the silver spire has arrived onsite. there are two huge pieces pieces ready to be mounted. at the base the diameter is about 1.2m I would say, and slightly reducing to 0.9m at the top. looks quite massive and very heavy on the ground.

princess got showrooms on the 15th open for viewing by appointment. the highest I got in Elite was on the 55th, and the view was breathtaking.

btw, cladding on the podium is progressing well. most of it is done using the same alluminum sheets as on the tower itself. although there are some stone segments on the back as well.

the crown and all the details are coming out very nicely, and better than I expected. makes for a very classy look. I know there's been people calling the renders tacky. but in my (totally biased :) of course) eyes the whole project is coming along really nicely. in a few years this I expect it be a well established sight, and the tallest block a popular landmark in Dubai.

Yes i love the detail too -totally bawdy and OTT but what isnt in Dubai ?? -here again (unlike SG) they seem to be delivering on renders --ok late i admit but they are delivering

It'll be interesting to see how this project will be eventually managed, with all these service charge issues appearing now left and right in Dubai. A building like this is a mammoth and with so many units and owners it will have to be run like a village. I can't wait to see, how this will work out. But I must say: I am impressed, it really looks fantastic.

^^You can see the detail and expense that goes into creating a roof feature like this. Compare that to a few sheets of glass tapering in height and arranged in a spiral as they have on The Torch. The Torch roof feature probably cost $2,000. Princess Tower roof Feature $200,000+

Who knows where all that money went that select have saved from deleting all the features and architectural delights, maybe they will build another Hotel with the $millions they have creamed off investors.

on the podium you can now see through the scaffolding covered with green net that they have build this big arab gate style ornament over the entrance (similar to the ones close to the top). looks beautyful. i'm very impressed with how diligently they are adhering to all those little details initially invisioned by the architects years ago. bravo.

yeah, deserve a larger outdoor pool. not sure why it is relatively small.

there is an indoor pool as well. maybe that why they've compromised on the outddor one in order to keep the total pool construction cost, but also the maintenance costs in all the future manageable. but still...

^^I'm guessing it had something to do with the position of the tower crane. They had 2 choices, wait until the crane can come down and build the pool bigger, which would have delayed the completion of the podium. Or, curtail the size of the pool and have the podium, and possibly the entire project, finished quicker. Just a guess!

Let's hope the indoor pool is mega impressive.

I got emails from Tameer last week saying that soon the handovers will take place. Does anyone actually have a rough idea?

I am trying to work out when I will roughly need to be in Dubai.

I am now looking forward to completion after the 3 and a half years of delays

Does anyone know how much the annual charges will be for PT maintainence?

I don't expect my keys before June. There is no exact date. The final stages before handover is not all up to the developer and contractors, but also to a few authorities. Not even Tameer would be in a position to know.

Nope. I've seen the architectural and structural drawings, the pool was designed like that and I have mentioned the fact, perhaps even posted the drawing, at the time (I believe 3 - 4 years back)

was inside again yesterday. coming along nicely.

as much as I like the podium design overneath the main entrance, the actual lobby is relatively small for a tower this size. I would assume the architects would have loved to put a huge lobby area, but had to comprimise to fit all the other things that need to go in the podium like car park, ramps, core, lifts, equipment, shops, etc.

The podium is the same size as for other smaller towers, but needs to contain quite a bit more stuff due to the height of the building. i guess that's why we're not seeing a generously large lobby there...

there is a nice large black panel on the left side entering the lobby with the princess tower logo on it, which looks cool.

The dome and mast of Dubai's landmark Princess Tower has been completed, making it the world's tallest residential tower at a final height of 414 metres its developer said today.

The Dubai Marina development stands at 107 storey tall and encompasses basement floors, one ground floor and 100 above-ground levels. The project is in its final stages of development and expected to be handed over in the second quarter of this year.

Not sure. Hard to say without seeing the fixtures, but I imagine it'll be towards the top end so I wouldn't be surprised if you could get maybe 80-90k per year for it, provided it's sea view of course.

the torch 1 beds, which are slightly smaller, do not rent below 70-75k now unfurnished. so 75k is realistic.

keep in mind the torch rented much lower the first couple of months when there were a lot of units available (I know friends that got their early bird rent at 50k). now that there are only few left prices have risen to 75k, and still going up.

I was in the building 6 months ago with one of my clients and we viewed the show apartments. Sorry did not have my camera so no pictures but the finishings of the show apartment looked quite good, standard finishing's but decent quality of work done.

That is a very good idea. I am so broke after getting all the money together for this project. I think I will take market rates for rental and use the money to upgrade the apartment when the market is better for selling.

the original plan was to put more cladding, but had to be revised and compromised in order to assure air circulation for the chillers.

