thedubailife June 25th, 2006, 11:35 AM Very Intresting Design......but what i don't understand is why would someone from abroad invest in this when they could invest in a commercial in a Free Zone hence allowing them to setup with out sponsers etc.
But it's not right in the middle of the marina so probaly a good plot for this type of a tower.

they probably belong to media city
there will soon be the new interchange anyway, so construction won't start before the beginning of next year
at least now have the first tower to be built on these plots around the interchange
residential towers so close to this interchange wouldn't make sense anyway!

The AED 700 million project was launched at a press conference held at Dubai's Emirates Towers Hotel on Sunday, June 25, 2006. The modern tower is offered with the first-of-its-kind condo office concept which guarantees occupancy and investment return through a special rental pool system.

The Summit takes its name from the tower's imposing design and offers a total built-up area of approximately 1 million square feet. Comprising four basement floors, a ground floor for commercial space, six parking podiums and 31 floors of office space, the tower will bring a total of 420 small office units ranging from 1100 to 1200 square feet.
In partnership with Colliers International Middle East, ETA Star will also offer outright buyers the option of leasing out office spaces by placing these in a rental pool. Investors in The Summit will thus be able to earn steady returns without the bother of handling leasing and rental tasks. Colliers will take over the management and leasing of offices and will pass on rental incomes to the respective owners.

nice tower though, even the spire looks quite nice, but it is a cheater, no doubt. looking at this other render, the spire looks more realistic again.
good to know these plots are also to be built up, and will probably be built up with some more supertalls...
even though Res would not make much sense.

UAE-based property developer, ETA Star is expected to invite bids for the enabling package on its US $191 million (AED700 million) commercial tower, The Summit, in August, followed by bids for the main construction package in September.
Construction on the project is expected to begin in November this year with an estimated completion date of June 2009.
The Summit is a 38-storey commercial tower located between Dubai Media City and Dubai Marina. Colliers International has been appointed as the consultant, while Singapore-based Architect 61 is the architect.
Abid A Junaid, executive director, ETA Star, said: “The main construction package will most likely be awarded in November this year with tenders going out by September.”
The Summit takes its name from the tower’s imposing design and offers a total built-up area of approximately 90,000m2. ETA Star has announced that its AED 700 million project, The Summit, a 38-storeyed commercial and office tower located between Dubai Media City and Dubai Marina on Sheikh Zayed Road has received an overwhelming response from investors, with over 70 per cent of the project sold out, within a week of its launch.
The Summit is a modern tower that has the distinction of offering the first-of-its-kind condo office concept which guarantees occupancy and investment return through a special rental pool system. ETA Star has partnered with Colliers International, a global real estate property consultancy firm, to lease and manage the office units in the tower.
Commenting on the success, Abid A. Junaid, Executive Director, ETA Star said: “This level of interest from investors was expected, given the fact that The Summit is the first commercial tower in the region to offer the condo office concept. Moreover, The Summit’s excellent location make it a sound investment proposition for investors who are looking for a steady return on their investment.”

AltinD March 14th, 2007, 05:28 PM Piling/shoring packagge, was awarded last week to Dutch Foundation. Since they haven't any contract in the upper Marina, if any of their equipments is spotted somewhere, there will be the site of this tower.

The US $5.3 million enabling package will take 175 days to complete.Dutch Foundation has won a US $5.3 million (AED19.7 million) contract to carry out enabling work on ETA Star's The Summit.
The contract involves all aspects related to the enabling package of the $190 million project, including design, approval, supply, installation and maintenance.
The enabling work itself will cover mobilisation, shoring, earthwork, excavation, dewatering, piling work and testing.
The package, on the 38-storey commercial and office tower, will be completed in 175 days.
"The enabling works mark a critical phase of the project, which Dutch Foundation will carry out with utmost diligence and a keen eye for detail, knowing the delicate nature of the job," said Salim Khoury, managing director, Dutch Foundation.
"ETA Star adopts the highest quality standards, which will give us the most desirable results. We are delighted to be part of this important venture, and we will exhaust all efforts to deliver only the best for the project."
The Summit will be located between Dubai Media City and Dubai Marina on Sheikh Zayed Road.
Other ETA Star projects include 23 Marina, Al Manara, Liberty House, Gold Crest Executive, The Belvedere and Gold Crest Views-2, along with the recently announced Taj Exotica Resort & Spa and The Grandeur Residences on the Palm Jumeirah's crescent.

GoDubai! April 11th, 2008, 09:16 AM This tower will be a great attention getter as one approaches along SZR. I would consider it, however, more Media City than Dubai Marina. Despite the multitude of high rises in both DM and JLT, there arn't many so far that would have any strong or spectacular visual impact upon approach on SZR. On the Marina side there are maybe the original Phase 1 towers, but they are either too low profile or a bit set back. On the JLT side all towers lined up and having roughly the same profile don't make much of a statement. (Almas is set back and not along SZR.) The Marina Mall complex comes closest to having that "Wow" factor as you approach. I think the Summit will too.

The local ETA Ascon has been awarded the estimated AED485m ($132m) contract to build the Summit tower project at Dubai Media City.
Located next to the fifth interchange and Dubai Marina, the contract involves the construction of a 30-floor commercial building. The total built-up area is about 100,000 square metres.
The local Dutch Foundation is working on the piling package. The local Dar Consult is the consultant. The client is local developer ETA Star.
The project is located next to another project, 23 Marina, which ETA Star is developing in a joint venture with India's A Hiranandani. The local Dubai Civil Engineering (DCE) was awarded the AED485m main construction contract for the tower in 2006. It involves the construction of a 380-metre, 88floor tower.

Construction work on the Summit building at Dubai Media City will start next month, ETA Ascon said.
The company was recently awarded a Dh485-million contract to build the 39-storey tower. The total built-up area will be 100,000 square metres.
The project is being developed by sister company ETA Star next to the fifth interchange and Dubai Marina and adjacent to another ETA Star project, 23 Marina.
Construction will take two-and-a-half years to complete, said Project Manager S Ganesan. "Once work starts there will be no interruption," he said. "We are looking at a 32-month timeframe to complete the project."
In 2006, ETA Star awarded the Dh19.7m piling contract to Dutch Foundation and Concrete Processing, which is carrying out all aspects related to the enabling package for the project including design, approval, supply, installation, guarantee and maintenance.
The work also covered shoring, earthworks, excavation, dewatering, piling and testing. The dewatering was carried out by a sub-contractor for Dh500,000. Dar Consult is the consultant.
Ganesan said the piling work was yet to be finished, adding: "It will take another two to three weeks for the work to be complete after which we will set up site offices and start construction."
When the project was first announced in 2006 it was estimated that building work would start in November 2006 with an estimated completion date of June 2009.

Not sure this is U/C as I havent seen workers there , it was just covered green plastic as many other project in Dubai Marina what is on hold, like Delta 1, Delta 2 etc..
At least more greenery :)

Why are they covering these sites, just make more greenery or any reason?

Still not sure , there is another plot between the Civil Defence and DEWA or AC plant..and another 2 small plots , one which is ACC site office and another which using by tram workers..

as long as the area gets a police station i think it would be good.
a petrol pump in the marina? hmm...not sure i wuld want to live in the tower near it.
