vincent May 4th, 2003, 10:48 PM pacific forum is getting really tall now
Fabb May 6th, 2003, 10:51 PM What will be the final height of Pacific Forum ? Will it be the tallest in the complex ?
RafflesCity May 6th, 2003, 11:46 PM Cool pics San Miguel!
Do you know whats the latest with Nina Tower? When will it be completed and what will its height be?
Marco Polo May 7th, 2003, 11:33 AM Cool updates - thanks guys !! I would really love to go to Hong Kong again (haven't been for three years now). SO much has changed!
SUNNI May 7th, 2003, 11:58 AM how tall is the 1IFC?
Fabb May 7th, 2003, 04:47 PM 210 m.
I still don't know about Pacific Forum.

Pacific Forum is around 175m tall. It is only a one-tower project.
Fabb May 8th, 2003, 07:51 PM Thanks.
I thought it was part of a complex with the three existing buildings above the big shopping mall.
SanMiguel May 9th, 2003, 11:23 PM @ Raffles:
sorry, i dun got any news yet..
well, Nina Tower isn't located in the CBD ; it's in Tsuen Wan , a 'New Town' located northwest of Kowloon ,
in the New Territories.
I needed around 30 to 45 min to go to there by MTR (from Causeway Bay Station to Tsuen Wan Station).
But Mongchacha lives somewhere at HK Island , so she very seldom go there ...
I will please her to go to there , but i cannot promise if or when she'll go there .
Maybe some other forumer can go there and take some updates :)
Where are the HKers? :D:D:D
.
.
@ Fabb:
Actually there are 4 towers above the Pacific Place Shopping centre:
--One Pacific Place (Office Tower)
--JW Marriott Hotel
--Conrad Int'l Hotel
--ShangriLa hotel (Two PacificPlace)
(clockwise at any map)
Pacific Forum is a few 100 metre east-southeast of Pacific Place.( 2-3 min -walk)...
even a small hill is between both sites.
Maybe they connect both sites together, but i dun know about such a plan ...

vincent May 10th, 2003, 03:42 AM SanMiguel, don't worry about the Nina tower's progress too much. There are hk forumer in the skyscraperpage's forum that post pics of nina tower occasionally.
don't "force" her too much. Updating the HK island part is good enough already. :-)
TropicalSQ744 May 10th, 2003, 11:45 AM The four seasons hotel looks very massive!! :guns1: Like the capital tower here :D
how tall will it be? :)
SanMiguel May 10th, 2003, 10:46 PM @ TropicalSQ744:
i dunno the height..just know it will have 42 storeys(Hotel) and 55 storeys(Suites)
now they reached 29/F
@Vincent:
Updating the HK island part is good enough already. and what about Kowloon side? :D

Jaroslaw1a May 13th, 2003, 07:05 AM Based on the info on the Soletanche website, it seems that the foundation will be done in August-September.
How is the pedestrian approach to Union Square? It seems really isolated from the rest of HK...

Jaroslaw1a May 15th, 2003, 12:55 AM It would be especially great to get Kowloon and Central together from Beacon Hill... I haven't seen any shots from that perspective. Maybe there are too many trees and no view? :? >( :moods: :ohno:

@ Jaroslav:
I wasn't at Braemer Hill yet, but i'm pretty sure that u will have free sights from there.. i remember some pics taken from that area...
Jardine's Lookout is good idea too.
oh, and the access to Union Square:
At moment best access is when u walk north at Canton Road till corner Wui Cheung Road...then turn left.
I think Austin Road West and Austin Road will b connected together soon , since the reclamation is finished there... the u will have access starting from Victoria Tower.
BTW: maybe i'm in Hk at fall too ( Sep or Oct)

take the MTR (subway).. i suppose it's the best and the most convenient way to get to all these places.
you'll need to take the bus if you wanna go to the southern side of hk island which you can see the superb ocean view and some nice condominiums. (seen from the latest pics post by sanmiguel)
if you wanna go up the peak to see the spectacular skyline of hk, you must take the tram in central. leaflets and brochures about major toursits' attractions and transportation are available in the baggage claiming area of the hk int'l airport.
check the site for more information:
www.discoverhongkong.com
www.mtr.com.hk
also, don't worry. communicating using english shouldn't be a problem in hk only if you go to some villages or old suburbs in the new teritorries.
vvill June 4th, 2003, 07:13 PM also, feel free to ask any questions about visiting hk.
SanMiguel June 4th, 2003, 08:42 PM also, don't worry. communicating using english shouldn't be a problem in hk only if you go to some villages or

even the elderly and taxi drivers !!! are nice and their english is quite good, wich surprised me first...
well, we all know the usual cliches of HK :D , i can tell you , many are fake ...