^^there is an indoor pool as well. outdoor pool is small, but what matters even more to me is the surrounding area.

Marina Heights has a huge pool and an additional one for kids, but the deck is boring.

Hope Princess will at least have a nice pool area.

In the good old days you could just walk into the towers wearing a hard hat and looking official - through the car park was usually sufficient to avoid any form of security. Walk up a few floors before popping into the lift. Using the lift in the lobby where the security are snoozing is not the best idea!

Once up to the desired floor, try to find a proper worker and ask if you can see one of the rooms. If you find the right guy, he will be incredibly helpful and have a huge bunch of keys and take you on an unofficial tour. A few Dirham for his time keeps him smiling......

My saying: upgrade a few tiles and the kitchen doors and you have a very nice unit.

actually, I have a unit in Damac's super expensive Ocean Heights and even ripped everything out in it.

Secondary market prices are quite high for Princess. You will be very lucky to find a bargain there...

:lol: no it is not photo shopped. The Torch has a torch now but just the top half. The 'UnTorch' has become the 'HalfTorch'.
Bottom half not working (but it was at the beginning), maybe the penthouse neighbours complained about the bottom half hurting their sensitive little eyes :dunno:

Princess Tower will have horizontal LED strips around the corners goigng all the way up the tower.

Is it not more to do with non payment of maintenance fees resulting in the management looking to make savings and reduce electricity bills?

It's a bit like a building maintenance indicator, half of the people in The Torch have paid maintenance charges so they just switch on half of the flourescent tubes on the roof:lol:

That Torch light scheme cracks me up, it's so cheap and nasty from the 70's, not just 1970's , budget = 70 dirhams also :lol:

I have been in Princess Tower for handover inspection. I am very disappointed with the quality. It is far from what they promised. The apartment is very dark, small windows, the kitchen has a window with no glass. I am talking about the one bedroom '02' types.

They saved on every corner. It was a very cheap look.

I must say that the designers of both Princess Tower and Elite Residence together with the developer, should be congratulated for including so much detailing into the top sections of these towers. Either of these towers could be centre piece icons in any major city on the Globe. I would rather see Elite residence being built in London than the Shard which is completely out of place in it's surroundings.

When you see the Torch between Princess and Elite, you see how little money was spent by Select on the architecture by comparison;

I agree. The one-beds 07 and 02 unit don't have enough window area.
The 09 and 10 one-beds (facing gulf course) are much brighter and have a better leayout, plus a huge balcony. They are less expensive, but actually better IMO.

I would recommend to you to be generous with light installation, and use mirrors to reflect natural light through the unit. also replace the kitchen tiles - they convey that cheap look.

we have those same windows in marina heights tower. their is a ventilation shaft behind it. I always assumed the windows are meant to be opened to get rid of heavy-duty kitchen fumes.

the construction quality is way better than Pinnacle, by the way. nothing compares with pinnacle in that regard.

this only affects the 02 and 07 1-bedrooms below the 50th floor, which is like 90 units out of 763. I expect them to end up lower in rental return than the rest. the other units are fine. will be interesting to see.

Absolutely. We should come up with a standard package for 1/2/3 bedroom apartments that cover kitchen tiles and a few other easy-to-fix item. I'm already in talks with a couple of contractors to source ideas.

Think majority will rent out.

I personally don't expect major trouble for handover - at least not more than other developments. However, it would be naive to assume it's possible to handover perfeclty smoothly.

Not that I know of. By progress you mean the delay, or the deliverable?

When it comes to delays, the two Tameer developments here in the marina are not an exception to most other projects in Dubai. Yes there are significant delays and challenges faced with the building, but they were maybe slightly less than average. So investors are somewhat upset with the delays, but happy that they are actually receiving a completed product which actually looks like the renders or even better.

Keep in mind, even Tameer internally had to accept some major, major cuts. So it's not that only investors are victims of the financial downturn. And I don't think they are even close to wanting to launch another project this scale anytime soon.

So all in all, Princess Tower and Elite Residence have not been ridiculously slow or bad for Dubai standards. Again, rather slightly above average to say the least. So I personally don't think Dubai courts would ever consider compensation for this development, because otherwise they would have to the same or more with almost all other developers.

My personal view is to look ahead and enjoy the completed product. Many investors in other projects will never reiceve keys, nor money back.

If you find out more, let me know. Otherwise, we might see each other in the owners assiciation meeting at some point...

