WOW, what an original design. I like it a lot. But how in the world can you build such a building. Me and my childish imagination are already imagining everyone in the top that runs to the side leaning out, and seeing the building tip over... :):):)

im indifferent on these
they look kinda awkward
people might be afraid to move into buildings that are bent at the middle
and i dont know how the elevators would work
but, it is still a very neat and interesting design

So the core is straight then, i was figuring out how that would be the case considering the tower's unusual shape. That'll mean people will come out towards different sides of the elevators from the bottom to the upper floors. Thanks Cul.

Yeah it has to be because the tower upfront hasn't got a straight line to the top. Never the less, this is something very nice I think. These are the buildings Dubai needs to be building... Things you wont find anywhere else...

oh Zaha, what an architectural hero. What a privilege to have her designs in your city. It's amazing how she only has such a small handful of projects and what impacts they all seem to make.

I know not many people will agree with me, but:

I think that height does not make a building a centrepiece of any area. What does that is the architecture and/or beauty of the building. Also, do not forget that Burj Al Alam will be taller and may be more of a focal point.

I really wonder if two of the towers support each other at the top. Then they would only be considered as one freestanding building by the CTBUH, like the CCTV in Beijing.

As we believe ChangduHero, they didn't start the details of the design yet. That means maybe already the start of ground works and piling, but no construction yet (for the next three months if we believe him).

Dubai Properties invites bids for Signature Towers

Local developer Dubai Properties has invited at least three companies to submit first stage bids by 12 October for the contract to build its Signature Towers project at Business Bay.

The invited companies include the local Al-Habtoor Engineering Enterprises in a joint venture with South Africa's Murray & Roberts Contractors (Middle East), the local Arabtec Construction, and the local/Belgian Bel Hasa Six Construct.

The project, formerly known as the Dancing Towers, involves the construction of three mixed-use towers with a shared podium. The development will also include a new stock exchange building for the Dubai Financial Market.

The UK's Mace International is the project manager. UK-based Zaha Hadid is the architect (MEED 23:4:08).

State-backed developer set to merge with sister company after taking over its management.

Dubai Properties has taken over the management of Sama Dubai, and plans to reactivate high-profile projects that the latter put on hold late last year.

The move is the clearest sign yet that Dubai plans to navigate the downturn by consolidating its real estate companies and projects.

"I manage all of Sama now - locally and internationally," Hashim al-Dabal, executive chairman of Dubai Properties, told MEED on 6 April.

The move is a precursor to a likely merger. "In one or two months time we will prove Sama is still alive," says Al-Dabal. "Then you might see Sama become part of Dubai Properties."

Contractors and bankers have expected a merger since February, when MEED reported that state-backed giant Dubai Holding planned to cut costs and restart stalled projects by consolidating its real estate subsidiaries.

Dubai Holding later confirmed that it would merge the back-office operations of its real estate subsidiaries, Dubai Properties Group, Sama Dubai and Mizin, which is part of Tatweer.

Since February, all three developers have cut costs and laid off employees to improve efficiency, which makes them more attractive targets for mergers.

"When you see a real investment opportunity [that has] been made efficient, that is when you can merge," says Al-Dabal.

Sama Dubai will receive financial assistance from Dubai Properties and Dubai Holding, which has received part of Dubai's $10bn sovereign bond.

"Dubai Holding is looking with the bond [Dubai's $10bn sovereign bond] to assist its subsidiaries where necessary," says Al-Dabal. "I would call it a bridging loan. If the company cannot return the money, it is not a good idea. I will only assist sustainable companies - those that can pay back in three or four years."

An injection of liquidity will allow Sama to restart work on its real estate projects.

Sama Dubai will continue with work on its Dubai Towers project in Doha, and will reactivate the Salam resort project in Bahrain and the Yiti development in Oman, says Al-Dabal.

"I have reviewed all of Sama's projects," says Al-Dabal. "It made some good investments outside Dubai and we are committed to them. I have reviewed Oman and Bahrain, given a plan to move forward, and a team is ready to reactivate them."

In Dubai, work will restart on the Lagoons project after Dubai Properties held talks with the contractors that were working on the development's infrastructure.

"The Lagoons will definitely be active this year," says Al-Dabal. "I have done an execution plan in the past five weeks and we can continue. I have spoken to Dutco, Wade Adams and Al-Naboodah. Those three contractors are our partners [on the] projects and we will reactivate them."

"I have liquidity and a team of contractors - that is what I need to move forward."

The Lagoons is one of six UAE projects that Dubai Properties will continue to develop throughout the year. The other developments are the Executive Towers and Vision Tower at Business Bay, Al-Waha and The Villa in Dubailand, and Mirdif Villas.

According to MEED's Real Estate 100 survey of the Gulf's leading developers in September 2008, Dubai Properties' project portfolio totalled $95bn, and Sama Dubai was working on projects worth $25bn.

Dubai Properties will suspend or put on hold other projects depending on their commercial viability.So far, it has shelved plans for the Mudon development in Dubailand and Signature Towers at Business Bay. But both projects were in the early stages and had not been sold to investors.

Similarly, the developer has put Sama's opera house project at the Lagoons on hold until market conditions improve.

Developers in Dubai, such as Dubai Properties, are now focusing their efforts on projects that are nearing completion and are located within the city, rather than in outlying areas where potential buyers are less keen to invest and infrastructure and construction costs are higher.

In recent months, work has slowed or stopped on three of Dubai's largest out-of-town real estate developments: the Arabian Canal, Dubai Waterfront and Dubai World Central, which are located between Jebel Ali and the Abu Dhabi border.

"For projects, it is important to deliver, so we look at the construction costs and the avail-ability of infrastructure, which is normally closer to the city," says Al-Dabal.

