Dubai-based DAMAC Properties announced the launch of real estate venture in the Beirut Central District.
The residential project, along with the piece of land on which it will be built, are worth $120 million. The tower will be located at the intersection of Fakhreddin and Omar Daouk streets and will provide stunning views of the Mediterranean Sea. It will encompass luxurious apartments with state of the art marble and ceramic finishing, liberal parking spaces, a swimming pool, a gymnasium, and 24 hours maintenance and security.
The project would be completed by 2009.
DAMAC is one of the UAE’s leading providers of luxury waterfront projects. It has a paid-up capital of $82 million (AED300 million), and more than $2.72 billion (AED10 billion) worth of projects. Also, I think a lot of the towers in the BCD will look different and clash with each other (but maybe that could be a good thing?) - dont forget about the Phoenician Village towers and the Landmark...

It is just there unique in it's position (the phoenician village is gonna be nice looking, I went down to the office not to long ago and they had more then one rendering. I think it will turn out better then what u guys are expecting). Anyways we'll see till it will be built, can't tell until it is completed

BEIRUT: Though the Dubai real-estate giant DAMAC announced plans for a $150 million residential apartment complex in Lebanon earlier this month, the complex was not formally inaugurated as "La Residence by Ivana Trump" until Monday - the day after Ivana Trump's famous ex-husband announced that he would develop the tallest building in Israel, the Trump Tower.
DAMAC joins a stampede of Gulf investors who are funneling oil revenues into high-end residential and commercial construction projects in Beirut Central District. Ivana Trump is the latest globally recognized luxury brand - including the Four Seasons, the Hyatt, the Hilton, and Phillipe Starck - to partner with GCC nationals for a franchise deal.
The CEO of DAMAC said La Residence, the company's first investment outside the UAE, demonstrates his company's confidence in Lebanon's investment climate and would be only the first of many real-estate projects.
"We have a long-term plan for Lebanon, and will announce new projects in the near future," Peter Riddoch told reporters at a press conference Monday. "DAMAC's launch in Downtown Beirut stems from our belief in the prominence of this area as a leading destination for international businessmen and tourists."
Though the building's namesake was not in attendance, Ivana Trump addressed attendees in a pre-taped video in which she emphasized her role in the building's design. The appearance was followed by a simulated tour of the 27-story apartment complex.
DAMAC opened a Beirut office branch last month so it could focus on expanding its real-estate and tourism investments across the region.
The company will meet stiff competition from other GCC investors who are attempting to diversify away from volatile securities markets and inflated gulf real-estate sectors by funneling oil-liquidity into property development.
In Lebanon, construction permits rose 82 percent in the first four months of 2006 compared to the same period of 2005, to 3.6 million square meters of built-up area according to the order of engineers.

Dubai: Real estate developer Damac Properties has teamed up with the ex-wife of billionaire businessman Donald Trump in a luxury residential tower project planned for Lebanon's capital Beirut.
The $150 million La Residence tower will be built at the intersection of Omar Daouk and Fakhreddine streets in Beirut's downtown area with a three year construction period set to start in 2007.
Interior design work on the 27-storey tower's one to three bedroom apartments, duplexes and penthouses will be influenced by Ivana Trump, the former vice-president of interior design for the Trump Organisation, whose marriage to the host of TV's The Apprentice ended in divorce in 1992.
"We are honoured to be endorsed by Ivana Trump, a world-renowned celebrity who is considered a symbol of style, glamour and class," said Peter Riddoch, CEO of Damac.
Damac officials admitted apartments in the La Residence tower will not be cheap, due to Beirut's surging land prices, and are targeted at mid- and high-income end users. Apartment prices are being released by the company today. "Land in Beirut is very limited and the prices have been going up and up," said Sofyan Khatib, executive director at Damac Holding.
The project represents Damac Properties' first venture on Lebanese soil and follows the launch of its recent $3.5 billion mixed-use project in China and a $400 million 14-building real estate venture within Lusail's Fox Hills community in Doha.
The company's real estate portfolio now stands at more than Dh15 billion, excluding its China project, and features 20 projects containing a total of 52 buildings, the vast majority of which are in the UAE.
Khatib said the company is aiming to diversify its portfolio, admitting "if your market gets stuck, you are stuck".

