In the 5th picture, on the right of the twin towers, you can see the NYC skyline: Pelli's world financial center; one astor plaza (the one with the 4-pointed roof) and the Chrysler Building!!!!!!

Nearly the world financial centre.... they have photoshopped the dome and pyramid from the top!!! Perhaps they are moving them there....?

Why is that? I highly doubt that terrorists are interested in China at all. In fact, the Petronas Towers in Kuala Lumpur are also close together, yet they were not a target of terrorist attacks either. The events in the United States should not be a deterrent to building two tall buildings close together.

Well not really low posture but China doesn't really put its nose in other people's internal affairs unlike the the Americans or Brits. Chinese seperate politics from business that is why it has such friendly ties with the Arab world.

Nothing is fishy, the project itself is real, but background renders in some might not be accurate. All that matter is the actual project, renders in the background is nothing more than to make the overall render look good.

I find this especially true for China since the future generations will see these buildings as the ones built at the start of China's economic political rise as a super power.

you must overestimate the quantity of "farmer worker" in Shenzhen City,there are no rooms for such scale of population,10M is the limit for this city.Actually you can estimate population size through aggregate food, or water consumption.

准确可靠的人口数据对国家宏观调控、地方政府管理和企业经济决策具有非常重要的作用。本文通过对深圳的城区建成区面积、供水用水总量、外贸出口总量、移动电话用户总数、年门急诊总量等数据进行分析,相对准确地估算出深圳地区实际人口数量。分析表明深圳地区实际人口数量在2004年底已经突破1,800万。面对如此庞大的人口数据,作者提出了部分应对策略与建议。

1 深圳人口估算的意义
深圳究竟有多少人口?除了政府公布的人口数据,至今无人能提供令人信服的答案。人们对于政府公布的人口数据提出相当多的质疑[1]。深圳人口增长迅猛,从人们公认的千万规模来计算,年复合增长率举世罕见,高达15%。深圳人口高流动性、高增长率加上国家户籍制度、各地人口管理方式、财政和人力的低投入使得政府都难以拿出一个准确数据。即使是五年一度的人口普查也因人口的高流动性加上普查数据的静态性使得公布人口缺乏应有的效用。
珠三角数以千万计的外来劳工的就业、健康、生活、养老等问题关系到我国新时期建设和谐社会目标的实现,关系到国家的稳定和长治久安。改革开放以来,以深圳为代表的珠三角地区出口加工贸易迅猛增加。面对数以十亿计的中国人口,几乎没有人怀疑中国劳动力供应的有限性,但2004年年初开始并持续至今的珠三角地区的“劳工荒”否定了人们这一看法,引起了政府、企业和学界的重视。通过对珠三角区域人口的估算,一方面可以回答中国劳动力供应是否有限,另一方面使国家认识到珠三角地区数以千万计的人口带来的诸多直接和潜在的问题严重性和解决的紧迫性,而准确的人口数据是解决这些问题的第一步。
深圳很多的建设项目因为没有真实的人口数据支持,凸显规划缺乏远见。2004年末,深圳地铁开通不到一个月就因超载导致服务一度暂停[2],造成这种情况的主要原因是因为设计者没有考虑到深圳实际人口数量。可信的人口数据不但有利于地方政府的宏观决策与管理,而且也有利于企业的决策。人口普查的数据相对准确可靠,但缺点在于:需要国家投入巨大的财力与人力,个人与企业很难有实力开展人口普查工作;得出的结果只能反映静态人口数据。人口估算既可以避免人口普查的不足,又可以作为普查数据的验证和补充。
2 区域人口定义和人口估算方法概述
2.1 区域人口定义
深圳地区包括罗湖、福田、南山和盐田关内四区以及关外的宝安、龙岗两区,总面积约1,948Km2。深圳区域人口是指在深圳居住、工作和学习超过半年时间(含)以上的人口,包括拥有深圳户口(红印户口和蓝印户口)、暂住人口(拥有暂住证且在深圳住留时间超过半年时间或以上,也包括虽没有办理暂住证但在深圳地区居留时间超过半年或以上),不包括商务、旅游、过境等流动性较大的人口。
2.2 人口估算方法概述
2.2.1 从城区建成面积来估算
城市人口与城区建成区面积成正比例关系。如表3所示,全国几个特大城市的老城区基本上全部是建成区,人口密度极高,南方城市广州中心城区户籍人口密度高达4万/ Km2。随着城市化进程的加快,全国各地城区建成面积迅速扩张,湘西南隆回县城所在地桃花坪镇10年城区建成面积扩大10倍,人口总数由原来的3万余人增加到目前的40余万。