Both the deliverable, as well as the lack of communication from the developers side. My original agreement promised delivery in Dec 2009, i think. Mention was made regarding penalties, both from the purchaser's side, as well as the developers side. Most of the investors (i guess) have been sticking to their original payment plan, so when the "Discounted Addendum" plan came out, there was very little outstanding in terms of the putrchase price. Now that Tameer have been sitting with our money for months, they appear to be very reluctant to accept responsibility for the late delivery. I agree, there have been external factors beyond their control, but it is a simple business venture, and that is why not everyone is a property developer. I believe there should be compensation for those investors who have had funds tied up in the development with absolutely no return on their investment 30 months after contractual obligation. That's what makes me so angry....

not sure if Tameer have been sitting on piles of money since the delays have not made the construction any cheaper I don't think. also there are quite a few investors that have defaulted their payments (many of which simply might not have had the funds during the crisis) and were given several chances and extra time to settle overdue amounts while tameer had to pay the contractors on an ongoing basis. due to the delays, there was no punishement for such defaulting (to a certain degree) in return, by the way.

you're always free to bring this case to court, but from what I know about similarly delayed projects, chances are very slim to virtually none. so I think most people in with experience here in the market would agree and rather save the money on lawyers and instead upgrade the kitchen tiles.

I really don't want to follow the legal route, that would be a fruitless excercise. The original purchase agreement states (yea, i found it) completion by 31 Dec 2008. We are now 40 months later!! There is a variation clause too, giving 180 days grace to the developer, making completion mid-2009. Claise 10.1 also stiplulates that the penalties levied by tameer upon the developer would be divided up amongst the investors!!! Should the investors not pay, they would be penalized at the rate of AED 5 000 Per month. So, if i do my maths, they should be sitting on heaps of cash.... I'm just really disappointed in the whole project...

one of the units I bought had been defaulted by the previous investor, and never got penalized with the 5000 per months due to the delay. talk to tameer staff, there have been significant cuts internally. no heaps of cash in sight.

enough investment talk for the construction section of the forum. I guess this would need to continue in the UAE investment section.

I do hope it is this year, it just seems really slow to me. I am no expert but surely we should have our keys soon.

I am sure they will be handed over gradually as there are many apartments.

I believe they are buzy with the snag list currently, so handover should be pretty soon. Have you not yet received the correspondence with the various dates indicated for inspection?

Last year Tameer tried to fine me for a late payment and it was around 50000 dirhams, this made me very upset as I had paid according to my plan. I had to scan lots of receipts and my payment plan and eventually they confirmed I didn't have to pay a fine (with no apology). This really upset me because I had to prove my innocence with the threat of losing my property unless I paid.
I have been stung by people in Dubai before. Sometimes we forget that there morals are low and are not consistent with those in the west. This is my opinion but there are too many stories about property buyers being swindled in Dubai. We are lucky our property is completed

Depends on your floor. If you are below 70th you could already have inspected you unit. 70 and above is schedule for the coming weeks.

There is an office on the ground floor of Princess where you can walk in and get your appointment. The staff is very friendly.

Or just call them.

I guess the pre-handover inspection is in full swing now. I'm doing my apartment next week. Any feedback from owners who have already done the inspection? Can anyone recommend a reliable letting agent? I would assume it would be better to all share 1 agent, in order to reduce costs, and perhaps get a more personalized service? Any feedback on the completion costs from anyone?

It sounds a little dodgy to me. Maybe I am paranoid? I have not received any information regarding the handover. I am waiting for Tameer to get back to me as it may have been lost in the post.

I am excited for you to see your apartment next week. I do agree that we need to stick together when we are going to deal with agents and tillers to replace the kitchen tiles etc.

I hope this is a smooth process.

once we have access I will try to get an easy yet effective upgrade-design made for the kitchens (tiles and light) and then share with other owners. kind of trying to improve the image of the building. those kitchens seem to be quite distracting to many people - possible tenants and investors.

I'm surprized they haven't contacted you yet - i received a letter late feb, and couldn't get to Dubai untill now. I have received an email today after I emailed yesterday. The emailed me the letter sent in feb

They sent my information to an incomplete address. It was sent by courier so it should have been returned to them. I tried to telephone but had no luck. I wanted a callback to speak to someone

I will try and call again tomorrow and arrange a time to go in the next few weeks. The flights from the uk are under £400 for may so it's not so expensive this time of year.

I still have no idea of any further costs. Do we just pay the balance to Tameer and thats it.

I would love to know any other govt costs that we will have to pay.

That's a great idea. If people want to rent an apt in Dubai marina they want it to look nice. Hopefully it won't cost too much to spruce up the kitchen.

What is the main concern? I don't like the tiles or cupboard doors

Ok I finally got through on the phone. They still don't know if my property is ready to snag list yet. They will know in a couple of days. They said They think we will have the keys in our hands by September.
So if that's a quote for September are we looking at The end of the year? Better late than never?

