If the gov't earlier tried to auction off the old IS property in Makati and failed to make a sale 4 times prior, I wonder what changed all of a sudden that had Century ending up paying P1.432B, a 10% premium from the gov't's indicative price of 1.186 billion pesos, for the said property this time around? Thanks for the help! :)

THE GOVERNMENT'S Privatization Council said it had accepted Century Properties Inc.'s 1.432-billion peso offer to purchase a 4.8-hectare government property in the Makati financial district, which the International School used to occupy.
The property was earlier valued at 1.186 billion pesos.
Prior to this transaction, the government tried but failed to sell the asset in four public auctions conducted between 2000 and 2005.

-TC- November 20th, 2006, 04:48 PM Century Properties Group, the country’s largest privately owned real estate company, will transform the 4.8-hectare Makati property previously occupied by the International School (IS) into a mixed-use development whose master plan will be done by world-class planners, Chief Operating Officer John Victor R. Antonio said. Although he declined to divulge the identities of these entities that will do the master plan, Mr. Antonio said funding for the development of the prime property won by Century Properties will be internally generated. “It is premature to announce our plans yet but it will be a mixed-use development. The master plan will be finished within the year. The property is the last remaining big piece in Makati. We still have to finish the master plan and get the components right. The IS project will be our significant project next year. Everything will be done in-house,” he added. Last June, Century Properties bagged the property under a negotiated sale after four failed public bids conducted by the government since 2000. The Privatization and Management Office, under the Finance department, and the Antonio-led developer have inked the deed in what was described as the “biggest and most successful privatization effort” for 2006 at a purchase price of P1.432-B. International School Manila, Inc., now in Fort Bonifacio, had transferred all its rights over the Makati lot to the government in exchange for a 20% share in proceeds of the sale. The government will remain the owner of the property until Century Properties pays in full. Ambassador Jose E.B. Antonio, Century Properties chairman, earlier said construction for the mixed-use development would start later this year, with funding sourced internally and from certain strategic partners. The property firm intends to put up an information technology (IT) zone and residential and commercial buildings in the lot.

Now, the reality...horrendous traffic on Kalayaan Avenue, Makati Ave and Reposo. Kawawa mga residents ng San Miguel Village, Bel-Air2, Santiago Village.
In all honesty, whenever there is a traffic jam in Kalayaan-Makati Ave, the lines go all the way back to as far as Ayala Ave (along Makati Ave).

Yup I agree with you Lloyd, the traffic management here is going to be the akey issue for this project and the area! One must remember that it also abuts the Antel proeprty where they have a mall and at least half a dozen buildings planned over the long run. It's going to be quite dense.

If you remember the days when Binay was holed up in Makati City hall on JP Rizal, the traffic affected areas such as Mandaluyong which is on the other side of the bridge. Even now, for Christmas season, grabe na ang traffic.
The side streets such as Valdez (near the Antel and the backside of IS) will only add to the mayhem rather than alleviate traffic.

I asked to be pardon as I explained I wasn't a regular resident there and not familiar with the area he just kept giving me the lagay look. ANd then he called his comrades for a bigger lagay. Unfortunately for him I wouldn't give him the time of day so I Just said go ahead keep my license It's my souvernir gift to you.

Anyway...now we live in bel-air...we are facing these traffic jams inside our village because they are selling stickers to outsiders recommended by villagers.
Recently we had our election whether to extend the deed of restrictions in our property which will expire in 3 days. And of course, the association fooled the residents for voting yes...
What will happen to us? a low density village surrounded by rockwell, buendia, makati Avenue, and kalayaan and Reposo...and after the bridge is Fort bonifacio....now...am I crazy here or what for campaigning that bel-air should be open to the public...convert to high rise residential and the perimeters be commercialize...
It's about time that we must face tha facts here...all around us are buildings...and there will come a time, wherein we will not see any sunlight due to high rise buildings surrounding us....hay.....now this IS property....kung ako yan...hindi ako bibili...there would be no more room for road expansion....trust me...unless they buy Bel-air 3 and 4 as a whole block...cutting it...and out to buendia....

