the Ibis Hotel will be a three-star property managed by the Ibis brand of the Accor Hotel chain. Accor is based in France and operates the Sofitel, Novotel, Ibis, Red Roof Inn, Motel 6, Formule 1, and Etap Hotel brands.

Accor is on an expansion spree in the Middle East and they plan to open upwards of 19 hotels in the area by 2009. Currently, the Ibis is the only planned property in Kuwait, but Accor has shown interests in opening a Novotel and Sofitel sometime in the future.

Ibis Kuwait is due to open by 2008.

The prime minister of kuwait has approved 9 new hospitals in kuwait, he also watched a detailed presentation for south surra hospital that has a capacity of 1100 beds.

4 will be in al sabah medical district - all will be 30 floors

3 will be in adan - all will be 30 floors

1 in jahra with 30 floors

1 in farwaniyah with 20 floors

I REALLY REALLY REALLY hope that no bureaucracy will integrate these hospital projects whatsoever. Our hospitals make me embarrassed and we NEED new hospitals really quick. I also like the ideas of taller rather than wider hospitals- you take up less land with a larger bed capacity.

^^ well the streets arent that narrow in the city centre its always 2 lane roads in one direction ,, and alot of the project are building parking lots with their tower so cars wont park on the street and congest traffic :)

اجمالي سعر المجمع الى نحو 2.45 مليار دينار في حال تحويله الى تجاري


هل تتذكرونه.. هو المجمع الذي طالما اصبح نموذجا في اذهان الكويتيين ليؤكد فشل الحكومة في جذب المواطنين للسكن داخل العاصمة أو توجيه رغباتهم للبناء العمودي، فهذا ليس اتهاما للحكومة بل هو واقع مرير، انه مجمع الصوابر الذي افقده موقعه الخصوصية لوجوده بين الوزارات سواء الاعلام أوالداخلية ووقوعه في قلب منطقة المصالح الحكومية المزدحمة.
اما اطلالته فلم تكن موفقة نهائيا، حيث يطل المجمع التعيس على المقابر، الامر الذي اثار الانتقادات على الحكومة لتنفيذها مشروعا في هذا الموقع.
فيما كثرت التصريحات عن استياء المواطنين لانتهاج الحكومة لهذه النوعية من المشاريع، لاسيما انه يعد ضمن مشاريع الرعاية السكنية التي تطرحها الحكومة لتلبية طلبات السكن.
والآن وعقب الإهمال الذي بات يعانيه هذا المجمع سواء في الخدمات أو صيانة المصاعد والتكييفات والصرف وغيرها، اصبحت الهجرة والفرار من هذا المجمع هي السمة الغالبة على سكانه، في وقت تنادت فيه بعض الاصوات من داخل المجلس البلدي، ومجلس الامة باعطاء قاطني المجمع اقتراحات اما تثمين المجمع، أو تحويله الى مجمع تجاري ومكاتب إدارية لكي يستطيع المواطنون الحصول على سكن آخر ملائم ومناسب.
إن مجمع الصوابر السكني يعد ضمن المشاريع الاسكانية التي طرحت قبل الغزو الغاشم واثبت هذا النوع من الرعاية السكنية عدم صلاحيته للعوائل الكويتية، فضلا عن اخطاء التصميم والمشاكل الاخرى، سواء المشاكل الامنية أو فوضى مواقف السيارات، فيما اصبحت الحلول الترقيعية غير مجدية.
فهل آن الاوان للقضاء على معاناة سكان هذا المجمع الذين يبلغ عددهم 524 عائلة كويتية.
الوسيط العقاري سالم القلاف والمسؤول عن تجميع وثائق وحدات المجمع كخطوة لطرحها مجمعة للبيع قال في لقاء خاص ل 'القبس': شهد الشهر الماضي ارتفاعا مفاجئا لاسعار الوحدات في مجمع الصوابر بما تزيد نسبته على 800%، حيث ارتفعت الاسعار من 65 الف دينار للشقة الوحدة الى اكثر من 500 الف دينار، وتم بالفعل بيع عدد من الوحدات وفقا لهذا السعر، لكن الملاك بدأوا يمتنعون عن البيع مع امل مخلوط باليقين ان سعر الوحدة سيصل الى المليون دينار.
واوضح القلاف ان الحديث عن تحويل المجمع من استثماري الى تجاري، خاصة مع توافر جميع المقومات لذلك، سواء وقوعه في قلب العاصمة أو وجوده وسط بنايات تجارية من كل النواحي وارتفاع الطلب على المكاتب الادارية، بل ندرتها داخل العاصمة، تعد اسبابا رئيسية وراء الارتفاع المفاجئ لاسعار الوحدات فيه.
وبين ان الشقة في مجمع الصوابر باتت سلعة مرغوبة، الأمر الذي وجه أنظار الشركات العقارية إليها وأصبحت تلك الأخيرة تتبع سياسة إغراء السكان لشراء الشقق بمبالغ كبيرة والتي يمتلك أصحابها بموجب العقود المدونة مسبقا حصة في أرض المشروع بما يقدر بنحو 42 مترا لكل شقة.
واشار الى ان مساحة المجمع تبلغ 245 الف متر مربع ويشتمل على 33 بناية كل بناية تتكون من ستة طوابق ويحتوي كل طابق على شقتين، فيما تبلغ مساحة الشقة الواحدة 225 مترا مربعا في حين يضم المجمع 524 شقة سكنية.
وقال ان هناك تحركات تتم حاليا لتجميع وثائق شقق مجمع الصوابر بغية طرحها للبيع للشركات كخطوة لتحويلها لمكاتب ادارية عقب موافقة الجهات المعنية، مشيرا الى انه تم تجميع وثائق ل 300 شقة من بين 524 اجمالي عدد الشقق في المشروع، وانه سيتم طرحها للبيع في اجتماع أشبه بمزاد علني.
وأوضح أنه تم تجميع وثائق لنحو 19 بناية كاملة من اجمالي بنايات المجمع بمساحة اجمالية بلغت 190 الف متر مربع، لا سيما ان مساحة البناية الواحدة تبلغ الف متر مربع.
وتوقع القلاف ان يصل اجمالي سعر المجمع الى نحو 2.45 مليار دينار في حال تحويله الى تجاري، لاسيما ان الاراضي التجارية في العاصمة نادرة، خاصة مع سيطرة الحكومة على نسبة كبيرة من الاراضي، ويتراوح سعر المتر التجاري فيها ما بين 9 و11 الف دينار للمتر الواحد.
دعا القلاف الى ضرورة التفات الحكومة الى أهمية موقع الصوابر، مؤكدا ان تحويل تلك المنطقة الى تجارية سيفتح الباب امام الشركات الراغبة في الاستثمار بهذه المنطقة للتقدم بمزايدات للحكومة.
وبذلك تتمكن الحكومة من تعويض سكان هذه الشقق من خلال تثمينها.
وأكد انه من غير المقبول استمرار الوضع على ما هو عليه، خصوصا ان اهالي المنطقة يعانون من التجاهل الحكومي وعدم تنفيذ مطالبهم الأساسية، وانه على الحكومة العمل على سرعة حل تلك المشكلة عن طريق تثمين الوحدات السكنية فيها

