I agree we what Lili said, clean edgy modern looking building this one will be. I wonder who the architect is on this one? Anybody got pricing and unit info on this already? :)

sugarboy August 6th, 2006, 03:52 PM naku. nagaambisyon na naman ang philtown. di pa nga sila nakakibo ng husto sa metropolitan dito naman sila. as of late they posted an ad in the manila bulletin classifieds for a new marketing manager. i had the chance of getting to talk to the previous marketing manager sometime last year and i have to say, if she continued to be the mktg. mngr, philtown would easily be clobbered by competition.

I do sincerely hope Philtown does not fall in the same predicament as those developers who have over-extended themselves with more projects they can actually handle and failed to complete their projects in the process. Hope they don't get greedy and too aggressive as they still have 2 projects to finish at this point. Of course my opinion only but I wish them all the best nonetheless. :)

Naku not sure which top honcho you think I know. Are you referring to Philtown's SRVP of Sales and Marketing Mr. Christopher Vergara? Yes I know him but more of an acquaintance actually. I last met up with Kit Vergara and Alvin Bobadilla (who took over my account when Rachelle Chua left Philtown) during last year's U.S. roadshow (back in Sept.2005) but it's actually Alvin, their Sales Director, who I usually touch base whenever I have typical inquiries and/or need updates on the FT project ever since Rachelle left. Both Cityland Vito Cruz towers seem to be enjoying high occupancy rates. Rate is actually affordable. You can have a studio at Php 7000. Well, that was a year ago.

Ed Calma's original design was so much better looking indeed but it would probably have been quite more expensive to put up as well which would then price the units above and beyond the area/project's target buying market and in the end of the day it's still a business after all. Well, if you think about it, placing new striking structures such as this and the DLS-CSB Design and Arts building will update and make the area at par with the other booming districts. We can't have all the spectacular projects in one area only? Right?!

(stone's throw away literally) have to be transferred because of the noise created by the construction. Haha. I heard lasalle is already making an action about this. Hmm. Not sure :)

Anyhow nasa "La Sallian" issue yung WH taft residences. Nirereklamo siya kasi daw sobrang ingay ng construction. Lalo na during class hours. Nag-send na daw yata ng complaint ang admin against them.

Got so intrigued with your question 3cr. Here's what I gathered
from The EDGE-Philtown's newsletter which I got from One Mckinley.
W.H. Taft Residences is actually a collaboration betwen R. Villarosa architects and Lor Calma Designs.

Work on the W.H. Taft Residences is underway as all mechanical, electrical and plumbing plans and specifications transmitted to the Manila Engineering Office are just waiting for approval. Likewise, the project's HLURB's License to Sell and Certificate of Registration has been approved.
Bored piles were already completed and are backed up by a certificate of completion submitted by the contractor awaiting the start of the foundation works which is expected on the next coming months. This serves as the advance foundation of the W.H. Taft Residences while evaluation on the superstructure bidder's profile is on going prior to awarding.
I'm not an expert, so what was the construction work done before? Also, isn't the construction progress a bit slow?
thomasian January 14th, 2008, 11:03 AM ^^ I think it the base of the foundation that was done, the piles that were created by drilling down earth to a suitable depth possibly up to the bedrock, then pouring the material that will form the pile for foundation that will support the weight of the building and also prevent uplift. Resident engineers here may be able to explain that further.

...if i may, i guess "all their projects" might be a little bit exaggerated. Philtown is left with 3 projects to date...
Metropolitan is for bidding, W.H.Taft Residences' construction is in full swing [go check out the site :)] while Asiana is undergoing restructuring [all in view of making the project a lot better than what it used to be.]
I guess there were a lot of factors that, as experienced by all developers, were beyond the control of the developer which led to the changes and all. The difference lie in the way they handled it and issue a solution.

Philippine Townships Properties Inc. (Philtown), the property development arm of food and beverage firm RFM Corp., is setting aside between P1 billion and P1.5 billion for capital expenditures next year as it begins construction of their two condominium projects in Manila and in Makati City.
At the sidelines of a press briefing, Philtown executive vice president Christopher Vergara said the funds are for the projects W.H. Taft Residences in Manila and The Metropolitan in Rockwell, Makati.
Vergara said the two projects are expected to be completed by 2010, and are projected to cost a total of P3-4 billion. Funds for the projects will be sourced internally and through local bank loans.
The company will also be working on its fifth project early next year, called Asiana, which will rise on a property along Katipunan Avenue in Quezon City. The project will target student communities around the area such as those from Ateneo De Manila University, Miriam College, and University of the Philippines. Vergara said they intend to introduce the brand to other key areas like Mandaluyong and Pasig City.
Eleuterio Coronel, Philtown's president and chief executive, said: "We call ourselves boutique developers, choosing the locations we want to be in. Overall, we want to project ourselves as luxury condominium developers."
Philtown has already completed two condominium projects, namely, One Mckinley Place and Fairways Tower. The latter is now being turned over to clients.