The Urdaneta Village property is a prime location, which is "riped" for a redevelopment and transforming it into a Makati CBD extension. Definitely, we'll be seeing a lot of high-rise construction activities in Makati in areas like the former IS property, Buendia, Chino Roces Avenue (Pasong Tamo), and now Urdaneta Village. Also, there are already signs of high-rise construction boom in the Legaspi Village area, the latest of which is the demolition of the Regina Building at the back of the AIM Campus to give way to a 30-storey luxury condominium building. Robinson's Land is also set to venture into that area for a mixed-use high-rise project.

At that time, General Luna Street was known for famous landmarks like the Insular Bakery (at the corner of GL and P Burgos), that Chinese store also on the same street corner, and the Likod Simbahan kalbaryo. When I now visit the said area, I've got mixed emotions: sad and happy. Sad, because gone is the same. old place and familiar faces that I've known since I was a child; happy, because General Luna Street has now its own share of commercial development. Suffice it to say that there is no way to stop such a development - but it has to come with a price and, to a great extent, inconvenience to the people who live there.

carlo pontevedra January 17th, 2007, 12:14 PM Hi crappypants, I agree with you that there is a need to beautify Makati Avenue from G Puyat all the way down to JP Rizal Avenue/foot of the Makati/Mandaluyong Bridge. Those Meralco lamp posts and power wires are an eyesore - they've been there for decades. It's about time that they are kept underground! Also, the pedestrian sidewalks need to be widened. Some establishments and residents have encroached or "eaten" a big portion of the sidewalks in the area. How nice it would be if the Makati Avenue sidewalks in the Poblacion area are transformed into open cafes. We can do it!

Like what they are doing now in Ortigas, Makati City should also require all powerlines to be built underground, maski sa areas na malapit o sa loob ng CBD area lang including Buendia, Makati Avenue, JP Rizal and Brgy Poblacion. Dapat isulong sa Konseho ng Makati yan.

currently I agree with the posters here that bel air residents erred in their judgement. in the long run they cannot stop development and in fact exact a social cost by not allowing the area to develop just for the benefit of a few. If I was mmda and makati I would raise the taxes on these as these really should be for a higher density and mixed use commercial already. They needs of the many outweigh the desires of the few. If they should persist then they should be willing to pay for the priviledge of staying so near a high density core keeping others away.