first of all, they are selling all the apartments in al sawber complex in the city center from 500,000 to 1 million KD ... and here is the shocker its an emarati real estate company buying the complex and its land !! i dont know which one ;)

second news the land where dasman palace is located has been sold and there will be a project constructed in the place

hey guys, just wondering: you know the Sultan Center on the Salmiya Corniche? not the big one with the Chi Chi's Grill, but the one near the Fanar Mall. there's this huge block of land under construction directly next to it; the back side of it is the Ibis, but the front side has a huge sign that reads something about a hotel. have they updated that sign? what hotel is coming up on that site?

if one of you guys could get a picture or update, it'd kick ass.

Skouli: Four Seasons mentioned that they plan to open a hotel in a prestigious project in the Salmiya district (according to a Kuwaiti newspaper from two years back or something). i figured it'll be on the seafront. i'm guessing that the Four Seasons will be the hotel component of the Olympia Headquarters. don't hold me to it, though. we'll see later.

the land i'm talking about is huge. it's next to the Amwaj Tower. it has a sign that says "Central something something for Hotels," so it'll be a hotel land. i just wonder if they've posted a rendering/information about the project.

anyway 175000 is a good price compared to the houses near kuwait city center which can be sold about 1000,000 KD !! and dont forget the land plots are above 1200m squared ;)

i just wanna comment about the khiran project the minimum price 4 a home is 150,000kd in front of the gulf yard, and minimum 200,000kd infront of the sea, i'm sure about this info, cuz i went cuz one of the workers in the company told me that himself, but 2 tell u the truth the prices r really boosting up really quick, some of the house prices have already got 2 400,000kd already beleive it or not

guys there is a HUGE construction site in hawalli, opposite qadisiyah parking lot... and it doesn't have any info. board, 2 cranes are working and the building is 3 floors right now

i think what's happening to Kuwait is INCREDIBLY sad.