Only one thing bothers me. Like in most such areas BCD seems to be dead on the street level. I fear that most of the towers will be closed for ppl from the street (no cafes, restaurants, shops on lower floors), so the whole BCD will be just the area to pass by on the way to the seashore :(

The company’s CEO mentioned that 40% of the project has been sold and 30% reserved, and that the company didn’t receive any request for cancellation since the onset of instability in Lebanon.

Ivana Trump is betting on peace in the Middle East - at least in Beirut.
The Donald's ex has teamed up with Damac, a Dubai-based property giant, to build La Residence, a 35-story luxury residential skyscraper in the heart of the Lebanese capital.
The $150 million project is to get underway early next year and be completed in 2010. The developers see it as part of the rebuilding of Lebanon following the conflict between Israel and Hezbollah.
Trump, who's said to have invested a chunk of her own money in the tower, has signed on to design the public area interiors and four-bedroom penthouses, the developers said.
The property's luxury amenities will include marble flooring, a temperature-controlled swimming pool, a state-of-the-art gym and fine restaurants - all with a spectacular view of the Mediterranean.
Developers expect most of the apartments to sell to rich Gulf Arabs.
But in case you're interested, one-bedrooms start at $665,000.

Aug. 25 (Bloomberg) -- As Israeli ground troops entered Lebanon on July 19, Dubai, United Arab Emirates-based Damac Properties, the biggest privately owned developer in the Persian Gulf region, said it was proceeding with plans to build a $150 million tower in Beirut. The 27-story luxury residence, which Ivana Trump is helping to design, will include a swimming pool, restaurants and views of the Mediterranean Sea.
The flow of money into Lebanon from oil-rich gulf states has boosted economic growth this year and may speed the nation's recovery from the war, says John Lomax, an emerging-market strategist at HSBC Securities in London. Israel, which suffered much less destruction from the conflict, will likely rebound faster. Its robust exports and consumer spending will limit the damage from factory closings and displaced workers, says Serhan Cevik, a London-based economist at Morgan Stanley.
Lebanon's economy was thriving before the outbreak of hostilities between Israel and Hezbollah on July 12. The Finance Ministry had forecast that the economy would grow about 6 percent in 2006 compared with 1 percent in 2005. With oil prices soaring above $75 a barrel, real estate investors and tourists from Saudi Arabia and other gulf nations were streaming into Lebanon before the war, driving its growth. The government had predicted that direct foreign investment would jump 20 percent in 2006 after rising to $1.7 billion in 2005.
``There's a lot of money coming into Lebanon from the gulf because of high oil prices -- everything from properties to factories,'' says Tareck Farah, head of financial markets at Financial Funds Advisors International SAL, a Beirut-based brokerage and fund management company. ``I expect this to continue. They invest here because they vacation here and like it.''

Beirut- Dubai-based Damac Properties is planning to make further investments in Lebanon's property market by mid-2007, company Chairman Hussain Sajwani said.
"Lebanon is a prime market and we want to continue investing there. The war has affected our operations, but things are back on track." Sajwani said Damac has already invested $150 million (Dh550.9m) in Beirut's La Residence project - due to be completed in 2009. The 27-storey residential tower in Lebanon's Beirut City Centre development will have 70 apartments with two and three bedrooms and views of the Mediterranean Sea.
"We will look to launch a new tower as soon as the La Residence sale is over in Beirut," he said, without specifying the size of intended investment.
Damac Chief Executive Peter Riddoch said the negotiations for the project are at a "fairly advanced stage".
"Currently, infrastructure is being developed in the area and we will have site access within the next 12 to 18 months to start construction," he said.

