit that can see flyer and fireworks would be from the corner unit, from the window facing Ascentia Sky but once A.Sky is up, then cannot see anything liao. Balcony of the other units quite unlikely can see. And once A.Sky is up, also kanna blocked liao.

Hoping to arrange to collect keys next week. Doing a bit of research on what defects to look out for and got this from SB forum. Thought will be good to share with my potential neighbours. Feel free to add to the list based on experience or anything you spotted when you enter your unit.

Tiles
For Premium, there are tiles laid already, so you have to check for all the tiles. You have to knock each of them with either keys or coins, then you hear whether is it hollow. The sound is very obvious if it is hollow. You also have to check for cracks on the tiles. (Includes wall, floor, kitchen, toilet) You can also check for any 'pop' up tiles or uneven tiles laid.
Doors
You then can check on all your doors, whether is it easy to close and open, whether the hinges of the door is secure properly, any missing screws, check the door closure, the door knob, check the door for any cracks, if its wooden door see if there are any chipped offs.
Windows
For windows, also check for any missing screws, any hinge not secure properly. Also check whether there are any defects on the windows, the glass panel (any cracks or scratches)
Walls
For walls, you can check for any cracks, any holes.
You can also check for the leveling of your floor. For example, if you pour water on you floor, will it flow very fast downwards, or in your kitchen, or toilet. If there are no gradient in the toilet, it means the water might not flow fast enough to the floor trap and might result in 'flood' next time you bath. Also check for water proofing, any seepage through the tiles in the toilet.
Electrical
Check all the power points, see if there are any cracks on the casing. If there are, ask them to change, because you don't want to be resulted in any short circuit, or electrocution. If there are hanging wires, check that they are not damaged. Check all the light switches, check for cracks to see if they are easy to on and off.

Just to add on, when checking the cabinets, make sure the doors close properly and when doors are closed, the height of the doors should be aligned. If the wardrobes are sliding doors, check that the tracks are installed properly so that the doors will slide easily.

Meraprime next to Tiong Bahru which is underground station. Better than above ground Redhill in terms of noise and amenities..

yes, meraprime is nearer tiong bahru and tiong bahru is underground and has a shopping complex. but drawback of meraprime is that it is too near those super OLD bukit ho swee flats and having stayed there before, i can vouch that "processions" take place quite frequently in that area and meraprime is not spared from the noise from those "processions". at least the flats near Metro are newer and the "processions" will take place on the redhill side rather than the tanglin side.

I totally agree and that's the reason for not choosing Meraprime. In addition, the price paid for Meraprime in comparison to Metro, it is a big discount.

based on my recent checks b4 buying metropolitan, they were asking ard 1k+psf for relatively high floors 25 plus and above.
If u stay at 3x plus floor meraprime, it's quite quiet and one of the facing has a fantastic flyer / fireworks view... but then our metropolitan is newer...how come no fireworks at orchard road side? :)

there is no "scheduled date for collection". once the notice of TOP is served from the developer to the buyer's lawyer, the buyer's lawyer will inform the bank to pay up 65% of the purchase price and the buyer to pay up 6 month's maintenance fees in advance. Once the developer's lawyer receives these sums of money, they will inform the buyer's lawyer who will then inform the buyer. Once that happens, buyer can call the developer to arrange for collection of keys. Collection can then take place the very next day. So now we are all waiting for the bank to process and pay up so that we can get the "clearance" to call and arrange for collection of keys. :)

I thought it would be based on floor area rather than number of bedrooms. I was looking at another development previously and the maintenace for two 3bedroom units differed based on floor area and the agent told me this was to be more fair cos same number of bedrooms can have different layouts and different floor area. So i happily thought this was standard practice. :nuts:

Lower maintenance as compared to another development does not equate to lesser maintenance and upkeep done. It depends on how many units there are to share out the maintenance costs and how the cost is shared out among the units. Splitting by floor area would be more equitable than by number of bedrooms. The way it is for Metro now, just means that for the units with the same number of bedrooms, those with smaller floor area are "substituting" those with bigger floor areas.

Due to the long door handle, many models are not suitable. In fact, this model may be the only model that is suitable for us.
This doorlock will most likely be installed at one finger below the key hole and some may feel that it is a bit low. However, since this is using RF & Smart card access, the lowness should not really be an issue. In addition, there is no sliding cover on the lockset, therefore, it will not be affected by the handle. This lock can also be removed and bring to your next home should you move house. It is also simple to install as it will be using a bracket at the door frame of your house for the lockset.
Please note that I am not a seller but home owner wanting to get the best deals for us. Please pm me for more details and express your interest.

it is based on URA split of share values by area. no leeway now, i think all new projects standard allocation.

