DEPARTURE: CEO Peter Riddoch is leaving the company in October. Peter Riddoch, CEO of Damac Properties, announced on Monday that he will be leaving his job at the Dubai-based developer next month.
Riddoch said he arrived at his decision to leave with great difficulty but that it was time for him to move on.
“To leave an organisation that has been a significant part of my life for so many years will not be easy, but I know that the time is right for me to make some changes, focus a bit more on my personal interests and family, and possibly even take on new challenges," Riddoch said in a statement published by UAE daily Gulf News.
Hussain Sajwani, chairman of Damac Properties confirmed that he had reluctantly accepted Peter’s resignation and that although he was sad to lose him that he wished him every success for the future.
He said: "Peter has contributed significantly in steering our business over the past seven years and as an organisation we have greatly benefited from his industry knowledge and experience."
Day to day operations will be run by the senior management team at Damac Properties under the direction of the chairman until a replacement is found, the company added.

I am so glad for you my friend that you held onto it.
Just take a look at Park Towers (DIFC) and Business Bay (XL & Bussiness Tower) they are being built and Damac will deliver high quality lifestyle units. That I am ceretain of.

giving Damac this compliment can allow you to imagine the frustration I have,
I have invested a huge some of money in different projects with the likes of Nakheel where on there on hold cancelled projects you cannot get a refund and advised to take a credit note which is tradeble at half its value.(no where in the world can a developer cancel a project and force you to take half its value)
After coming twice to dubai to get this sorted this deceiving companie changes its rules on giving a credit note.
Just seeing something that is being completed in this country is a celebration.

We had such a laugh with this tower, yet with all the delays with Infinity, The Torch, relatively little progress with Elite Residence and Marina 101, removal of formwork from the Princess core and stuff like that it really does not look that bad, when compared. It would be quite ironic, this tower being the first supertall completed in the Marina, huh? ;)
^^ Hm, you don't know when this tower was launched, do you ... and this will be the first? OMG :runaway:
I know when this was launched. And i know it's delayed a lot. (...) it may actually be the fist one to be finished (...) That's all I'm saying, I never said that it's not delayed, or something like that).

I always had faith in Damac. They can build, have built/delivered and will continue to do so. There are at least 7 towers nearing structural completion. That has been achieved this during last 24 months when other developers have been ( you know the story!).
Truth is, some hardcore posters here need to eat humble pie even if they despise Damac.

Damac is much better now than the Emaar , Nakheel, DP together :)
At least they are still building , only problem is all projects long term investments because usually they are just starting just after 2-3 years from the launch.

Great pic, I've never seen it. Looks like they have just two-three floors left and the roof feature. Nice.
HappyLarry October 26th, 2009, 04:01 AM I have done a rough progress calculation by comparing photo taken on 20 Jan 09 and another on 14 Apr 09.
13 floors completed in 87 days. that is 1 floor every 6.69 days. That is a good steady progress.
With 37 floors to go, my guess would be that the structure will be completed by Dec'09 or Jan'10, allowing contingency for Ramadaan and summer heat.
Handover should be towards end of '10.

the torch obviously has a crown on top so yes it will take some time to construct that and I guess it could be out of steel and not concrete so top out maybe mid of 2010.

I wouldn't believe anything DAMAC say regarding topping out.
On Lake View Tower, JLT, they declared structural completion a full 8 months before the Engineer confirmed the structural completion. That was another 4 storeys of reinforced concrete, let alone other roof features.
This announcement has more to do with getting the next stage payment out of the poor investors than actually topping out.

No one can predict what the market will be by the end of this year and my advice would be wait at least 6 months before renting out to be sure the snagging and niggles are all ironed out.

True Blue January 19th, 2010, 05:33 PM At one point in time a 2 bed here was selling for $1million. People kept buying so the price goes up. When the market for off plan resales crashed, no one was buying so the prices all came right back down.
Once finished this transfers to a tangible asset class and will be sellable at whatever the market dictates. I don't think you could give away some other offplans as they are essentially a liability, a commitment to pay money with no progress.