This connectivity secures seamless pedestrian circulation between the indoor and the outdoor areas, yet allows for an independent functioning of the outdoor terraces as a place of vibrant nightlife even after the regular opening hours of the indoor retail.
A hotel is located on Parcel # 1. This hotel has all its operations, including parking, accommodated on its dedicated 1-hectare parcel. Guest drop-off, entry and lobby are accommodated on the ground floor, and its 5 level podium accommodates hotel support functions, amenities and parking. The hotel podium is connected to the central retail parcel of the development on every level. Additional retail is located on the hotel parcel as well. This allows for close integration with the hotel functions and seamless connection with the rest of the development. Private outdoor spaces dedicated to the hotel operations are located on a variety of different levels and rooftops.
Mixed-use buildings are located on parcels 2, 3, and 5. These towers can accommodate office as well as residential or hospitality functions. For now, they are visualized as towers representing the GFA that can be accommodated on those parcels. The final tower shapes will have to be adapted according to its final functions. The access and egress for both parcels are accommodated from Valdez and Salamanca Streets and the vehicular circulation is also connected to the central retail parcel (parcel # 4). On the parcels, the lower levels of the towers are connected to semi-private terraces and gardens located on top of the podium. From here, pedestrian circulation connects each parcel into the central retail portion.
Overall, the development is designed with variety of users, residents and visitors in mind. The complimentarity of the project components also offers added benefits to each of the elements. Residents can benefit from the adjacency of retail, entertainment, food and beverage. The hotel offers access to spa facilities and meeting rooms. Hotel guests do not have to leave the premises for access to retail and restaurants. The employees of the 24-hour functioning offices populate the bars and restaurants at various hours of the day. The variety of open spaces offers meeting places for everybody.
The overall environment offered in Century City is inspired by a naturalistic environment: the collection of strong tower shapes is connected by a green landscape reminiscent of terraced hillsides. The pedestrian and public areas of the project – both indoor as well as outdoor – are completely separated from vehicular circulation and provide for a multi-level spatial environment that provides for a completely different experience than the regular ground plane of the city.
The metaphor of nature as a beginning point for the architecture of the podium is based on the idea that the natural environment provides relief as well as counterbalance for the business and congestion of urban life. The architecture of the podium is inspired by man-made interventions in the hillside, as can be seen in certain rural areas of the country, and is developed into a language of stone layers that are extensively planted. This develops into a landscape of stepping terraces that allow for a variety of attractive open spaces on different levels. The terraces in the middle of the site are the central public open space features. Retractable shade structures allow for their use throughout the different seasons. These plazas are extensively landscaped, offer attractive outdoor environments for bars and restaurants and above all, provide for a dramatic panorama of the skyline of Makati.
The indoor areas of the retail environment are inspired by a canyon experience. As opposed to the lush landscape of the outdoor environment, this area belongs more to the mineral world and provides shaded areas, skylit by means of an undulating glass roof. The architecture of the towers can vary, its solid masses are reinforced by a material choice of stone and/or glass, but is punctuated and softened by occasional introductions of large terraces for outdoor planting. Besides the use of planting and trees for the creation of shade, screens and louvers are also applied onto the building architecture. Wood is the material of choice for these layers added onto the tower architecture. Attractive open spaces accessible for users and visitors are created on the top of the towers as iconic rooftop gardens floating above the skyline of the city.

Honestly, having a high-rise development in that area was NOT even part of a major masterplan of Makati City. For everything to work well, a long-term Masterplan has to be in place.

Added to that, of course, is the nearby Eaton Makati plus other high-rise projects in the Makati Avenue-Kalayaan Avenue area. Plus, Rockwell is just a stone's throw away from Century City! We can, therefore, expect a feverish construction activity in this part of Makati.

smokingunmanila January 21st, 2007, 06:41 PM Hi there, Smokingunmanila. I also grew up on General Luna Street. Our house then was very near Makati Elementary School. At that time, General Luna Street was known for famous landmarks like the Insular Bakery (at the corner of GL and P Burgos), that Chinese store also on the same street corner, and the Likod Simbahan kalbaryo. When I now visit the said area, I've got mixed emotions: sad and happy. Sad, because gone is the same. old place and familiar faces that I've known since I was a child; happy, because General Luna Street has now its own share of commercial development. Suffice it to say that there is no way to stop such a development - but it has to come with a price and, to a great extent, inconvenience to the people who live there.
I do share your sentiments.

Indeed, we lived at the other end of General Luna near Gloria or Algier Streets, if I remember those street names correctly. The Chinese store owners were (I've asked my Mom) Qina and Teban (LoL). I wonder if they or their families are still there. We've long been relocated to Seattle and Queens, New York.
I still visit Makati whenever we're in the Philippines. I see to it that I attend the Holy Mass in St. Peter & St. Paul's Church.
Even now that we're based in the US, Makati will always be my favorite City.

It's only a guess, but I can be right, he, he, he. My uncle was telling me that, at that time, Insular's other competitor was Ideal Bakery, which was famous for its "mainit na pan de sal" all day long. Whoa, this is like walking down memory lane . . . with the whole family participating.