look at us. we used to be the jewel of the Gulf's crown. before the Invasion, we were doing amazingly well. Kuwait was prestigious, a hotspot for growth, and gaining worldwide attention for development and the economy. for example, the first Sheraton in the WORLD outside the United States opened in Kuwait in 1966. not in Paris or London or Singapore or Beijing, but KUWAIT. the first Radisson SAS that opened outside Scandinavia opened in Kuwait in the 1980s. we were the revolutionary factor in the area, we were who people looked up to.

and then the Invasion happened. decades worth of effort wiped out in seven months as our people were terrorized and our country destroyed. it was a catalyst in our country's history, a tragedy in the international arena and a cancer in our future. if you put all the horror and sorrow aside, you can look at the Invasion in a different manner: the Great Chicago Fire of 1871 destroyed overwhelming portions of the city of Chicago. however, the city's inhabitants were quick to act: rather than wallow in despair in the remains of what was once their city, they took this as an opportunity to invest in their future. an ENTIRE masterplan was thought out for the city, with grid-like streets and a new outlook for the future. the Invasion, like the Fire, destroyed vital parts of our nation and tortured our people, but unlike the Chicagoans, it took us a while before we picked up. and now look at us. mid-December 2006. it's been sixteen and a half years ever since and we still haven't recovered from our wounds. look at downtown: you can still see the ruins of a bombed-out house behind the Diabetes Research and Treatment facility. look at the National Museum, it's still a torched shell of what it once was. other countries would have torn down their old ruins or even restored them. after Dresden and Berlin were incinerated in World War II, many old monuments were painstakingly restored and the cities underwent a dramatic restoration. WE DIDN'T DO THAT. instead, we slowly, if rarely rebuilt rather than sit ourselves down and fully commit ourselves to the task at hand.

i will admit that the past few months have been very exciting. downtown Kuwait City is undertaking a new look, the country's polishing off, and we're reestablishing ourselves as the financial center of the region. it pains me to say, however, that we've arrived too late. of course, there is our obvious neighbor: Dubai. although it started off as a fishing town and trading outpost, Dubai has evolved (almost nightmarishly) into the corporate capital of the world. The Palm Island planned for Jumeirah Beach became THREE Palm Islands. The World. Burj Dubai. The Hydropolis. Dubai Marina. revolutionary, new-age, future-driven ideas being put forward by bullish leaders. Dubai has been named a "dream destination" by many world-famous agencies and travel fanatics. the reason why the city's leaping forward and setting precedents for the world to follow is because their government supports their country in its endeavours.

tragically for us, our government SUCKS. harsh, but plain and simple. the Subiya township was an idea proposed as far back as the 1980s. true, while the country's capacity may not have supported or even required it, the establishment of a new city may have paved the way for plenty of foreign investment. and now, the end of 2006 and they're STILL taking their time. Dubai and Doha are, without a doubt, the new jewels in the crown. tiny Bahrain is jumping forward with the Durrat Al Bahrain, Bahrain Financial Harbour, Bahrain Bay and Amwaj Islands developments. even Saudi Arabia, who we consistently ridicule as being the farthest one behind is making bold moves, such as the King Abdullah Economic City. our country is falling so far behind, chances of us even changing are getting slimmer by the second. with a government that steals from its own country, leaders pillaging their resources, and delays and problems constantly arising, we're never going to change. it's pessimistic, but it's true and it's EXTREMELY unfortunate. for the love of God, we had a member of parliament (or just somebody in a major role) who deplanted palm trees from downtown to have them replanted in his own estate. who in their right mind does that to their own country? while our government spends over two decades deciding whether or not to expand our airport, build a metro system or announce new projects, we have to pay the price and fall far behind while those around us rise up into the sky and beyond.

our government needs to change. we need to change. and we have to come to terms with everything around us or all hope will dissipate.

Kuwait needs us.

i read it ,,, your right kuwait_patriot...
but i'll have to say something about the present gov. well they have alot and i mean alot of laws and projects to approve, i think like 80 laws or something and they all need to be approved by the parliament,,,,

so i dont like it when people only blame the gov. for the countries failure... there are alot of people working in these institutions and mianly when you have a bad apple, all of them well be bad ;p LOL anyway i think the people in general in kuwait are corrupt unfortunatly, they take projects and laws and bend them their way and they get away with it by brides and under the table agreements, we have only a few people that can control the country's economy which is very wrong you have to do their way and they must have a share in your business or good luck even opening a baqala in kuwait,,

they want foriegn investment to come to this country, so they want all these laws approved and made the profit taxes 15% from 55% and other stuff that really should make kuwait a friendly enivorment for people with money and high expections in this rich country...