They are designed to be able to access any part of the building, but it is not a job I would want to do. Seen too many videos on YouTube about the wind getting up mid job or cables coming loose. Remember to bring a bucket and some toilet paper cos it can take a while to get back to the landing point:lol:

The show apartment I viewed when purchasing was at DIFC near Park Towers and I was informed there would be a choice ofspec including two types of bathroom. I am now informed that it will just be basic supply! Sold a Pup?!

No, I don't mind you asking. :)
You see, for me personally, the timing is everything. It's not a matter of prices, or where the market is at, etc, it's more about location, personal use, a place where I can conduct my business, and as I've said already, it's really all about the timing for me. Why? Because simply I've got way too much work here (Europe), not to mention family issues to deal with before committing myself anyplace else. Besides all that, I've got several other projects going on with my sister as well, so Dubai will have to wait a little longer. Family comes first. The thing is, Dubai was always in the future/something down the road for me anyway. Time is very much on my side though. I can sit back, take care of what I need to take care of here for now, watch it all come together and then decide on what direction I need to take. Bear in mind though, I've never been to Dubai/UAE, so I don't actually know how I will truly feel about the place until I step off the plane. It would be really stupid to commit myself to something I was not 100% sure about. I'm not as impulsive as I used to be, say when I was 16-18 years old, I'm happy to say. I believe in being very professional and very thorough with my business affairs. It's always best to look before you leap.
Have you invested here at Ocean Heights also?

The corridors look terrible don't you agree, I thought the decor from
the TV series cell block H went out of fashion.
At least it's built many are in the unfortunate postion of losing it all,at

Is it necessary to get a solicitor in Dubai to look after the hand over and if so recommendations welcome.
Is there a management service company who look after handovers, snagging, visa application, bank a/cs etc?
Would appreciate some giudence from previous experience......

Just use your common sense and don't let DAMAC screw you as they sure as heck will try in order to get that last payment from you. Good luck on the service charges with DAMAC !!

What they pay for late delivery is a pittance they use there own fancy
calcs look at the lake View site and other Damac site's it nearly ends in
you owing them money.Damac never miss a trick I wish you all the best in
'having fun' with Damac that's a new one, they have never lost a case yet to my knowledge and I expect they never will :cheers:

Damac Properties has completed the final three floors at its Ocean Heights development at Dubai Marina with public area interior finishes also coming through to completion.
The company has released interior images of the lobby, gymnasium and other common areas within the 84 storey skyscraper and has also confirmed that plans are on schedule for end of year completion and handover. The interior images are now available for customers to view on the new Damac Properties website.
Snagging works have been completed to the 65th floor and electricity has now been connected to the site with electrical testing and commissioning now in progress.
Ziad El Chaar, General Manager of Damac Properties, said:
"We are delighted to report that progress at our Ocean Heights development is well on track and that we are about to complete all the external works and then turn our attention to the interiors. Construction of Ocean Heights has taken less than three years which is a tribute to the fantastic team effort on site. With up to 30 different contractors on site each day and at the peak of construction around 2000 staff it has been a huge co-ordination exercise and we are especially grateful to our main contractor Arabtec and Consultant ECG for their project management skills."
"We are working hard to ensure that every last detail is completed to the highest standard and that the building rightfully earns the title of our flagship project when it completes later this year. We look forward to the day when our customers will be able to see this fantastic development for themselves," he added.
Landscaping has already commenced for the gardens and grounds at Ocean Heights with equipment for the swimming pool, spa and gym currently being installed. In the individual apartments kitchen cabinets, bathrooms fixtures and interior lighting and accessories are now fixed.
In addition to the completion works taking place at Ocean Heights, on-going interior progress is also underway at Damac's other main sites in Dubai including the health club being installed at XL Tower at Business Bay and final painting under way at Business Tower. Meanwhile at Smart Heights at TECOM a substation inspection is pending and at Lago Vista at IMPZ the tower crane has been removed with exterior construction work now 98 per cent complete. Furthermore customers have now started to move in to the first phase of the company's Emirates Gardens development at Jumeirah Village.