The sales representative for the exclusive La Residence complex, slated for construction in central Beirut, was very courteous and interested: "Send me an e-mail and I'll forward all the details to you: the number of square meters, the price per unit and the terms of the payments." After a few minutes of talking with the representative of the Damac company, the project's developer with offices in Dubai, a few more interesting details came to light.
This project, designed by Ivana Trump, features especially large apartments. A two-bedroom apartment spans 180 square meters and the cost is sky-high: "$4,000 dollars per square meter, but if you buy an entire floor you get a 15 percent discount," the sales representative promises. The apartment specifications on the Web site are very tempting: marble and wood lobby, heated swimming pool, perfect air conditioning, "bank-level security," a fitness room as well as many parking spaces as there are rooms in the apartment.
"You're only interested in investing in Beirut? We have properties in Dubai as well that will be ready in another year," said the representative.
But Dubai's a lot more expensive, I argued.
"We can give you a lower price than in Beirut. They haven't even started building in Beirut, because of, you know, the circumstances, so the project won't be completed as planned in 2009. It may be postponed until 2010."
The "circumstances" the sales representative was referring to started last summer with the war and continue with the demonstrations in downtown Beirut and Hezbollah's campaign to bring down Prime Minister Fouad Siniora's government. However, apartments in these exclusive projects continue to be sold, "and they're not even willing to lower the price," as the sales representative made clear. "But perhaps if things continue this way, the prices will also drop."
Behind the luxury towers, which attract foreign investors, Lebanon's economy is based on war money. But worse than this - it has not been able to lift itself up because of the political crisis imposed on the state by Hezbollah leader Hassan Nasrallah.

AmeriLEB May 8th, 2007, 07:27 PM I think that sales lady was contradictory..I keep read that sales have been good..if the units are sold why delay the entire project..Altho one year is not bad..at least its still on track and not cancelled....I met in dubai with Damac..there sales center was a giant air conditioned tent..all the tower models are shown and sold...altho when i went they had just announced this project and didnt have one :(

What was interesting was he told me they own 4 plots and will be announcing several new projects soon (within a year). They have a man in beirut now and the man told them that the air is electric. He seemed impressed what was happening and the projects that are resuming. GREAT NEWS!!!!!!!!

Speaking in a round-table to the media, Damac Chairman Hussein Sajwani said the developer had cancelled its residential project in Lebanon that was announced in 2005.
"We have stopped any international expansion for now. We will do few launches but our focus will be geared more towards the efficiency of the organisation. Money has been returned to investors in Lebanon," said Sajwani, adding: "The year 2009 will be a challenging year for us but we believe the realty market to pick up from end of 2009 and 2010."
Damac has been hit by the global crisis ..they do own a few plots in Beirut tho..

its a $600 million project and no one wants to risk to invest that much...
especially when the value of buying a house there is very very expensive (around $9,000/m2)

Damac Properties Launches Versace Home Design Residences At The "Damac Tower", Beirut

Dubai developer Damac Properties has awarded the enabling works contract for its real estate project in Beirut to Zetas Apex Foundation Technologies.
This phase of construction is expected to take nine months due to the rocky terraine, and will involve piling and excavation to a depth of 24m, Damac said in a statement on Sunday.
The 28-storey luxury tower, in the downtown area of the Lebanese capital, is being built in collaboration with the Italian fashion giant Versace.
The building is slated for completion in 2013 with apartments set to start from $700,000.

The 28-storey building won Best High-rise Architecture and Best Interior Design at the awards, and will now go forward to compete in the global leg of the competition in London in November.
“This official recognition from a judging panel of distinguished experts is one of the highest endorsements a developer could hope to receive in one of its projects” said Mc Loughlin, Senior Vice President of DAMAC Properties.
DAMAC Tower was launched in June and is the first Versace-branded residential tower in the region. Situated in the marina area of the new Solidere development in Beirut, the flowing curves of the building were designed to emulate the waves of the nearby ocean.

Damac Properties, the real estate developer behind Dubai’s Ocean Heights and the Waves, has sold more than a third of units in its Versace-branded tower in Beirut, its CEO said Monday.
The Dubai-based firm has secured investors for almost 40 percent of Damac Tower’s apartments, after signing a deal with Italian fashion house Versace to oversee the interiors in June last year.
“In Lebanon, we mobilised the site in 2010, we launched in June 2010, and so far, although being a very premium project in an area which is still under a lot of political turmoil, our sales are very good,” said Ziad El Chaar.
“Versace don’t get involved in the exterior look of the building, they just want to make sure the exterior is premium enough to carry the brand. They get involved in the design of all the common areas, and then they add a touch of Versace to all the individual apartments.”
The 28-storey tower is currently under construction in downtown Beirut, and will be completed in the last quarter of 2013. Apartments start from $700,000.
The project is one of three Damac developments with designs by Versace Home, but the first to be completely fitted-out by the Italian fashion house.

No seriously, this is the first accurate/photo-realistic rendering for that project so far. The others were more like an illustrative representation of what would the tower look like, with more or less artistic (weird) angles an field of views.