I'm a little bit surprised how the golden/orange color idea came about on a silver/grey and blue tower. sure there was a render years ago that looked golden, but the cladding has been assigned years ago. this color fits elite residence much better to be honest.

but i'm glad this building will have lots of facade lighting since most others are just boring dark at night. it will be up to the owners association to make sure it is maintained properly!!

They told me September, that was when I spoke to them last week.

If they told me October,November,December, I would not Be surprised,

Everything seems to move so slowly and any they claim that blame strictly lies with their contractors. Let's hope sooner rather than later.

I know each apartment is priced differently but I am asking in relation to their original prices in 2005.

Since we signed our contracts in 2005, the price of property in Dubai has increased and then with the financial crisis it has significantly decreased.

I am just wondering if the value is less than 2005 listing prices or more than?

just curious as I am trying to work out what my investment is worth

Speaking for myself, I think there has been slow progress on the tower.
Especially since my original contract said Dec 2008 completion. The handover will be four years later than when I originally expected it.

I found that overall there was more progress in the beginning then it seemed to slow right down especially towards the end.

This is just my opinion, some people may think that that the Princess Tower has been constructed fast. Originally it was expected to take under 4 years and now it will be over 7 years.

It's a disappointingly small pool, even if they have other pools indoors. Some had mentioned the presence of the crane causing a revision of the size, perhaps also more parking space was needed in the podium below. In any event, the podium top should have been utilized for as large a pool as possible.

Well, Infinity is clearly going to look great at night, Ocean Heights is getting their light effect fixed (was due April), Elite was planned to have something nice (by the same company as princess, Light Concept from Abu Dhabi), 23 Marina will be nice too. Only Torch is the biggest disappoinment amongst the new towers given it's name. Pinnacle and Sulafa don't even compete. The old towers are totally dark besides the Marriott hotel.

I spoke to handover management in the office in the tower. the latest information I received regarding handover to start is end of august, about 6 weeks from now.

the wall around the construction site has just been taken down. not sure what retail is going to come there, but there are several units. from what I remember it said 9 retail units some time ago. not sure if that changed. I believe several could be combined into one if necessary to creat one larger outlet.

color changing light testing on the lower ring of the two rings of petals on the crown.

you can see the color change from miles away.

the white lights everywhere are the balcony lights, which eventually will not all be switched on like this. looks nice though.

Just got an email about this now :

I need to get in touch with the building-supervisor because the workers have placed some lamps and some are very much shining in the wrong direction. Not only is that a pity for the Princess Tower but also for me because they are blinding me when I sit at my desk.


Any idea who is the contact person there?

those white flood lights need to be carefully checked anyways to make sure they don't interfere too much with the balconies and windows close by, or in other towers.

both petal rings on the crown were animated last night. with different sorts of animation schemes. the low quality cell phone snaps don't really capture the show. It was off tonight so I couldn't take proper shots.

It's a shame that the developer has gone to so much trouble incorporating a state of the art lighting system.

No one will notice it as they will be distracted by the magnificence of the futuristic, artistic, ground breaking, unreplicated night lighting theme (couple of fluorescent tube lights that the contractor left in the skip) in the nearby Torch tower.

Yes - the tiles are terrible. They're bad enough on the balcony but it looks as though the same 'theme' carries on inside. :ohno:

The furnishings could do a good job also.

I just struck me when I saw the balcony picture, the building is so modern yet the balcony is tiled like a 70's Spanish maisonette. Polished porcelain (blue/grey) would have looked so much better on the balcony and would have cost little more. Porcelain is also harder and does not chip as easy as the unglazed ceramic ones they seem to have used. The additional cost would have been saved with less wastage.

the balcony tiles stick out much more on the photographs, but in reality don't look bad actually. for the one-bedrooms they look quite fine. the kitchen tiles don't. I saw the same ones in a building in motor city.

Does anyone know if it's best to have the apartment furnished or unfurnished in Dubai?

Just trying to work out finances and wonder if we need to furnish the apartment

I imagine if people are working in Dubai for 2 or 3 years they probably won't have their own furniture

Easier to rent if its unfurnished , most of rental deals still relocation and they already have furniture.

Also if you buy a furniture maybe some clients wont like the style, size , colour etc...

If you are going to furnish it, I'd advise only furnishing the white goods.

To be honest, I feel a bit surprised that Tameer has sent a handover but I have not yet been informed by Tameer to do my first inspection of my apartment?

maintenance fee is statet in the purchase agreement and has been fixed for the first years. I've quoted it here before, and just received the actual amount in the handover document. don't have it with me though. not more than 12 aed/sqft.

final installment will be required to take over the keys. no unit handed over yet, so i don't think many people would have paid at all.

you should have inspected your apartment already. snagging has started in may and is completed. contact customer service. they also have had a handover office with about 10 staff onsite in the princess tower, you could have walked in or called anytime.