The pre construction render is an artist impression of the main lobby, I assume the photo is a typical lift lobby. If they ever see the Torch lift lobbies I'm sure they will agree that it is not they who have not been dicked!

I have to admit the lobby looks like the render ! I hope the apartments
are up to scratch.
I have waited well over 4 years for this project and was told Damac
was bailed out on three separate occasions, so to get near the finishing
line at last feels good let me tell you.
I don't think I will we be keeping it long after the Visa laws changes
and the rest of the Dubai problems I cannot trust the country any
more.So I will bail out and try and find a more friendly country that
appreciates old age pensioners like me that have a few Bob left from
the Gordon Brown tyrant years.:cheers:

I hope Damac don't pull any dirty tricks at handover, they are not best known for their customer relations, but they have done a good job here and looks well worth the wait.
With the low residency in the tower, plenty of top end luxury penthouses with private pools and good views, I expect this will become a sought after address, if we ever see a recovery. Hope Infinity lobby looks as good as this one.

I've seen the distressed sales listed on Dubizzle asking sub 1000Aed per sqft for the high floor full Palm view ones but there do seem to be a lot of them.
Any idea what service charge is likely to be?
I do worry how far these could fall from now, already 50%+ since the off plan prices but the monstrosity of construction of these 100 floor towers all looking to open around the same year it will be a very saturated marketplace. With any uptick in prices I can see developers on pause rushing in to finish towers and knock the price back again.
Am I a lunatic to think of buying in? It's to live in not rent.

Reason that there are so many distressed sales is probably due to the fact that many expected to flip by now and can't afford the final payment or they have no chance of getting a mortgage now. Lack of mortgages has been sited as the main reason why most people have to take a haircut and sell below OP.

1. A 4 inch wide slit at the end of one of the living rooms that was about arms length deep, painted and tiled into - any point? way too small for shelves or anything other than gathering dust and losing a hamster down, questioned the damac guy on this and he shrugged i assume it's another 2sqft they can bill for.
2. A toilet in a space so small my shoulders were wedged between the 2 walls when I tried to approach it and I'm not overweight, I'm not kidding, this was the main guest loo - no large people allowed to dinner!
3. Sink corner cut off to get door to open on guest loo, good luck turning round to close it again
4. Saw great 2/3 bed in the front the corner with blue glass and amazing view but they put the master bedroom there so the living room is dark and narrow and faces a tiny window facing the tamani. You wouldn't mind being so exposed in the living room but you'd end up blocking most of the glass being a bedroom on view from tamani as the photgrapher clearly showed, you can easily see you in bed from there, zoom lens or not. You could only wow your guests by taking them to the bedroom, the living room is depressing, would need complete restructuring of internal walls.
5. The only sensible layout I saw was on the back where a sheikh zayed view one bed was square but even here the sink is right next to the front door so any guests immediately see your kitchen sink/washing up as first impression, even damac saying might do 800k for 1200sqft here wasn't convincing with what was being built behind it, dust noise and blocked views coming up
Still looking for 1/2 bed to live in on the beach side or above the tamani for cash but with such crazy shapes finding any suitable may be a needle in a haystack search. The lobby is nice but the sandune and dirt road outside was "not damac's responsibilty" so you might need to wear camel boots for next couple of years between there and marina crown buidling. Do like the carrefour being so close though.

