MARTYR June 27th, 2010, 09:24 PM i noticed today that the eastern plot of land in the saifi portion of martyrs square has been encircled by these newly installed black boards which means that digging will start soon, if i'm not wrong i remember this plot of land was tagged "Saifi Modern Towers"....i took this pic today...
http://img29.imageshack.us/img29/9007/image008gjj.jpg (http://img29.imageshack.us/i/image008gjj.jpg/)
this shows only a small part, the plot is actally huge....
Beiruti June 28th, 2010, 01:16 AM ^^ That's awesome news! I am pretty certain this is the plot:
http://wikimapia.org/#lat=33.8955328&lon=35.5075443&z=18&l=0&m=b&search=beirut
We should open a thread once more info is available.
Garren June 28th, 2010, 01:10 PM Ok guys ill be opening a thread about this soon...
It is going to be HUGE !
I know the project sales manager so i saw layouts and pictures of how its going to look like...
People, dont post any thread about this...
The sales manager will tell me when to post it and i will post every information and picture about it :)
Announcement: Mid- July
I repeat the developers dont want any thread of this project now!!
Rabih June 28th, 2010, 01:44 PM I don't see the developer's business here.. I thought we open threads based on what is seen around the streets of Beirut weather it is U/C or Project...
And so, if one of our forumers (Martyr) has news about a project, why wouldn't we open a thread about it.
After all the forum is not affiliated with any real-estate company, design house, ... If the developer wanted to make a burst-out surprise launch then he should have kept the plot as is, until mid July.
MARTYR June 28th, 2010, 06:09 PM Rabih is right....
Garren could you atleast give us a description of what the renders look like ???
MARTYR June 28th, 2010, 06:12 PM ....
Beiruti June 28th, 2010, 09:28 PM ^^ Guys, I think we should respect the fact that Garren has this information and is interested in sharing it when he feels the the timing is appropriate. Anyway, I dont like threads being opened without renderings. Nevertheless, everyone here is volunteering their time and effort and should never be restricted from posting information because an entity seeking to profit off the project requests so.
Garren June 29th, 2010, 11:25 AM If other people like you guys or me put anything... wrong information could be put so as soon as they tell me all the details ill post everything here :)
The project looks modern !
Composed of more than 20 buildings
Not higher than 7 floors.
In mid July the project will be announced with all renderings and information.
Excavation has started !
MARTYR June 29th, 2010, 03:20 PM mmmmm i have seen the plot in person.... there is no f*cking way it could fit more than 20 buildings ...
when you say "modern" you mean glass-and-steel modern ???
AmeriLEB June 29th, 2010, 08:00 PM If other people like you guys or me put anything... wrong information could be put so as soon as they tell me all the details ill post everything here :)

I think he meant overall with the Beirut Gate project, so Garren can u confirm that there will be no tall tower if it is the Beirut Gate ?
Beiruti June 30th, 2010, 03:33 PM ^^ No he is only talking about the plot recently blocked off with the black walls in Martyr's pic. I pinpointed it here: http://wikimapia.org/#lat=33.8954816&lon=35.5075577&z=19&l=0&m=b&search=beirut
MARTYR June 30th, 2010, 08:27 PM beiruti u got the wrong plot.... it is the one to the east of it.... its the one with the basketball courts.... http://wikimapia.org/#lat=33.8958957&lon=35.5085313&z=19&l=0&m=b&search=beirut
Beiruti July 1st, 2010, 12:55 AM ^^ Thanks, that makes more sense since its much bigger. I think the parking lot plot will actually be Saifi Village III.
Hassoun July 1st, 2010, 10:08 PM I think Nadini mentioned this one earlier.

Hey mate, the building is evidently topped out at 19 or 20 floors which is not bad considering it is built at the confines of the bauchrieh industrial area. I really hoped they lessened the use of concrete and put in more glass. till date i dont know neither the use nor the name of the structure, they may be putting up a sign or an advertisement for it because they installed large frames that may support a banner. will be posting any info and progress bcs i pass by this many times a week since my gym is just a stone's throw away from it.

i think we should ask Zippo about this one.
-Zippo- September 2nd, 2010, 10:57 PM ^^ I couldn't get the location 100% from Beiruti's description, but it must be somehow close to me. I am doubting it's near 33°52'41.12"N, 35°29'41.10"E, but I can be wrong. I may look for it if I get a (more) precise location.

dochan September 7th, 2010, 12:30 AM Apartment Building in Beirut
By Sebastian J — Filed under: Residential , Beirut, Lebanon, Paul Kaloustian Architect
http://www.archdaily.com/wp-content/uploads/2010/09/1283446539-gemayze-01-294x500.jpg
Paul Kaloustian Architect shared with us his latest project, an apartment building in Beirut, Lebanon. See more images and architect’s description after the break.
The apartment building is located in the dense district of Gemayze in Beirut. The street enjoys an alignment of old buildings from one side and a big garden and church on the other. The designed building continues the street alignment while developing an organic growth from the rear part with a garden and a smaller structure. The new building is integrated into the urban environment but at the same time it opens up towards a more generous perception of the city.
http://www.archdaily.com/wp-content/uploads/2010/09/1283446547-gemayze-02-254x500.jpg
The shape of the apartment building is the direct result of the building regulations in Beirut which allows having different sizes on each floor, thus a range of apartment areas from 250m2 to 500m2.
The transparency of the facades creates an openess towards the gardens while the sunblinds that unifies the facade are creating in-between spaces (balconies) shaded and private. The stretched fabric skin is allowing muted transparency and a continuously changing appearence of the building.