Meaning if you close the door, it will not close unless you lock it. You have to turn the knob to lock the door. With this digital lock add on, once the door is closed and the "auto lock" function kick in, the door will be closed and locked.
How about Chengai wood decking to our planters? Anyone interested? I also intended to see if we could organise a bulk purchase from one of the suppliers.

If you have an ID, they typically offer free services to help you inspect. I guess they don't want to be blamed for causing the defects during renovation. Anyway, had posted earlier a series of defects to look out for. After checking on site, need to ensure granite surfaces and floorings are polished, stains and paints removed and look out for scratches. Apart from that, the quality of this development looks quite up to mark. No major problem so far.

Vin002, that is what I thought also. But after reading the A&A, not sure anymore. It states:-
List of A&A Works Including But Not Limited to the Following Are Not Allowed (Before and After Issuance of CSC):
"Timber Decking across planter box or carrying out works to level up planter box
into an extended area that may be converted to liveable area e.g. balcony. (Please
note that usage of planter box shall be in accordance to Urban Redevelopment
Authority’s (URA) definition where planter box is solely for planting purposes.)"
We have not submitted any plan for approval but any advise from anyone is greatly appreciated?

If we are looking at original Metro buyer at avg $850psf against AS even at $1100psf, AS finishing must be FANTASTIC to command such a price. But if Wingtai is the developer, I am not very confident.

Playground under MRT, small gym, HDB void deck on 26th floor, kitchen tabletop damn cheap... Told him to quickly sell before Ascentia Sky launch man... Lucky he listen to me, now everyone waiting for Ascentia Sky as the prices are not a lot higher.
I think the kitchen tabletop is granite, which is more expensive than synthetic solid surface.
I think Ascentia Sky a lot higher at 12xx psf.
Equivalent metro units at 11xx psf.

Err...I would like to state this as a matter of clarification so that the right information are presented here. It is granite indeed. It is as per sales brochure specification Item 18. "Kitchen Cabinets complete with granite worktop".
Though whether it marble, solid-surface, granite, wood, titanium, I think it is immaterial in the investment decision. I just needed to state the facts.

I don't care how much higher. But assuming that if AS can sell at avg $1300psf and very successful, how much do you think AS wil be asking for subsale?
If anyone seriously considering units around that area, the asking price for Metro if it is below AS by 200psf should be very attractive as the smallest unit size at AS is around 1000sf. A $200psf discount is almost $200K.

If you are undecided to sell or rent, I suggest that you sell since current market condition allow you to sell at a decent profit.

Incidentally, the 1399 sf units (facing south) appear to be mostly in the $5000 to $5500 range with a low of $4000 and a top of $6500.

From what I can see, Sail's advertised rentals for 1184 and 1313 sf apartments are mostly in the $5000 to $5500 range. Did you get $4000 recently or was this about a year ago?
To be honest, I think that most of today's asking rents here at the Metropolitan and elsewhere are too high considering today's economy.

Fair comment but I would add that the Metropolitan was never about having high end finishes. The price should reflect that. As with all projects, some units are better than others.

Due to the long door handle, many models are not suitable. In fact, this model may be the only model that is suitable for us.
This doorlock will most likely be installed at one finger below the key hole and some may feel that it is a bit low. However, since this is using RF & Smart card access, the lowness should not really be an issue. In addition, there is no sliding cover on the lockset, therefore, it will not be affected by the handle. This lock can also be removed and bring to your next home should you move house. It is also simple to install as it will be using a bracket at the door frame of your house for the lockset.

Dear Metro owners, I have found a cheaper source. The seller will provide installation, 1 year warranty, 4 RFID keytags and 4 Smartcard. The installation will be on a weekend. I have yet to get a confirm price but it should in the range of $200-$240 depending on the quantity.

MRT service stops after MN.
It isnt too noisy because the trains start to slow down after the Leng Kee Rd area
You can leave your windows shut all the time during the train operations hours and open them after MN.ie if u r awake still

My unit is facing the MRT side. Noise is rather loud if you pay attention to it but if you do not pay particular attention, chances are you will not notice it at all. If you are tired, sleeping should not be a problem as well. Like what Asciano said, if the noise is bothering you during the day, shut the windows and you will hear very minimal noise (almost none).
Interestingly, one of my visitors commented that the train noise, I mean sound from his point of view, feels like some sort of therapy, bringing him calamity, when he was sitting in the balcony.

Mine is facing Alexandra side. MRT noise only noticeable if my front door is open.
During one of my dinner event, only when my guests are leaving and at the door step, they then realised of the MRT noise when my door is opened.

Wish I could have visited my unit (south facing) before it had been rented out but tenant I understand is very happy with the unit.
I did visit a 40+ floor unit facing north but unfortunately it was at night so all I could see was the city view which will be partially blocked by Ascentia Sky when completed.