I told them that that is quite impossible considering the building hasn't been topped off yet at that time. But the agent was insistent. Now i heard that turnover is middle of next year, which i still have doubts..
Btw, kawawa naman yung building na katabi nito (EGI i think).. blocked na yung view nila. The condo developer of EGI should have anticipated that another bldg might be constructed beside it. Ngayon, yung buyers nila ang kawawa.. tsk.

they have deviated from their previous plan for the second or third time now. at first bec. the units were a bit expensive as compared to their competitors around the area. add to that the financial problems of Philtown. so they made the units smaller and thus prices went cheaper( thus salable to a many). and now they are remodeling it again? too bad i no longer have any insiders from the said company as most of them, if not all, resigned or transferred to a different company bec. of the current financial status and mess philtown got itself into.
i know we should not take whatever the sales people say as hook line and sinker. i want to believe that from the outside nothing seems to be happening bec. they are fixing what's inside. but i must say that's the same line that we were told too way back 2008 when nothing is moving. cost-wise as well i wouldn't agree that finishing the interiors is such a good step when the building hasn't topped yet.
i hope they are not dependent on the money that they could generate from the future sales as this would really drag the construction.

Atleast Citiland very dependable. You see is what you get. Alam nila target customers nila they cater to and deliver what they need. They don't say na pang high-end sila with some artificial marketing or fluffing the project more than what it is.

you can actually let your agent do the work or call the office personally and inform them that you are intending to stop payment until there are movements and improvements done. this happened with their project with Fairways at Global city before when it stopped and it took time to move. But that was still when Philtown used to have a number of projects lined up to fund their current project. with how things are going, i am not sure how they would incur funds when it seemed like everything is based on the sales made. i am not even sure if there have been many lately in spite changing the sizes to lower the prices and make them more sale-able.
it would not be advisable to call them for their opinions as for sure they would tell you that the project is moving and "on-target." better get your representative here in PH to see things as they are so that you could be guided accordingly. hope this helps somehow.

Assuming RFM cant get out of this then they are looking at selling the project at a firesale price. If so, then some other developer will snap up the debris and continue the project....meanwhile, all my past amortizations are non-performing assets.

redmarked April 6th, 2011, 02:59 AM there are so many other condo developments now in the VC-Lasalle area, i suggest you do not get yourself involved in this project unless you wouldn't mind headaches from this notorious developer (this is the 2nd project Philtown has f*uc*d up). there are The University Tower, Torre Lorenzo 2, Cityland, Archer's Residences Tower2, and DMCI's La Verti Residences around the area.. Although of course, there might also be some previous buyers of this project who may already want to dispose their unit here and you can get some good bargains from them..

People from the office would tell that they are looking for another contractor to take up the project. you might question...why? the building is almost done why change? you could probably think of other reasons but it really boils down to Philtown's financial status. I also posted in that thread that i got a very "sensitive" document and that confirms the issue at hand. Funds.
i suggested to stop payment until movement is seen. it's a suggestion that is good for now. but i guess you should also give them a timeframe as your money is not incurring any interest at all. it's not good just to leave things as they are. i wouldn't also suggest that you ask for a refund. they can't even give the refunds for the metropolitan buyer, so where do you think could they get money to refund for this project. well if you can ask for a refund and they give it to you, then go. recent sales? my guess is good as everyone's that it has probably been used to fund the project and also to give refund to some erring and noisy unit owners at Metropolitan asking for a refund. :bash:
so what will happen? we clearly don't have any idea. guess? well we can only hope that an investor could help them fund the project to finally finish it.

Sayang naman, you should have hold it to your bank..you may reason out an " incomplete transaction" though it has minima bank charges, at least not the same amount as the amortization.

As far as I know, February 2012 was supposed to be their target date in their talks with another investor to resume constrction. How successful they were in meeting their goals, I don't know. They are keeping all their buyers in the dark.
Meanwhile, those buyers who have decided to withdraw from this project, has anybody been successful in getting their money back? Please post!