That's right. I know of a family who used to live on Mercedes Street whose house and lot were bought by the Koreans so they (the Koreans) could build a condo on the said lot. They (my friends family) have since then moved to Ayala Alabang. They sold their property at a very high price . . . that was before the Asian crisis.
I also heard that most of the lots along Mercedes Street were purchased by the Koreans. I wonder though if the Bautistas are still there? They are our family friends

Have they also sold their property on Mercedes Street? I did hear that a lot of people in that area of Makati became overnight millionaires because of the property boom in the late '90s. Sad to say that there are just a few legitimate Makatenos living in that area. Halos wala na yong mga kabarkada ko duon.

tallest residential indeed might mean 60+ storey high. projects do usually compare their projects with others by number of floors not on actual height.
this project is exciting considering that there will be 3 office towers and a hotel.
and that huge square lot is Antel's future Avenue Mall. Behind it will be at least 4 towers which is right beside this IS lot. Bad news for Antel and good news for Century.
venntro January 24th, 2007, 03:46 AM It seems that this Century City will be the next great thing in exclusive property development in the Philippines. With the Antel development adjacent to it, and with the Eaton tower project along Rockwell drive, and of course Rockwell itself, this part of Makati is poised to become the next mecca of high-end living. The projects here, at least based on the renderings, are certified GRADE A buildings, and not your typical Cityland or Megaworld buildings. Century, Antel, Eaton and Rockwell have posh builidngs on the pipeline. Century though has this history of changing its renderings and Eaton has scaled down its original sailboat-inspired 57 story building while Antel is quite snail-paced in its construction. Still, with the Century group wooing a world-renowned high-end hotel group in Century City, it would only mean that posh buildings are the only way to go. Antel will complement the skyline along with Eaton. I can't wait to see the new Makati Skyline especially viewing from Ortigas once these structures are built.
I just hope that with this development, they remove all those ugly OVERHEAD/SPAGHETTI WIRES and require them to go underground especially along Makati Avenue. Just seeing those wires crisscrossing overhead makes the place looks so seedy. Without these wires, a place will look cleaner.

Interesting because I was about to say that this development reminds me very much of Tokyo, particularly the multilevel plaza. I've seen similar plazas in Japan.
This is definitely the most exciting development outside of the Global City. Is this masterplan only proposed or what? I'm trying to see what the chances of this development being cancelled even mid-construction (like the Jaka Tower). I really hope this pushes through with no hang ups or change in design. This could bring a new level of development once (and if) completed. Thumbs up!

Ito kasing si Binay walang ginawa kundi mamulitika, hindi asikasuhin ang trabaho niya bilang mayor. Ang hilig pang mag-rally sa Ayala Avenue (and I blame Cory Aquino for spearheading rallies on Ayala Avenue during her time, kaya ayun parang teritoryo ng mga raliyista ang Ayala Avenue, unmindful of the setbacks they inflict upon the country's economy).
Unfortunately, this stubborn mayor will still be re-elected by the equally stubborn Makati electorate (I'm talking of Binay's squatters and hakots).
BTW, when my family and I were in the Philippines about 4 or so years ago, we noticed on the side of Makati Med (if you're fronting Makati Med from Ayala Avenue, it's on the left) a 'burgeoning' squatters' colony. Is it still there? Shame, shame, shame!!!

Based on my sources, Century City would have the tallest residential building in the country. This project would become one of the icons of the country; for one thing its architect is the world renown Jon Jerde; popular for Universal City Walk, Bellagio Hotel, Fremont Street Experience, etc. Also if I'm not mistaken, the project would also have the biggest showroom in the country open 24/7. Jon Jerde's architectural style is something to look forward to in the country. With regards to the traffic in the area, Kalayaan St. would be converted into a 2 way flow from Makati Ave up to the entrance in Century city. Traffic flow inside the city would all be underground; this is not surprising if you consider Jerde's style. With regards to the overall traffic in Kalayaan, Makati Ave, etc I believe there would be a significant improvement once Century City, Antel's buildings, etc. are operational. Bear in mind that heavy traffic does not depend on heavy flow of verhicles per se but on the traffic management system (for one). At this stage there's not even a traffic light in Makati Ave corner Kalayaan; with Antel, Century City up and running; they could very well afford a much better traffic system including traffic officers policing the street 24/7. Timing is very good for Century Properties; the country seems to on track to economic boom as long as this government could sustain what is on its agenda.