利用城区建成面积来进行比较估算人口有几个优点:一是我国对城市建设有严格的报批审核程序,建成区面积较为准确且数据较容易得到;二是利用建成区估算人口时可选择相同或相近地区人口密度加以比较,估算得来的数据可信度较高;三是可以解决人口普查在人力、财力耗费巨大及只能提供静态数据等方面的缺点。
2.2.2 从城市供水用水总量估算人口
水是生命之源,也是一个地区经济发展的最重要制约之一。城市供水用水总量是可以相对准确地测量,人均用水量也可以通过调查和测算来得到。城镇生活用水总量与城市人口也成正比例关系,知道用水总量和人均用水量,就可以相对准确地估算人口总量。
全国各省区城镇人均日生活用水量数据历年都有统计[4],广东城镇人均生活用水量高于同一纬度的广西50%,城镇人均用水量高于南方任何一个省份。并非广东生活水平高了用水就会自然高于其他省区,事实上广东十分缺水。2004年底,珠三角缺水严重,国家不得不全流域调水缓解珠三角地区咸潮入侵 [5]。如果将全国的人均日生活用水做一个统计图表,就会发现经济发达地区的人均用水量大大高于经济欠发达地区,最合理的解释就是中国户籍制度使得经济发达地区的人口统计数大大低于实际人口数。
2.2.3 人口估算的其他辅助方法
人口估算不能使用某一种方法,有时需要同时使用几种方法,不同估算方法可以互相验证和补充,进而提高估算数据的可信度。
从外来工通过邮局汇款总额可以估算来自外省农村的劳动力人口数量。此外,地区出口贸易总量、移动电话用户总数、年门急诊总量、春运地区总人次、人均蔬菜消费量、深圳出租房总面积等数据都可以用来估算人口。只要与人口数成正比例,确定比例系数,就可以估算出人口数据。
3 人口估算
3.1 从城区建成面积来估算
3.1.1 关内四区人口
关内罗湖、福田、南山三区面积为321Km2,基本上全部为城区。按全国老城区人口密度的平均值2.30万/ Km2来估算,三区人口总数为738万。考虑到区内道路、绿化面积、办公用楼面积较大,人口密度按广州越秀、东山、荔湾三区平均值的40%计算,三区人口总数578万。
三区还有面积达10 Km2的“城中村”。10 Km2的“城中村”可住有多少人呢?按女记者涂俏的《生存体验》[6]中数据来估算,每Km2的“城中村”可住256万人。关内“城中村”楼层高度不低于 8层,每层约为120m2,占地150m2。按每层居住人数为3人,8层共24人,则每Km2居住的外来人口数为16万,10Km2的“城中村”可住 160万人。为了提高估算数据的可信度,只将城中村人口数据作为关内三区人口估算数据的调整。
盐田区面积75.68 Km2,估算数据为30万。由上可知关内四区395Km2的面积,人口最少为608万。
3.1.2 宝安区人口
2003年宝安区城区建成面积政府公布为220Km2,2004年底实际建成区面积为250Km2,政府和学者研究表明整个宝安区人口数量超过400万。虽然关外楼层普遍高度要比关内低,但由于缺乏规划,关外道路、绿化面积少,工厂林立,人口密度高于关内。例如位于深圳经济特区西部的沙井镇,全镇总面积60多Km2,光政府统计的外来人口就有80多万;宝安区的大型花园小区桃花源,1 Km2居民总数超过5万,人口密度之高可见一斑。以2.50万/ Km2的人口密度估算,宝安区250 Km2的建成区实际人口为625万。宝安分街道人口进行对比分析,估算人口为627万,如图表2所示。