SanMiguel June 5th, 2003, 07:11 AM tips:
walk along bowen road(mid-level) in day time ... I think u should say 'Midlevels-Wanchai' ...
I have found that many non-HKers only think of Midlevels Central when u talk about midlevels.
appendix for Bowen Rd:
Use exit A3 at MTR Wanchai Station; then u stand at corner Johnston Road/O'Brien Road .
Cross the Johnston Rd (southwards), walk few meters westwards than turn left into Tai Yuen Street, first part of this street is a market, walk thru this street till end (maybe 5 min walk) then u reach Queen's Street East (if u look westwards then u can see Hopewell Center) , just across the street is a little old bldg ---> the old Wanchai Post Office, one of the less historical buildings of HK.
Next to the post starts Wanchai Gap Road (steep but worth the views u will have later on); after a while u pass a huge Estate called "Bamboo Groove" east of this buildings the way is going up... very soon the forest begins and after around 15 min lazy walk u reach the Bowen Road. There is a nice park for relaxing and u got the first nice views of Wanchai and Causeway Bay.
Then u can walk westwards to Central or eastwards to Happy Valley. Westwards is the better know area, though eastwards the views are nice too :)
BTW: Bowen road is even , and 2/3 of this road is closed for cars.
Many joggers will walk there and at weekends it could be crowdy
...
erm.... sorry guys for the 'novel' , i think i shound change this thread into "HK-Guide" :D

Langham Place (Mongkok Rededevelopment)
New landmark for Mongkok
The Langham Place Hotel will open its doors in the bustling heart of Mongkok, Hong Kong, on 1 July 2004, becoming the first new
five-star property to appear in Kowloon for over a decade. The 700-room hotel, which has more than 50 luxurious suites, is the flagship
of a mega 1.8million sq. ft development that embraces the hotel. Other components of the project, which encompases four city blocks
in total, include a mall with over 300 shops and a 60-storey office tower. The hotel is also home to the contemporary Yat Tung Heen
Cantonese restaurant which will underline Hong Kong's reputation for serving one of the world's best Chinese food.

larven August 29th, 2003, 02:51 PM A recent image of the US7 foundation courtesy of Mongchacha over at SSP.com. The pit is sinking deeper but there still looks a hell of a long way to go before it resembles the huge hole they dug for 2IFC.
Does anyone know what they put in this hole when its complete, do they fill it up with concrete or something?

City of Life October 10th, 2003, 01:38 PM Signs of rebound as rents surge 20pc at mega tower
Rents at Two IFC, Hong Kong's premier Grade-A office tower, rose by up to 20 per cent in the third quarter, real estate agents said.
More than half of the 88-storey mega tower is now leased, with 100,000 square feet being let since the signing of the Closer Economic Partnership Arrangement (Cepa).
Sun Hung Kai Real Estate Agency executive director Victor Lui said rents had rebounded by 15 to 20 per cent, or HK$25 to HK$35 psf, in August and September.
Lui said the developers had also slashed rent-free period offers from up to six months to three months as the market strengthened.
Property consultant FPDSavills said investment bank UBS Warburg had agreed to lease six floors from the 47th to 52nd floors, an area of 146,000 sq ft, for 10 years.
On the overall grade-A office market, average rents fell 4 per cent in the third quarter, the smallest fall since the second quarter of 2001, senior director (research) Simon Smith said. ``Modest declines were noted across all business districts and reflect gradually improving sentiment which is helping to stabilise rents.''
Jones Lang LaSalle's head of research for Greater China, Nelson Wong, said grade-A office rents in Central had stabilised at HK$15 to HK$18 psf.
"The fall in grade-A office rents has narrowed to less than 10 per cent, from the average drop of over 10 per cent each quarter in recent years,'' Wong said. About 3 million square feet of Grade-A office space in Central is vacant, he said.
Wong expected rents would stabilise next year while FPDSavills' Smith predicted a pick-up in the second half of next year.
"With rents having fallen more aggressively than expected, we believe better economic conditions and the recent announcement of Cepa will stabilise rents in 2004,'' Chris Marriott, FPDSavills' deputy managing director said.