If you look at the total occupation cost in the report for Melbourne Australia; it's $25.71 sq./ft. for Manila it's $20.70 sq./ft. If you look at the other cost in mumbai india and compare it with other cities, the rates doesn't seem to add up. Maybe someone could help me analyze these rates as we all know that total occupation cost in Manila and other developing countries should be much cheaper than cities like Melbourne. Thanks.

You are right @wall_street... the 2 main entrances to CC will be on Kalayaan Ave (2-way from Makati Ave to the entrance) and Gen. Luna St. (2-way). Refer to the in/out traffic flow of Century City using the map below (esp. the red arrows):

Actually, after having a 2nd look, I found out something:

Melbourne, Australia A$ 371 sq/m p.a.
Manila, Philippines PHP 747 sq/m p.m.
I'm not sure about the difference between p.a. and p.m. but I'm assuming it's negligible. Based on the above, nothing is surprising.
But below is what I can't understand in the Richard Ellis report:
TOTAL OCCUPATION COST
Manila US$ 20.70 per square feet
Melbourne US$ 25.71 per square feet
According to the report (on page 17), total occupation cost is "gross rents" and reflects all occupancy costs.
Let us say that "other" occupancy costs are higher in Manila, it is still shouldn't be that high; they should be putting average which you said is half.
By the way Francis, what's your understanding of "total occupation cost"?

total occupation cost might mean the rental cost plus all sort of fees like airconditioning, janitorial, etc.
A/C charge in my estimation costs as high as USD 40/hr. that would be the whole floor of a Grade A office. anyway, looks like we're off the topic. i'll send you a pm. these are topics of my interest.

This project is really something to be excited about it. Imagine Century City towers rising in the middle of the metropolis unrivalled and without any neighboring buildings to compete with them, thereby, making them easily recognizable from as far as the hills of Quezon City and Antipolo City. Eaton Tower, Century's nearest neighbor on Makati Avenue, is about two to three blocks away.

However, the A.venue buildings will not block the Century Properties towers because they are low-rise buildings, the tallest of which would be 24-stories high only). Century Towers' immediate competitor, if ever, would be Eaton Makati, which had been planned to go as high as 57 stories (or 60+ as was originally envisioned by its developers).
Will Antel, the developers of A.venue, change their plans pertaining to the height of their buildings? Who knows, they might compete with Century Properties in that aspect. And that remains to be seen

I hope they improve the streets around that area to create better access. Makati ave, Rizal ave and all the narrow streets in that area are already choked as it is...much more when this is completed (if they dont do anything to improve the streets, mass transit).

The area, formerly the site of the International School Manila, is now being transformed by property developer Century Properties Inc. whom the Privatization and Management Office (which handles the marketing of government assets set for privatization) awarded after offering a purchase price of P1.432 billion for the development of the 4.8-hectare property.
“With a 20-year heritage of visionary real estate, Century Properties envisions a completely new urban experience to rise on the site. Century City, as this development will be called, will be a mixed-use development where residential, office, hotel, retail and open space will be integrated,” Century Properties COO John Victor Antonio explained.

He added that the development will be a self-contained haven where one could live, work and play.

IMO the price is reasonable for a high profile development such as this. To compare... Century's GSM along Buendia Ave. in Makati's CBD is selling at around P115k per sq m for the 41/F penthouse units. My own unit there is priced at around P94k per sq m now.

Wow! Php 105k/sqm! That's already the existing prices for Rockwell, The Residences at Greenbelt (TRAG) and Serendra! Double wow!
Regarding selling prices, how high can they still go? Can the market still take that price? Is there still room for property value appreciation at that price?

Let me just say that the price per sqm quoted by smokingun is unverified. We don't know his source so it will be prudent to wait for the official price list to come out after the launch of this project before commenting on it. It's all speculation as of now. As for the 7 sqm unit, smokingun did mention that he said this as a joke. :bash:
@3cr... I believe that pooling of funds to invest in properties is being done but probably on a small scale (among friends, family, etc) only. On a bigger scale, the Philippines does not have REITs (Real Estate Investment Trusts) which should have been a good outlet for investors wishing to participate in our booming real estate market. Let's just hope the PSE (Philippine Stock Exchange) successfully pushes for its creation and list these in the exchange sooner rather than later. :)

This is a huge question though but it can work if done properly. Kailangan mag market, create Desire in the minds of the buyer. Be a bit more sophisticated. A lot of RE marketing here is pretty lazy and sloppy IMO. The easy days will be over soon. But hopefully perhaps not a crash.