anyway your right kuwaiti_patriot ;) we have to change our attitude drastically, kuwait needs more people that want to benefit their country and not only to have bigger bank accounts in the swiss banks :S

Future Projects----Olefins II

Petrochemical Industries Company of Kuwait, (PIC), a wholly owned subsidiary of Kuwait Petroleum Corporation, and The Dow Chemical Company (Dow) are working to construct a new ethylene and derivatives complex in Kuwait, referred to as the Olefins II project. The project builds on the successful business relationship in EQUATE Petrochemical Company between PIC and Union Carbide Corporation (UCC), a wholly owned subsidiary of Dow. Following the groundbreaking ceremony in March 2005, the Olefins II project is being constructed on the site adjacent to EQUATE. EQUATE will manage, operate and maintain the Olefins II facilities.

The Olefins II project encompasses three specific elements:

* A 850,000 metric ton Ethane cracker, owned by The Kuwait Olefins Company (TKOC)*

* A 600,000 metric ton Ethylene Oxide/Ethylene Glycol plant using UCC's METEOR™1 Ethylene Oxide Technology, also owned by TKOC

* Expansion of the existing capacity of 600,000 metric ton per annum for Polyethylene by 225,000 per annum, using UCC's UNIPOL™ Polyethylene technology

In addition to Olefins II, PIC and Dow are building an Ethylbenzene/Styrene Monomer unit of 450,000 metric ton per annum. This plant, owned by The Kuwait Styrene Company (TKSC)**, will be supplied with Ethylene from Olefins II and Benzene from the Aromatics complex. The Aromatics complex is being built by Kuwait Aromatics Company.

* TKOC is a JV between Dow Europe Holding (42.5%), Petrochemical Industries Company of Kuwait (42.5%), Boubyan Petrochemical Company (9%) and Al Qurain Petrochemical Industries QPIC (6%).

New 60F Tower !!

"Bait il-Awraaq" : Al Sa'ab Comapny to raise its Capital to accomplish 'Sabah Al Ahmed financial center'

The company's board chairman Basil Al-Abaid said that the goal of the increase is to finance strategic projects, the most prominent 'Subah AlAhmed financial Center'.
AlAbaid stated that the center will be constructed on an area of six thousand square meters, and other six thousand squared meter allocated to the service center.
He explained that the center will be a 60-story building, pointing out that he will be constructed according to the latest technological specifications, as well as the fact that the building will be suited to the environment. :cheer:

im not sure but does anyone remember the white, boxy design sheikh subah was checking out in bayan palace when the company proposed it to him, and it had the same name subah alahmed financial center !!

maybe they changed the design so it will be a tower !! anyway its located between arraya hotel tower and al hamra project ;)

last year NBK bought a land plot worth of 30 million KD in kuwait city to build there new headquarter .

The sale of the land space in the capital for 11,7 million dinars.

The deal was the sale of an empty land in the capital on Ahmed Al-Jaber street of 1300 square meters with a total value amounted to 11,7 million dinars, which had been calculated the price per square meter in the deal with nine thousand dinars.

According to informed sources, that the parties to the deal are : the buyer a real estate company and sellers are individuals, the commercial land is stable in terms of prices, which reached high levels with expectations of higher prices because of the scarcity of land and the large number of applicants.

The sources indicated that the real estate offered for sale in the capital is extremely limited to the extent that it can restrict them on the fingers of the hands.

Today i saw info. board for a new twin towers on Arabian gulf St.

It's named Al-Waha Tower!!

between Ahmad tower & Alamiri hospital.



Hi there all. Here's some info regarding the Al Waha Twin Towers. The project designer is the same architect that designed the neighbouring Ahmad Tower, Andrzej Gabriel from Dar SAQECO Kuwait. Both of the towers will have 28 floors, as for the height I'll keep it to myself for now (don't hate me for it :wink2: ) 'cause this project is still undergoing some modifications.
As to the plot size that Bu Yusef has provided, it's a bit different. Actually it is half that size and the Towers are one behind the other, not aligned along Arabian Gulf street. The white building at the end of the plot will be demolished.

i don't think so.

you know the huge site next to the Safir International Hotel near the Kuwait Towers in Bneid El Gar? i heard that the Ritz-Carlton will go up on that lot bacause there's plenty of space for multiple towers, plus the views will be amazing. but you never know, there's that site next to the Sultan Center in Salmiya that's designated for a hotel (we still don't know what it is though; the Ibis is coming up on the back side).