虽然龙岗区面积比宝安区约多100Km2,但人口略少于宝安区,两区的产业结构、人口结构基本相似。龙岗区的布吉、横岗、龙岗、平湖街道经济最为发达。例如,布吉东部以桂芳园为中心,周围3千米内就有70万人,人口密度高达2.48万/每Km2;布吉南岭村外来工多达20余万,人口密度高达6 万/ Km2;横岗的六约村本地人口2,700余人,外来工15万多,人口密度之高可见一斑。
龙岗区城区建成面积2003年政府公布为200 Km2。2004年末,城区建成区估计为240 Km2。人口密度按宝安区数值来估算,龙岗区人口为600万。龙岗分街道人口进行对比分析,估算人口为605万,如图表2所示。

1,800万的数据可靠吗?深圳户籍人口165万,而调查表明,户籍人口与外来人口的比例低于1:10,部分居委会达到1:80。按1:10计算,深圳总人口超过1,800万。
3.2 从供水用水量来估算
深圳市水利部门的数据表明,关内日均供水量约160万m3。南方大城市人均日生活用水量为261升,据此数据计算,关内人口数应为613万,与前面按城区建成面积来估算数据相差不大。2003年全市总供水量为13.6亿m3,据此计算人口数为1,427万。关外的工业园区大部分为外来工,其人均用水量远低于261升的水平。
随着工业和人口的急剧增长,水资源出现严重短缺,供求矛盾十分突出,成了制约深圳经济发展的最主要矛盾。2003年,全国城镇人均日生活用水量为211升,据此估算,深圳人口为1,766万。深圳人均日生活用水量与湖南城镇人均日生活用水量相当,湖南城镇缺水程度低于深圳,说明这一估算数据十分保守。
或许有人会问,深圳作为一个工业性城市,工业用水应当占有相当大的比例,但很少有公司用自来水进行工业生产,因为费用太高,耗水量大的企业早已迁出深圳。关外人口日均生活用水量为164升,主要用来洗澡、洗衣和饮用。以1,000人的工厂计算,如人均用水150升每日,则该工厂日生活用水 150 m3。深圳日均用水需求为500万m3,按南方大城市日均生活用水261升计算,深圳人口为1,915万。况且南方大城市基本上都有相当数量的外来工, 261升/日的数据实际上高了一点。因此,从供水用水总量来看,也可以得出深圳人口总数超过1800万的结论。
3.3 其他人口估算方法
3.3.1 从外来工通过邮局汇款总额来估算
2000年深圳通过邮局寄出的汇款总额达164亿元,2001年深圳外来工通过邮局汇款总额达到185亿元。若每年汇款数按10%的比例递增,2004年通过邮局寄出的款项总数超过240亿元。由于银行很少在农村设立网点,来自偏远农村的外来工要想汇款回家,只有通过邮局或者自己带回家。
小样本调查表明,外来工每年通过邮局向家里汇款1,659元人民币。以全年240亿元计算,来自全国各省农村的外来工高达1,446万;考虑到调查误差,取人均汇款120%来计算,农村外来工总数为1,205万。来自省外城镇、广东本省的外来人口、深圳原居民基本上无需通过邮局向外省汇款,全国城镇户籍人口超过40%,由此推算,深圳人口应该超过2,000万。人口估算从低不从高,仍将1,800万作为深圳人口估算数据。
3.3.2 外贸出口分析法
2004年深圳出口总值为778.56亿美元[7],出口产品的加工基本上是由第二产业从业人员来完成。出口总额中高新技术产品出口 350.6亿美元,高新技术产品每亿美元从业人员为2,000至1.5万不等,平均每亿美元为8,000个劳动力,而非高新技术产品每亿美元从业人员为1 万至3万,平均约为2万人。因此,从出口总额来估算,高新技术产品从业人员为280万,非高新技术产品从业人员高达850万,二者合计超过1100万。 2004年深圳生产总值估计为3,422亿元,其中来自出口带动的GDP为出口总额的20%,即1288亿元人民币(汇率以8.27计算),第一、三产业创造的GDP约为2134亿元。第一、第三产业从业人员估计超过700万,即人均GDP为3万元。
调查表明,第二产业中有15%左右的人口住在出租房里或住自有房产,而第一、三产业大部分人口住在出租房或住自有房产。2004年统计表明,深圳有1.8亿平方米的出租房;出租房人口密度相当高,部分如“城中村”一样;以人均25 m2计算,出租房住有720万人口,加上第二产业中935万住在公司,二者合计为1,655万,再加上深圳户籍人口,同样得出深圳人口超过1,800万的结论。
3.3.3 移动电话拥有量分析法