Tobi October 30th, 2003, 01:36 PM It's amazing looking at the square meters under construction in HongKong. Total madness; especially when you realize that it hasn't got anything to do with governments 'showing off' or things like that. The buildings just have to be that tall to pay off! Two words: Fucking great! I've been there in '96, but since then there has been build so many more; it's really incredible. For me HK remains highrisecity nr.1 of the world!
BTW: Great updates! Keep them coming!
And is there already some activity at ground level for US phaze7? I can't wait for that giant to rise!

nygirl November 27th, 2003, 01:21 AM hey in to finish my mspaint skyline panos and i want to make skylines of say, 2014, what are big proposals going on in hk island, not kowloon, my picture only features hk island, no construction, bt proposals, big ones that stick out on the island.
If there arent any now, can someone request what i should draw as new skyscrapers in hk island. Please write back.
big proposals
hk island
InitialD18 November 27th, 2003, 10:19 AM thank you nygirl ... for doing one for hk ...
may i see one if you don't mind ...
there really aren't many big construction happening on island ...
tamar is currently unknown ... which fills the gap b/w 2ifc and cp
almost all of hk's big construction are happening on Kowloon ...
like US7(474), Arc(220), Nina(319), Langham(256)
the only prominent ones on island that are under construction right now is probably four season and AIG ... in central ...
theres an 60+office tower proposed in east island downtown ...
and a mega hotel twins around 70+ proposed ...
why not try to include places like west kowloon into 2014 ...
imagine hkisland with foster's canopy and Union Square ...
nygirl November 28th, 2003, 05:42 AM initial thank you very much, i think most of the other hk forumers are still quite bitter with me.. info on the twins and the 60 story building, the are my best bet, alas i cannot change the photos location, it needs to remain consistant. So you can like flip from one decade to the next.
If you can email me a rendering, or even a description, ill even go for your own visionary description, + anything you want to show up in the hong kong 2014 pano, and i will surely send you a sneak preview of the whole show so far.
from nyc- chicago- paris- london- toronto- shanghai- hk- through years? if you want, @ night if you want, plus the other cities i have collected, hk cannot look bad, nor the same, so i need ideas and something to add.
once again thanks alot.
nygirl November 28th, 2003, 05:45 AM email me @ manitacupid150@aol.com if you want to help, hk island proposals only, your own visions are accepted, and anything you can deail for me, will be greatly appreciated.City of life, if your out there , i know you do not like me, but i would love your help too, i know you know just about anything about what is going on over there, your insite is desired.

oh, let's forget the misunderstandings in the past. Will you, nygirl?:)
I have little information about construction of new skyscrapers indeed, that's why I may not be able to help.I'm sorry about that.....

How about the mega hotel at Hopewell Centre ?
What's its current status ?
InitialD18 December 1st, 2003, 12:32 PM its been trying to get approval for a long time ...
it will eventually get approved ...
however there will be a lot of adjustments from the original 90+story hotel ... to probably twin towers ...
larven December 2nd, 2003, 01:29 PM The Hopewell Hotel has been floating around for a very long time now!! I remember seeing the first image of it in the SCMP property section over 10 years ago when I lived in HK as a teenager.
I really hope they don't build it as I think it's ghastly and will be blot on HK's ultra-modern skyline. Architecturally its similar to the Hopewell Centre and Wu Chung House, both second rate buildings in terms of what's been built over the last decade or so. If there is to be a tall building on this site Hong Kong deserves a lot better than this.
InitialD18 December 3rd, 2003, 02:14 AM they have changed the design many times ...
but still ... we don't need a mega hotel at that location ...

In Hong Kong, we hold a valuable and sizeable land bank in the heart of Wanchai along both sides of Queen’s Road East. With new office and residential developments beginning to reshape the face of thisdistrict, I believe it is the right time for the Group to activate our own development plans. Mega TowerHotel will lead our aspirations here with plans being developed for a major hotel complex incorporatingrecreational facilities, ballroom and function rooms, restaurants and an auditorium which will attractconferences and conventions, as well as shops, cinemas and other commercial interests. The recent PRCpolicy on relaxation of tourist visas for mainland visitors to Hong Kong has already stimulated the localtourism, retail and hospitality sectors, and in the longer term, we are very excited about the businessopportunities offered by Mega Tower Hotel, and two neighbouring sites on which a commercial building and a residential building are being planned.
The property investment sector in Hong Kong experienced weak demand in the last year. However, theHopewell Centre, in Wanchai, has bucked this trend and continued to hold its occupancy levels on a parwith those of last year. The Group retains the support of long-term corporate tenants, many of whomhave been in the Hopewell Centre for almost 20 years, and we are constantly looking at ways to upgradeoffices and the standard and management of on-site facilities.
Separately, in Kowloon Bay, the Group isready to implement plans to expand the use of Hong Kong International Trade and Exhibition Centre(HITEC) for commercial, retail and recreational purposes. We have already obtained consent from theDistrict Lands Conference on the change of land use, in line with the Government’s urban re-developmentplans for southeast Kowloon, and are working on the lease modification procedures. The expanded natureof HITEC’s business will complement the district’s commercial development.Long term, we are confident that there is substance in Hong Kong’s property market. We believe that districts such as Wanchai will become a natural extension to Central in terms of office supply and hotel location, and will subsequently continue to grow and expand, maintaining their importance as commercial centres. Hospitality Our hotel and hospitality interests have gained strength from a difficult year.
The Panda Hotel in TsuenWan had been on course during the first 8 months of the financial year for ...

