The design isnt exactly amazing but its nice and simple; I would rather have a more exciting tower in that prime location since it's surrounded by the likes of the MT and PT.

I guess I like this tower for now... I wish more renders were available though.

^^ No they are separate towers, right next to each other. The Beirut Tower is U/C and has just topped out (see thread). This "new" Beirut Tower was just announced recently and goes by the name Bay Tower now. Both are residential high rises.

Yes. This is from the rear.

The same developers behind the Beirut Tower are behind this tower, not to mention the same architects.

The Bay Tower will come up extremely close to the Beirut Tower. There will not be much spacing if any. The plot of land they are using is pretty small.

With reference to Solidere's Q4 2006 report, the tower is waiting DGU approval for high-rise buildings.

In my previous post I used the acronym DGU.
In one of Solidere's reports, I found that DGU stands for Directorate General for Urbanism. So, it makes sense.

That is true.
Both towers have common consultants.

on their site you can see more pics, it's literally attached to the Beirut tower! is there so little space over there??!

I checked Jacques Matta's site two days ago, they didn't have Bay Tower listed as a current project. Now that it has been added, I assume the project got approved by the Beirut Municipality.

UPDATE

31/01/2008 "Jacques Matta Ingenieur-Entrpreneur" began the construction of Bay Tower Project next to Beirut Tower already executed by Matta in Beirut Central District (BCD) totaling $10.5 million for concrete works.

The scope of works encompasses the construction of of a residential & commercial Tower - Concrete works for a total built area of 51,530 m2 .

The project consists of :
- 4 basements for parkings, caves , mechanical and generators rooms totaling 9,180 m2.
- Podium level of 8 levels for a total area of 12,523 m2.
- Typical floors and Penthouses from 7th to 29th floor for a total area of 29,827 m2.

^^ even thow, im not a specialist but if we add another 10 millions for other stuff it will be 20 millions ?????

It's kinda blending with the Beirut tower,
it doesn't stand out.
It would look good in Ramlet El Baida though

^^I thought this is The Dana ??? it's not that close to BT . besides on the Matta contracting website they mentioned that the construction on Bay Tower began on January 31.

^^ It is definitely not The Dana, since the location of The Dana would be in front of the Bay Tower.

It could very likely be the construction of the Capital Plaza.

If you read further up, it mentions that there are 4 basement levels. Considering the earthworks finished in early March, I don't think they are going too badly.

^^ Yes, if you measure the height of the floors of both towers you will see that they are the same, and therefore the towers are the same distance away.

That structure in the image is certainly Bay Tower. Number of floors has reached around five (not sure).

Here is what their site says in the news section

"01-02-09 - Structure is now proceeding above podium level. The Main Tower structure is expected before the end of 2009''

So we can confirm that that is the podium level and the Main Tower will be topped by the end of 2009 :)

^^ From this angle it is much clearer that the Bay Tower will not be as wide as the Beirut Tower - so maybe this wont be as much of an obstructive wall as we had thought.

^^ It just needed to be a bit taller.

^^ It's going to be the same height as the Beirut Tower. It will look strange if it is built higher since it very much matches the architecture and style of the Beirut Tower and is like an addition to it.

^^^ it would still fit the place even thought it doesnt look so good.. for the beirutian skyline it comes in the right spot.. it completes the marina basically.. all four projects coming out behind it (beirut terraces, 3beirut, damac, venus) are gonna be simply adding depth to the skyline bt now the skyline is completed.. hopefully they finish up DANA already so it would really be done.. :)