Went and viewed a number of apartments in here yesterday. I know people had talked about daft layouts but some of these were just plain stupid.
1. A 4 inch wide slit at the end of one of the living rooms that was about arms length deep, painted and tiled into - any point? way too small for shelves or anything other than gathering dust and losing a hamster down, questioned the damac guy on this and he shrugged i assume it's another 2sqft they can bill for.
2. A toilet in a space so small my shoulders were wedged between the 2 walls when I tried to approach it and I'm not overweight, I'm not kidding, this was the main guest loo - no large people allowed to dinner!
3. Sink corner cut off to get door to open on guest loo, good luck turning round to close it again

PrincessTower October 25th, 2010, 05:46 PM I believe the problem is that the floor plans were just made to please off plan investors with simple information like number of bedrooms and sqft. No need to worry about tenants.
I've seen many layout examples that absolutely make no sense. Like 4 small bedrooms. Who needs 4? With master bathroom so tiny. Why not 3 with proper master bedroom and bath. Answer is IMO, they wanted to show 4 bdr in the advert when selling to investors that were going to flip anyway.

sydneyjay October 31st, 2010, 03:00 PM If you are seriously looking for somewhere to live in the Marina, and you are concerned about prices continuing to fall, I suggest you take a look inside the actual marina.
Speaking to the larger RE people, and in my experience, the better developments inside the marina, front line on the water represent a better investment, especially as you say, with all of the towers due to come on stream where you are corrently looking outside the Marina.
Close to the Marina Mall, (and Metro) on the Marina Mall side of the Marina are considered the best for the long term, although the good developments on beach side, (Marina Quays and the other EMAAR developments) are also pretty good, but the traffic and roadworks problems effect their values for the medium term.
Any of the EMAAR development, but particularly Al Majara are good. If you want a deal on something nearly ready, and superb quality, look at Cayans Silverene or Infinity. Then there is Waves, Marina Sail and ARY that are ready, and excellent apartments if you choose the right one.

HappyLarry November 21st, 2010, 02:05 PM I have done a rough progress calculation by comparing photo taken on 20 Jan 09 and another on 14 Apr 09.
13 floors completed in 87 days. that is 1 floor every 6.69 days. That is a good steady progress.
With 37 floors to go, my guess would be that the structure will be completed by Dec'09 or Jan'10, allowing contingency for Ramadaan and summer heat.
Handover should be towards end of '10.
I am not an investor here but almost bought back in 2005 and like to keep up with progress as I have been intrigued by its architecture.

We had such a laugh with this tower, yet with all the delays with Infinity, The Torch, relatively little progress with Elite Residence and Marina 101, removal of formwork from the Princess core and stuff like that it really does not look that bad, when compared. It would be quite ironic, this tower being the first supertall completed in the Marina, huh? ;)

I know when this was launched. And i know it's delayed a lot. I'm just saying that it is not that much behind the other supertalls now, an certainly ahead of some (Marina 101, anyone?). PLUS with the delays on the Torch and others it may actually be the fist one to be finished (it's only 310 meters, so that probably could mean a little earlier dates then some of the other towers, though the shape will probably not allow for a speedy construction). That's all I'm saying, I never said that it's not delayed, or something like that).
OK, I see your point.
Palm Diera is not too bad either, coz its way ahead of Palm New York City. I get your logic now.

DUBAI INVESTOR January 18th, 2011, 02:48 PM So I just received handover notice, settle dues etc and pickup keys but guess what, Damac are outrageously charging an extra AED176000 due " area variation greater than 3 % " !!!! Yes, have a look at your invoices, I am sure that they are hitting all of us with this....I dont have my contract just in front of me as I am travelling but perhaps someone can have a look at this....Damac are crooks but they really out do themselves now, shocking...
They are further asking for AED20000 for service/maintenance fees yearly ( my flat a 3 bed at roughly 1500 sqft ) plus Dubai Land Department registration fee of AED32000.
Damac claim RERA has approved the service fee but I bet Damac will not produce documentary proof to that effect.
The main issue is the claimed "area variation". Damac clearly feel they can get away with this trick betting that the owners wont or cant afford to fight this in court and that Damac then will cease the flat calling for breach in contract due non payment of dues and resell the property onto the open market. We definitively have a fight on our hands now...please share with us on the forum with regards to your handover information from Damac.
Damac is further not offering a snagging inspection prior to handover but needs full payment prior to key handover. There is also only gravel or sand all around the building, poor access whether on foot or in car.
