Hello everyone,

Everywhere I go I am noticing new buildings going up left and right. Since I dont have enough info on them at the moment I thought I would just start a thread for all the projects underway that we dont have much info on. Hopefully as time goes by and we learn more we can start a new thread for each one.


Please post any pics of U/C projects that you dont know much about or that dont fit in anywhere else.

Most of them are residential buildings.
The first and the second stand side by side.
The third one is next to 1330 Park Avenue.
The forth one is few metres away from Martyrs Square.

^^ After an Internet 'research' I found info about this tower on APAVE's 2005 Business Report.
It seems it is located on Victor Hugo Street.
According to the report, it is 20-story residential building.

I extracted the render from the PDF file. It is too small but gives an idea.

I guess that building is not U/C. Moreover, it seems to be tall because it is located on one of the hills of Ashfrafieh.

is there any law consirning unfinished buildings (as in ones that have been standing with no facade, just cement blocks, for ages)? not so much in central beirut, but u see them EVERYWHERE in the suburbs. in dubai i heard that if a building is not completed within 2 years, the government then has the right to keep the property...?

This is located to the opposite of Saifi Village I. The petrol station is on George Haddad Street. The construction activity seen in the picture is part of Elie Selwan's projects (contracting company).

I dont know how to include the previous message in this comment but...Comment 97- It looks like the building next to the Pavilions...in the pavilions post it shows the "finnished side" from the front..#99 could that be La residence by Ivana Trump?

AmeriLEB, post 99 does not show DAMAC Properties' La Residance. That is the Science Museum. The plot of land where there is an activity will include private residential low-rises and most probably villas.

It is recent enough. One of them is Sursock Tower and the other one the famous unidentified.

i have finaly figuered out the solution:banana: :banana: :the problem is with the angle of the pic because in reality, this new tower u/c is behind the tower next to bahri gardens and not behind B.G. itself

I didn't know where to post this but I just wanted to say that there are some nice project going on there, it's near verdun and Four points by Sheraton:

To the best of my knowledge, the location on Google Earth is 33.8788°, 35.5081°.

^^ The one on the left is one of the unidentified towers in that area.

From my observation, and with comparison to a few renderings I have, the tower on the left is named Aridi Tower. I'm 95 per cent sure.

I think that Building in Jounieh has been like that for a long time. They need to renovate the resorts there... there so outdated.

where is the thread for BLOM HQ? it's one of the most beautifull bldgs in Beirut and the glass bldg with lina's and united colors of beneton...

^^The problem is to find photos :) Why don't you take some photos of the projects going on in this part of Beirut? In that Rond Point where the new ministry of education is located, there are some nice highrises that are going built...

U/C - Achrafieh - Beirut

SLIM building

This building is located in Achrafieh, facing AUST University. It's a Residential project. The triangular plot is only 200 squre meter.
Is should be topped out or completed by now, because last summer (2007) the bldg was U/C and was at arroung the 4th Floor.

This project is very small and "slim" so I dont think it desrves a whole thread..

La Merveille - Horsh Tabet - Beirut

The project is located in Horsh Tabet, near the old Noura Palace. La Merveille is one of the rare project in Horsh Tabet. There haven't been any new projects in this area for arround 10 years. The plot size is 1 800 square meters. The project is composed of ten 350m2 appartements. Construction started 2 weeks before the 2006 war and are expcted to be done in december 2007, wich means that this bldg should be completed by now...

^^ I found the website by accident only yesterday.. after seeing IBC tower, I started looking for more info on buildings in Beirut with Glass facades (such as Aresco Center) to see who did them and it turned out that company provided the steel to Aresco Center and Aidi Tower among other projects

It's a residential highrise, right? I think 18+ floors....totally forgot...Ali, were you able to count the number of floors on the render?

But this tower isn't modern at all...another beiruti residential, but it's a bit tall compared to other bldgs..

^^Unfortunatelly, they're not demolishing those slum-housing. Although, Iran fixed the road as part of the war 2006 helps. They separated the going/coming sides, added flowers...Nothing special but it's still better than nothing..

If you look at the old Marriott from the image angle that I posted, you can see 6 towers on the left side - those were all U/C in 2006 before the war. It looks like they are all complete as of now. I just thought that the Mirna Tower was one of them since I remember reading the name off of the billboard as I drove by... but you could be right in the plot you outlined.

The Jnah area has amazing residential architecture, esp around BHV...
There's also another u/c bldg next to Mirna tower called Panda-Hindawi
(hehe I thought it should be mentioned coz it's sounds funny, like "Hello, plz can u deliever 2 large pepperoni to Panda Hindawi")

those people have been living there (illegaly) for decades, they wouldnt want to leave (wouldnt be able to afford to either). best solution to reclaim that area is to build high density housing north-east of the airport and concentrate as many people possible into as little land as possible. leaving us most of that area open for development (maybe a large industrial estate would be nice, to employ the people living there)!

Inbetween Mirna tower and Panda-Hindawi there's a bldg with a commercial glass space on the first 2 floors, they usually have a hariri poster there.

I guess I should cruise in that area more often... i'll try to get more pics

And the ministry of education is not where the box is, it's downwards of it built instead of the white bldg after demolishing it...

I use to walk/drive through this area all the time when I stayed in Raouche. .. but I'm having a hard time visualizing where this building is in my mind. Is it near the mosque and former basketball courts? There were also a couple halted buildings in that area that were almost topped out a couple years ago...are those complete?

Yes, I know what you are referring to...there are many plots preparing for construction across this area. That road in Qoreitem (where the Saudi embassy is located) is filled with construction because of Qoreitem Gardens and Zeino Tower One and Sky Homes among others.

This unidentified tower is actually facing the backside of the Astoria tower.

this pic looks awefull! looks like a slum... WTF?
MAybe it's the image quality! isn't this the same part of town that we see when landing in Beirut? it usually looks so hot! but anyway, this is what building with no urban planning give you! Also these buildings that only have a facade and no windows on the side really mess up the skyline... they should do something about it! This is not to mention those unfinished buildings that litter Lebanon! In any other country, they give you a yearly fine if your building is unfinished...

It look bad from up high but when your on the ground its nice ( most parts)
so many 20+ buildngs are being built.

over all .. its really bad picture. They need to the opposite of Build, Demolish alot of buildings, far to many concrete buildings.

For the most part, Beirut is junk with the exception of some areas such as West Beirut and the BCD. It is just a dense concrete jungle with building after building and it is all thanks to poor planning laws and corruption.

It's totally strange, It might as well not be Beirut..

But if I had to make a guess and based on that this area looks "higher" than the surroundings.. I would say it's Koreitem shot from a different angle and those are "Nova Towers" & "Sky Homes" :D