The problem with them is they do not even respond to your queries. They just completely ignore you and probably hope that you will go away. They are the most un-professional company I know.

Transferring to another proj or account WH Taft is the only option i have rather than requesting for a refund. Makakamatayan mo na, wala kang maaasahan na maibalik sa iyo ang ininvest mo sa Philtown. It's so frustrating talaga how Philtown treated their innvestors like this. Sana may paraan na maiadvertise sa media ang kapalpakan ng mga executives behind Philtown.

Anyway, you may file complain sa HLURB though don't expect an immediate action because dumadaan pa sa usual slow process.

pumunta parents ko sa office nila,ng inquire sana about sa condo...kumuha din kami ng unit sa failed metropolitan project nila..ng request ng refund ang dad ko, pero sabi nila we cannot get the whole amount, sabi nila mga 50k lng daw ma refund every month pero di parin sure daw...blah blah blah....they offered pa sa may fairways tapos don sa manggahan...eh lintek naman sa manggahan hindi pa pala fully furnished tapos dami pang mga renovations blah blah blah tapos sa fairways naman...wala daw titulo doon kasi ng ka problema daw..blah blah blah...so ayon don kami sa taft nalang na lintek sa 29th floor kasi doon nalng yong mura at availble...next year daw sabi nila ang turnover ng mga units..aba ewan ko kung ng sasabi sila ng totoo...puro sat2x sila di naman nagagawa ng tama:ohno: hay naku......dagdag lng to sa problema namin...sa ibang condo owners dito na same ang situation namin...e update nyo nlang kami kung meron kayong balita.....thanks

I believe Real is the surname. He used to be the head of the brokers group. And yes employees and agents of philtown create their own email accounts. I find this info legit but not updated maybe esp. Now that they are moving their office.

How do you know this? I thought that Philtown is a subsidiary of RFM Corp.
If this is true then they might have been bought out by another company; in which case this is a good news to the investors. But that remains to be seen.

Philtown shares were given as a property dividend to RFM shareholders just like what MERALCO did on Rockwell, which was later listed in the PSE.

DoubleDragon Properties Corp., a property venture of fast food magnates Tony Tan Caktiong and Edgar “Injap” Sia II, is breaking into Metro Manila’s competitive property market by bringing P1.52 billion worth of residential inventory in a skyscraper rising beside the De La Salle University in Taft Avenue.
W.H. Taft Residences, DoubleDragon’s first offering in Metro Manila, is a 30-story residential condominium that will have 562 “education-inspired” units, said Sia, who is the company chairman and CEO.
It will rise on a 1,200-square-meter lot right beside the main gate of DLSU and will have a back access to the campus.
This also boosts DoubleDragon’s visibility in the metropolis especially as the company plans to debut on the Philippine Stock Exchange soon. The initial public offering may happen by the third quarter of this year, Sia said.
Being a relatively new player in the property market especially in Metro Manila, Sia said DoubleDragon was picky on its projects and it preferred those that required shorter completion period. The company has committed to turn over to buyers residential units in W.H. Taft Residences by the fourth quarter of 2014.
“Other major property developers are also constructing in the area but the location of WH Taft Residences is far more superior, plus the completion date of WH Taft Residences is already next year, compared to the big players. The others are still in the substructure phase and turnover will be two to three years later,” Sia said in an e-mail.
Sia said 64 percent of this project was already taken up as of end-February. “We just relaunched it. We target to sell the remaining 36 percent, or 198 units, before the project is completed,” he said.
The residential units have floor areas ranging from 15.5 to 35 square meters. They sell for P98,000 and P100,000 per sqm.
The ground and second floors of the building will have commercial retail areas for lease.
DoubleDragon’s earlier projects and landholdings were in Iloilo and Roxas.
“DoubleDragon Properties will continue looking at acquiring existing projects or property companies that will accelerate its growth. It aims to create prime retail sites not just for the Jollibee Group brands (Jollibee, Chowking, Greenwich, Red Ribbon, Mang Inasal, Burger King) but also for other major anchor tenants,” Sia said.
DoubleDragon, previously known as Injap Land Corp., started in 2009 as a wholly owned subsidiary of Sia’s holding company, Injap Investments Inc. Last year, Tan Caktiong’s HoneyStar Holdings acquired 50 percent of the company, which was later renamed DoubleDragon.