Founded and chaired by businessman Jose E.B. Antonio, Century Properties plans to convert the 4.8-hectare property in Bel Air, Makati into a complete urban complex dubbed Century City which will have an IT park, residential condominium buildings, a luxury hotel, an IT school and entertainment facilities.
The project will be the first first fully integrated residential, commercial, industrial and recreational township development in the Makati financial district.
Century Properties, through unit Century City Development Corp., is setting aside P5 billion in the next three years for the development of at least 160,000 square meters of Grade A office office space.
"There’s always a premium for Makati locations. This is the largest available property for development of contiguous land, and it’s very rare that you can find a space that opens up like that, that you can essentially plan from scratch," said Marco Antonio, managing director of Century Properties.
The IT park will cater to the business process outsourcing (BPO) sector, particularly the high-end BPOs, "who are willing to pay premium rates for a good location and something of this caliber," Antonio said.
Antonio said the company is currently applying for Philippine Economic Zone Authority (PEZA) accreditation and will most likely exceed the minimum requirement of one hectare for the IT park. "We feel that we are poised to deliver products by 2008 or early 2009 for the first batch of office buildings," he said.
Antonio said the office market has changed dramatically in recent months, with lease rates hovering in the P1,000 per meter range, and strong demand continues to fuel the growth of the real estate industry. "It makes sense for developers to start building offices again. We’ve talked to a lot of these potential locators and they have told us what they must have and what they wish to have, and we’re complying with their requirements," Antonio said.
Groundbreaking of the first building, which shall make available 56,000 square meters of leasable space, is scheduled on the second quarter of the year.
"We are anticipating a positive response from locators to make this their office address in the financial center. With our prime location, about six multinationals with urgent needs for operations in Makati are now negotiating with us," said Frederick Salcedo, director for Commercial Operations of the Century Properties Group.
The IT component is expected to be one of the major catalysts that will speed up the development of the township.
According to a study commissioned by the Asian Institute of Management, the City of Makati remains a top choice for many multinational firms to locate their operations because of its undisputed status as the country’s financial capital, its accessibility, and proximity to urban conveniences and entertainment and leisure centers.
Makati is also the host for many multinational companies, embassies, financial institutions and government agencies.
The Century Properties Group has over 45 buildings in its portfolio with asset values reaching $1.5 billion.

^^ Is Rockwell not considered a township or is it just considered too far from the CBD already? just that I thought Rockwell was actually the first fully integrated residential, commercial, industrial and recreational township development in the Makati.

Makati is already too dense, there needs to more developoments outside the cbds to minimize traffic, pollution and so on. I feel the problem with Metro Manila is the manner in which tall buildings become so concentrated in one area, if the buildings were more spread out I believe we would have a better skyline since so many buildings are clustered together and we dont appreciate the individual appeal of some buildings. This would allow other parts of the metro to develop.

They already wasted valuable land by building five storey call centre buildings in lots that are suppose to house 50 storey buildings. But if Century Properties just happen to have no land in the CBD, then sure, they should build more offices in where their project happens to be. As long as its tall and nice.... :yes:

I agree that the main Makati CBD is crowded but not dense. the buildings are way too close together that you can't appreciate the beauty of each building, but I think the beautiful buildings should be put together rather than being cramped alongside shorter buildings, that way there's balance and order. They should have mandated a standard perimeter or distance between each building as to avoid being too close to each other for the sake of safety or at the very least, increase value of the property by providing great views on all sides. The same tragic urban planning choices can be seen in Eastwood, can't understand why the buildings were elbow to elbow, literally, when the development is in the middle of nowhere with a seemingly large area around it enough for the buildings to have their own space and still be cohesive to make a dramatic skyline