2002年深圳移动用户总数超过650万户, 2003年未为871万,每年新增用户在30%以上,2004年底深圳拥有手机的人数超过1,000万。2005年底深圳手机用户总数估计为1,428万户,2006年底深圳手机用户总数估计为1,856万户,接近一人一机。届时人口总数可见分晓。
3.3.4 春运旅客发送量分析法
春运40天旅客发送总量基本上占到全年的15%,由此推算2003年深圳春运发送总人次约750万[7]。众所周知,回乡旅客主要是湖南、江西、广西、湖北等地,大量的四川旅客由于回乡费用高昂而回去次数很少。2004年,深圳外来回乡人数超过800万,由于返乡之艰难,越来越多的人选择留在深圳过春节,以50%的人返乡计算,深圳人口突破1,600万。此外深圳有相当多的本省人员农村劳动力,本省占到15%。实际上,春运期间相当多的外来工以包车的形式回家,此数不在客运总数统计范围之内。从以上事实推断,深圳实际人口数据超过1,800万。
3.3.5 全年门急诊总量分析法
2003年深圳各级各类医疗机构完成诊疗量3052.10万人次[7],增长13.5%。2004年增长率若为10%,则2004年门急诊总量为3,357万人次。同期台湾人年均门急诊量5次左右,深圳人均年门、急诊量为1.8次,由此估算深圳人口为1,865万。
关外医疗卫生条件远低于关内,据市卫生部门统计,2004年上半年,全市共取缔非法门诊4,512个。非法门诊存在的根源在于关外医疗资源的严重不足。一个6,000人的大厂,若人均每年门、急诊2次,若以300个工作日计算,则意味着平均每天有40人进医院,这根本是不可能的。深圳是全国最年轻的城市,伤病相对来说比例应该是全国最低的。由此估算深圳1800万人口数据也是可信的。
4 结语
1,800万的庞大人口给深圳造成严重压力并制约深圳今后长远发展。深圳合理人口规模为700-1,000万。因此,以出口贸易加工为主体的企业将持续外迁至深圳其他城市发展用地较为宽松、环境承受能力较大的地区,如近年中山、珠海、江门、惠州等地出口加工贸易增长迅速,产业转移加快,越来越多的外来劳动力流向上述地区;深圳今后要继续大力扶持高新技术、低耗能、低耗水工业和第三产业的发展,在继续积极吸引外资的同时要特别注意“选资”;减少人口对环境的压力要从减少低附加值出口加工工业开始,逐步淘汰那些连最低工资和社会保障都支付不起的企业。
深圳人口控制可分三步走:2010年深圳出口总额估计为1000亿美元左右,出口加工产业对外来劳动力的需求依然强劲,特区政府应控制人口持续增长,保持1,800万不再增加;2015年力争将人口减少到1,500万左右;2020年将人口控制在1,200万的规模。
笔者在完成珠三角地区的深圳、东莞、广州、佛山、中山、珠海、江门、肇庆、惠州九市的人口估算后,推算广东省人口总数为1.29亿,与政府最近公布的1.21亿人口相差6.2%。

This summer, the Head of Guangdong province Mr Huang Huahua, together with the mayor of Guangzhou Mr Zhang Guangning and 3,500 Guangzhou citizens swam across the once-polluted Zhujiang River to signify the achievements of the strict environmental protection measures the authority has been carrying out since 2003.
Zhujiang River has never been swam across for 29 years, mainly due to severe pollutions from factories across the river banks. The authority has projected that in 5 years, Zhujiang River will be as clean as it ever be.
On a national scale, environmental protection is also a major task. China is to spend 175bn in the coming 5 years to improve the air, water and soil conditions polluted due to China's large-scale industrialisation in the past 20 years.

