SA BOY July 21st, 2006, 08:41 AM so this is primarily a small office block with a couple of appartments on the top. fairenough risk model for a developer
Durbsboi July 21st, 2006, 11:19 AM its aait
dysan1 July 21st, 2006, 12:41 PM ^^ huh?
is a 16200m2 building considered small?? then what do u consider most buildings in office parks then that are 500m2?
Durbsboi July 21st, 2006, 01:22 PM aait in meaning oryt meaning all right
SA BOY July 21st, 2006, 01:49 PM its small -16000m2 is like a 16 story block. for Durban point taken its pretty big in terms of new space on the market but I supose I think in my world where at the momnet there is aprox 4.5 MILLION sq meters of GLA U/C
dysan1 July 22nd, 2006, 03:48 PM ^^ yeh but ur world is basically another planet compared to anywhere, so comparing us to that is not achieving anything. but yes for Durban 16000m2 is big for a commercial dev. the new standard bank hq at kingsmead is 15000m2.
But if you compare it to the Royal Palm dev (26000m2) or Palm Gate (think over 30 000m2) then it is smallish.
dysan1 July 22nd, 2006, 03:54 PM and lol...4,5m sqm is like all the space in dbn...
1/4pounderwithcheese July 22nd, 2006, 03:54 PM Looks pretty shaight to me, boom time mediocrity,
who is responsible for this?
dysan1 July 22nd, 2006, 05:02 PM ^^ are u a perpetual moaner?
1/4pounderwithcheese July 23rd, 2006, 12:53 AM If to state an opinion is considerred perpetual moaning then
I shall moan on. The building displays a weak attempt at
producing a varied set of facades to simulate an urban fabric,
the failure , in my view, is the facile application of a variety of
architectural styles, or perhaps we should accept that mediocrity
is what Umhlanga is about? Who gives a toss about quality eveyone's too
busy to do architecture any more.
dysan1 July 23rd, 2006, 01:10 AM i dont mean it like that...i mean that u are a recent arrival to the forum (welcome :)) But u have only been saying negetive things and nothing positive so far, so i was wondering if u were going to be one of those contributors that only arrives to throw shit all over the place.
Obviously from your post above you know what u are talking about when it comes to design so i am now very interested in some of your views on the development across durban.
Welcome, there is an introductary thread, please tell us all a bit more about yourself.
cheers
Michael