"Both Dubai Properties and Emaar [Properties] have projects in the centre of Dubai. They are what I call the 'go' projects."

As Dubai's population contracts, there are concerns that there will be an over-supply of housing units by the end of 2009.

"The view of long-term oversupply is no longer a concern because a lot of projects have been put on hold," says Al-Dabal.

The unusual fluid-lined triple tower proposal is the winning design of an international design competition including entries by Morphosis Architects, Los Angeles; RUR Architecture, New York; and Office of Metropolitan Architects, Rotterdam. Zaha Hadid’s design proposal is indicative of the architect’s distinctive style with the towers reflecting a dynamic fusion of volume and space.

The architects write: “The three towers rise above the creek and project themselves as an icon for the surrounding developments and for the Gulf region. The towers’ striking design creates a new presence that punctures the skyline with a powerful recognizable silhouette. The fluid character of the towers is generated through an intrinsically dynamic composition of volumes. The towers are intertwined to share programmatic elements and rotate to maximize the views from the site towards the creek and neighbouring developments.”

The masterplan foresees the plot directly connected to Sheikh Zayed Road – Dubai’s main commuter artery- linking it to the opposite side of the artificial bay and the developments southern boundary marked by Al Khail road. The site includes four different elements, leading to the idea of the “woven” combination of connections and the interlocking public spaces, and the triple tower configuration was developed to suite the requirement for hotel, residential, and office area.

A common podium emphasizes the connectivity of the towers and evokes a continual movement of activities and users within the complex. There are numerous large multiuse complexes such as this one among Dubai’s basket of wannabe icons, but they often tend to create an image of severance or disembodiment, while Hadid has on the contrary sought an inviting movement, while remaining “iconic”, irrespective of any of the surrounding “statements” that can be expected on surrounding plots, but also consciously and successfully connected to the developing district.

Context

There will, in the future, be a silhouette of towers, whose pinnacles will represent the hearts of the new districts within the greater metropolitan
area of Dubai. On the ground, the Business Bay development site will become stitched into the proposed extended road and infrastructure network of the enlarged metropolitan area. The new pedestrian routes and roads passing under and around the Towers’ development will extend across the creek, bringing people directly from Sheikh Zayed Road via a grid of major and minor thoroughfares and boulevards.
Connectivity and Public Space
The site is composed by 4 different parts: (A) central circular plot, (B) an elongated park plot, (C) the surface of the creek on axis of plot A and (D) a rectangular plot across the creek at the west margin. Connectivity between these parts becomes therefore central to the project; in order to produce an articulated design that encompasses both the scale and the different qualities of each of the parts, transforming them into a coherent scheme. The circular shape of the plot and attached vehicular circulation layout creates a barrier of vehicular traffic around the site, generating an island that detaches the plot from the waterfront promenade. By incorporating the design of two new link bridges and a new ground the project effectively multiplies the potential and connectivity of the site, linking the park at the East - via the towers with the water’s edge at the West margin of the creek.

Programme

Programming of public and private life is an active tool to inject life into the space, integrating new layers of activity and landscape, creating a network of synergetic uses that can develop a new urban ecology.
The programme was addressed as a whole with the three towers corresponding directly to the three main functions: offices, hotel and residential. Together, the towers generate a critical mass of sustainable programmatic relationships. The towers share a common base / podium, designed as a materialized shadow of the towers and programmed with retail, restaurants and amenities that support the demand from the tower’s population. The three towers are conjoined two by two, the Offices and the Hotel at the base and the Hotel and the Residential
at the top. Through these adjacencies, the towers are strategically organized in a symbiotic relation, sharing certain segments of the programme. The advantage of joining the three towers in one organism, allows the development to be lived in a full day cycle: anchored in it’s residential population, it reaches the peak of activity during office hours and it mutates through the diversity of the ever-changing population
of the hotel. The heterogeneous population mix creates a cosmopolitan urban environment, constantly energized and renovated through it’s own life.

Anything could be considered generic if you don't like it. I think that al Habtoor Tower is a tall, ugly, obelisk. Besides, if they are so generic, then show me other skyscrapers that look like them. They are sleek and innovative. I really hope they build them.:bash:

Any word on how the financial crisis in Dubai will affect this?

^^ It will most certainly affect this one since Dubai Properties are the people who were supposed to build this tower and they are government owned (or partially). We think maybe they sold off the plot to someone else, or else Abu Dhabi might own it now

The plan to develop the iconic Signature Towers, formerly known as the Dancing Towers, has not been scrapped, according to Dubai Properties Group (DPG).

“We are reviewing the plans and timing for Signature Towers in line with new market demand,” the company said in an emailed statement to Emirates 24|7.

The tower was first unveiled to the public in June 2006 at architect Zaha Hadid’s exhibition in the Guggenheim Museum in New York.

A person familiar with the company’s plan added that there had been no off-plan sales and so the company had no obligation on the project as such.

Dubai Properties, in a press statement released at the time of launch, said the design concept features a “choreographed” fluidity that combines the three towers in one overall gesture.

The three towers will share a common base, or podium, that will feature retail, restaurants and related amenities.
The towers will be conjoined, with the offices and hotels at the base and the residences at the top.

Earlier in June, Dubai Holding Commercial Operations Group (DHCOG), the parent company of DPG, said in its 2009 financial statement that a number of major projects were delivered by DPG in 2009, including the first phase of The Villa and Shorooq.
Most of the remaining projects will commence delivery during 2010.

It expected that the real estate market to stabilise in 2010 and then steadily recover from 2011 onwards.
By 2012, DHCOG expects DPG to complete and hand over approximately 21,000 units.