Guanzhous apparent statement at being a "garden city" or something is such crap, the whole environment of guangzhou and the surrounding region is so screwed up, just random buildings everywhere, very little vegetation at all, some mountains are seeminly chopped away to make more room.
Guangzhou is officially urban hell, it must hav the worst planning of any city ever, the nightclubs are all pathetic, there are too many malls with exactly the same boring shops selling fake crap.
All the renders of the buildings u/c / planned, will never become reality in that, the sky will most likely never be that blue, and the pollution probly wont even let you see most of them from a short distance away.
Guangzhou doesn't deserve these buildings, they are just trying to show off with all this uneccessary crap, and it disgusts me.

fully agree with you, I visited Quangzhou last april,dissappointed by the city.
the city is still long way to go.traveling from Quangzhou to Hong Kong is just like switching black and white TV to color television.

Nearly everything/product is made in China. Unfortunately, the "majority white people" countries in Europe, North America, Australia etc... are worsening/getting worse and worse. Congratulations to China and the rest of Asia for improving so much over the last 20 years and China and the rest of Asia will become even more successful in the the next 10-20 years. It is Asia's time.

I know the city lacks in some areas like air, traffic, skyline, etc... but overall I think just because of that dosent make a city on how bad or terrible it is. no, guangzhou has always been a big city, it was the second city in china reach 1 million population after beijing like 200 years ago and it has been the biggest city in the south 4 long time

The rental rate of CITIC plaza is almost 100%.
If you can read Chinese, you can google the keyword "中信广场 出租率"(Citic plaza rental rate). Every article mentions that the rental rate of CITIC plaza is almost 100%

Hehe, I agree with you, however i think its part of guangzhous character! If every building would be perfect or everything aligned,uniform and clean, i think it would be really boring! And i wouldnt wanna live there, however they really need to improve on the enviroment...:cheers:

Haha yeah I noticed that too, but it's just an artistic thing. You'll find tons of renders of buildings around the world using features of other cities and countries for some reason...

Interesting since a lot of these buildings are by overseas architects not copies. A lot of these projects have overseas companies attached to them. Unless you are saying that architects submitting their designs to the Chinese government are copying and/or stealing from themselves.
Just imagine if China didn't allow overseas architects to design their buildings. You would hear the cry of unfair trade or discrimination and then you can't lie about China copying designs.

Goettsch Partners has been commissioned by Guangzhou R&F Properties Co. to design a new 1,000-foot-tall mixed-use building in Guangzhou, China. The project totals 1,878,000 square feet and features a 180-key Park Hyatt hotel, 430,000 square feet of offices, 65,000 square feet of retail, 24 condominiums, 174 serviced apartments, and underground parking for 700 cars. The 66-storey building is located in the Zhujiang development, planned as Guangzhou’s new city center, near the Pearl River. The tight, two-acre site sits over a transit station at the intersection of two subway lines, with neighboring buildings that include the Grand Hyatt Guangzhou, also designed by Goettsch Partners; the city’s new opera house; the new Guangdong Museum; and what will be China’s tallest twin towers at more than 1,300 feet. The Park Hyatt tower is designed as a single volume that pinches in at the corners in relation to the changing programmatic functions stacked within. The field of staggered vertical strips on the façade stretches and compresses like tendons in response to the varying floor-to-floor heights required for each distinct function. Poly Real Estate Group recently contracted KlingStubbins to develop a concept for F2-2, a lot jointly owned with XianCun Village. The 141,000sq m development includes 35,000sq m of retail and 106,000sq m of speculative office space. Although the owners have decided to manage the retail and underground parking together, they want clearly defined and separated office towers so each can manage/rent/sell these office spaces independently. The “L” shape configuration formed by two towers becomes integral to the whole spatial sequence of Guangzhou’s “new axis.” This interlocked massing also reflects the cooperative relationship of two owners both symbolically and programmatically.