Thanks for helping !!
FM 2258 January 28th, 2004, 05:08 PM These are nice. I like the new design of Union Square 7 since it has a flat top an doesn't cheat in height with a spire.
SanMiguel January 29th, 2004, 01:04 AM Luckily "Mongchacha" is a very kind person and doing more favor to me than i have deserved :)
Glad to have her ... or we wouldn't see much u/c going on ...
What's with all the HKers here?
I mean , hey, i'm sure u all are very busy , but if would live in HK i would go for picture-taking at least once in a week ...
Unfortunatelly it's not easy to find a job in HK if u are just an average gweilo

SanMiguel January 31st, 2004, 07:13 AM Welcome back , kunming.
Here two new projects in Kowloon :
HK Politechnic University - Phase VII (Teaching Building) in Hung Hom - Kowloon
Architects: Dennis Lau & Ng Chun Man Architects & Engineers (H.K.) Ltd.
Location : Hong Kong Polytechnic University Campus, Hung Hom, Kowloon, Hong Kong.
Site Area : 94,600 s.m.
GFA : 21,470 s.m.
No. of Storeys : 13
No. of Blocks : 1
Anticipated Date of Completion: 2005
Phase VII of the Polytechnic University is to contain lecture theatres, laboratories, offices, classrooms
and car parking for various university departments.
The existing elevated pedestrian podium of the university is extended to create a new cloister between
phase VII and the existing buildings. Theatres are elevated above the podium and accessible from an
assembly gallery that overlooks the cloister.
The form of the building departs from the earlier, rectilinear, phases owing to the curvature of the
northern site boundary that follows the line of two busy intersecting major roads.
The crescent shaped block follows the site boundary and is intended to serve as a screen against noise
and pollution from the roads thus creating a tranquil open space within the campus.

Residential Development at King's Park (former British Military Hospital Project) - Park Palais
at King's Park/Ho Man Tin - Kowloon
Architects: Dennis Lau & Ng Chun Man Architects & Engineers (H.K.) Ltd.
Location : K.I.L. No. 11118 Wylie Road, King's Park, Kowloon.
Site Area : 36,006 s.m.
Domestic GFA : 84,000 s.m.
No. of Storeys : 29
No. of Blocks : 8
No. of Units : 700
Anticipated date of
Completion : 2005
status: under construction
The apartment complex at King's Park departs from conventional Hong Kong practice in a number of innovative ways.
The project benefits from a site that permits the 8 plots to be fused at their gable ends to form a single
crescent-shaped building and from recent changes in the local statutory controls that have rendered the provision
of sky gardens at high level realistic.
The continuous and linear form of the complex ensures that there is no inter-block overlooking which is a common
problem on larger housing projects in the territory. The terracing of the blocks also offers significant structural
and construction economies. The provision of a sky garden shall increase both the extent and variety of open spaces
available to residents.
The blocks are elevated high above the landscaped podium deck on pilotis creating a permeable and open environment
that contrasts with the fragmented and residual garden spaces that occur when blocks occupy the ground level.

I think you are translating the sentence "Quite nice tower. Hong Kong is definitely the capital of skyscrapers".
But your translation contains some errors, to make more senses:
相當好的大樓。香港肯定是摩天大樓的中心城市。
7 World Trade January 6th, 2005, 06:26 AM yeah, fyi dr. dubai, your chinese translation for capital actually refers to the "money" definition of capital, not the "city" definition.
but still, that's a real good try at translating! especially the fact that chinese is not an easy language to learn if you're a foreigner.
Marco Polo January 8th, 2005, 12:57 PM cool - thanks