GAJ1992 October 28th, 2010, 05:50 AM ^^ damac??? or maybe 3 beirut.. the weird thing is we've been having pictures of that location for a long time and its just unbelievebally weird that NO ONE! tried to take a picture of the site in which this one is being built. it looks farther than the HOliday inn but not way too far.. in another picture by nadini in the hyatt forum you can see the tower and it is very close to it.. again my guesses are they started working on 3 beirut or damac or maybe venus because this doesn't look like terraces..

Nadini October 28th, 2010, 06:10 AM ^^ thats the grand hyatt in your last post, the tower in question is completely different
GAJ1992 October 28th, 2010, 08:57 PM no i know it is... i;m talking about the other one on the other side.. as you see there is 2 towers rising in that picture.. the second one is not the hyatt. and according to my calculations it could be one of those. i used to always be in Downtown area this summer sadly i'm back in america and i can't go and check what it is.. the thing is i lived SO close to there.. just like we say in lebanon fachkha.. :(
Nadini October 29th, 2010, 01:39 AM What is this tower going up in the middle?
courtesy of edwin
http://i1085.photobucket.com/albums/j423/NadiniSC/edwin.jpg
I only see the usual in these picture except for the one in the middle, on the left is Beirut Tower along Bay Tower (behind the platinum), the one in the middle beside the holiday inn we have no idea, the one to the right is al manara.... am i missing one? 3 Beirut or Venus tower foundations are not even complete, so it cannot be that
Beiruti October 29th, 2010, 03:20 PM ^^ I was going to say the same thing...there is no way it could be any of those GAJ mentioned because progress on this is so far along. It's just surprising how suddenly there is a ~15+ floor tower u/c in that area.
This appears to be the location: http://wikimapia.org/#lat=33.8999187&lon=35.4939187&z=18&l=0&m=b&search=beirut
Or maybe this: http://wikimapia.org/#lat=33.9005332&lon=35.492599&z=18&l=0&m=b&search=beirut
Tabouleh October 29th, 2010, 09:07 PM I was thinking the exact same two locations you posted... from that angle I think it would be right... Anyone in Beirut could check??
GAJ1992 October 30th, 2010, 12:48 AM Again last time i was in beirut was mid august.. i was also pretty surprised by the tower but idk i thought they could've pulled it off on the suggestions i gave..
i just noticed that it was bay in nadini's picture.. but idk the fact that it was stuck in the middle of holiday inn and intercontinental made me think it is farther than them.. again the best way to truly find out what is this is to go down and check what's up..

Libanophile February 12th, 2011, 04:58 PM That's the Beirut Exhibition Center (http://www.archdaily.com/91909/beirut-exhibition-center-l-e-ft/), which is located very close to BIEL, according to its web site (http://www.beirutexhibitioncenter.com/). Beiruti June 10th, 2011, 09:31 PM ^^ Any interesting updates from the event you can share?
-Zippo- June 10th, 2011, 11:03 PM ^^Oh, sorry Beiruti, my bad for not thinking about taking pictures of the exhibition for sharing purposes. All I took were some pictures (a couple) of new materials that were introduced this year in "Project Lebanon". I use those to make textures for my models, so nothing really to look at. I have the booklet of the expo, and tons of brochures, but I think it's already too late. Is there a thread for "Project Lebanon" already here?
The good thing is that I took some pictures on my way to the exhibition. (The Dana and the Bay Tower updates were some of them). I took some pictures today too, and am already arranging them for upload.
-Zippo- June 11th, 2011, 04:50 PM I "think" I get what u meant by "interesting updates" Beiruti, after reading ur post again. The name of the event "Project Lebanon" is a little bit misleading and may confuse some. Actually the event is a yearly exhibition for Construction Technology and Building Materials, and no "real" projects (as we see here) are presented in it whatsoever. It's basically a four day event, where new techs, materials, equipment, environmental technology, etc.. concerning construction are presented.
Read more about it in its official website (http://www.projectlebanon.com/get_pagecontent.php?appearpage=PL_Project%20Lebanon%202011_Overvi&show_id=186&submenu='Overview'&menu_id=1&menu_text='Overview'&page=1).
Beiruti June 12th, 2011, 12:06 AM ^^ Thanks...we used to have threads for the event a couple years ago. I know they dont announce actual projects but I was just wondering if there was any interesting info worth sharing to come out of it.
And thanks a lot for your clarification on a lot of the unidentified towers and recent pics - so refreshing!
-Zippo- June 12th, 2011, 12:59 AM You're most welcome Beiruti. Maybe next year's exhibition will be featured here with a dedicated thread, with daily feed updates on everything presented in "Project Lebanon". I keep waiting for this international event all year long. If only I had this thought before it was too late, well...
Concerning the projects' updates, I took some new pictures today, and am on my way to update their corresponding threads. Let's just say I've changed destination this time...
I'm also preparing new projects that were missed here, and planning to start new threads for them when their infos get complete. The only annoying thing is that am fighting my way with my internet connection. Beirut is booming with towers everywhere, but if only we had better connections.
Oh, and am starting to enjoy this part time job that am offered! If only it pays a little bit better, so I can leave my real one and start wandering around the city shooting towers!!! LOL (Way too good to be true...)
GAJ1992 June 12th, 2011, 07:38 AM i know zippo, and look at that even in your picture you can see how well would skygate fit.. its basically a really tall tower on the highest point of beirut..
lets drink to that.. :D :booze:

Abdallah K. October 23rd, 2011, 05:31 AM ^^ I think its the Majestic Towers (http://www.skyscrapercity.com/showthread.php?t=925078)
Lebanon-Russia October 23rd, 2011, 07:28 PM can u give some info abt these plane?
-Zippo- October 23rd, 2011, 09:40 PM ^^ Do you see an "Unidentified planes" title on top of the page?! I'm afraid you're missing the purpose of that thread, since you've already "misused" it before (http://www.skyscrapercity.com/showthread.php?t=372574&page=34&p=84319565), so let me give you a crash course on the "mode d'emploi" (http://www.lmgtfy.com/?q=mode+d%27emploi+meaning):
1- You come across a picture in Lebanon, where some UNDER CONSTRUCTION PROJECT(s) is/are showing, but you don't know/can't remember where or what it is/they are
2- You post the picture here so that other members who may know it/them can help
3- You make a cup of coffee and wait
4- You check here to see the replies
If:
a- There is a reply, you feel happier because now you know what that U/C project was
b- There is NO reply (yet), you go to step 3
Other usages:
5- You see a member who practiced the 1, 2 and 3 steps, and who is already in step 4
If:
a- You can help him because you KNOW the U/C project, you post the name of the project along with its link (as Abdallah did)
b- You don't know the project, you go to step 3
Note: You can practice step 3 as much as you like, although it's preferable to get a decaffeinated coffee if you feel the urge to practice it more than seven times/day.

Now you're lucky because am a jet planes fan, so am gonna help you here, even though it's completely off-topic (kindly consider it the last time):
Those are the Aero L-39 Albatros (http://en.wikipedia.org/wiki/Aero_L-39_Albatros), which are Czechoslovakian made training jets known for their aerobatic capabilities...
Beiruti October 24th, 2011, 01:14 AM ^^ LOL thanks, but you forgot the step in which someone then re-posts the photo in the project's thread. I'll go ahead and do it for this one.
sumer urmiyeli October 25th, 2011, 11:00 AM Exist good projects but Beirut yet needs more good projects. thanks for updates
Beirut1986 November 1st, 2011, 10:25 AM HAMRA MAIN STREET
http://img804.imageshack.us/img804/7920/80706438.jpg
-Zippo- November 1st, 2011, 02:51 PM ^^If the location of that project is this:
http://wikimapia.org/#lat=33.8957956&lon=35.4820955&z=18&l=0&m=b&v=1
(on your left when turning towards Shayboub Tower, and on the right of Hamra), then it's not been named yet. It most likely belongs to an old school contractor who still calls his project(s) "My Building-1(2-3..etc)"! LOL
I have tons of pictures of some "unnamed" projects around Beirut, and although some do look promising, but the lack of name, render, info, etc..makes them not suitable as a new thread material. I hate opening threads with the "residential building x" name...besides, I still have totally legit projects to start them new threads, and they are...*cough* like 54!!! I will find the time, promise... :-)
Btw, thanx for the updates...Your pictures are great...

-Zippo- November 14th, 2011, 05:53 PM Yes, Martyr is right, that's Palacio Verdun Residence (http://www.skyscrapercity.com/showthread.php?t=1028281) in your second picture. Your first picture is most probably showing Talleh 2550 (http://www.skyscrapercity.com/showthread.php?t=1409812).
Anyway, here's all the projects around you. The yellow pins are project that have threads here, while the blue/cyan ones are for projects that require starting new threads for them.
The direction of the arrow is your direction in the first picture.

PS: If you feel uncomfortable revealing your location, just ask me and I will remove the picture immediately. I haven't linked a Wikimapia location for that reason. I am ready to remove it upon your request.
Rabih November 14th, 2011, 07:47 PM ^^ lol your paranoia is epic! it made me giggle
You can keep the picture and link me on wikimapia and invite Jack Bauer over :wink2:
-Zippo- November 15th, 2011, 11:31 AM OMG! Jack Bauer? LOL...You're hilarious man!
I must admit, "paranoid" is new, and I've been called lots of things in my years. But seriously, I was revealing some information concerning you and not me, and I would have totally understood if you asked me to remove them...
Cheers...

Maybe Zippo can clarify this for us?
-Zippo- November 27th, 2011, 06:50 PM Yes Beiruti, you're right about the plot. It's referred to as "Luna Company" by Solidere.
