mileageman June 21st, 2006, 06:11 PM Did they begin construction on mint at riverfront already? Also, is Icon Brickell working on all three towers right now, sure looks like it to me, and one foundation has already been poured. Here is mint:

As for the FPL site, the camera angle makes it look quite a bit larger than it is...the Metrorail is taller than the FPL substation, and the pool deck is taller than the Metrorail.
Also, Key International owns the land to the West of the tracks, and that will be a dry dock marina for the lucky buyers at Ivy/Mint to put their boats! :) :) :) :)
No official groundbreaking yet for Mint. They will do that in September. They still have a handful of apartments left for sale. Three bedrooms for $1.3 Million +, and a couple of lofts.

mileageman July 11th, 2006, 05:44 PM They are definitely driving pilings on site, so it is officialy under construction. This is a beautiful project going up to 630 feet 10 inches. Here is a pic from today:

rider_of_rohan July 11th, 2006, 06:03 PM 630 is a nice addition to the skyline, especially considering its not on the bay. The towers get a little thin as you move away from the bayfront.

I couldnt agree with you more. Its like a step back to the days of all those condos on the south end of Brickell Ave around the Atlantis. It will be a dead, lifleless area, with no street interaction or life. They thought too much about the immediate short term instead of the long term. In the long term residents are going to catch on to the vibe you get when there is great dining and cafes with great shopping surrounding the side walks around your building. Maybe its just me but I see no appeal to living in a private gated community in the middle of a city, it ruins the experience. These new condos will be private enough, there not going to just let anyone walk up in to the condo section of your building, there will be doormen and concierges. There is no need for a private gated community, that is nonsense. Would you rather live in a new private gated community in downtown closed off to your surroundings or in one of the new condos that make up the Biscayne Blvd "wall" with shops and cafes and great street vibe surrounding you. I know what I would choose.
900Biscayneguy July 11th, 2006, 11:13 PM Good point umiami305. It reminds me of some of the towers in Aventura. Dull and boring. It is just not real city living. I think this will just encourage more auto usage instead of walking. I believe that there will be 6 towers in this complex.

And a gated community in a downtown area is the stupidest thing I've ever heard, then why do you choose to live in downtown if you want to lock yourself up? Go build a building in Sweetwater, noone walks on the sidewalks there. Seriously, downtown doesn't need any more cars; it needs more pedestrians, life and things to do!

BornInTheGrove July 12th, 2006, 12:20 AM As happy as i am that this parcel is getting not one, not two, but six buildings, it is a blow that they decided to make this a gated community (stupid idea). As dull as the white buildings are in miami, we must accept them for what they are; our version of the brick apartment buildings that are all over the place up in NYC.
Back to the riverfront parcel, if these buildings are really dull, you can always look to the bright side, i know i do.
[Bright Side] In 40 - 60 years, they'll be severely outdated and out of character in the rapidly growing downtown of Miami. Hopefully, someone will make something grand out of that plot of land.

Gated communities SUCK and they certainly have no place in an urban environment. In fact, they are the very antithesis of it.
This sounds like the walled-off crap they build in Sao Paulo or Rio to keep "those people" away from the wealthy.
Hard to believe they're even allowed to do this in a city that is TRYING to finally bring some actual life to its urban core. Blecch....

Its more false advertising than anything. I think by gated they mean that no one else can drive through project down that main street between the buildings. Anyone can walk in. If anything its the ultimate urban project rather than the antithesis of urban since it excludes non residents from driving through it and it encourages them to walk. Is this correct Roark?

Like once when i was walking by one miami on the riverfront and a security told me to turn around unless i lived there...I kept going, told him i was on public land and to try and call the police if he so desired...

July 12th, 2006, 11:43 PM Well from my understanding the developers are using the gated thing as a trick, they're calling it gated because on one side you're blocked by the river, on the other the fpl and metrorail tracks, so basically you have barriers not built by the developers, and like toucano said the riverfont is public land so they can't close it off or kick you out.,

You did the right thing confronting this overzealous guard, imo. Bravo, Rx!
People DO have the tendency to claim public spaces as "private"---regardless of the legality of such actions---when the opportunity arises or when they delude themselves into thinking that their economic status allows them to simply claim public spaces as part of a fiefdom.
The sad thing is that they often get away with it...particularly with oceanfront property. This has happened too many times all over the country, including Florida.
You guys are familiar with Indian Creek Island, right?---the VERY exclusive little enclave filled with mansions that sits off Broad Causeway as you approach Bal Harbour?
Well, I used to drive by there every day on the way to work at my dad's fishing boats in Haulover Park and eventually grew curious about what those estates looked like close-up.
So, one day I left home early and headed that way...taking the little bridge over from Surfside in my beat-up old Honda.
As you might imagine, there was a guardhouse there with a VERY efficient and excitable little man sitting inside who demanded to know which resident I was visiting on the island. When I said "nobody"---that I just wanted make a quick circuit to see what it looked like---he told me that wasn't allowed and that I had to turn around.
Well, I considered doing that but then realized that there was really NO reason to obey such a ridiculous command. After all, I'm driving on a public road onto a spoil island that was dredged from Biscayne Bay with public money LONG before the millionaire estates arrived, right?
So I told him so...and told him he could follow me or call the cops, but that I wasn't leaving regardless.
Needless to say, he relented (all the time trying desperately to figure out some law I was breaking) and jumped into his little golf cart in his starched white rent-a-cop uniform and followed me as I drove the half-mile or so circuit around the island to ogle the mansions from up close.
Mostly, I wanted to see the one Don Shula was living in at the time after he married that heiress in the early 1990s....pretty sure Julio Iglesias was there, too.
And as a born and bred Miamian, I felt I had the RIGHT to be there, dammit. <g>
So I guess the moral of this (very long) story is that nobody should EVER cede public land to the rich and powerful. They WILL try to grab it, you can be sure of that, and have little regard for the law or past precedence.
Respect their property...admire it, even...but feel free to positively TRAMPLE their beaches and roads that actually belong to YOU.
Kudos to "Rx" for not backing down.

First of all, it is not a gated community.
Like EVERY new project built on the Miami Riverfront, the national award winning Miami River Greenway plan MUST be adhered to, and that means a 50 ft setback on the river for public access. Further, there are restaruants and shops open to the public inside the 13.5 acres (think of Brickell Key, but with two roads in instead of one road in).
Second of all, if you think Revuelta buildings are dull, you probably think Mies Van der Rohe (http://www.greatbuildings.com/architects/Ludwig_Mies_van_der_Rohe.html) is dull too. In that case, I don't know what to tell ya...
The beauty of Revuelta is the fact that there is a lot of glass...a lot. Columns support corners and glass hangs like curtains for 50 stories. The corners of Mint are absolultely amazing!! Balconies are useful and very generous, 9ft ceilings with floor to ceiling, wall to wall glass, how many other residential buildings have that?? (don't count the other Revuelta buildings)
I'll be happy to accept them for what they are!!! Sleek, beautiful, and tall!
Home Magazine recently did a Revuelta profile giving him credit for being one of the inovators of Miami Architecture. They likened his buildings to the tall leggy Brazillian Models that move around South Beach quietly and confidently, not like brash gaudy over colored, over dressed, trashy in our face girls with insecurities and fake parts.
I love the comparison. Brazillian Models dressed in a minimal amount of white, the glass being the skin. The facades are beautiful to look at, and it takes a deep appreciation and depth to get inside to really enjoy all they have to offer...and you can say the same about the buildings.
