I couldn't believe it when I heard Savanna is already at 31 floor stage...and bank already asking money for the interest. So, this means Savanna is progressing well advance of their timetable. Frightening but delightful.....

BTW, can someone pls provide me with the uncle's e-mail. would like to post some pix & complaints to him officially in writing since verbal doesnt work with him & also to keep the SM residents' committee in the loop too.

actually. the roof been covered by another sheet of material...the material will be remove once the Havanna is completed. ;)

Anyone knows what happened just now in front of the Guard House? There's someone got beaten up by around 20 ppl and in the end the police and ambulance are also involved.

the funny thing immediately after the incident: no car parked at the tiny island...zero car. but this morning all cars come back again... :cheers:

after 7pm, I never use the overhead bridge. there are loiterers there. Don't know how safe :)

The news travelled to London as well, pretty shocked about that.....

Fridge = 20

Lights + Fans = 20 bucks

Washer + Dryer = 20 bucks

Not that enviromentally friendly actually. Normal plate is better in long run. But don't let u water run from the tap while washing ur plate la...that will be such a waste of water...

TV = estimated 5 bucks
Lights + Fans = 20 bucks

Somehow after reading Damasara Perdana forum, I would think twice,maybe more before purchasing a unit there....soo much complaint about the Mk Land develepor, their contractors, their managing computer , security guards....

Abandon project also.....

The latest story is more frightening....security guards (drug user :eek2: !) in one of the unit there and somehow felt from 12th floor running to get away from the SB(still don't know what that means, police division tackling drugs maybe)

Ok...some latest news of Havanna which I got when I called the developer to ask on the progress and whether there will be any possibility of an earlier than expected delivery. Seems that the toilet seats have been installed (hehe...hooray ;p) and the sinks are in the process of being installed now and the tiling works are being done....so keeping fingers crossed for scheduled delivery at the end of the year

In terms of design and reputation of Tan & Tan - I dont think it is a major concern. Is Kondoservis receptive to feedback from owners? How have they been upkeeping the place so far? Any issues on cashflow? Also would you be kind enough to share with me the house rules?

As for me when I work out I do not need a TV coz i will put on my own headset and playing my favaurite tunes ! . What is important to me is all machines are all in good functional condition and clean.
I don't mind paying the managment fee as long as the services what I am getting are reasonable and security is my top priority :cheers:

Hope the Lanai and Jelatek owners who have already moved in can help by sharing your experience. I would like to find out if the Management Corporation has an official interior designer or contractor which they recommend for Seri Maya and how much security deposit we need to pay if we use our own contractor/ID firm for renovation. You should give the idea to the management. It's not a bad idea after all. I used the gym today for the 1st time. Yeah..it so dull..luckily have my Ipod.

Now someone mentioned they heard (rumours..heheheh, I have to be careful here) the clients unsatified with the ends products by them too, so I better make sure I get a good contractors from recommendation..

1. there are not official interior design or contractor for SM. But previously there one unit in Lanai 1 been turn into a showroom by this contractor but I also heard that there were also some complaint n dissatisfaction about the end product by them. So...not entirely sure about that.

2. Deposit of RM1000, refundable. You have to enclosed it with your rennovation form. N also RM30 for contractor fees.

Balcony? i dont have a fan there. u can either use the existing light power point for your fan n then put your light on the wall or u can use the fan that comes with a lamp, which IMHO is extremely ugly.

yeah. my unit originally came with one fan hook only. so during renno, i asked my contractor to install another 4. 3 for the bedroom n the other 1 on the dining hall..

Hi everyone

1. usually in order to start your rennovation, you do have to fill up this rennovation form n submit it to the management office. only after their approval u will be able to start your rennovation. the result will usually varies, I got my result after 3 days.

2. yes, u still have to pay the contractor fee. you have to pay to the management together with ur rennovation form as in that form itself there will be a column that u need to fill in regards towards contractor's information.

logic behind this : the first time, ur contractor want to start the rennovation, they have to register at the guard house, and the management will issue your contractor a letter authorising, him n his workers to come in n renno ur unit..

Yeah..noticed about that too..the Linear Park lighting n also the entrance lighting bro, if u go to entrance to block N and Lanai I, as u walk up the ramp, u will have the 'water feature' on ur left, and there's another similar on your farther right, juz rite b4 going into Lanai I, same shape with some stone below but no water, nite time only lighting. It looks so funny to have 2 big piece of 'blocks' sitting there when both of them not function - neither the water nor the lighting :(

While the idea behind those things is OK (combining two features into one gizmo), uglier things were hardly ever invented! :eek:


@coolgal: if you have chosen your contractor, I guess it wouldn't hurt to go through the routine with management well ahead of your arrival. That way you'll be ready to get things started right away once you get to KL. Good luck with all that renovation work! :)

i don't think fogging n spraying activities can solve all problems. Probably the mosquitoes also immune to all "chemical" stuff.. need to solve the root cause which is mos breeding ground. 2 obvious breeding areas: contruction site and the monsoon drain between sm and kampung warisan. if you go there, you can see tons of mosquitoes fying around. whose fault? MPAJ? Bintang buana due to poor design ? or Kondoservis?........ :bash:

I'm counting down the days to the handover of Havanna, can't wait :p With regard to renovation, have any of you have any experience with Signature Kitchen? I'm thinking about using them cos I've heard of their reputation and good after sales service but first I'm going to take a look at what their quotation is like and maybe make a comparison. Think there's a Home Design Exhibition in KLCC Convention Centre next month, would be a good time to go looking around for renovators :p

hmmm.....surprisingly there are no mozzies on my unit on the 19th floor at Venice Hill despite it being next to the jungle and also there are 6 construction sites surrounding the area. And I always sleep with all my windows and doors open as the breeze from the nearby mountains of Hulu Langat are very refreshing! :okay:

There are also no flies. But certain types of moths and bees could reach that height :yes:

when we were doing up our unit we went to SK as well based on the hearsay reputation, etc etc. must say that their quotes are very much higher as compared to Kian Classic based on similar designs, materials. Ended up we opted for KC and till today r happy wt our kitchen cabinets. However, SK does offer some pretty good picks for wardrobes... a selection of mix & match ready wardrobes to fit the bedrooms.

Well, this is just us.. am sure others may have other thots too. & I suppose at the end of the day.. it's what u r looking for and what u need for your home. Shop around first.

KianClassic only assembles right? all the items is premanufactured... all inthe catalog. if you want anything extra (like normal cabinets) they cant...

Thanks for the info :) I went to the Signature Kitchen outlet in Hartamas shopping centre yesterday and had a discussion with them, will go through their quotation and see if it's reasonable. Was quite impressed with their showroom and I also like that they can do "all in one" type of renovation, not only kitchen and wardrobe, but also ceiling, internal decoration, curtains etc. But in the end the $$$$ factor is most important, so have to make sure their quote is within my budget. Will also get a few other quotes for comparison

1. walking distance, I have to say Giant Supermarket. If by car, you can reach Jaya Jusco, Carrefour or Tesco within 10-15 minutes drive.

2. mini market, at the moment know. but there is a plan to have one when the rest of the complexes completed n its in the pipeline..

3. yes. but im not sure about the number. happen to cross n bumped into them in the compound sometimes ;)

4. i have to say that it is a safe neighbourhood. i live in this area for 5 years already, n so far i didnt face any difficulties, but its always a good thing to look after yourself n be cautious

5. yes. there are good number of restaurant n hawkers around. on monday, there is a 'pasar malam' or night market as well on the other side of the road..

6. im not sure about renting..but so far my electric bill is around RM150++ per month n water around RM20++

7. yes. both are available. broadband connection n build in cable tv connection

8. yes, SM do have pool, hot tub??? hmm...i dont think jakuzzi is the same as hot tub rite..n yes, a gym too.

I can only remember....entering the guard house, you normallly turn to left for the Lanai & Jelatek but if you turn right, it was 'deadend' and walk further that direction you can only see a path towards the underground carpark. When I said underground carpark - it is for Havanna owners and not the existing underground car park for Lanai & Jelatek owners. This was back in May 2005.

Any pictures on the 'walk way' or the 'garden' for walking? There is one ya?

4. i have to say that it is a safe neighbourhood. i live in this area for 5 years already, n so far i didnt face any difficulties, but its always a good thing to look after yourself n be cautious

5. yes. there are good number of restaurant n hawkers around. on monday, there is a 'pasar malam' or night market as well on the other side of the road..

6. im not sure about renting..but so far my electric bill is around RM150++ per month n water around RM20++

7. yes. both are available. broadband connection n build in cable tv connection

8. yes, SM do have pool, hot tub??? hmm...i dont think jakuzzi is the same as hot tub rite..n yes, a gym too.

item 1. There's also a Great Eastern Mall at the Jln Ampang junction, it has "Cold Storage" supermarket that offers varieties in western food cooking ingredients...

item 2. Yeap, he's rite - mini market. If u stop at the SeriMaya show house, u can see one of their blueprint is to have 'commercial lot', next to the present entrance. we learned that they will have laundry, mini market, cafe, eat place...

item 3 & 4 - yeah, it's very much like a UN here in serimaya...

item 5 - yeap, eat-out place is just across the main street, next to the LRT station, u will find malay cuisine mainly. Satay - one of my favorite!

yalo, din know that we will have salt water pool. But i heard salt water pool is more smooth and makes ur skin feels smooth n refreshed.... which is cool

really ah?? hmm..never heard of any condo in Malaysia with salt water pool...

I'm counting down the days to the handover of Havanna, can't wait :p With regard to renovation, have any of you have any experience with Signature Kitchen? I'm thinking about using them cos I've heard of their reputation and good after sales service but first I'm going to take a look at what their quotation is like and maybe make a comparison. Think there's a Home Design Exhibition in KLCC Convention Centre next month, would be a good time to go looking around for renovators :p

They are a lackadaisical bunch of people. sales talk was good but when they did my kitchen in the current place I'm staying, it was pathetic. Depends on how you look at it but to blow 50k on flimsy woodwork, is not my idea of money well spent. Even the bloody oven is giving us a hard time

By the way, SK did my bedroom as well. That's quite alright but not much innovative ideas than what you give them. They tend to stick to your original idea. I have no idea why but my guess is play it save. When you see the end product, it's like.... ugly..but then that's what you wanted. Go figure

May i know what've been included in the 50k work? just the kitchen n bedroom? i'm thinking of renovating the bathrooms too, do u know how much will it costs if i wanna change the tiles n upgrade the showerhead, basin bla bla?