-TC- March 19th, 2007, 04:00 PM Yes, Century City was officially launched tonight. I was a guest at the ceremony which was held at the Pacific Star Bldg. It was just unfortunate that the weather did not cooperate tonight as it rained very hard midway through the ceremony. And we were at the roofdeck! Anyway, from our vantage point at the roofdeck we were able to witness a great fireworks and lights display from the Century City site hundreds of meters away. The ceremony was later moved downstairs as rain continued to pour.
I will post some of the marketing materials when these become available in the next few days. I'll try to keep you all updated on this very exciting project going forward. PM or email me for anything.:)

The renderings I posted a month or so ago are the same as what is printed in their sales kit for CC. As for the tallest residential building... yup they're pushing through with it.

With rockwell and Century City, I suppose the development pressure will go across Pasig river and developers may want to revisit their Mandaluyong landbanks especially the lots beside Pasig river. The Mandaluyong side will have a great view of the future Century City and Rockwell as well, not to mention the existing impressive Makati skyline. The Tivoli Residences project has started the ball rolling and I suppose Rockwell will be next in line with their Noah's ark acquisition.

Thanks for posting the floor plans! Looking at those two pictures of project you posted, from my observations:
1. The floor plans do not match any of the buildings in the render. The floor plans suggest a curved side of the building, which I don't see in the render.
2. There are differences in the 1st and 2nd renders. In the first render, which is more updated(?), it is missing the building in the middle of the 2nd render.
3. The buildings in the 1st render seems to be shorter? Or maybe it's just the angle.
I'm wondering if the masterplan has been changed.

That will indeed be the tallest residential building if you base it on the number of floors. In fact, it can be the tallest Philippine building in terms of number of floors..... period. :banana:

PBcom might still be taller. Residential buildings have lower floor to ceiling & and other height figures, so just because it has more floors, it does not mean it is taller. We'll see, it may or may not be taller.

Singapore's Stamford hotel with 73 floors is 226m and The Sail @ Marina Bay condo with 70 floors is 245m.
With The Sail (under construction) as a reference, 73 floors will be around 255.5m as compared to PBcom's 259m. 3.5m difference is very small, it has a chance of becoming taller than PBcom. However, if this could be the PH's tallest, why are they not mentioning it or using it in their marketing? Most residential supertalls around the world use this in their marketing.
Anyway, it would still be a great addition to the Makati skyline and the views would definitely be awesome.

This Century City thread can be just like the Rockwell Center thread which has kept on going even as One Rockwell, Joya Towers, etc. each have been spun off with their own threads. :)

According to a project director... the tower on the right corner looks like only 1 tower but is actually made up of 3 towers and it's collectively called The Trilogy. The 1st project to rise out of the 3 towers will be The Gramercy Residences. The tower that stands right in the middle of this Century City 3D rendering is not part of The Trilogy.
Then we have the height... and yes the number of floors... let me just say that this Century City development is an ambitious project to say the least. So definitely 1 of the 3 towers in The Trilogy will rise to that targeted floor if only because they want to be the tallest and get the record period. Both Jerde Partnerships and Century would want that bragging right. If and when the time comes that the floors need to raised again... they will do that.

The map shows it as north of Buendia. So its on the site of the south cemetery. Near the fire station and police station.

Behind antel...kawawa nga itong century...wlang exit points..kahat kinuha ng antel....hindi sila pinalusot sa likod...even General Luna ata..hindi sila palalabasin dun....masyadong trapik sa kalayaan..such a small road na one way pa...
six453 March 24th, 2007, 08:20 AM this project seems to have a serious traffic problem. given the foreign consultants for the design.. even the best traffic engineers and consultants would have a hard time with the way people here drive.

i think from what i see in images of the development, the upper right corner of the proposed boundary is not occupied in the rendering.
if you notice it has a spot without any development on it...

Cropduster March 24th, 2007, 09:02 AM The building marked as City Garden is actually Millenium Plaza, I used to live there.
Hope they have some plan for the traffic, its already very bad in this area and will only get worse with all the new developments.
